External Affairs Minister <keyword id="491850" type="PERSON" weightage="20" keywordseo="S-Jaishankar">S Jaishankar</keyword> on Tuesday held talks with US Secretary of State <keyword id="3109665" type="PERSON" weightage="20" keywordseo="Mike-Pompeo">Mike Pompeo</keyword> in Tokyo, focusing on various aspects of bilateral ties and ways to ensure stability in the Indo-Pacific region. Jaishankar and Pompeo are in the Japanese capital to attend a ministerial meeting of the Quad or Quadrilateral coalition comprising India, the US, Australia and Japan. "Began my Tokyo visit with a bilateral meeting with @SecPompeo. Pleased to see the progress of our partnership in so many fields. Will work together for stability and prosperity in the Indo-Pacific," Jaishankar tweeted. It is learnt that Jaishankar and Pompeo also deliberated on overall ties including evolving security scenario around India. In November 2017, the four countries gave shape to the long-pending proposal of setting up the "Quad" to develop a new strategy to keep the critical sea routes in the Indo-Pacific free of any influence. The first meeting of foreign ministers of the four countries under the 'Quad' framework had taken place in New York in September 2019. The second ministerial meeting of the Quadrilateral coalition on Tuesday is expected to collectively affirm the importance of a free, open and inclusive Indo-Pacific in the backdrop of growing Chinese assertiveness in the region. During his two-day visit to Tokyo, Jaishankar will also hold talks with his Japanese counterpart Toshimitsu Motegi and Australian Foreign Minister Marise Payne India is also expanding bilateral cooperation with Japan, the US and Australia in the Indo-Pacific region. The US has been pushing for a greater role for India in the Indo-Pacific which is seen by many countries as an effort to contain China's growing clout in the region. Jaishankar holds talks with US Secretary of State Mike Pompeo amid QUAD meeting in Tokyo

PM Modi invites US CEOs to take a 'byte' out of India's growing technology sector

<ul class="summary-list"><li>Erika Brown is a real estate investor who made six figures in passive income in a year.</li><li>She left her 9-5 to pursue real estate and now she has more flexibility over her schedule. </li></ul>This as-told-to essay is based on a conversation with Erika Brown, a real estate investor from the greater Atlanta, Georgia, area. It's been edited for length and clarity.I'm a self-made real estate investor who trains Black and Brown folks, especially women, to invest in real estate to build passive income and close the racial wealth gap. I work with about 15 to 25 students each month, offering group coaching and one-on-one sessions.My life isn't the norm — it's super-unconventional. I live in a low-income neighborhood on purpose because I wanted to be part of uplifting that community and be able to provide jobs and houses to the people living in that neighborhood. I also homeschool my three boys. <h2>I didn't aspire to be an entrepreneur</h2>I had fully intended on staying in my corporate job until I retired, leading one of Atlanta's top sales teams. But flexibility was scarce, and despite getting my tasks done early most days, I had to sit in the office until the day was done. I began wanting more of a challenge. I started dreaming of what I wanted my life to look like. I pictured a life where I didn't dread Mondays — "Sunday scaries" wasn't a thing for me. I wanted to decide where to work, live, and travel and to have new experiences with my kids.Through my corporate job and speaking with executive clients, I learned that many higher-ups owned real estate. It seemed like a viable path to start building wealth, and I began working on it part-time on it for a bit.<h2>Then I took the leap</h2>I got my real estate license and bought my first property with a $3,000 loan from a family member. Now, I own nearly 40 multi-family properties in the greater Atlanta area. These include a couple of duplexes, one quad-plex, an apartment complex with 20 units, and over 10 single-family units. My properties are primarily located in Atlanta, Georgia, but I also own one in Dallas, Texas. I made $221,000 in passive income from real estate in 2021. Today, especially compared to my corporate job, I feel like I own my entire schedule. I'm more able to focus on my <a href="https://www.businessinsider.com/how-to-find-zone-of-genius-good-at-fulfills-you-at-work">zone of genius</a> and work on projects that truly bring me joy.Here are some things I learned along the way to getting here.<h2>Acquiring that first property was difficult</h2>The first challenge for me was finding the money to get started. My husband and I had just a couple months of savings when I purchased my first investment property. Because I thought that the only way to finance a home was with a 20% down payment, I ended up needing to cash out my 401(k) from my former employer. Despite needing to pay the penalty fee and taxes, I was able to make that money back in a year.During the first couple of investing years, I worked, saved up a bunch of money, and purchased just one property at a time. It was challenging. The market continuously climbed, outpacing my savings. It wasn't until I had about five to six properties that I felt like we were making enough money to sustain growth. I'm now at 38 units. <h2>Real estate is not without risks. The two biggest: money and time</h2>If you think you only have one way to come up with financing, I'd recommend talking to a financial advisor to see if there are options that you don't know about yet. My own story is an example: If I were purchasing my first investment home now, I wouldn't cash out my 401(k) because I now know there are other ways you can finance properties.Time is a concern for many, especially because passive income is supposed to be passive. The reality is that many forms of passive income do take time and effort to establish on the front end. If you're feeling like you don't have enough time to give to real estate, really think through the next 5 to 10 years. Ask yourself what your life will look like in a decade if you don't invest, and what it could look like if you do. Often it's worth sacrificing a short amount of time so you can achieve your long-term goals and get your time back later.<h2>Ask lots of questions and learn from mentors along the way</h2>During my early investments, I called a former client who had a strong real estate portfolio. I asked him how he was able to buy properties so quickly when I was barely keeping up with my capital needs. He explained the "<a href="https://www.businessinsider.com/real-estate-investing-brrrr-strategy-risks-downsides-fail-method-explain-2021-12">BRRRR strategy</a>" — buy, rehab, rent, refinance, and repeat. That five-minute phone call was a game-changer. After that conversation, he connected me with a commercial lender who helped me get a commercial line of credit and made it more feasible for me to make new investments. In the next year, I was able to purchase seven properties. That client quickly became one of my most trusted advisors.<h2>Managing a renovation is all about complex scheduling</h2>The first time I decided to do a BRRRR deal, I ended up with a <a href="https://www.erikab.co/blog/how-one-mistake-cost-me-nearly-10000" target="_blank" rel="noopener">$9,000 loss</a>. In the process of renovating the house, I acted as general contractor for the first time, and I didn't ask the right questions. To be successful, you have to make sure jobs are completed in the correct order and that supplies arrive accordingly. Unfortunately, I made scheduling mistakes. The electricians ended up having to rewire the entire house after the new walls were up, poking holes in the drywall. I did not budget a contingency, which resulted in a loss.<h2>Be resourceful</h2>I've realized I may not always have the money to buy something, so I may need to improve what I already have. That requires looking around and seeing who's doing what in my community. I've traded and bartered to be able to meet my needs, which has served me very well throughout my career, especially being self-taught and not having a lot of knowledge in the beginning.Identify what you can delegate to others. For example, if you don't have general contracting experience, it'd be best to hire someone who has the necessary skills and knowledge to get the job done correctly. In the end, you'll end up saving money and time.Being resourceful in real estate also often means finding people who can teach you valuable lessons. I've learned a lot from other people — people who are just starting their investment portfolios, and those who have decades of success — by just asking them questions.

In response, India asked them to off the issue <a href="https://www.ndtv.com/india-news/indias-counter-to-xi-jinpings-kashmir-remark-its-an-internal-matter-2114288">saying</a>, "India's position has been consistent and clear that Jammu and Kashmir is an integral part of India. China is well aware of our position. It is not for other countries to comment on the internal affairs of India." China also criticised India’s <a href="https://www.ndtv.com/india-news/xi-jinping-india-china-informal-summit-border-terror-on-agenda-at-pm-modi-xi-meet-today-2115002">decision to scrap</a> special status to Jammu and Kashmir and bifurcate it into two union territories, at the UN General Assembly last month in New York. India’s decision on allowing Chinese company Huawei in its 5G rollout India <a href="https://economictimes.indiatimes.com/industry/telecom/telecom-news/5g-spectrum-auction-by-year-end-or-early-2020-ravi-shankar-prasad/articleshow/71117477.cms">plans to auction 5G airwaves</a> this year but it remains undecided on<a href="https://www.ndtv.com/india-news/hopeful-india-will-make-independent-decision-on-5g-huawei-2114887"> whether or not to allow Chinese company Huawei </a>to compete. As China and the US are in the throes of a trade war, the latter has been arm twisting countries into<a href="https://www.vox.com/technology/2018/12/11/18134440/huawei-executive-order-entity-list-china-trump"> banning Huawei</a> from 5G roll-outs because of allegations of spying. And, there is a huge divide — <a href="https://www.livemint.com/companies/news/huawei-says-banning-company-will-delay-india-s-5g-rollout-by-2-3-years-1567500859756.html">Australia and Japan have barred</a> Huawei while Russia, Turkey, and Saudi Arabia refused to. Both these countries seek an ally in India, as it holds a big bargaining chip. It is the <a href="https://www.livemint.com/companies/news/huawei-says-banning-company-will-delay-india-s-5g-rollout-by-2-3-years-1567500859756.html">world’s second largest mobile services market. </a> For both US and China, India’s decision on the matter is key, and it has not spilled the beans on this topic. China’s stance on India’s inclusion in the UN Security Council Even after warm affirmations from the UK, France and Russia over India’s candidature for a permanent seat in the UN Security Council,<a href="https://www.thehindu.com/news/national/indias-campaign-for-permanent-seat-at-unsc-slowing-down/article29161642.ece"> China’s stance remains lukewarm. </a>India<a href="https://www.thehindu.com/news/national/unsc-non-permanent-seat-indias-candidature-endorsed-by-55-countries-including-pakistan/article28142769.ece"> has been elected as a non-permanent member in the UNSC</a> a record seven times, and has been seeking a permanent seat, along with Germany, Japan and Brazil. It also does not help that China <a href="https://economictimes.indiatimes.com/news/defence/after-chinas-masood-azhar-block-unsc-vote-under-consideration/articleshow/68418293.cms?from=mdr">blocked</a> the proposal to designate Jaish-e-Mohammad (JeM) chief Masood Azhar a global terrorist for almost 10 years back, before finally lifting the hold earlier this year. Azhar was <a href="https://www.indiatoday.in/india/story/masood-azhar-hafiz-saeed-dawood-declared-terrorists-under-new-uapa-law-1595463-2019-09-04">involved in planning several terrorist attacks</a> against India, including the 2019 Pulwama attacks. China presiding over FATF and protecting Pakistan China was one of the countries which was<a href="https://economictimes.indiatimes.com/news/defence/china-turkey-malaysia-bail-out-pakistan-at-fatf-meet/articleshow/69899220.cms?from=mdr"> protecting Pakistan</a> from being blacklisted by the Financial Action Task Force (FATF). Malaysia and Turkey were the other countries which had come to its aid. China <a href="https://www.fatf-gafi.org/about/fatfpresidency/">presides over the international anti-money laundering body</a> which assesses a country’s efforts to combat terrorist funding. Pakistan <a href="https://www.indiatoday.in/india/story/masood-azhar-hafiz-saeed-dawood-declared-terrorists-under-new-uapa-law-1595463-2019-09-04">was finally placed on the FATF</a> blacklist in August this year. China seeing the Quad as a threat The Quadrilateral Security Dialogue (or simply, the Quad), comprising India, Japan, the US and Australia is a strategic partnership to counter the spread of China’s influence in the Indo-Pacific region. Beijing was <a href="https://www.news18.com/news/india/five-reasons-why-china-is-worried-about-the-quad-coalition-1575397.html">expectedly unhappy and has been protesting </a>within diplomatic circles, especially after they carried out joint military exercises. China also <a href="https://www.scmp.com/news/china/diplomacy/article/2167457/japan-and-vietnam-join-hands-over-disputed-south-china-sea">has a long-standing feud with Japan</a> over islands in the South China Sea, besides the border issue in India’s northeast. Despite Australia’s reservations on upsetting China, their growing proximity with New Delhi signals that China should <a href="https://www.livemint.com/Opinion/vzKYXmhiLn1HVL6nDf4r4K/India-and-the-Quad-countries.html">beware of this small but steadily brewing partnership.</a> If even one of these many long pending issues are sorted,<a href="https://www.businessinsider.in/international/news/list-of-monuments-chinese-president-xi-jingping-is-going-to-visit-in-india/articleshow/71521441.cms"> the meeting between the two leaders could be as historic as the city they are meeting at.</a> See also:

The Surat-based company kicked off its public offering today, and the issue will remain open for subscription till March 16. It plans to use the funds to repay its debt partly. As of September, the company had a total debt of ₹814.48 crore, and it plans to repay at least ₹556.20 crore in debt. The company has fixed a price band of ₹553-555 a share for its initial public offering (IPO). Half of the issue is reserved for qualified institutional buyers, 35% for retail investors and 15% for non-institutional bidders. Anupam Rasayan commenced operations in 1984 with conventional products, and now it makes speciality chemicals that involve multi-step synthesis and complex chemistries. Anupam Rasayan's business has two verticals — life science related to speciality chemicals and other speciality chemicals. The life science-related speciality chemicals are used in agrochemicals, personal care, and pharmaceutical sectors, whereas the other is used for pigment, dyes, polymer additives, etc. The aggressively priced IPO has received mixed recommendations from investment experts. It further added that considering capacity utilisation of 75% in the first nine months of FY21 and likely interest cost savings from debt repayment from IPO proceeds, we believe its earnings can potentially grow 35-40% compound annual growth rate over FY20-23. Despite factoring this, the stock would trade at over 40 times of FY23 earnings, which is expensive compared with its quality peers like SRF and PI Industries. Strong and long-term relationships with diversified customers According to HDFC Securities, the company has developed strong and long-term relationships with various multinational corporations that have helped to expand its product offerings, processes and geographic reach. “Its customers are typically engaged in various industries, including agrochemicals, personal care, pharmaceuticals, specialty pigments and dyes, and polymer additives, and spread across various geographies, which helps it mitigate risks resulting from customer, industry and geographic concentration,” it added. The company has established relationships with various multinational corporations, such as Syngenta Asia Pacific, Sumitomo Chemical Company Limited and UPL Limited, across Europe, Japan, the United States and India. Consistent track record of financial performance The company has demonstrated consistent growth in terms of revenues and profitability. The revenue from operations has increased at a CAGR of 24.29% from ₹349.18 crore in FY2018 to ₹539.38 crore in FY2020. On the other hand, Angel Broking believes the company has significant indebtedness, and an inability to comply with repayment could adversely affect the business. It further added that the company is experiencing insufficient cash flows to meet required payments on debt and working capital requirements, which could have an impact on operations.
