The Supreme Court has said that the Constitution has vested enormous powers on the "fragile shoulder" of the <keyword id="50926" type="General" weightage="20" keywordseo="Chief-Election-Commissioner" source="Orion">Chief Election Commissioner</keyword> (CEC) and the two Election Commissioners (ECs) and stressed on the "fair and transparent mechanism" so that the "best man" is appointed as the CEC. A five-judge Constitution bench, headed by Justice KM Joseph told Attorney General R Venkataramani, who appeared in the matter on behalf of the Centre, that it is important that through a "fairly good procedure someone of strong character is appointed" as the CEC. Venkataramtold the bench that nobody can have any objection to it and even the government is not going to oppose the appointment of the best man, but the question is how can it be done. "Enormous power has been vested on the fragile shoulder of three men (two ECs and the CEC). We have to find the best man for the post of CEC. The question is how do we find that best man and how to appoint that best man," the apex court said. The bench also comprising justices Ajay Rastogi, Aniruddha Bose, Hrishikesh Roy and CT Ravikumar, said that the absence of a law for the appointment of Election Commissioners has resulted in an "alarming trend". It pointed out that Article 324 (2) mandates the framing of law for the selection and appointment of CEC and ECs but nothing had been done in the last seven decades. "This is how the silence of the Constitution is being exploited," the bench added. Justice Joseph remarked, "It's a very, very disturbing trend. After TN Seshan (who was CEC for six years between 1990 and 1996), the slide began when no person has been given a full term. What the government has been doing is that because it knows the date of birth, it ensures that anyone who is appointed as the CEC does not get his full six years... Be it the UPA government or this government, this has been a trend." The apex court was hearing pleas challenging the constitutionality of the present appointment process of CEC and ECs and contended that appointments were being done as per the whims and fancies of the executive. The petitions sought the creation of an independent collegium or selection committee for future appointments of CEC and two other ECs. The petitions stated that unlike the appointments of the CBI director or Lokpal, where the leader of the Opposition and judiciary have a say, the Centre unilaterally appoints the members of the Election Commission. The apex court referred PILs to the Constitution bench on October 23, 2018. Fair, transparent mechanism required to appoint someone of strong character as Chief Election Commissioner: SC

This is not all. Buying real estate at the click has become more of a necessity than a choice. In the life of a busy professional, or someone who lives in a traffic heavy city, telecommuting to see the piece of property or a flat would be worth the time since it is hardly discomforting. 
 
This is the main reason as to why online portals have turned into apps, and they are commanding a loyal set of consumers as well. According to a survey done by a real estate portal, about a quarter of its respondents said they had decided on a property even before they could physically visit the place or finalise the deal. 
 
This is one case of the virtual space replacing a real experience. Would this mean real estate online is the way to go? Not completely because branding and delivering on promises, is something realtors will need to work on since that would mean retaining the trust on their part. What can perhaps be replaced is the amount of time spent on physically checking the real estate or property, with all other processes requiring the physical closure of the deal. 
 About 70 – 80% searches that happen online pertaining to <keyword id="169482" type="UNKNOWN" weightage="20" keywordseo="real-estate-deals">real estate deals</keyword> are for a home purchase or a plot. This typically means if the realtors leverage on this trend, they can very comfortably grow their consumer base without having to spend time on meetings or creating infrastructure. 
 
Online property, owing to the mega size of its deals, conversion rates with respect to deals reaching the closure point are just 30%. But then, this is massive when pitted against the amount of time taken for the deals to close, as against a conventional method. What needs to be factored in, is the aspect of real estate deals having come down in proportion in the last two decades. 
 
As for the government is concerned, the announcement of smart cities and improvement of metro townships has provided some momentum to the otherwise lukewarm sector in tier II or III cities across the country. 
 
Rapid urbanization has changed the human experiences in the past decade. Add to this, the effect and comfort of technology that has been changing the experience in its own way, while also building its credentials of being a ‘safe way’ of dealing with money. Real estate with its needs to grow substantially in the next few years, the deals will probably get faster and sweeter. 
 
At the end, as cities face shortage of middle income homes, and realtors smell an opportunity to growth in that; looks like consumer will be the king of all deals. For he would getting the best out of his money and the possibilities offered by technology. 
 
Appropriate policy changes at the government level and fair practices by realtors are probably the need of the hour to make this a profitable sector that will run the long marathon and is in for a long haul too.

	The recent talk in the town is about the new male who has come into emergence with the Airtel advertisement. The man in question is suave, hardworking, respectful and finally, a husband who gets his share of affection from his wife.<o:p></o:p>

	In turn, the wife is a matter-of-factly boss with a bit of hesitant apology thrown in. Her voice doesn’t quiver at the time when she prods her colleagues to work late, to meet a rather impossible deadline. At office, she is dressed in a crisp saree and at home, you will see her cooking up delicious meals in the shortest of shorts, using super-seductive cookware. 	When you look at this ad, there is something that strikes about this. The topic and execution has sure got most people thinking and responding to this ad. To that extent, the advertisement has been successful. It has a ‘talking point’ whether you agree with what’s shown or not.<o:p></o:p>

	The woman’s role has been much discussed about since she is shown as balancing both the acts – a commanding boss in the office and a totally domesticated woman who will endorse the stereotypes to come home and cook according to her husband’s preference.<o:p></o:p>

	But there is something that they are clearly ignoring when they speak of the woman being progressive or regressive. It is about the emergence of the <keyword id="2463668" type="UNKNOWN" weightage="100" keywordseo="Neo-Indian-male">neo-Indian male</keyword> who can be both a subordinate at office and a doting husband who likes home-cooked food. 	This transformation has not been easy. Changed economic conditions and buying power has vested equal power in the hands of both men and women. But women, who historically had less negotiating power, have emerged confident winners of equal space in the society.<o:p></o:p>

	This transformation happened despite the marital ads remaining unchanged. Well, people still look for ‘beautiful, tall, fair, slim, family-loving girl’ for a boy who is possibly earning in lakhs. And none of the attributes will change even if she, too, is earning in lakhs!<o:p></o:p>

	The transformation has silently happened in homes and offices, where men have simply come around to change the pecking order. So it’s little surprise that a woman is a husband’s boss in the office and a caring wife at home. In fact, putting a man in power position in this ad would have sent a wrong message to the society that women are being forced to overwork while a man gets to leave office early. A meal prepared by him may be damned!<o:p></o:p>

	Raising a toast to the new Indian male isn’t only gracious; it is the most important thing to do. That way, grace remains intact.

India’s Emerging Alpha Male Is Courteous, Equal Partner

What India was able to do in three long days, France managed to do in merely three hours. The response of two nations to terrorist attacks similar in nature reflects the alertness of the French security forces on the one hand and an embarrassing poor counter-<keyword id="6358165" type="COMPANY" weightage="100" keywordseo="terrorism">terrorism</keyword> mechanism of India on the other. 7 years on after the Mumbai carnage saw loss of 166 lives and left a nation in utter shock at the devastation, are we in any better position to deal with terrorism now? 
 “To say that we have a strong security mechanism in place after 26/11 and we are better prepared to face a <keyword id="106" type="COMPANY" weightage="100" keywordseo="Paris">Paris</keyword> or Mumbai-like attack would be an exaggeration,” says strategic analyst and former diplomat Mr Rajiv Dogra. 
 
"Had that been the case, we would not have had the Udhampur attack or for that matter the one in Gurdaspur where our cops were fighting with vintage rifles and without wearing bullet-proof vests. When they don’t have proper equipment, how can we expect them to fight off swiftly deadly terror attacks. Remember, they are fighting terrorists who carry sophisticated weapons,” he says. 
 If we go down the memory lane, on Nov 26, 2008, the 10 AK-47 wielding Pakistani terrorists had landed in Mumbai's Badhwar Park in Colaba from the sea and laid siege to several key locations, including Chhatrapati Shivaji Terminus, <keyword id="6355354" type="PERSON" weightage="100" keywordseo="Taj-Mahal">Taj Mahal</keyword> Hotel, Chabad House and Leopold Cafe. It took three days for our men to end the terror assault by killing nine of the gunmen and nabbing Kasab who was later executed. Following the carnage, several security measures were expedited. Coastal patrolling by Navy, Coast Guard and marine police were increased sharply. The entire west coast is even today reportedly under continuous surveillance by ships and aircraft of Navy and Coast Guard, according to a statement by the Ministry of Defence. The Railway Protection Force (RPF) beefed up electronic surveillance at the Chhatrapati Shivaji Terminal. Closed-circuit cameras, heavy-duty X-ray baggage scanners, portable baggage scanners, door-frame metal detectors, hand-held metal detectors, canines (six of them are trackers) were put in place. Futuristic armored vehicles mounted with machine guns patrolled the iconic Gateway of India that was transformed from a bustling tourist hive to a controlled fortress. Hotel security had airport-like scanners, car bomb checks for every vehicle and armed guards. 
 
How many of them are still functional? Were they simply an impulse to public hysteria, media trial and a close scrutiny by the world, nobody really knows. There is no government transparency or accountability on what is being done despite cross-border terrorist infiltration and the ruthless deaths of our soldiers at the borders every passing minute. The question to ask is: Are we doing enough to ensure security of Indians? 
 More efforts are needed to reduce the country's vulnerability to such terror strikes, feel experts. Look at the way UK for instance took learning from the Mumbai attacks. The British PM <keyword id="6430216" type="PERSON" weightage="100" keywordseo="David-Cameron">David Cameron</keyword> recently said:“Ever since the coordinated firearms attacks in Mumbai in 2008 took place, we have all been working together to ensure we could respond to such an attack. With great degree of planning, co-ordination and a great ambition for mass casualty attacks, it is clear that the threat from ISIL (Islamic State) is evolving. And we must recognize that however strong we are, however much we prepare, we in the UK face the same threat.” 
 In view of the increasing terrorism threat that several countries face, Rajiv Dogra echoes similar concerns as the British PM on their rising power: “Look at the <keyword id="174501" type="COMPANY" weightage="100" keywordseo="ISIS">ISIS</keyword>. It’s worrying to see how quickly they were able to mount retaliatory attacks on Russian, Lebanese and French interests. They combine speed, power, terror and indoctrination to cruel effect. All this should be of concern to us. Moreover in India's case the odds are a thousand times greater than those for other countries because there is State support to terrorists acting against India. Add to it the fact that people like Hafiz Saeed and Dawood Ibrahim roam free and the dimension of danger multiplies further.” 
 
Added to this is the incompetence of our intelligence machinery that relies heavily on the internet or telephone intercepts that are now running dry. Terrorists have become way smarter and are maintaining email and telephone secrecy thereby giving the intelligence agencies a run for their money. We keep intercepting cross-border satellite phone conversation between terrorists but are unable to decode their encrypted conversations. This proves to be a major stumble-block in combating infiltration or averting attacks. In the case of Mumbai attacks, this lapse on our part is what largely helped the terrorists in entering Mumbai fearlessly via the coastal route. 
 
In Paris, despite tight security, they were able to enter by intermingling with the locals. By hook or by crook, they have been able to mobilise support for their cause. Modern modes of communication are proving helpful to them owing to its far reach and a tool that guarantees lesser threat of them being tracked by enemies. 
 
“Terrorists are using the cyber space increasingly, a space where keeping tab is extremely difficult. Not even the best security officials in the world can do anything if a person sitting in some corner of the country is influenced by radical ISIS ideology and decides to self-destruct,” says 
Rajiv Dogra. 
 
When such difficulties are also being faced by powerful nations like the France and UK despite having modern technologies, better trained cops, sound intelligence machinery and an already tight security framework in place, it is worrying to see how India, a country that ISIS reportedly plans to take control of in the next five years, has not even begun preparing for such attacks despite being a victim of terrorism for decades. 
 
It's time we buck up because let us face it, the bitter truth is terrorists are already one step ahead of us!

The men's attire, the classic kurta bundi silhouette, had panel detailing in the colours of the national flag, safari pockets, and rolled-up sleeves. The women's saris featured a pre-pleated design for convenience and ease of wear. Their borders featured the panelling in tricolour. They completed the look in gold brocade sneakers. What has not gone down well for some is the way brand logo has been incorporated prominently in the borders of the garments, the fabric used and the fits. Tahiliani's team said he was unavailable for comment when PTI reached out for a response. However, he defended himself in an interview with NDTV when he said he stood by his work and said the opening ceremony was not a couture show. "We wanted the team in the colours of the tricolour as most countries follow their flag and that was visible from afar. It would have been very easy for me to send them in zardozi vests. But it's not appropriate," Tahiliani said. He added that he and his team had only three weeks to prepare the costumes. "I can't weave handloom for 300 uniforms in that time. Others shared videos of the designs as reimagined by AI and wrote Tahiliani's design can be "easily replaced" by technology. One user said the kurtas were "creased", the blouse "poor fitting" and the sari was "not even white". "I don't know what Tarun Tahiliani was thinking while scribbling these pathetic uniforms, did our champions really bad. The women's saree look like 'before' shot in an Ujala Ad. While menswear, it's just looks a bit ..ringard if I may say in spirit of Paris! (sic)" commented another. According to Ashish Mukul, brand head, Tasva, the ceremonial attire for Team India is "crafted with a profound sense of national pride and an aim to balance tradition with modernity". In a statement, Mukul said the garments draw inspiration from the Indian flag, "symbolizing unity, and pride, which is one of the richest ways of representing India". He said the contemporary silhouettes, such as the Bundi jacket and pre-pleated sari, were carefully chosen to ensure "both comfort and functionality" for the athletes. "The fabrics, including cotton and viscose crepe, are selected for their practical and aesthetic qualities, as our athletes would be out in the open for almost 6 hours during the event. The use of Ikat-inspired prints and modern elements is a deliberate choice to reflect modern India. Our intention is to create an attire that represents India's rich heritage and ensure our athletes feel comfortable and confident," he added. A bench of Justices S Ravindra Bhat and Dipankar Datta made the observations while setting aside an order of the Chhattisgarh High Court which had quashed the FIR registered against the state's former principal secretary <keyword id="313852" type="General" weightage="50" keywordseo="aman-singh" source="Orion">Aman Singh</keyword> and his wife for allegedly amassing disproportionate assets. "Though it is the preambular promise of the Constitution to secure social justice for the people of India by striving to achieve equal distribution of wealth, it is yet a distant dream. If not the main, one of the more prominent hurdles to achieving progress in this field is undoubted 'corruption'. "Corruption is a malaise, the presence of which is all-pervading in every walk of life. It is not now limited to the spheres of activities of governance; regrettably, responsible citizens say it has become a way of one's life," the bench said. The top court said it is a matter of disgrace for the entire community that there is a steady decline in pursuing the lofty ideals which the founding fathers of our Constitution had in mind and degradation of moral values in society is rapidly on the rise. They tend to bask under a hubris that rules and regulations are for humbler mortals and not them. To get caught, for them, is a sin," it said. Noting that an outbreak of scams is commonly noticed, the bench said what is more distressing is the investigations or inquiries that follow. "More often than not, these are botched and assume the proportion of bigger scams than the scams themselves. However, should this state of affairs be allowed to continue? Tracking down corrupt public servants and punishing them appropriately is the mandate of the <keyword id="6364753" type="General" weightage="50" keywordseo="prevention-of-corruption-act" source="Orion">Prevention of Corruption Act</keyword>. "We the people, with the adoption of our Constitution, had expected very high standards from people occupying positions of trust and responsibility in line with the Constitutional ethos and values. Regrettably, that has not been possible because, inter alia, a small section of individuals inducted in public service for 'serving the public' appear to have kept private interest above anything else and, in the process, amassed wealth not proportionate to their known sources of income at the cost of the nation. The apex court said although appropriate legislation is in place to prevent the cancer of corruption from growing and developing, where maximum punishment by way of imprisonment for ten years is stipulated, curbing it in adequate measure, much less eradicating it, is not only elusive but unthinkable in present times. "Since there exists no magic wand as in fairy tales, a swish of which could wipe out greed, the Constitutional Courts owe a duty to the people of the nation to show zero tolerance to corruption and come down heavily against the perpetrators of the crime while at the same time saving those innocent public servants, who unfortunately get entangled by men of dubious conduct acting from behind the screen with ulterior motives and/or to achieve vested interests. "The task, no doubt, is onerous but every effort ought to be made to achieve it by sifting the grain from the chaff. We leave the discussion here with the fervent hope of better times in future," it said. The apex court said law of the land abhors any public servant to intentionally enrich himself illicitly during the tenure of his service. "Increase in the assets of such a public servant tantamount to constitutionally impermissible conduct and such conduct is liable to be put under the scanner of the Prevention of Corruption Act," it said. The Chhattisgarh High Court had earlier quashed the FIR registered against Singh and his wife for allegedly amassing disproportionate assets observing that the registration of the case was the "abuse" of the process of law and that the allegations were prima facie based upon probabilities. The UP government has given an additional 10 days to the three-member SIT investigating the alleged gang rape and killing of a 19-year-old Dalit woman in <keyword id="6390895" type="LOCATION" weightage="20" keywordseo="hathras">Hathras</keyword> as the "probe is not complete", a senior official said Wednesday. The special investigation team, constituted on September 30 and led by Home Secretary Bhagwan Swarup, was initially given seven days to submit its report. On Tuesday, it told the Supreme Court it wanted an apex court-monitored CBI inquiry into the incident to ensure "no vested interests will be able to create fake, false narrative with oblique motives". Asked about the reasons for the extension, he added, "The reason is one. The probe is not complete." The Yogi Adityanath government is fighting severe criticism for its handling of the case, particularly after the local police burnt the woman's body at night without the family's approval. However, officials said the cremation was done "as per the wishes of the family". The government has claimed that some people were trying to foment caste tensions in the aftermath of the alleged rape of the woman by four "upper caste" men on September 14. Quoting an FSL report, it has denied the rape charge. Referring to "recent incidents", Chief Minister Adityanath has said that "anarchist elements" were trying to trigger communal and caste violence in the state.
