As Mumbai, India's financial capital, witnessed vertical growth over the years with highrises dotting its skyline, some 'gaothans' (villages) have held onto their heritage and legacy. Ranwar, in the heart of Bandra, is one such village that has resisted the urge to make way for towering structures. Dwarfed by highrises, the East Indian-majority village has narrow streets lined with old quaint bungalows and crosses outside homes. With jazz music streaming in the air, walking around the area can transport you to a simpler time. While Bandra developed rapidly and became home to Bollywood's elite and a burgeoning street shopping hub, residents of Ranwar maintained their old bungalows. The coexistence, however, has come at a price, causing traffic issues and crowding. And now, plans are afoot to give the 300-year-old village a facelift while preserving the past. Talking to PTI, <keyword id="23283968" type="General" weightage="20" keywordseo="Johan-Dharmai" source="Orion">Johan Dharmai</keyword>, BJP secretary and a member of the East Indian community, said, "Locals want to preserve the heritage. One of the steps in the facelift plan is to close vehicle movement and build a walkway so that tourists can take a stroll and enjoy the architecture." Though many houses in Ranwar are now being redeveloped, Veronica Street has maintained its old-world charm. It has a square erected in 1866. However, honking rents the air on this street, as motorists see it as a shortcut to Bandra Reclamation and other areas. Mehboob Studio is just a stone's throw away, and senior citizens living on Veronica Street recall seeing actors Helen and Zeenat Aman around Ranwar. A beautification, restoration and conservation project is being initiated to improve safety, regulate traffic and create awareness about the centuries-old village. Mumbai BJP president and <keyword id="20238930" type="General" weightage="20" keywordseo="Bandra-West" source="keywords">Bandra West</keyword> MLA Ashish Shelar recently met locals to discuss ways to move the project forward. "The beauty of Bandra West is its 'gaothans'. The heritage needs to be protected and showcased. I have asked the government to allocate funds from the District Planning Development Committee (DPDC). <keyword id="23283965" type="General" weightage="20" keywordseo="Ranwar-Village" source="keywords">Ranwar village</keyword> will get a facelift. The work has begun on roads, CCTV cameras, street light illumination, parking and traffic plan will be in place with the help of locals and architects," Shelar told PTI. <keyword id="23283967" type="General" weightage="20" keywordseo="Architect-Samir-DMonte" source="keywords">Architect Samir D'Monte</keyword> has been working with the Ranwar Veronica Street Residents' Association since 2009, and they identified a range of problems that the area faced. D'Monte said improvements were made to open spaces and common areas, roads, sewage and drainage systems, street signage, street lighting and traffic and parking management. Apart from this, individual houses were restored, and an innovative fire system was also introduced. Locals say most residents are senior citizens and want to live peacefully without disturbances by motorists. Kaevan Umrigar of Khaki Tours, who works to create awareness about Mumbai's heritage, said Bandra comprised 23 gaothans that housed fisher folk, Kunbis (a farming community) and the agris community who had salt pans. "Ranwar was a farming village, and the area had paddy fields. Later, these paddy fields made way for urban settlements. These little villages are now trapped in the city. Now, only 10 to 15 gaothans in Bandra have survived," he said. But preserving heritage comes at a cost, and if a 'gaothan' comes under heritage guidelines, it becomes difficult to upgrade a home in the area or live a modern life, Umigar said, adding that heritage should be made attractive by tapping the tourism potential of these areas. 'Gaothans' in Mumbai and the larger Mumbai metropolitan region (MMR) are urban villages that house the city's original inhabitants. The Mumbai suburban district collector and Brihanmumbai Municipal Corporation (BMC) have been roped in for Ranwar's facelift plan. Umigar calls land scarcity a threat to 'gaothans', with only 100 left in the city. "When someone wants to develop gaothans, they want to do it vertically. There is a constant battle between heritage and development. They (villages) survive because the houses are tightly packed and on narrow lanes. So individual houses are not attractive for redevelopment, and parking becomes an issue," he said.

Thousands of migrant workers gather at Mumbai’s Bandra station seeking a way to go back home

Mumbai, May 19 () Hundreds of migrant labourers gathered on an approach road to Bandra Terminus here on Tuesday before the departure of a Shramik Special train, leading to chaos in the area for some time. The crowd was later dispersed by police, a Western Railway official said. The incident comes over a month after hundreds of migrant workers had assembled near the Bandra station over their demand that arrangements be made for them to return to their native places in the wake of the coronavirus-enforced lockdown. In a video clip of Tuesday's incident that went viral on social media, a large number of migrants were seen carrying their luggages and running towards the gate of the Bandra Terminus. The crowd started gathering in the area around 11 am, sources said. The Western Railway in a statement later said a Shramik Special train was scheduled for Purnia from the Bandra Terminus in which passengers registered with the state authorities were to travel. However, many people, who were not registered and not called by the state authorities, gathered on a road and a bridge near the station, it said. "The bonafide passengers were checked and allowed to enter the station by the state machinery. The train left the Bandra Terminus around 12 noon with 1,700 labourers and their families who were entitled to travel," Western Railway's Chief Public Relations Officer Ravinder Bhakar said. The rush was about buying an apartment in that project that was priced at ₹7 crore. Last week, DLF confirmed that it has sold 1,137 such projects in its Gurgaon unit. This is not a one off incident. According to data by Knight Frank, a property consultant, in February 2023, the average value of properties registered in Mumbai was recorded at ₹1.9 crore which is 65% more than the average value of properties registered in February 2022 at ₹1.18 crore. Recently, the demand for luxury housing in India has been huge. When you think of luxury housing, think heated pools and spas, community gardens where you can grow your own herbs and veggies, a 24x7 clubhouse with pool tables, games, a business center and a coffee bar, a fitness center with high end cardio and strength training equipment, there is nothing money cannot buy. A mad rush: “If we define ₹2 crore and above as a general reference point for luxury housing, there has been an offtake of nearly 6,000 units in the top seven cities in last quarter with gross sales value of nearly ₹22,000 crore. During this period there has been a new supply of about 12,800 units in the top seven cities in the luxury bracket, which is highest in many preceding years,” says Subhankar Mitra, managing director - advisory services, Colliers India, a professional services and investment management company. In terms of share in sales, Mumbai Metropolitan Region (MMR) and National Capital Region (NCR) top the list with more than 50% in all. This is followed by Bangalore and Pune at 20% and 15% share. Hyderabad and Ahmedabad had less than 10% share in the luxury segment. “The demand for luxury housing in India has picked up in recent times. One of the primary reasons for this is the growth of the Indian economy, which has created a new class of wealthy individuals with a high purchasing power. They are willing to invest in premium living spaces that offer exclusive amenities, top-notch services, and state-of-the-art facilities,” says Anuj Puri, chairman, Anarock Group, a real estate services company. Another reason for the increased demand for luxury housing in India is the changing lifestyles and aspirations of the urban population. “Many individuals now seek a luxurious and comfortable living experience, which has led to a rise in demand for high-end residential properties that offer a host of amenities, such as swimming pools, fitness centers, and landscaped gardens,” adds Puri. The Covid-19 pandemic has also contributed to the increased demand for luxury housing in India. The pandemic has led to a shift in the way people live and work, with many individuals now looking for larger homes with more space to accommodate work-from-home arrangements and other lifestyle changes. One major factor for high sales of big-ticket price homes in Mumbai and other top cities could be the government’s recent move in the Union Budget 2023-24 which will come into effect from April 2023. Under this new move, if one sells a house/other assets including equities and his/her gains are more than ₹10 crore, then maximum benefit that he/she can avail is only up to ₹10 crore when invested into another property. Capital gains of over ₹10 crore will henceforth be taxed from April 2023. “Thus, to save tax on capital gains, the high networth individuals (HNIs) across top cities including Mumbai are rushing in close luxury housing deals before the financial year ends in March,” says Puri. Definition of luxury housing: “In the context of India, luxury properties typically refer to high-end residential properties that offer several amenities and features. These properties are in prime locations, upscale neighborhoods, or central business districts, and are designed with a focus on providing a luxurious and comfortable living experience to their residents,” says Amit Goyal, CEO, India, Sotheby’s International Realty, a luxury real estate brand. There is no one fixed definition of luxury housing and it differs from city to city, depending on the local real estate market, demographics, and lifestyle preferences. “For example, in Mumbai, luxury housing may refer to high-rise apartments with ocean views, while in Delhi, it may refer to large villas with private gardens and swimming pools. Similarly, in Bangalore, luxury housing may include gated communities with world-class sports facilities and spas,” says Puri. For Sotheby's International Realty, luxury property transactions typically exceed ₹15 crore. “However, considering the purchasing power parity in India, we can consider real estate priced at half a million dollars or around ₹4 crore as luxury and above ₹10 crore and uber luxury in the top 7 cities of the country,” says Goyal. According to the recent Luxury Outlook Survey 2023 conducted by India Sotheby's International Realty (ISIR), properties in the price range of ₹4-10 crore are most preferred by HNIs with almost 65% looking for investment in that range, while 33% of HNIs and UHNIs are willing to spend upwards of ₹10 crore to acquire the right high-end luxury property. In the new normal, modern-day luxury living is driven by various factors of lifestyle and infrastructural amenities. “Homes closer to key business hubs have increased the availability of luxury residences from a few restricted pin codes, allowing them to be location-independent,” says Dhaval Ajmera, director, Ajmera Realty and Infra India, a developer known for its mid-luxury to luxury housing projects across Mumbai, Pune and Bengaluru. In Mumbai, Wadala has emerged as one of the most promising home-buying locations with seamless connectivity to the business hotspots of Bandra Kurla Complex, Lower Parel and other prominent parts of the city. “The overall concept of luxury living is no longer solely connected to the posh localities and has undergone a major transformation. For example, modern-day luxury living is defined as residential properties that provide last-mile comfort and safety along with a plethora of modern experiential amenities that strikes a fine balance between lavishness and ease that overall accentuates the lifestyle of the residents,” says Cyrus Mody, founder &amp; managing partner, Viceroy Properties, a premium real estate developer. In the lap of luxury: Customers today demand extraordinary experiences. They desire a grand lifestyle and the very idea of luxury has evolved. “Customers are expecting larger spaces and well-defined homes with over 11 feet floor to ceiling height. There is a rise in buyers of properties as large or larger than 5,000 square feet. The demand is being driven by a clear shift in the thought process of home buyers who desire to go from independent residences to high end luxury apartments,” says Ram Raheja, managing director, S Raheja Realty. Modern luxury homes have home automation technology that provide the owners total control over maintaining a sustainable work-life balance. “Also in-built spaces like vestibules, expansive decks, and project amenities like heated infinity swimming pools, podium parkings and terrace gardens, are being offered by premium developers,” Raheja adds. Overall, the demand for luxury housing in India is likely to continue growing in the coming years, driven by factors such as rising affluence, changing lifestyles, and evolving work arrangements.

Dressed in all-black and a bandana, Shah Rukh on Sunday made an appearance on the balcony of his sea-facing bungalow 'Mannat', one of the landmarks of Mumbai. On early Monday morning, the 57-year-old actor shared a video of the crowded street with a bus and a few cars stuck amid the sea of fans on his official Twitter account. "Mehmaan Nawaazi Pathaan ke ghar par... Thank u all my Mehmaans for making my Sunday so full of love. Grateful. Happy. Loved," he captioned the post, referring to a popular dialogue from "Pathaan". Shah Rukh waved, blew kisses, greeted fans with a 'namaste' and a 'salaam'. He also spread his arms in his signature pose and performed the hook step of "Jhoome Jo Pathaan", the title song of his recent release, in front of the hundreds of people waiting to catch a glimpse of their favourite star. Later, the actor also requested fans to not climb on the bus. "Pathaan", which is Shah Rukh's first big screen release as a lead in over four years, continued its record-breaking run at the box office as it collected Rs 429 crore gross worldwide in four days, said production banner Yash Raj Films (YRF) on Sunday. Directed by Siddharth Anand, the film follows the titular spy (Shah Rukh) who comes out of exile to thwart the diabolical plans of the terrorist group Outfit X, led by Jim (John Abraham), from launching an attack on India. As Aryan Khan would be released on bail today, his father, the Bollywood star <keyword id="1671" type="General" weightage="20" keywordseo="shah-rukh-khan" source="Orion">Shah Rukh Khan</keyword> was on his way to pick him up from the jail. Aryan Khan has been granted bail by the Bombay HC in the cruise ship drug case. For the second time in two days, he drove out in a motorcade on Saturday to fetch his son Aryan, who is expected to be released on bail soon. Shah Rukh Khan left his Bandra home 'Mannat' at around 8 a.m. with aides, lawyers and security even as it transpired that it could be several hours more before Aryan actually walks out of the Arthur Road Central Jail (ARCJ) at Chinchpokli. The megastar took a break at a five-star hotel en route, partook in some light refreshments and kept a vigil in the vehicle for Aryan, who he last met inside the ARCJ on October 21. ARCJ Superintendent Nitin Waychal confirmed to the hordes of mediapersons teeming outside the jail that Aryan's bail documents have been received and scrutinised. "The pre-release formalities are currently underway inside the jail. He did not get any special treatment... He is likely to be released between 10 a.m. and 12 noon along with other inmates," Waychal added. By <keyword id="1248857" type="PERSON" weightage="20" keywordseo="Prashant-Rangnekar">Prashant Rangnekar</keyword> New Delhi, Apr 15 () Their families wait back home, anxious and fearful, but maybe the harvest won't, pushing them deeper into a vicious cycle of debt there will be no getting out of, they say. With three weeks gone and maybe another three to go before they can even contemplate returning to their villages, the days ahead stretch interminably for the thousands of migrant labourers who decided to not take the long walk home but wait for the lockdown to end. And now, with the lockdown extended till May 3 to stem the spread of the coronavirus, the little money they had is mostly gone and so is hope it will end anytime soon. Anil Yadav, a daily wager with the parcel department of the railways who was ready to rush back to his village in Maharajganj in Uttar Pradesh to harvest wheat, is still stunned by Prime Minister <keyword id="6354477" type="PERSON" weightage="20" keywordseo="Narendra-Modi">Narendra Modi</keyword>'s announcement on Tuesday extending the pan India shutdown by 19 days. "I have already lost the entire sugarcane crop sown in my one-acre land. It could have brought my family some money. But I can't go back and no one can harvest the crop," said the 28-year-old. "My wife, two children (aged one and three) and old parents have no support. They can't step out even to buy necessary items. They don't have money and now I am stuck here," he said. Sitting under a tree in the complex, dispiritedly eating his 'dal-rice' lunch, Yadav added that his family is staring at a huge financial crisis and plead with him everyday to return home. "But how can I?" he asked. He earned Rs 7,000-8,000 a month in his job but the money and the job have both gone. With all of India under lockdown, there are no train or inter-state bus services. Yadav is one of the 330 people, including the homeless and migrants, staying at the <keyword id="187727" type="LOCATION" weightage="20" keywordseo="Yamuna-Sports-Complex">Yamuna Sports Complex</keyword> camp that has been turned into a shelter home by the Delhi government. On April 1, a week after the first phase of the lockdown came into effect, Yadav was one of the many thousands who went to the <keyword id="75794" type="PERSON" weightage="20" keywordseo="Anand-Vihar">Anand Vihar</keyword> Interstate Bus Terminal hoping to manage a seat. Instead, he was packed into a bus by police and sent to the Yamuna Sports Complex. Asha Devi, a mother of four, tries hard to fight back her tears as she talks about her two sons, one 14 and the other only six, alone at their village in Uttar Pradesh's <keyword id="514433" type="PERSON" weightage="20" keywordseo="Banda-district">Banda district</keyword>. "My two sons are all alone at home. The older one works as a daily wage labourer and looks after his younger brother. I am so scared," the 36-year-old said. Sitting next to her is a group of 13 daily labourers, including her husband and her extended family members, from Uttar Pradesh's Banda district. The group left their homes early last month to work in a brick kiln in rural Ghaziabad After the lockdown, which came into effect after Modi's announcement on March 24, the contractor who hired them assured them of rations but suddenly disappeared leaving them with no money or food. With no option left, the group walked miles to reach Anand Vihar, only to be herded by the police to the Yamuna Sports Complex. She was forced to step out of the village with her 11-year-old daughter who helped her in the brick kiln. The eldest, also a girl, is married. "I want to go back home. If we have to die, we will do that together," she said. She, like the others, was pinning her hopes on the lockdown ending on Wednesday. Yadav and Asha Devi echo the woes of tens of thousands of stranded migrant workers across the country, including in Mumbai where large crowds came out in Bandra on Tuesday clamouring to return to their villages. Many complain there is no one to harvest their standing crop. Some said their families are being pushed to the brink with no money. With their jobs gone, the crops could help them sustain themselves. However, losing the crop would mean certain starvation. Gopesh Kumar, who works as a daily wager in farms in Haryana for Rs 400 a day, said he started working in a farm in Rohtak from March 15. When the lockdown began, the contractor he was working for suddenly asked him to go back. Kumar, who belongs to Bareilly in Uttar Pradesh and is spending his days like the others at the Yamuna Sports Complex shelter, said time is running out. "I can't earn till the lockdown ends. My family does not have money back home. Our entire standing crop of wheat has to be harvested. Who will do that?" he said. "There would have been some relief if the lockdown was lifted. At least, I could have gone back home. But with the extension, I have to wait here for another two weeks," he said, not quite sure of his age. Raju Kushwaha, 38, from Hathras in Uttar Pradesh, has the same question. "How will my family, including three sons, survive if we can't harvest the crop. And if I am not there, who will do it?" The Delhi government is feeding an estimated 7,00,000 people a day in its various camps. These include migrant labourers, beggars and other homeless people.
