The hidden cost of having children

<ul class="summary-list"><li>Architects say they're now designing homes to help remote workers find a work-life balance.</li><li>They use Dutch doors and split-level rooms to help separate a desk area from the rest of the home.</li></ul>The first thing Andrea Valeria did after buying her apartment in Mexico City last year was sort out her backdrop for her Zoom calls.She hired a local artist to paint a bright, inspiring mural she could sit in front of for virtual meetings. "It was the first thing I did, even before I had a fridge or a washer-dryer," the 34-year-old careers consultant said. Having a dream home office was Valeria's priority when she moved, and she's not alone.<div type="image" title="Andrea Valeria sits at her desk using a Macbook in front of a multi-colored mural" height="2736" width="3648" msid="98563052" hostid="261" sizebytes="284590"></div>While many of us threw together workspaces on our dining tables and beds when the COVID-19 pandemic hit, a place to work has become a priority when homes are designed and built, architects and designers told Insider.The real-estate site Zillow told Insider offices were mentioned in 11.5%% of all listings in February 2023, up 4.5% from February 2022.Listings that mention a home office or a "Zoom room," which is set up for video calls, can sell for 1.6% more than expected and six days faster than similar homes without one, according to Zillow's latest <a href="https://www.zillow.com/research/home-features-that-sell-2022-30822/" target="_blank" rel="noopener">annual review</a>, from March 2022.Amanda Pendleton, Zillow's home-trends expert, told Insider a home office was no longer a "nice-to-have luxury." "It's becoming a must-have essential for today's home shoppers and increasingly a standard feature in new construction homes," Pendleton said.A house "needs to work for us," rather than "us working for the house," Dafna Ben Porat Akiva, a cofounder of the construction-technology company Veev, said.These are the four big trends architects and designers are seeing:<h2>Keeping work and home divided — but connected</h2><div type="image" title="A desk situated beside a split-level 'Dutch Door'" height="3010" width="4013" msid="98563054" hostid="261" sizebytes="330340"></div>Remote workers often struggle to transition into home mode at the end of the day, said Jessica Hester, the CEO of Verdant Studio, an Arkansas architecture and design firm.So architects like her are building spaces "that allow for a physical segue between your workday and your personal life," she said.Verdant Studio is adding interior Dutch doors to its latest constructions. These doors — which are split in half so that the bottom can remain shut while the top opens — divide a workspace from the rest of your home but also allow you to "still hear your kids in the other room," Hester said.They also create workspaces set at a higher or lower level within a room, separated by a step. Something as simple as moving up or down to get to the desk area can make you feel like you're in a different space, Hester said.<h2>2-office homes and nooks</h2><div type="image" title="A plan featuring an office nook with a desk at the edge of a kitchen and pantry" height="958" width="1277" msid="98563057" hostid="261" sizebytes="44898"></div>Hester has noticed a rising interest in family homes with two offices — one for each partner — and she's confident they'll become the norm for anyone who can afford it.And people with smaller homes are converting areas they don't use much into offices."When people don't have enough space or cash for two full-sized offices, they're replacing rooms," Hester said. She's been asked to convert laundry rooms, pantries, and even closets into small workspaces or "office nooks."Amir Salihefendić, the CEO of the remote-first company Doist, is based in Barcelona. He told Insider that a home office was "critical" when his family was house hunting last year — but his wife is making do with a nook."I'm the lucky one because I have actual doors," Salihefendić said. "It'd be a real luxury to have two offices — but real estate in Barcelona is really expensive and we have three kids."<h2>'Flexspaces' are getting more clever</h2><div type="image" title="Home office with two armchairs" height="5420" width="7226" msid="98563058" hostid="261" sizebytes="838302"></div>When people can't convert a space, the space they have needs to get flexible."The reality is that people are calling in from their bedrooms, their kids' playroom, their lounge," Veev's Akiva said. She said that worked but warned people to watch out for the "big design mistake" of putting a desk right in front of a bed.Valeria's home office has a foldout couch for guests, rather than a bed. "If you put in an actual bed, it instantly looks like a bedroom. And that doesn't give you working vibes," she told Insider. Veev is building multipurpose rooms — or "flexspaces" — that can switch between, for example, a daytime office and an after-school playroom.These rooms need to be light and open — and accessible from a corridor, rather than through a bedroom or bathroom, Akiva said, adding: "You don't want someone to have to walk through the room while you're on a video call."Alexander Briseño, the principal design leader at the global architectural firm HKS, is used to working with small spaces. He designs multifamily-apartment blocks in big cities like Atlanta, Charlotte, North Carolina, and Nashville, Tennessee.He likes kitchen islands that are height-adjustable: They can be lowered to be a desk or raised to be a kitchen counter. Some have built-in storage to hide away your laptop in the evening.<h2>Lighting is everything</h2><div type="image" title="strip lighting runs around the edge of a ceiling in a home office" height="1067" width="1422" msid="98563059" hostid="261" sizebytes="25400"></div>The rise of videoconferencing means that "lighting is a big deal," Akiva said.She told Insider Veev's homes had LED strips around the edge of the ceiling to make even lighting that works well on camera.You can adjust the color and intensity of the lights to make it look like it's daytime if you're making evening calls, Akiva said, adding: "If you're like me and you're working with people from a different country, where it's a different time of day, they don't necessarily need to feel like you're talking to them in the middle of the night."When designing for videoconferences, it's important to "cut out the noise" of any objects in the background, Akiva said. So she makes closets or trunks of kids games unobtrusive by matching their color to the room's walls."Something fantastic" came out of the "chaos" of remote work's rise, Hester said: People realized that architecture could "genuinely improve" how we live and work at home.

'Zoom rooms' and hideaway offices show how remote work is changing the way we design new homes

<ul class="summary-list"><li>Modular, or factory-built, housing could help boost efficiency and cut costs for homebuilding. </li><li>But many modular construction companies have failed in recent years.</li></ul>Factory-built housing is increasingly being hailed as a solution to the housing shortage and affordability crisis.But the world of modular housing, which includes multi-unit apartment buildings and conventional-looking houses, is littered with companies that have gone bust. One of these was Katerra, a SoftBank-backed firm that sought to be a one-stop shop for factory-made buildings. After investors poured billions of dollars into the much-hyped company, it <a target="_blank" href="https://www.wsj.com/articles/softbank-backed-katerra-files-for-chapter-11-11623060434">filed for bankruptcy</a> in 2021.Mark Erlich, a former officer of the New England Regional Council of Carpenters and the author of "<a target="_blank" href="https://www.press.uillinois.edu/books/?id=p087332">The Way We Build: Restoring Dignity to Construction Work</a>," chalks many of the failures up to inexperience with the construction industry. Investors from outside the industry have come in with ambitious plans to disrupt it but little of the expertise necessary to find and fill a niche in the market."Katerra was started by guys from Silicon Valley who were going to show the stupid construction industry what a bunch of dinosaurs they were," Erlich said. That "arrogance" built the foundation for their demise.There are a slew of other examples of similar failures in the US and around the world, including the California startup Veev, which <a target="_blank" href="https://www.businessinsider.com/problems-with-prefabricated-homes-why-lennar-bought-veev-2024-1">ran out of money late last year</a>, and the UK company Urban Splash's modular business, named <a target="_blank" href="https://www.bdonline.co.uk/news/urban-splash-cuts-a-quarter-of-staff-after-modular-collapse/5125788.article">House,</a> which collapsed in 2022. Business Insider has reported that the trendy Las Vegas tiny-home startup <a target="_blank" href="https://www.businessinsider.com/boxabl-tiny-home-casita-production-governance-galiano-paolo-tiramani-spending-2023-2">Boxabl is rapidly losing money</a>.Policymakers and housing advocates are looking for all kinds of potential solutions to the housing crisis. They point out that home-building productivity hasn't improved much in decades. <a target="_blank" href="https://www.jchs.harvard.edu/blog/comparing-costs-manufactured-and-site-built-housing">Constructing homes in factories</a> can be more efficient and less costly than traditional construction. While workers prepare the foundation on-site, the home can simultaneously be constructed in a factory without weather and other interruptions slowing down the process."Factory productivity — the ways that we build cars, airplanes, ships, too, nowadays — has increased a lot in the last 60 years or so. And so being able to unlock that productivity game in the residential space can and should bring costs back down," said Andrew Justus, a housing-policy analyst at the Niskanen Center, a nonpartisan think tank.But layers of restrictive government regulations, including zoning laws and building codes, often stand in the way of more factory-made homes. Justus said the complex web of local and state regulations could make it impossible for modular-home companies to build the economies of scale they need to bring down costs and turn a profit.Erlich said these restrictive policies often reflected the lingering perception that factory-built homes are inferior to traditional housing. There's a stigma around trailers or mobile homes, which the federal government defines as manufactured housing built before 1976. He argued the modern versions of this housing were still widely considered unappealing.The federal government has made some efforts to cut red tape for factory-built housing. The Biden administration proposed loosening the Department of Housing and Urban Development <a target="_blank" rel="" href="https://www.hud.gov/press/press_releases_media_advisories/hud_no_22_133">regulations on manufactured housing</a> to increase the supply, including by legalizing up to three units per factory-built structure. But cities and states would need to liberalize their own regulations to pave the way for more of these homes.<h2>Obstacles for the modular-housing industry</h2>Erlich said the policy landscape wasn't the most significant obstacle for the industry. More important, he argued, was the lack of consistent demand for modular buildings, the high costs of transporting a finished product to the building site, and the decentralized nature of construction. While the timeline for modular construction is consistently compressed, transportation and other costs can mean it isn't cheaper than building on-site.Investors aren't convinced there's sufficient and consistent demand for modular housing in most markets. Modular construction is best for buildings that have repeated components, such as a hotel with hundreds of identical rooms, a dorm building, or a multi-family apartment building with identical units."If you have to adjust for design details, at that point, it just becomes prohibitively expensive, and you're much better off to build it on-site," Erlich said.Even in the right market, there aren't many willing investors within the construction industry. This is partly because the sector is so decentralized: Construction managers outsource much of the work, and subcontractors generally don't have the capital."You don't have a General Motors, you don't have a Tesla, you don't have somebody who's willing to spend 10 years before they make a lot of money," Erlich said.<h2>Failures and successes</h2>In addition to the failed companies, some messy major modular projects have also drawn attention to the industry's problems. A 32-story <a target="_blank" href="https://www.wsj.com/articles/modular-building-believed-to-be-worlds-tallest-makes-debut-in-brooklyn-1479261926?mod=article_inline">modular apartment building in Brooklyn</a> took four years to construct after legal disputes and other delays.In Manhattan, a project that was supposed to become the <a target="_blank" href="https://www.wsj.com/articles/a-supertall-modular-hotel-is-going-up-in-manhattan-if-the-rooms-ever-leave-brooklyn-11623153600">tallest modular hotel in the world</a> was scheduled to be finished in late 2020. But the pandemic and a shortage of funding paralyzed construction, while all 168 fully prefabricated and furnished hotel rooms sit on a dock in Brooklyn. In late December 2023, the hotel's lender, Avana Capital, filed a <a target="_blank" href="https://www.pincusco.com/33m-pre-foreclosure-at-worlds-tallest-modular-hotel-dev-site-in-nomad/?lp_txn_id=305276">$33 million pre-foreclosure action</a> in Manhattan court.But some have found a way to succeed in the space. Erlich said they tended to be run by people with deep experience in the construction industry. A newer example is Factory OS, a firm in the San Francisco Bay Area created by established developers in partnership with the region's carpenters union that's delivering on the area's demand for factory-built affordable housing while also doing some on-site construction."They started with a higher degree of expertise and experience in the housing market," Erlich said of Factory OS. She's a person I've known for years.We were chatting about life when she stopped talking, looked at her phone and said in a clipped voice, "I'll have to call you back. We just had layoffs."Her job was safe, I later learned. But it was clear that the VC world has entered into rarified territory: people are getting fired, not because of performance, but because their industry is in a cataclysmic downward spiral.In 2023: Y Combinator cut 17 people, <a target="_blank" href="https://www.ycombinator.com/blog/changes-at-yc">it said.</a> Sequoia Capital laid off seven staffers, about a third of its talent operations unit, <a target="_blank" href="https://finance.yahoo.com/news/sequoia-cuts-seven-talent-staffers-212407134.html">it told Bloomberg</a>. Economic headwinds had arrived.And signs point to more challenges for at least the first quarter of 2024.<h2>What led to trouble in 2023?</h2>A decade-long bull market in tech accelerated into a startup-funding frenzy by 2021 (sans a couple-months scare in late spring of 2020 from the pandemic lock-down).Opportunists, <a target="_blank" href="https://www.businessinsider.com/tiger-global-changed-venture-capital-startups-funding">exemplified by hedge-fund turned-venture-capitalist Tiger Global,</a> looked at the prices paid for shares in early-stage startups and wanted in.Shares in companies that will eventually have multi-billion dollar IPOs go from a few quarters to a few dollars when they are at their earliest stages. For good reason. Picking winners before they've got customers and business models make them the riskiest bets in venture. It looks like easy money but it isn't."You do seed investing because you love it," one investor — who works for an established VC firm with $3.5 billion under management — told me. There's, frankly, more money to be made in later-stage investing when startups have track records, he conceded. The checks are bigger. The time-frames are shorter. That kind of investing is all about pricing."These early stage investors, it's like same sport, different league. It's harder [to make big money] because you are going super early, but you love the building phase," he said.But the game-plan for opportunists was different. These investors raised mega, multi-billion funds, giving them sizable income on their 2% management fees, long before they had delivered results. Some classic VCs sounded the alarm at the time, <a target="_blank" href="https://www.businessinsider.com/wesley-chan-vc-market-in-danger-tiger-global-andreessen-horowitz-2021-11">that this was "misaligned incentives"</a> that would cause trouble when the venture market cooled.The opportunist's strategy was "spray and pray," getting into as many deals as they could, as fast as they could. In Tiger's case, it did <a target="_blank" href="https://www.businessinsider.com/tiger-global-changed-venture-capital-startups-funding">hundreds of deals of year,</a> famously took no board seats and did little to no meddling in the business itself, as traditional white-glove VCs do.Their deal making pace caused the rest of the VC world — always subject to a bit of herd mentality — to follow. If a venture investor wanted a piece of the hot startup they were wooing, they had better offer high valuations — <a target="_blank" href="https://www.businessinsider.com/vcs-say-exploding-term-sheets-are-on-the-rise-founders-beware-2021-7">possibly without great due diligence</a>, or lose out to those who would.The whole seed fund landscape changed. Everyone wanted in. There were new fund types: <a target="_blank" href="https://www.businessinsider.com/why-more-tech-investors-are-starting-rolling-venture-funds-2020-8">rolling funds</a>, and <a target="_blank" href="https://www.businessinsider.com/solo-gps-lone-wolf-vc-investors-competing-despite-funding-slump-2023-8">micro-funds</a>. Pre-seed rounds grew as big as seed rounds. Seed rounds grew so large, they became <a target="_blank" href="https://www.businessinsider.com/seed-stage-funding-deal-trends-2020-12">known as "mango" rounds</a> — as big as previous Series A rounds and so on up the stack.Many of these startups were commanding share prices that, by 2023, couldn't be justified. I recently talked to a startup CEO who became a unicorn in 2021 and when I asked him if he would land the same now, he laughed and said, "May we all live up to our 2021 valuations."Rising interest rates in 2022 crashed the frenzy. Cash conservation became the be-all. Investors grew stingy. Valuations fell. VCs looked at their startup portfolio and quietly, if not openly, chose which ones they would continue to support.They helped some of those startups arrange <a target="_blank" href="https://www.businessinsider.com/seed-startups-venture-capital-funding-rounds-decline-2023-9">short-term funding like bridge or extension rounds.</a> Both of those involve committing to sell more shares at favorable prices to investors and are not ideal for startups. They can result in giving up a bigger chunk of the company at lower prices than a later deal would.And if the startup isn't in excellent shape when that cash ran out, it will most likely be doomed, even if it had a great idea, great tech, a great team and so on.By Q4, 2023, those 2022 extension rounds started running out, one investor told me in September. He predicated that in the last quarter of this year through the first of 2024, the startup "mass extinction" event would take place.<a target="_blank" href="https://www.businessinsider.com/failed-venture-capital-startups-burnt-27-billion-pitchbook-2023-12">3,200 startups have died in 2023</a>, along with $27 billion in venture investment, deal-tracking database Pitchbook says.High profile, recent deaths among the unicorn ranks include <a target="_blank" href="https://www.geekwire.com/2023/convoy-collapse-read-ceos-memo-detailing-sudden-shutdown-of-seattle-trucking-startup/">Convoy</a>, <a target="_blank" href="https://www.healthcaredive.com/news/olive-ai-shuts-down/698455/">Olive</a> and <a target="_blank" href="https://techcrunch.com/2023/11/27/prefab-home-builder-veev-reportedly-shutting-down-after-reaching-unicorn-status-last-year/">Veev</a>.<h2>'Dry powder' is a myth</h2>There should have been a silver lining to all of this.All of that money raised for VC funds during the heat of 2021 should have meant that VCs would be out there funding lots of promising startups, and at bargain prices.But another phenom is also happening.With the IPO market still closed, and startup valuations down, the limited partner investors in venture capital funds have been pressuring their VCs to slow their investing."LPs have been putting pressure on but also asking for ways to get liquidity," one investor told me.This person says that a VC firm with $80 billion under management has created a new <a target="_blank" href="https://www.orrick.com/en/Insights/2023/09/Continuation-Funds--A-Continuing-Trend">continuation fund</a> — a type of fund that allows their LPs to either let their investments ride or cash out a small percentage.This means that at least some of the so-called "dry powder" raised in 2021 is somewhat of a myth.Yes, the LPs did commit that money to funds. Yes, by the end of 2022, dry powder (money raised but not spent) had reached a record high of about $280 billion, <a target="_blank" href="https://pitchbook.com/news/articles/venture-startup-trends-charts-q2-2023">according to Pitchbook</a>. Yes, if a fund puts out a capital call to its LPs, they must pay up, or face potential consequences (should the fund wish to take the politically treacherous step to sue their investors). But the LPs are the VC funds' customers. Angering them when they tell you to slow your roll to help them rebalance their assets is a death wish.<h2>'Greed' may return in 2024</h2>Right now, there are no indicators that we've hit rock bottom. For a shift to happen interest rates may need to drop. The IPO market may need to resume its appetite for cash-burning tech companies. The regulator environment may need to get less hostile to acquisitions from incumbents.In the meantime, startups are facing more harpoons.Seed investor and prolific VC industry secret-spiller, Elizabeth Yin, explained in a <a target="_blank" href="https://twitter.com/dunkhippo33/status/1732498998077129009">recent X thread</a> how VC funds <a target="_blank" href="https://www.businessinsider.com/audits-venture-capital-firms-startup-valuations-2022-12">hire independent auditors to value their startups</a> and report results to their LPs. Many LPs invest in multiple funds. Many LPs are later stage firms. Many funds invest in the same startup. So a mark-down in one fund could be seen and repeated by the others."Now all of a sudden the whole LP world sees that you've been written down," she wrote. And when that startup goes to raise, VCs may already be a no, even though "some of your actual VC investors may not actually think you are a bad company."As startups fail, that brings VC funds down, making this a dangerous time for those who work in venture capital.One of the VCs I talked to quipped, "VC is the best job ever if you're ok with living in constant anxiety with no control."But here's the kicker. As soon as fortunes reverse — as they will — VCs will do it all over again. All the VCs I spoke to agreed. They'll invest, compete, grow frenzied, build another unsustainable bull market.VC works in "fear and greed" cycles, one investor told me. If the IPO market opens up in early 2024, then maybe we'll be "coming out of the fear stage and the question is, are we already about to turn back to greed? I think you're going to see more greed come around, especially if some of these IPOs come around."

A VC cataclysm has begun. Early 2024 will be rough. But it won't change anything.

And while the actual number of stores offering cashier-less experiences in the United States remains small, major retailers' embrace of this technology is an indication that the technology is here to stay. Part of the reason behind the slow introduction of cashier-less experiences is the fact that the technology is expensive and complicated. These stores depend on a network of artificial intelligence-powered cameras and weight sensors, installed either in the store's ceiling, shelves, or shopping carts.These systems can track the location of different items — noting when a customer removes or replaces products from shelves. They also register prices, tallying a customer's basket and sending out receipts at the end of a shopping trip. Instead, Amazon Go got off to a slower start than its founder initially anticipated, kicking off with a handful of stores.Stone wrote that Amazon has had success with licensing its Just Walk Out service to a number of other retailers. Now, Whole Foods Market has been added to that roster. The grocery chain has described this technology as <a href="https://media.wholefoodsmarket.com/whole-foods-market-to-launch-just-walk-out-technology-at-two-stores-next-year">incorporating</a> "a combination of computer vision, sensor fusion, and deep learning"—similar to what you'd find in self-driving cars."But Amazon and Whole Foods aren't the only game in town when it comes to cashier-less technology.
