A 25-year-old television actor allegedly committed suicide at her residence in Mira Road in the neighbouring Thane district of Maharashtra, police said on Saturday. Television actor <keyword id="3185425" type="PERSON" weightage="20" keywordseo="Sejal-Sharma">Sejal Sharma</keyword> was found hanging from the ceiling of her rented flat in Royal Nest society at Mira Road (east) by a friend in the early hours of Friday, an official said. Sharma was rushed to a nearby hospital, where she was declared dead on arrival, he added. The police have recovered a suicide note, in which Sharma has stated that she was taking the extreme step due to personal reasons, the official said. A native of Udaipur in Rajasthan, Sharma had come to Mumbai a few years ago to pursue a career in acting, and was working in the TV serial 'Dil Toh Happy Hain Ji', he said. Following an autopsy, the actor's body was handed over to her family for last rites, the official said, adding that a case of accidental death has been registered at Mira Road police station.

The number of home registrations in August were up 27% when compared to the same period a year before, while their overall value was up 26% — indicating that the market is growing in both value and volume. “The Mumbai market has been stable despite interest rate hikes and the levy of metro cess. Increase in wages and employment opportunities and return-to-work scenario are expected to keep home buying activity healthy,” said a report by Nuvama which believes that the sales would improve going ahead and large developers will benefit most from the trend. Metro lines &amp; new markets Real estate experts say that many trends are driving this change, including stabilisation in interest rates, the post pandemic-era need for large living spaces and the entry of young home buyers into the market. Within Mumbai, however, accelerated new launches as well as improvement in infrastructure — is propelling growth across micro markets. “The upward trajectory is also fueled by the government's progressive policies and infrastructure investments across MMR. With new Metro lines, flyovers and roads, the connectivity factor has played a major role in offering options at newer locations, which often come at more efficient prices,” said Lucy Roychoudhury, head of sales and marketing at Runwal Group. Homebuyers are also now confident of real estate as an asset class, comments Dhaval Ajmera, director, Ajmera Realty &amp; Infra adding that the growth in sales is due to the-dual effect of the need to upgrade to a bigger and better living spaces and focused impetus on infrastructural developments across the city. Rise in re-development projects, rising rentals are also driving people towards home buying. Pockets of growth Apart from the existing Versova to Ghatkopar metro line, the Dahisar to DN Nagar line has become operational along with Dahisar to Andheri. Moreso, seven more lines cutting across Mira Road, Vikhroli, Wadala and more are under construction along with Navi Mumbai lines cutting Kharghar, Belapur and more. “The operationalisation of the second phase of two metro lines seems to have benefited the real estate activity in this region,” said Anuj Puri, chairman of Anarock Group. The highest number of new launches in April to June 2023 shows that the highest number was recorded in the Western suburbs at 55%, says data by Anarock. “Housing demand in relatively newer micro-markets like Kandivali, Ghatkopar, and Kharghar has seen a sharp rise,” says Arun Sharma, AVP of sales &amp; marketing at Viceroy Properties. Locations such as Kanjurmarg, Vikhroli, Dombivli and a few others in Navi Mumbai, have emerged as new points of interest in MMR, says Roychoudhury. Even as patterns are changing, the love for ‘large homes’ are intact as properties priced above ₹2.5 crore accounted for a fifth of the launches — and the market is still skewed towards high-end and ultra-luxury segments. The ultra-luxury segment includes HNIs and UHNIs looking to close favourable deals by utilising the gains made through other investment avenues, primarily the booming stock markets,” says Puri.

Mumbai’s rising metro connectivity fuels home sales in new micro markets

Thane, Jul 1 () Thane district in Maharashtra registered 1,322 new coronavirus cases on Wednesday, pushing its overall tally to 34,646, the administration said. The death toll due to the virus reached 1,094 with an addition of 30 deaths during the day, including that of 14 in Thane city, it said. Considering the rising number of positive cases in Thane, collector Rajesh Narvekar on Wednesday night announced complete lockdown in the district between July 2 and 11. This order is applicable to all the municipal councils, nagar panchayats and rural areas in the district, while different municipal corporations in the district have issued independent orders to this effect. A total of 366 COVID-19 cases were added in Thane city on Wednesday, taking its total to 9,138, while Kalyan is nearing 7,000 cases. The number of patients in Navi Mumbai Municipal Corporation (NMMC) areas stands at 6,823, the administration said. Of the total 1,094 deaths so far, the maximum are from Thane at 340, followed by areas in NMMC at 217, Kalyan 120 and Mira Bhayandar township at 145. The recovery rate in the district was 51.6 per cent, while the mortality is 3.16 per cent, it said. Thane Municipal Commissioner Dr Vipin Sharma on Wednesday visited the hotspots in the city to take stock of the situation. In his order about lockdown implementation, collector Narvekar said, "The district administration has been instructed to take necessary steps as per the local conditions to control the spread of the disease. The prevalence of COVID-19 in Thane district is increasing rapidly and the number of patients is increasing day by day." "Roads, market areas and other public places are becoming increasingly congested with the introduction of various concessions as per the Mission Begin Again order. Also, there is a lot of stress on the health system, police department and district administration. Against this backdrop, lockdown restrictions need to be re-enforced," the order said. Thane city will observe a total lockdown between July 2 and 11 to contain the coronavirus outbreak, the municipal commissioner had said in his order issued on Tuesday. Non-essential services will not operate during this period, and nor would movement of vehicles for proposes other than medical and essential travel be allowed, the order said. Movement of all essential goods as well as perishable items will be allowed during this period, it added. In neighbouring Mira Bhayandar, the civic authorities re-imposed total lockdown, including closing of shops dealing in essential items, between July 1-10 to contain the outbreak. NMMC commissioner A B Misal announced complete lockdown in Navi Mumbai from July 3 to 12, while Ulhasnagar civic chief Raja Dayanidhi said it will be implemented between July 2 and 12 in its areas.
