The theory was that even if he was screwing up at Twitter — which he now calls X — that shouldn't diminish what he has accomplished at Tesla and SpaceX.<a target="_blank" href="https://www.vox.com/recode/2022/11/30/23486609/netflix-ceo-reed-hastings-elon-musk-video-games-binge">Musk is "the bravest, most creative person on the planet,</a>" former Netflix CEO Reed Hastings declared in November 2022 — a month into Musk's chaotic tenure at Twitter. "Give this guy a break."Since then, Musk has watched advertisers flee, <a target="_blank" class="" href="https://www.businessinsider.com/elon-musk-tells-advertises-get-lost-twitter-dealbook-summit2023-11">told them to "go fuck yourself,</a>" and <a target="_blank" class="" href="https://www.businessinsider.com/x-worth-71-percent-less-after-elon-musk-takeover-fidelity-2024-1">watched the value of his $44 billion investment plummet</a>.And at the same time, Tesla investors no longer seem so forgiving. Since Musk acquired Twitter — <a target="_blank" href="https://www.businessinsider.com/elon-musk-finally-admits-defeat-legal-battle-offer-buy-twitter-2022-10">after failing at his attempt to back out of a signed deal to acquire Twitter</a> — Tesla shares are down 4.7%. Over the same period, the S&amp;P index is up 49%As you can see in the chart above, Tesla is a story stock that often gyrates wildly. If I'd written this piece in July 2023, it might have had a completely different conclusion. Which means the stock is actually <a target="_blank" href="https://www.msn.com/en-us/money/news/tesla-is-the-most-undervalued-ai-name-in-the-market-says-wedbush-s-dan-ives/vi-AA1s70eh?ocid=finance-verthp-feeds#details">undervalued</a>.Maybe that will end up being true! I am most definitely not handing out investment advice here. It just seems that investors aren't quite as forgiving when it comes to Musk's predictions as they used to be. And maybe there's a reason for that.

Tesla investors don't seem to trust Elon Musk like they used to. Is that because of Twitter?

However, the couple refuted the allegations. Also, Hindenburg alleged that SEBI's recent amendments to REIT regulations 2014 favoured a specific financial conglomerate, which the markets regulator denied. Speaking at an event organised by industry body CII, Buch said," If I utter the word REITs, I am accused of conflict of interest". REITs are a new concept in the Indian market but have been a popular choice globally for their lucrative returns and capital appreciation. A REIT is made up of a portfolio of commercial real estate assets, the majority of which are already leased out. Meanwhile, the <keyword id="19895371" type="General" weightage="20" keywordseo="Congress" source="keywords" meta.keywordsubtype="org" meta.entityname="Congress" meta.hostid="261" meta.entityid="Congress">Congress</keyword> on Monday levelled fresh conflict of interest allegations against Buch and asked Prime Minister <keyword id="19895781" type="General" weightage="20" keywordseo="narendra-modi" source="keywords">Narendra Modi</keyword> to come clean as the head of the appointments committee of the cabinet on her appointment. At a press conference, the Congress alleged that since the current SEBI chairperson took office in 2017, she has not only been drawing a salary from SEBI but has also been holding an office of profit at the ICICI Bank, continuing to receive income from them to this very day. SEBI didn't make any comment on the allegations made by the Congress. Last week, the SEBI Chief stated that there has been a positive response to small and medium REITS (real estate investment trusts) and industry players came forward for regulations on such entities. Recently, the Securities and Exchange Board of India (SEBI) implemented regulations for small and medium real estate investment trusts (SM REITS) aimed at significantly increasing investor interest in fractional ownership of real estate assets.

OpenAI says Nakasone's hiring represents its "commitment to safety and security" and emphasizes <a target="_blank" href="https://www.businessinsider.com/ai-phishing-scams-automation-detection-2024-6">the importance of cybersecurity</a> as AI continues to evolve."OpenAI's dedication to its mission aligns closely with my own values and experience in public service," Nakasone said in a statement. Why OpenAI is getting harder to trust

Avoid emails whenever you can</h2>When I first started, there were times when difficult conversations came up, such as an email from a disgruntled member about certain things that we could agree to disagree on.In the past, I would have replied by addressing everything point by point, but I've learned quickly that it's ineffective. You're starting an argument, and members don't want to argue. They want things to be resolved.Although I may shy away from it, it's better just to pick up the phone and give them a call and say: "Hey, can I have a chat with you? Best if we can meet in person," because a lot of times in emails, the tone of what you've written is subject to interpretation.Memorably, I've had hostile clients who threatened to sue us, but after talking things through with them, they became very friendly and loyal customers because they knew that we were taking them seriously.It's very old school, but having that face-to-face negotiation and finding common ground to land where everyone's happy can change the dynamics of the conversation very quickly.<h2 id="df9ae20c-3050-49ac-8ce0-2d5e01eb36bb">2. Your word is worth your weight in gold</h2><a target="_blank" class="" href="https://www.businessinsider.com/photos-singapore-sentosa-island-former-pirate-haven-turned-vacation-spot-2023-5#according-to-the-los-angeles-times-the-island-has-one-foot-in-fantasy-land-and-one-foot-in-a-future-in-which-singapore-embraces-well-southern-california-with-a-gated-community-of-luxury-homes-and-a-yacht-marina-21">Sentosa Cove</a> is very residential, with around 2,000 to 3,000 households, many of whom are our members, and some even live on their yachts.They're not shy about sharing feedback, and sometimes, they ask me to go out to lunch so they can tell me a bit more about their current work or their businesses.For example, a member recently asked us to set up tennis groups because he didn't know anyone. Afterward, he was so thankful that he invited us to dinner. We discussed renovating our restaurants and the costs of building pickleball courts.Talking about pricing is a great way to interact with clients and understand their perspectives on where their money is going. What I think in isolation might differ from their needs.Our members just want fair value for what they pay for. They might be able to afford services that cost $100,000, but they are ultimately looking for good value.But I also have to be careful when making promises because I'll have to ensure they are fulfilled. Your words are worth your weight in gold. Once you lose their trust, it's hard to regain it.<h2 id="fbd75871-ea86-4ea3-bd65-a02da3e9fe69">3. Don't put wealthy people on a pedestal</h2>It sounds cliché, but the marina industry is a people business, and members want to be treated like humans.If there's an issue, don't just pull out the contract and throw the bylaws at them. Sometimes, it's better to talk to people like humans and treat them respectfully.Some days might feel frustrating when someone is stubborn or unreasonable, but I don't take it to heart. On other days, it's fulfilling when clients recognize my or my team's work.For example, when we run sustainability efforts, like cleaning beaches or our coral nursery, people come up to us and say, "Wow, you're so far ahead of the competition." It's those moments of recognition that make it all worthwhile.Learning a bit about yachting also helps me relate to the members better. I try to keep up with current affairs as much as possible. Many members are businesspeople, and discussing the latest events, such as the upcoming <a target="_blank" class="" href="https://www.businessinsider.com/harris-trump-presidential-election-50-days-vance-walz-electoral-math-2024-9">US elections</a>, is a quick way to connect with them.Engaging with them on a human level and not putting them on a pedestal builds respect. Sometimes, if you can banter with them, they appreciate it and treat you like a friend.Many times, they've come to me and said that they want to help out, be it with funding or manpower, which was not something that we were expecting.Our members are very humble and honest in my experience, and we've been lucky to work with them. Making better AI — for medicine, and material science, and climate science, and so on — really could transform the world," he wrote. "Generative AI is unlikely to do the trick, but some future, yet-to-be developed form of AI might."

Sam Altman and generative AI can't be trusted, says leading expert 

<ul class="summary-list"><li>Nicola Prentis cheated on her boyfriend during his 15 months' military service.</li><li>She spent three years trying to earn back his trust and forgiveness but it didn't work.</li></ul>One line of <a target="_blank" class="" href="https://www.businessinsider.com/dave-grohl-wife-jordyn-blum-kids-family-2024-9">Dave Grohl's infidelity statement</a> took me back to the aftermath of when I cheated on my Turkish boyfriend in Istanbul in 2008. Grohl said, "I am doing everything I can to regain their trust and earn their forgiveness." I spent three years trying to do that and it cost me entire sense of self until I finally forgave myself. When my Turkish boyfriend was leaving for 15 months' compulsory <a target="_blank" class="" href="https://www.businessinsider.com/tim-walz-military-career-what-we-know-fact-check-2024-8">military service</a>, he admitted he didn't know if we were right together. I didn't either and, in his absence, the doubts and distance took their toll. Ten months in, <a target="_blank" class="" href="https://www.businessinsider.com/dr-ruth-advice-dont-tell-your-partner-you-cheated-2019-10">I cheated with a former colleague</a>, not sure which of them to be with. By the end of the military service, I'd ended the fling, and my boyfriend returned to Istanbul. Our feelings grew stronger, and we were planning the future together.But then he came across some <a target="_blank" class="" href="https://www.businessinsider.com/photos-show-how-humans-have-sent-secret-messages-throughout-history-2023-3">incriminating messages</a> and it all came crashing down around my ears.<h2 id="fef44768-1658-44f9-b329-f630406d1959">I started doing everything to earn trust and forgiveness</h2>For the next three years, I did <a target="_blank" class="" href="https://www.businessinsider.com/guides/health/sex-relationships/getting-back-together-after-a-breakup">everything to win him back</a>: cooking and cleaning, repainting his kitchen, shunning a social life, begging, crying, staying home while he played the field with other women. Some days, as I went about my chores I'd stagger, physically winded by the knowledge of the pain I'd caused him. For his part, he tried to get past it but he would never forget and I wasn't allowed to.The relationship became torturous. I had to prove my trustworthiness by <a target="_blank" class="" href="https://www.businessinsider.com/times-you-should-not-answer-your-phone-2017-3">always answering my phone</a> or messages immediately. I had to throw out any clothes I might have worn during that period. My skin broke out worse than it ever had in my teens and I barely ate. The dramatic weight loss at least offered another way to maybe earn forgiveness because he had always liked thin girls. Sometimes <a target="_blank" class="" href="https://www.businessinsider.com/how-to-stop-recurring-nightmares-therapy-2023-9">I'd have nightmares</a> where I was shot and, as I fell to the ground, I'd cry because I was dying unabsolved. In other dreams, I'd be kissing a guy and then suddenly realize I actually had a boyfriend. I'd wake up panicking that I'd cheated again without meaning to. For the rest of the day I felt like I was hiding more cheating and that the dream proved what I really was.Over the following months, he would throw me out or I'd leave and go back, leave again and go back again. I lurched from one job to another, often quitting after a few weeks because I was too emotionally wrung out to function. I told elaborate lies to employers about why I was quitting. I moved a lot, always to places I knew no one, both as punishment and to hide away.The one constant person in my life was my ex with whom I was still in regular contact even when he got a new girlfriend. I avoided old friends because I couldn't face anyone seeing how lost I was or who had known the old me. The cheating had defined me for so long I didn't know who I was.<h2 id="3124c83d-e34e-4e96-8344-8d9cf5d0ac75">I achieved self-forgiveness through a casual comment</h2>Then, a couple of weeks after another move, this time to Madrid, I met a guy I really liked. But, first, I had to confess so he could judge and decide whether to continue with me. To my surprise, he wasn't fazed at all."Cheating isn't the worst thing you can do," he said, dismissing in seconds what had haunted me for three years.I disagreed, determined to stay penitent. "It's the worst thing you can do in a relationship," I argued."OK, yes." He shrugged. "But no one died."And, in that moment, I forgave myself.It wasn't about whether or not cheating was the biggest wrong you could do. It was that someone only saw me, not what I'd done, in turn allowing me to finally do the same.That particular relationship didn't last but the gift of self-forgiveness that he gave me endures. I stopped contact with my ex and the years that followed were some of my happiest, personally and professionally.<h2 id="ec2badcc-8dc4-477b-b8a8-21484517fb58">I am no longer defined by the fact I cheated</h2>I no longer cringe when I hear a story in the media about cheating or connect it to me. And I don't necessarily see prior cheating as a red flag in someone else. My experience taught me that you don't have to stay defined as "a liar" or "a cheat" as long as you've truly reflected on it and learned something.Ten years later, in 2023, out of the blue, my ex messaged to say "I want you to know I finally made it.
