Piramal Realty inks deal with Jio-bp to install EV charging stations at its properties

Billionaire investor <keyword id="6411578" type="PERSON" weightage="40" keywordseo="Ajay-Piramal">Ajay Piramal</keyword> has sold his stake in <keyword id="120748" type="CITY" weightage="40" keywordseo="British-Telecom">British telecom</keyword> giant <keyword id="359325" type="COMPANY" weightage="80" keywordseo="Vodafone-Plc">Vodafone Plc</keyword>, reaping a windfall of 50% return in just two years. 
 The <keyword id="6400918" type="COMPANY" weightage="80" keywordseo="Piramal-group">Piramal group</keyword> flagship <keyword id="6397591" type="PERSON" weightage="80" keywordseo="Piramal-Enterprises">Piramal Enterprises</keyword> has sold its 11% stake to Vodafone for Rs 8900 crore. The flagship company picked up 11% stake in two tranches, in August 2011 and February 2012, paying a total of Rs 5864 crore or Rs 1290 per share. 
 "The equity purchase in Vodafone was consistent with our objective of making <keyword id="6362476" type="ORGANIZATION" weightage="40" keywordseo="investments">investments</keyword> that offer opportunity to generate attractive long-term return on equity, says Ajay Piramal. "I am glad to say that we have delivered against our targeted returns with this investment," he adds. 
 The Piramal Group had earlier anticipated it would exit through an initial public offer of <keyword id="6354923" type="COMPANY" weightage="40" keywordseo="Vodafone-India">Vodafone India</keyword> shares. The Piramal Group had always maintained Vodafone for it was a financial parking of resources from its deal with Abbott. In September 2010, the group sold its profit making India pharmaceutical business putting around Rs 10,000 crore in its coffers, net of tax and debt repayment requirements. 
 
The group announced it was looking to enter new businesses, but meanwhile the cash lay idle. 
 
Piramal had then said that the investment in Vodafone was to buy time till current research activities, including drug discovery business developed.

Mumbai, The <keyword id="6354335" type="COMPANY" weightage="20" keywordseo="reserve-bank-of-india">Reserve Bank of India</keyword> (RBI) has approved the takeover of <keyword id="533676" type="DOMAIN" weightage="20" keywordseo="Dewan-Housing-Finance-Corporation-Ltd">Dewan Housing Finance Corporation Ltd</keyword> (<keyword id="127124" type="COMPANY" weightage="20" keywordseo="DHFL">DHFL</keyword>) by <keyword id="100407" type="DOMAIN" weightage="20" keywordseo="Piramal">Piramal</keyword> Group. The development comes just a month after the Committee of Creditors (CoC) of DHFL voted in favour of Piramal's bid with 94 per cent votes and approved its resolution plan. "We understand that the RBI has approved the DHFL resolution plan from Piramal Capital and Housing Finance, submitted by the CoC," said a statement by Piramal Group. Now, the proposed takeover requires the approval of the National Company Law Tribunal. The other major contender for the debt-ridden NBFC was US-based <keyword id="216100" type="COMPANY" weightage="20" keywordseo="Oaktree-Capital">Oaktree Capital</keyword> which secured around 45 per cent of the votes from the lenders in the voting process last month. The total offer of Piramal was ₹37,250 crore, compared to ₹38,400 crore offered by Oaktree. However, Piramal had offered higher upfront cash payment. The total dues of DHFL stand at around ₹90,000 crore. Piramal, in its bid, has offered an additional amount in the resolution process to fixed deposit holders, over and above what the CoC offers them through the IBC resolution. RBI approves takeover of DHFL by Piramal Group

US investment bank <a href="http://www.businessinsider.in/searchresult.cms?query=Goldman+Sachs+">Goldman Sachs</a> is going to invest $150 million (Rs 900 crore) for a minority stake in <keyword id="620925" type="PERSON" weightage="80" keywordseo="Piramal-Realty">Piramal Realty</keyword>, a <a href="http://www.businessinsider.in/searchresult.cms?query=real+estate+development+">real estate development</a> arm of the <keyword id="6400918" type="COMPANY" weightage="80" keywordseo="Piramal-group">Piramal Group</keyword>. 
 
The money generated will be used to expand Piramal Realty's current real estate portfolio and to buy properties in and around Mumbai, reported the Economic Times. 
 <keyword id="6361649" type="CITY" weightage="80" keywordseo="Goldman-Sachs">Goldman Sachs</keyword> has helped develop some of the world's finest buildings, such as 15 Central Park West in <a href="http://www.businessinsider.in/searchresult.cms?query=New+York+">New York</a> and 16 Colleyers Quay in <a href="http://www.businessinsider.in/searchresult.cms?query=Singapore">Singapore</a>. It is one of the leading investors in real estate sector in the world. 
 “Its (Goldman Sachs) experience and expertise will further inspire us to build world-class developments in India and achieve the highest standards of design, technology, quality, execution and customer service," <keyword id="192487" type="PERSON" weightage="60" keywordseo="Anand-Piramal">Anand Piramal</keyword>, executive director at Piramal Group, said in a statement on Monday. 
 
The real estate firm will also launch a buy back guarantee scheme called 'Piramal Assurance' under which it will offer to buy back any residential unit from a customer at a 5% discount to the market value until possession should a buyer not be satisfied. 
 
"For most customers, buying a home is their single largest and most important investment. Our 'Assurance' will reduce the financial risk of purchase and provide peace of mind for customers, who will know that their <a href="http://www.businessinsider.in/searchresult.cms?query=investment+">investment</a> is safe and liquid," said Piramal. 
 Ankur Sahu, co-head of <keyword id="34499" type="POSITION" weightage="60" keywordseo="private-equity">private equity</keyword> at Goldman Sachs in Asia has confirmed the development, saying the bank is excited to work with the Piramal Group. 
 
"This investment is consistent with our ongoing strategy of partnering with India's leading entrepreneurs to invest in sectors critical to the country's development. The government's focus on simplifying regulation and boosting economic growth will kick start investment and consumption," Sahu said. 
 Last month, private equity giant <keyword id="6402698" type="COMPANY" weightage="80" keywordseo="Warburg-Pincus">Warburg Pincus</keyword> had picked up a minority stake in Piramal Realty for Rs 1,800 crore.

Goldman Sachs to invest Rs 900 crore for a minority stake in Piramal Realty

New Delhi, <keyword id="6400918" type="COMPANY" weightage="20" keywordseo="Piramal-group">Piramal Group</keyword> has won the bid to take over <keyword id="533676" type="DOMAIN" weightage="20" keywordseo="Dewan-Housing-Finance-Corporation-Ltd">Dewan Housing Finance Corporation Ltd</keyword> (<keyword id="127124" type="COMPANY" weightage="20" keywordseo="DHFL">DHFL</keyword>), sources said. <keyword id="100407" type="DOMAIN" weightage="20" keywordseo="Piramal">Piramal</keyword> received 94% of the votes from the <keyword id="4911816" type="COMPANY" weightage="20" keywordseo="Committee-of-Creditors">Committee of Creditors</keyword> (CoC), said people in the know. The minimum requirement for winning a bid is 66% votes. The other major contender, US-based <keyword id="216100" type="COMPANY" weightage="20" keywordseo="Oaktree-Capital">Oaktree Capital</keyword> secured around 45% of the votes. The total offer of Piramal was ₹37,250 crore, compared to ₹38,400 crore offered by Oaktree. However, Piramal had offered a higher upfront cash payment. Piramal wins the race to acquire DHFL — lenders approve ₹37,250 crore bid

COVID-19: Piramal Group commits Rs 25 cr donation to PM fund

(Eds: Adding details) New Delhi, Jun 27 () The US-based global investment firm Carlyle Group Inc will buy 20 per cent stake in Piramal Pharma for around USD 490 million (over Rs 3,700 crore), a statement said on Saturday. The capital raise will accelerate Piramal Pharma's organic and inorganic growth plans, the Ajay Piramal-led Piramal Enterprises and Carlyle Group said in the joint statement. "... CA Clover Intermediate II Investments, an affiliated entity of CAP V Mauritius Ltd, an investment fund managed and advised by affiliated entities of The Carlyle Group Inc has agreed to invest fresh equity capital for a 20 per cent stake in Piramal Pharma Ltd...," it said. The transaction values the pharma business at an enterprise value (EV) of USD 2.775 billion (over Rs 20,980 crore), with an upside component of up to USD 360 million (over Rs 2,720 crore) depending on the company's FY21 performance, the statement said. "Based on the EV (excluding the upside component), exchange rate and pharma net debt as on March 31, 2020, the estimated equity capital investment for Carlyle's 20 per cent stake in Piramal Pharma would amount to USD 490 million (over Rs 3,700 crore)," it added. The final amount of equity investment will depend on the net debt, exchange rate and performance against the pre-agreed conditions at the time of closing of the deal. The transaction is expected to close in 2020, it added. "This is an affirmation of the strength of our ability to build new, attractive and scalable businesses with a significant runway for continued organic growth and opportunities for consolidation," Piramal Enterprises Chairman Ajay Piramal said. This infusion of funds "will further strengthen our balance sheet and provide us with a war chest for the next phase of our strategy," he added. Asked about the stake Piramal Enterprises will hold in the company post the transaction, Ajay Piramal told it will have 80 per cent stake. On whether Piramal Enterprises Ltd (PEL) will list Piramal Pharma going forward, he said: "We have publicly stated in the past, that in the medium term we will separate the two PEL businesses. This is a step closer towards that endeavour." PEL has two businesses -- pharma and financial services. Since 2017, Snapdeal’s revenues have grown rapidly with profitable unit economics,” said Piramal. As per regulatory documents filed by Snapdeal, its consolidated revenues grew to ₹925 crore in 2018-19 as compared to ₹536 crore in 2017-18. Anand Piramal makes a personal investment in e-commerce comeback king Snapdeal

New Delhi, Dec 12 () Piramal Realty on Thursday said it has formed a joint venture with Omkar Realtors to develop a project in Mumbai and will invest Rs 3,000 crore over the next few years.
 Piramal Realty, the real estate development arm of diversified conglomerate Piramal group, announced its second joint development agreement (JDA) with Omkar for a residential project in Mahim this week.
 The company intends to develop 2.2 million sq ft over 4 acres and plans to invest Rs 3,000 crore over the next few years.
 The development benefits from being in close proximity to Mumbai's premiere business district of Bandra Kurla Complex (BKC). This would be the largest residential development in the Mahim/BKC area.
 "At Piramal Realty, we are excited to develop this prime parcel which is not only a few minutes from the sea link but also enjoys beautiful views of the sea, mangroves and other open spaces. With the opening of several world class malls, restaurants, hotels, schools and theatres, BKC will this year become the social and cultural nerve centre of the city," said Anand Piramal, founder, Piramal Realty.
 The company achieved a total sales booking worth Rs 3,400 crore last fiscal.
 Founded in 2012, Piramal Realty is one of the country's leading developers with 17 million sq ft of residential and commercial under development in and around Mumbai.

Piramal Realty forms JV with Omkar Realtors for project in Mumbai, to invest Rs 3,000 cr

Mumbai, Jan 22 () Piramal Group real estate arm Piramal Realty plans to invest Rs 1,500 crore for developing a residential project in Thane, targeting homebuyers with specific budgets by offering smaller configurations, a top company official said.
 Terming it 'value housing' segment, the company has for the first time configured size of the apartments to attract millennials with relatively smaller budgets.
 The project is a part of the 32-acre township project Piramal Vaikunth, which will be spread across five acres and have a development potential of 2 million sq ft. 
 "With millennials at the helm, we have witnessed an increased traction towards the value segment over the last few quarters. Our foray into this segment is in line with our expansion plans of creating presence across the consumer demand pyramid. We will be investing Rs 1,500 crore for this development," Piramal Realty founder Anand Piramal said. 
 The configurations of these homes would be 1, 1.5 and 2 BHK apartments with access to premium amenities starting at 350 sq ft carpet area at Rs 60 lakh.
 He further said the company plans to replicate the model in future expansion of its existing projects. However, he did not give further details on the same.
 The company will fund its investment plans through debt and internal accruals, Piramal said.
 Developers, across markets, who have been primarily in the luxury and premium residential projects, are trying to right-price and right-size their offerings to meet requirements of first time homebuyers. 
 Piramal Realty, which currently has 17 million sq ft of residential and commercial space under development in and around Mumbai, plans to add another 10 million sq ft of residential space under development in 2020. 
 "Along with this project, we will be launching a few more including the next phase of our Byculla project and the other at Mahim, which we are developing jointly with Omkar Realtors. Apart from these, we will be also considering a few stressed projects to achieve the 10 million sq ft target," Piramal said.
 Banks and financial institutions are approaching the company to take up projects which they have funded and are now stuck due to various reasons, he added. 
 "We are evaluating a few such deals. Moreover, its a good proposition for us as we will not have to make capital investments as these projects are already funded, but we will get project development fees," Piramal said. PSK

Piramal Realty to invest Rs 1,500 cr for 'value housing' project in Thane

New Delhi, Dec 11 () Piramal Group and IIFL Wealth Management on Wednesday said they have set up Rs 2,000 crore corpus for last-mile funding in real estate projects across major cities.
Piramal and IIFL Wealth Management announced a "co-investment on an Alternative Investment Fund (AIF) platform to fund select advance stage / last-mile real estate projects across Tier-1 cities in India".
This AIF with a target size of Rs 2,000 crore will be used to provide capital to tier-I developers in key markets, the company said in a statement.
Real estate sector is facing multi-year slowdown, especially in housing segment, and developers are cash-starved following liquidity crisis in non-banking finance companies, which have been a major sources of funding for builders in the last few years.
"The market today presents many opportunities for last-mile finance across projects that require a minimum amount of gap funding for completion," the statement said.
Piramal Group is engaged in primary development as well as wholesale funding in real estate. It also has a fiduciary fund management business across multiple funds and mandates across structured, preferred and pure equity.
IIFL Wealth is one of the leading wealth managers in the country, with aggregate assets of around Rs 1,70,000 crore under management, advice and distribution. It has more than 950 employees and presence in 6 major global financial hubs and 23 locations in India.
"The creation of this AIF is in line with Piramal Group's strategy to build newer platforms for co-lending with liked-minded reputed institutions. With this, Piramal will also be facilitating external capital (on a fund or co-investment basis) alongside its lending business. This will enable Piramal Group to continue to further grow the lending business through a new co-investment/co-origination model.
