Silver rate today (20th June 2024): Silver rates in major Indian cities

New Delhi [India], May 23 (ANI): Once notorious for oversupply and all-round market disarray, Delhi-NCR's real estate sector is witnessing a reversal of winds as the unsold inventory in the region has declined by a massive 57 per cent in the last five years, the latest report by real estate consultant Anarock Group observed. The report added the unsold real stock in the national capital region declined from approx. 2 lakh units at Q1 2018-end to approx. 86,420 units by Q1 2024-end. In the same period, the main southern cities saw their unsold stock decline from approx. 1.96 lakh units in Q1 2018 to over 1.76 lakh units in Q1 2024. Gurgaon holds the highest stock with approximately 33,326 units, marking a 37 per cent decrease. Greater Noida follows with about 18,668 units, having reduced its stock by 70 per cent. Ghaziabad's inventory declined dramatically by 70 per cent to around 11,011 units. Noida saw a 71 per cent decrease, with approximately 7,451 unsold units remaining. Combined, Delhi, Faridabad, and Bhiwadi have about 15,964 unsold units, a 31 per cent reduction since 2018, as per the report. It further observes the top Southern markets Bengaluru, Hyderabad, and Chennai saw their collective unsold stock shrink by 11 per cent in this period. MMR and Pune in the West saw their cumulative unsold stock reduced by 8 per cent. In the East, Kolkata saw its unsold inventory decline by an impressive 41 per cent in the period. Citing the reason behind the low decline of unsold inventory, the real estate consultant added that there have been massive new property launches in Hyderabad, most notably over the last two years. The city saw its housing stock almost quadrupled in the last 5 years. Bengaluru saw unsold inventory decline by 50 per cent in this period. In the West, MMR and Pune saw unsold stock decline by 8 per cent in the last five years - from approx. 3.13 lakh units in Q1 2018 to approx. 2.90 lakh units in Q1 2024, the report added.

A 45-year-old clinical researcher has reportedly lost ₹2.1 crore over the span of a month. According to a<a href="https://indianexpress.com/article/cities/pune/pune-researcher-loses-rs-2-1-crore-to-cyber-fraud-9090110/"> report</a> by The Indian Express, the victim fell prey to a fake <keyword id="903234" type="General" weightage="20" keywordseo="investment-scam" source="Orion">investment scam</keyword>, where the scammers used the name of a well-known US-based venture capital fund to deceive the victim. In November 2023, the victim came across an advertisement on a social media platform. The platform offered online tutorials for share market investment and promised to help the victim build a good investment portfolio. When he clicked the ad, the victim was redirected to a WhatsApp group, which he joined. The admins of the group then shared online tutorials and guides for investment. The members were also encouraged to join the company’s platform for investment. The victim was then directed to download an application on their phone and then asked to make large investments on the application. Over the next few weeks, the victim reportedly transferred ₹2.15 crore to the platform to make investments. This includes money received from sale of property and loans worth ₹70 lakh taken for investments. The victim was then reportedly asked to invest an additional ₹4.33 crore in an initial public offering (IPO) of an oil company. When the victim was unable to do so, he was informed that his initial investment had been frozen. The victim then tried to call the numbers that he had communicated with on WhatsApp, but was unable to do so. Upon further investigation, he found that the platform had no connection to the venture capital fund. Upon realising this, the victim approached the police, who found the fraudsters had created fake social media profiles to scam the victim. Pune man loses ₹2 crore to fake investment scam – what it is and how to protect yourself

Sales stood at 74,320 units in the year-ago period across primary (fresh sales) residential markets of the top eight cities. The housing brokerage firm on Wednesday released its Real Insight Residential - April-June 2023 report, stating that housing sales rose in three cities Mumbai, Pune and Ahmedabad but declined in other five major cities -- Delhi-NCR, Bengaluru, Hyderabad, Chennai and Kolkata. "India's top eight residential markets continue on a growth path. The RBI's decision to pause the hike in the key lending rate helped in sustaining strong positive sentiments for buying residential properties," Vikas Wadhawan, group CFO of REA India, said. PropTiger, Housing.com and Makaan.com platforms are owned by REA India, which is part of Australian firm REA, and News Corp. "The driving factors behind the uptick in housing sales over the last two years are pent-up demand from the COVID-affected period, growing appetite for home ownership, revival in the economy post-pandemic, and the evolving need for more spacious homes," he said. As per the data, housing sales in Ahmedabad increased 17 per cent to 8,450 units during the April-June period to 7,240 units in the year-ago period. Bengaluru saw a 19 per cent decline in sales to 6,790 units from 8,350 units while Chennai witnessed a 5 per cent fall to 3,050 units from 3,210 units. Hyderabad leads spike in luxury home prices – top 7 cities see 24% price rise in five years

"In these five years, only 2020 saw average flat sizes in MMR see an annual rise of 21% against 2019. Since 2020, homes in the region are shrinking,” said Anuj Puri, chairman, Anarock Group. However, this is an outlier. When it comes to the highest average flat size, Hyderabad tops the list with about 2,200 sq. ft. in Q1 2023, followed by NCR. “Before Covid-19, apartment sizes were shrinking annually to meet the demand for compact homes prevalent then," said Puri. "The central concerns were affordability and millennials’ preference for low-maintenance homes. 2020 saw an abrupt reversal of buyer preferences. With a sudden emphasis on the WFH and study-from-home culture, flat sizes began increasing for the first time in four years.” On a yearly basis, the average flat sizes in the top seven cities in Q1 2023 rose 5% – to about 1,225 sq. ft. from about 1,170 sq. ft. in Q1 2022. MMR and Chennai were the exceptions as they saw a 6% and 5% decrease, respectively, in average flat sizes during the period. “A perception among developers that there is currently sufficient existing supply of larger format homes may be a factor,” said Anarock, explaining the decrease in MMR as well as Chennai. “Also, while MMR is hyper-expensive, Chennai is a very cost-sensitive market. A serological survey is done to detect the presence of specific antibodies, and is used to assess the prevalence of a disease in the population. Data from the Pune sero survey was released on Monday. The survey had 1,664 respondents (all above 18 years) from the citys five wards whose population is 3.66 lakh. The survey was conducted by the Indian Institute of Science Education and Research (IISER) in collaboration with Pune Municipal Corporation, Savitribai Phule Pune University, Translational Health Science and Technology Institute at Faridabad, and Christian Medical College, Vellore. He said blood samples were collected from 1,664 people who were either asymptomatic or symptomatic but undetected (not tested) from areas like Yerwada, Kasba Peth, Rasta Peth, Lohiya Nagar (Kasewadi) and Navipeth (Parvati) which are high-incidence wards of the Pune Municipal Corporation. Blood samples were collected between July 20 and August 5. The survey also indicated a higher prevalence of sero-positivity in users of shared toilets (62.3 per cent) compared to users of independent toilets (45.3 per cent). "We found the presence of IgG antibodies against SARS-CoV-2. This indicates past infection but does not necessarily suggest immunity from subsequent infection," he said. Officials said while ₹ 26,000 crore is the upfront payment on the delivery of the trains, ₹ 32,000 crore will be paid to the winning bidder over a period of 35 years for the maintenance of these trains. Till now, the railways has awarded contracts for manufacture of 102 Vande Bharat trains which are all chair car. The Vande Bharat trains are expected to be a big upgrade from the premium Rajdhani Express service. The sleeper class-version of these trains will be run on the routes to cover overnight rail journey like New Delhi-Patna, New Delhi-Lucknow and others. The average ticket size (ATS) for UPI P2P transactions was ₹2,425 and for UPI P2M transactions it was ₹820 as of June 2022, the report said. As of June 2022, the top credit-card issuing banks were HDFC Bank, SBI, ICICI Bank, Axis Bank and RBL Bank while the top debit-card issuing banks were SBI, BOB, Union Bank, <keyword id="62034" type="General" weightage="50" keywordseo="punjab-national-bank" source="Orion">Punjab National Bank</keyword> and Canara Bank. Credit cards volume and value stood at 688.65 million and ₹3.28 trillion respectively. “Even though credit card volume at POS and e-commerce are nearly equal, the value of e-commerce transactions is higher as compared with the value of transactions at POS. This is in line with the general trend of transactions of high-ticket items moving from the physical to the digital space,” Worldline said. In terms of value, consumers transacted ₹1,226.29 billion at POS terminals and ₹2,053.66 billion at e-commerce through credit cards in the second quarter. In Q2 2022, debit card transactions volume and value stood at 973.12 million and ₹1.91 trillion respectively. Prepaid cards transaction volume and value was 412.29 million and ₹206.36 billion respectively. When it comes to mobile payments, the number of transactions through mobile wallets was 1.52 billion and the value was ₹574.64 billion. Transactions through wallets are growing steadily recording a 38% increase in volume and 27% in value when compared to Q2 2021, revealed Worldline data. National Electronic Toll Collection (NETC) processed about 829 million transactions worth ₹129 billion. As of March 2022, about 52.9 million NETC FASTags have been issued since the inception of the NETC program. Aadhaar-Enabled Payment Service transactions recorded a substantial volume of over 679 million transactions, registering about 38% growth over Q2 2021. UPI is India’s favourite payment mode with transactions worth ₹30.4 trillion in April-June, says report

<ul><li>A total of 57 malls across the top eight cities in <keyword id="3658" type="General" weightage="100" keywordseo="india" source="Orion">India</keyword> lie largely unused. </li><li>The highest number of ghost malls are in <keyword id="66" type="General" weightage="50" keywordseo="delhi" source="Orion">Delhi</keyword> <keyword id="53426" type="General" weightage="50" keywordseo="ncr" source="Orion">NCR</keyword>, <keyword id="2094" type="General" weightage="80" keywordseo="pune" source="Orion">Pune</keyword> and <keyword id="6354552" type="General" weightage="50" keywordseo="hyderabad" source="Orion">Hyderabad</keyword>. </li><li>Apart from the ghost malls, the overall mall health has improved post pandemic with their numbers increasing from 255 in 2018 to 271 currently. </li><li>Organised retail sale volumes expected to reach $136 billion by FY28. </li></ul>A total of 57 malls, or 21% malls, across the top eight cities in India are in a dilapidated state and have resulted in a loss of over $524 million, according to <keyword id="151748" type="General" weightage="50" keywordseo="knight-frank-india" source="Orion">Knight Frank India</keyword>’s latest report ‘Think India, Think Retail 2022’. If a mall has a vacancy of more than 40%, it’s defined as a ‘ghost mall’. The highest number of ghost malls are in Delhi NCR , followed by Pune and Hyderabad. Lack of due diligence, mall shortcomings such as size and ownership patterns, design issues, faulty layouts with dark alleys, lack of customer walk flow management, low occupancy and lack of anchor tenants — have all contributed to the creation of these ghost malls. “All attempts to breathe life into these assets and attract a good retailer mix and footfalls have been unsuccessful. As a result, the revenue generation potential of such malls is far below the expected threshold,” the report said. In some cases, termination notices have been served to shut down a few large format stores which comprised an entire mall. Discontinuation of operations, demolition of shops inside the mall premises and auctioning of the mall property due to non payment of dues to the local mall authority are also underway, said the Knight Frank report. The report also has a few suggestions for utilising these ghost malls. “The vacant spaces of ghost malls can be used for thrift stores, food and clothing banks, exhibition, presentation and event spaces. <keyword id="153014" type="General" weightage="50" keywordseo="daycare" source="Orion">Daycare</keyword>, elder care, pet care and even elementary and secondary schools can be opened. Workforce training centres and human development centres for government services can also spring up in ghost malls,” said <keyword id="1417134" type="General" weightage="50" keywordseo="shishir-baijal" source="Orion">Shishir Baijal</keyword>, chairman and MD of Knight Frank India at the unveiling of the report. Leasing out empty spaces for long-term commercial use to local businesses that cannot afford high rents in prime office business parks or popular business districts can also be done, the report suggested. Demolition of the existing structure and sale of land to minimise the losses was another suggestion that was put forth. Malls witnessing growth despite rise of e-commerce The report also stated that excluding the ghost malls, the overall mall health has improved post pandemic. There were 255 malls in 2018 but it has risen to 271 now — adding over 15 million sq feet. Despite the rise of e-commerce, India’s physical stores still account for 95% of retail business, the report claimed. The retail industry will continue to account for 10% of India's GDP for the next five financial years. The organised retail sales grew at a CAGR of 24% between FY 2017- 22. The organised retail sector in India, despite taking a hit during the pandemic, is still growing. Post Covid, the recovery in operational metrics of malls has been healthy, with consumption in January-June 2022 growing 20-25% from the same period in FY2020, the report said. “With this large-scale pent-up demand, shopping centre development has seen a new rigour after being at a standstill for almost 2 years. In the next 12 months, we expect an addition of 8-9 mn sq ft of mall space.This is not just limited to the tier 1 markets. Tier 2 and 3 cities are also ready to support mid to large scale mall developments,” Rajneesh Mahajan, CEO of Inorbit Malls said. As per <keyword id="913436" type="General" weightage="50" keywordseo="knight-frank-research" source="Orion">Knight Frank Research</keyword>, organised retail sales volume is estimated to grow at a CAGR of 17%, from $52 billion in FY22 to $136 billion by FY28. New Delhi, Mumbai and Bangalore have the maximum number of malls, with Hyderabad performing the best in maximum occupancy in Grade A or premium malls. India’s ghost malls have caused a loss of $524 million: Knight Frank

Samples collected from a man with suspected symptoms of <keyword id="7616951" type="General" weightage="100" keywordseo="monkeypox" source="Orion">Monkeypox</keyword> were sent to the <keyword id="6375751" type="General" weightage="50" keywordseo="national-institute-of-virology" source="Orion">National Institute of Virology</keyword> (<keyword id="50971" type="General" weightage="80" keywordseo="niv" source="Orion">NIV</keyword>) <keyword id="2094" type="General" weightage="50" keywordseo="pune" source="Orion">Pune</keyword> on Monday. Five types of samples of the 40-year-old man currently in isolation at <keyword id="177659" type="General" weightage="50" keywordseo="fever-hospital" source="Orion">Fever Hospital</keyword> in <keyword id="6354552" type="General" weightage="50" keywordseo="hyderabad" source="Orion">Hyderabad</keyword> were collected and sent to the lab. The samples include swab from throat, blood, urine, from lesions on skin. According to Fever Hospital superintendent <keyword id="14548303" type="General" weightage="20" keywordseo="dr-k-shankar" source="Orion">Dr K. Shankar</keyword>, the results are likely to be available by Tuesday evening He termed the condition of the man as stable. According to him, the patient is restless and has a running fever. "The lesions on his neck, hands and chest are like lesions from Monkeypox. It may also be chickenpox," Dr Shankar said. The samples were collected after the man was shifted from his home town Kamareddy to Hyderabad on Sunday evening. According to officials he arrived in Kamareddy from Kuwait on July 6. He developed fever on July 20 and later when there were rashes on the body, he approached a private hospital in the town. Suspecting it to be a case of Monkeypox, doctors referred him to Kamareddy District Hospital and from there he was sent in an ambulance to Hyderabad on Sunday. Director of Public Health Dr G. Srinivasa Rao said the man's six close contacts were also identified. Though they have no symptoms, the authorities kept them in isolation as a precautionary measure. The health department is also trying to trace those who came into contact with them during the last few days. The director of public health said that people need not panic over Monkeypox as it is not a fatal disease. He said health minister Harish Rao was monitoring the situation and giving them directions. "We are taking all necessary measures," he said. This is the first suspected case of Monkeypox in Telangana. Neighbouring Andhra Pradesh had reported the first suspected case on July 17. A two-year-old child, who had gone to Dubai with family, was found with skin rashes on return. However, the samples sent to NIV, Pune tested negative for Monkeypox. Telangana's health department is also requesting Gandhi Hospital in Hyderabad to test the samples from the suspected Monkeypox case. The RT-PCR test would be conducted at the government hospital and if the result is positive, the samples will be sent to NIV, Pune for confirmation. However, the samples from the first suspected case were directly sent to NIV. Fever Hospital in Hyderabad recently set up two isolation wards for Monkeypox cases. One isolation ward each was opened for male and female patients. Superintendent of the hospital said they have arranged for 36 beds and the requisite staff, equipment and medicines. Fever Hospital, as the Sir Ronald Ross Institute for Tropical and Communicable Diseases is popularly known, has been declared a nodal centre for treatment of suspected Monkeypox cases. On Sunday, the first suspected case was admitted. The Fever Hospital had also handled the first few suspected cases of Covid-19 in March, 2020.
