Now a smartwatch with ChatGPT integration gets set to hit Indian markets

Global investment firm Blackstone-sponsored <keyword id="15283412" type="General" weightage="80" keywordseo="nexus-select-trust" source="Orion">Nexus Select Trust</keyword> plans to double its portfolio of shopping malls in next 4-5 years to 20 million square feet through acquisition mode. <keyword id="6369814" type="General" weightage="100" keywordseo="nexus" source="Orion">Nexus</keyword> Select Trust has acquired 17 shopping malls since the 2015-16 fiscal year and intends to grow its business inorganically. The company has no plans to develop greenfield shopping malls. Nexus Select Trust has bundled all its 17 malls, including the 5 lakh square feet '<keyword id="146398" type="General" weightage="50" keywordseo="select-city-walk" source="Orion">Select City Walk</keyword>' in South Delhi, under REIT (Real Estate Investment Trust) structure and will soon launch Initial Public Offer (IPO). According to sources, Nexus Select Trust is likely to hit the capital market in early May with India's first retail REIT IPO to raise up to Rs 4,000 crore. In November last year, Nexus Select Trust had filed the Draft Red Herring Prospectus (DRHP) with market regulator SEBI to launch its retail REIT. Nexus Select Trust has a portfolio of 17 operational shopping malls across 14 major cities, covering 9.8 million square feet area valued around Rs 23,000 crore. According to sources, Nexus Select Trust would continue its strategy to acquire Grade-A shopping malls to expand its portfolio. It also makes investment, if needed, to upgrade the facilities in malls. There are 100 premium shopping malls in the country, of which 40 are owned by large players. Therefore, the remaining 60 malls could be potential acquisition targets for Nexus Select Trust, sources said. Many mall owners are willing to put their assets under Nexus REIT, they added. Sources said Nexus Select Trust intends to double its mall portfolio to 20 million square feet in the next 4-5 years. <keyword id="48032" type="General" weightage="80" keywordseo="blackstone" source="Orion">Blackstone</keyword> spokesperson declined to comment. As per the sources, Nexus Select Trust is expecting to get Sebi approval for its IPO soon. The size of the IPO of Nexus Select Trust REIT will be around Rs 4,000 crore, of which Rs 1,600 crore would be the primary offering of shares. The part of the proceeds will be utilised to bring down debt, which stood at Rs 4,500 crore at the end of June quarter. This will be the third REIT sponsored by Blackstone. It launched India's first REIT named Embassy Office Parks REIT and then Mindspace Business Parks REIT. The REIT, a popular instrument globally, was introduced in India a few years ago to attract investment in the real estate sector by monetising rent-yielding assets. It helps unlock the massive value of real estate assets and enable participation of retail investors. At present, there are three listed REITs - Embassy Office Parks REIT, Mindspace Business Parks REIT and <keyword id="1424627" type="General" weightage="50" keywordseo="brookfield" source="Orion">Brookfield</keyword> India Real Estate Trust - on Indian stock exchanges but all these are of leased office assets. Nexus Select Trust will be the first REIT with rent-yielding retail real estate assets. There are around 3,000 stores across 17 shopping malls while the number of brands is nearly 1,100. On the operational front, the occupancy level in the malls currently stands at 94 per cent with annual footfall of over 130 million. The net operating income of Nexus Select Trust is projected to grow at nearly Rs 1400 crore during the last fiscal year. Blackstone has a big presence in the India market with an overall assets under management estimated to be USD 60 billion across various sectors. Real estate accounts for nearly USD 22 billion of this market value across over 40 investments. Blackstone is among the largest office owners in India with an office portfolio of around 100 million sq ft across 38 assets in 7 cities. Of this, around 13 million sq ft offices are under construction and 16 million sq ft is future development. Blackstone has created Nucleus Office Parks platform with 25 million sq ft for hosting 100 per cent owned commercial assets. Blackstone additionally owns over 10 million sq ft of retail space under the Nexus malls portfolio and 35.5 million sq ft of logistics space under Horizon Industrial Parks portfolio and Greenbase Industrial and Logistics Park. India's first REIT of Rs 4,750 crore issue size was listed in April 2019 by Embassy Office Parks, sponsored by Blackstone and realty firm Embassy Group. Blackstone-backed Nexus Select Trust plans to double shopping mall portfolio in 4-5 yrs

The wholesale price-based inflation eased to a 29-month low of 1.34 per cent in March on easing prices of manufactured products and fuel items, even though food articles turned costly. March is the 10th straight month when wholesale price index (<keyword id="46000" type="General" weightage="100" keywordseo="wpi" source="Orion">WPI</keyword>) based inflation has declined. The inflation was 3.85 per cent in February and 14.63 per cent in March 2022. Inflation in food articles, however, rose to 5.48 per cent in March as against 3.81 per cent in February. "Decline in the rate of inflation in March 2023 is primarily contributed by fall in prices of basic metals, food products, textiles, non-food articles, minerals, <keyword id="17166518" type="General" weightage="20" keywordseo="rubber-plastic" source="Orion">rubber &amp; plastic</keyword> products, crude petroleum &amp; natural gas and paper and paper products," the commerce and industry ministry said on Monday. Inflation in wheat and pulses was 9.16 per cent and 3.03 per cent, respectively while in vegetables it was (-)2.22 per cent. Inflation in oilseeds was (-)15.05 per cent in March 2023. Fuel and power basket inflation eased to 8.96 per cent last month from 14.82 per cent in February. In manufactured products, inflation was (-)0.77 per cent as against 1.94 per cent. The deceleration in WPI comes in line with the easing of March retail inflation. Consumer price index-based retail inflation declined to a 15-month low of 5.66 per cent in March from 6.44 per cent in February. In its monetary policy review earlier this month, the <keyword id="30067" type="General" weightage="50" keywordseo="rbi" source="Orion">RBI</keyword> cautioned that adverse climatic conditions are a risk to the future inflation trajectory and predicted milk prices to remain firm going into the summer due to tight demand-supply situation and fodder cost pressure. The central bank also paused the interest rate hike, holding the benchmark rate at 6.50 per cent. It projected retail inflation to average 5.2 per cent in the current fiscal year. Wholesale price inflation eases to 29-month low of 1.34% in March

New Delhi, Nov 17 (PTI) Global investment firm Blackstone-sponsored Nexus Select Trust filed the draft paper with market regulator SEBI on Thursday to launch India's first public issue of retail REIT to raise around USD 500 million, sources said. Nexus Select Trust has a portfolio of 17 operational shopping malls across 14 major cities, covering about 10 million square feet area valued around USD 3 billion. As per the sources, Nexus Select Trust has filed the Draft Red Herring Prospectus (DRHP) with the Securities and Exchange Board of India (SEBI) and is looking to hit the capital market with India's first retail REIT (Real Estate Investment Trust) public issue in the first half of 2023 calendar year. The size of the initial public offer (IPO) of Nexus Select Trust REIT will be around USD 500 million, they added. This will be the third REIT sponsored by the Blackstone. It had earlier launched India's first REIT -- Embassy Office Parks REIT-- and then Mindspace Business Parks REIT. The REIT, a popular instrument globally, was introduced in India a few years ago to attract investment in the real estate sector by monetising rent-yielding assets. It helps unlock the massive value of real estate assets and enable participation of retail investors. At present, there are three listed REITs -- Embassy Office Parks REIT, Mindspace Business Parks REIT and Brookfield India Real Estate Trust -- on Indian stock exchanges but all these are of leased office assets. Nexus Select Trust will be the first REIT with rent-yielding retail real estate assets. In its portfolio of 10 million square feet of retail real estate, Nexus Select Trust has also included Select Citywalk mall in south Delhi. There are around 3,000 stores in its shopping malls while the number of brands are approximately 1,000. The sources said Blackstone is very bullish on the growth story of India's retail sector, which have bounced back sharply post the second wave of the Covid pandemic. "The fundamental of India's retail business is very strong. People are spending money and watching movies," a source said. Unlike office segment, there are not many players in shopping malls business and also the supply of Grade A malls is also limited, the sources said. On operational front, the occupancy level in the malls currently stands at 94 per cent with annual footfall of over 130 million, they said. The sales in its malls during the April-June quarter have been 24 per cent more than the pre-Covid level. Nexus Select Trust has done leasing of around 3.5 million square feet over the last three years and three months. Its senior management team consisting of nine CXOs (with 20+ years average experience) led by Dalip Sehgal (former executive director of Unilever India) as CEO is supported by over 500 employees. The board of directors is highly diversified and experienced. The key board members are Michael Holland (ex-CEO of the Embassy REIT), Arjun Sharma (Chairman and Director of the Select Group), Jayesh Merchant (ex-CFO Asian Paints), Sadashiv Rao (Former Director of IDFC) and Tuhin Parikh (Head of BX India Real Estate). Blackstone has a real estate portfolio of 85 assets totalling 150 million square feet across office, retail and logistics segments. In office, Blackstone is collectively one of India's largest office landlords (41 assets totalling 101 million square feet), while in logistics and industrial space, the Blackstone is one of India's largest warehousing landlords (21 assets totalling 38 million square feet). Blackstone has recently set up a fully-owned platform 'Lumina' to invest in data centres across Asia, with initial focus on India. Blackstone-backed Nexus files for $500 million IPO

The Confederation of All India <keyword id="6371444" type="UNKNOWN" weightage="20" keywordseo="traders">Traders</keyword> (<keyword id="853920" type="ORGANIZATION" weightage="20" keywordseo="CAIT">CAIT</keyword>) on Monday urged Union Finance Minister Nirmala Sitharaman to prevent banks from entering into an "unholy nexus" with e-commerce companies which is damaging "small businesses". In a communication sent to Sitharaman, it expressed serious concern over granting of 10 per cent cash back or discount by some of banks on purchase made via their cards from e-commerce portals. It alleged that several banks are entering into an "unholy nexus with Amazon, Flipkart and other e-commerce companies, forming a cartel with them for indulging into anti-competitive practices and offending 'Fair Practices Code' of RBI for banks". "CAIT has also charged the banks for infringing the 'Fundamental Right to Trade' and discrinination within the people of the country which is prohibited under the Constitution of India," the confederation said in a statement. Besides, CAIT, in the communication, further levelled charges against the State Bank of India, ICICI Bank, HDFC Bank, Axis Bank, Citi Bank, Kotak Mahindra Bank, Bank of Baroda, HSBC Bank, and RBL Bank for "creating a mass disruption in business activities conducted by small businesses in the country and adopting a discriminatory approach towards traders and citizens of India." It cited that these banks are granting 10 per cent cash back and other incentives, if the payment is made via their cards on purchase of goods from e-commerce portals. "Surprisingly, if the same product is purchased from an offline market even by using the card of the same bank, the respective bank is not offering any cash back or incentives," the statement said. "Such a collusion of the banks with these companies restrict the offline traders from conducting smooth business and therefore amounts to breach of 'Article 19 &amp; Article 301' of the Constitution of India which guarantees 'Right To Trade' to every citizen of India."

CAIT asks India's Finance Minister to ensure banks don't have an 'unholy nexus' with e-commerce companies

The CBDT on Monday claimed that the Income Tax Department has busted a hawala racket worth ₹ 3,300-crore and spread across multiple cities such as Delhi, Mumbai and Hyderabad with links to "leading corporate houses" in the infrastructure sector. The raids to unearth the large tax evasion nexus were conducted in the first week of this month on 42 premises in Delhi, Mumbai, Hyderabad, Erode, Pune, Agra and <keyword id="826" type="LOCATION" weightage="20" keywordseo="Goa">Goa</keyword> on a group of people indulging in issuing bogus bills and carrying on hawala transactions. "The search action was successful in unearthing incriminating evidences and establishing the nexus between big corporates, hawala operators and identification of entire chain of delivery, as well as siphoning of funds by way of bogus contracts to the tune of Rs 3,300 crore," the CBDT said in a statement. The raids resulted in busting of a "major racket of cash generation" by leading corporate houses in the infrastructure sector through bogus contracts and bills, it said. Hawala denotes illegal transaction of funds by skirting the legal banking channels. "Funds meant for public infrastructure projects were siphoned off through entry operators, lobbyists and hawala dealers," it said. The Board, the policy-making body for the I-T department, however, did not identify the entities raided. The companies involved in siphoning of funds are mostly located in the national capital region and Mumbai, it said. One such company was earlier searched by I-T sleuths in April this year, the statement said. "The projects involved in bogus billing are major infrastructure and EWS (economically weaker section) projects located in south India." "Evidence of cash payment of more than Rs 150 crore to a prominent person in <keyword id="37102" type="LOCATION" weightage="20" keywordseo="Andhra-Pradesh">Andhra Pradesh</keyword> has also been unearthed during the search," the CBDT said. Live: Google launches its Nexus 5x and Nexus 6P models

<keyword id="541988" type="COMPANY" weightage="100" keywordseo="SnapDeal">Snapdeal</keyword> has found support from its early investors such as <keyword id="175881" type="COMPANY" weightage="20" keywordseo="Nexus-Venture-Partners">Nexus Venture Partners</keyword>, <keyword id="163404" type="COMPANY" weightage="20" keywordseo="Softbank">SoftBank</keyword>, etc, backing its decision to go solo. Snapdeal terminated its merger plans with <keyword id="6354742" type="COMPANY" weightage="20" keywordseo="Flipkart">Flipkart</keyword> and put its foot down to function as an independent entity. Following the decision, Snapdeal’s early investor Nexus Venture Partners said it would "continue to partner with the company, to help achieve its goals". "Nexus, as a long-term Snapdeal shareholder, fully supports the Snapdeal 2.0 journey," said the firm. Nexus holds nearly 10-11% stake in Snapdeal. SoftBank, which was pushing Snapdeal to merge with Flipkart, too, backed Snapdeal's decision to go solo. However, some of the investors were upset over Snapdeal’s decisions, such as <keyword id="1397792" type="UNKNOWN" weightage="20" keywordseo="Kalaari-Capital">Kalaari Capital</keyword>. “I maintain my stand that the decision to terminate the deal was not supported by Kalaari and also reiterate that the deal was called off without prior notice to us," <keyword id="1397790" type="UNKNOWN" weightage="20" keywordseo="Vani-Kola">Vani Kola</keyword>, managing director at Kalaari Capital, said in an email response to ET.

Early investors support Snapdeal’s decision, back it to go independent

Google just unveiled a new version of the Chromecast, its popular streaming stick, and Chromecast Audio, a new device that can stream audio. 
 

	Both new devices will be available starting today in 17 countries for $35. The new Chromecast comes in three colours- yellow, black, and red.

	The new Chromecast has an entirely different design that's circular and comes with an HDMI cable built in. It supports faster Wi-Fi performance too. And, according to Google, this means higher quality audio and video and less buffering. 
	 
	Some details on Google's new Chromecasts include the fact that Chromecast audio automatically works with devices that are on the home netwwork. And, there's a guest mode too. There's also an entirely new Chromecast app In the What's On section, you can see what's trending on YouTube, games that are live streaming on ESPN, and more. It's also easier to see all the apps on your phone that work with Chromecast within the app. 
	 
	The New Devices tab in the new Chromecast app now has playback controls, too. So any device on your Wi-Fi network can be used as a remote control. 
	 
	Search within the Chromecast app has been improved, too. You can use voice search to find a specific TV show. Once you select the show, it tells you which platforms that show is available on.

Google just unveiled a new version of Chromecast!

Countering the release of Apple’s latest iPhones, <keyword id="6355629" type="CITY" weightage="80" keywordseo="Google">Google</keyword> unveiled two devices running on a new version of <keyword id="6355645" type="COMPANY" weightage="80" keywordseo="android">Android</keyword> software designed to steer and document even more of its users' lives. 
 The <keyword id="3063443" type="UNKNOWN" weightage="80" keywordseo="Nexus-6P">Nexus 6P</keyword> and <keyword id="3063442" type="UNKNOWN" weightage="80" keywordseo="Nexus-5X">Nexus 5X</keyword> unveiled on Tuesday are the first smartphones that will be sold with an Android upgrade called " <keyword id="1973847" type="UNKNOWN" weightage="80" keywordseo="marshmallow">Marshmallow</keyword>". It features changes that will give Android's personal assistant, Google Now, expanded powers to explore the information that people call up in the mobile applications. 
 
Google uses its Nexus line of phones to showcase how the company would like Android to be set up. Most phone makers, though, still take advantage of the freedom that Google gives them to alter Android. 
 
Prices for the Nexus 6P start at $499 and at $379 for the 5X.

<a href="http://www.businessinsider.in/searchresult.cms?query=nexus+venture+partners&amp;sortorder=effectivedate">Nexus Venture Partners</a> (NVP) has apparently given its nod for <a href="http://www.businessinsider.in/searchresult.cms?query=snapdeal&amp;sortorder=effectivedate">Snapdeal’s</a> sellout to <a href="http://www.businessinsider.in/searchresult.cms?query=flipkart&amp;sortorder=effectivedate">Flipkart</a>. Japan’s <keyword id="163404" type="COMPANY" weightage="20" keywordseo="Softbank">SoftBank</keyword>, which secured a nod from <keyword id="1500808" type="COMPANY" weightage="20" keywordseo="KALAARI">Kalaari</keyword> capital last month, got a go-ahead from NVP as well. As per various reports, the term sheet with <keyword id="6354742" type="COMPANY" weightage="100" keywordseo="Flipkart">Flipkart</keyword> could be signed soon and the due diligence for the deal would commence immediately thereafter. Sources told PTI, <keyword id="541988" type="COMPANY" weightage="100" keywordseo="SnapDeal">Snapdeal</keyword> founders would get about $25 million each, while NVP could get close to $100 million and stake in the merged/new entity. Kalaari could get about $70-80 million. <a href="http://www.businessinsider.in/searchresult.cms?query=softbank&amp;sortorder=effectivedate">SoftBank</a> yesterday said it suffered a loss of $1 billion on its investment in Snapdeal during 2016-17. SoftBank currently owns over 30% in Snapdeal, while Nexus has roughly a 10% stake and <a href="http://www.businessinsider.in/searchresult.cms?query=kalaari+capital&amp;sortorder=effectivedate">Kalaari</a> holds 8% share in the firm. The deal between Snapdeal and Flipkart, if completed, would mark the biggest acquisition in the Indian e-commerce space and change the landscape of the sector that is witnessing intense competition among players. Indian e-commerce companies have seen funding dry up over the last few months as investors are focusing extensively on profitability and rationalisation of expenses. With intense competition from deep-pocketed global rivals like <keyword id="18635" type="CITY" weightage="20" keywordseo="Amazon">Amazon</keyword>, companies like Flipkart and Snapdeal could face more heat in the coming days. There have been reports that Snapdeal's mobile wallet service Freecharge could be sold separately with players like Paytm and MobiKwik being in the fray.
