"Indeed, 70 per cent of <keyword id="19971660" type="General" weightage="20" keywordseo="Indian-students" source="keywords">Indian students</keyword> have told us that the ability to gain meaningful work experience is a critical element in their decision to choose between competing international destinations, of which the UK is one... the Graduate Route allows the opportunity to gain this work experience for a temporary period. It is non-extendable and does not count towards permanent settlement. This means that neither students nor Graduate visa holders should be considered 'immigrants' in the context of the long-term picture of migration," it notes. In their letter to Sunak, universities in the north of England — from Sunderland to Sheffield, Leeds to Lancaster, Liverpool to Teesside, Bradford to Huddersfield, and York to Newcastle — said they will all be harmed by the removal or reduction of this visa as it is an "intrinsic part of the educational offer that has made the UK so attractive to brilliant students from all around the world". "The Graduate Visa Route is regarded by students in key markets like India as an integral part of their educational experience. The MAC review made clear that the removal of this route would make the UK less attractive and thus would cause considerable financial detriment to universities around the country," reads their joint letter. "International student tuition fee income has long cross-subsidised underfunded research and has increasingly become critical to cross-subsidise the teaching of UK undergraduate students because of the frozen tuition fee. Universities cannot continue to absorb the costs of teaching UK undergraduates without some form of alternative funding source," they caution. On top of their visa fees, international students who find work and start businesses contribute billions of pounds in income tax, national insurance and VAT annually. The university chiefs point out that they are also usually net contributors to the National Health Service (NHS) through the NHS surcharge. The Russell Group of the UK's leading universities issued its appeal over the weekend, with CEO Tim Bradshaw warning that there has already been a 10 per cent decline in international applications for post-graduate courses starting this September in the wake of the clampdown on students being able to bring dependant family members. "A further restriction on international students would not only be unnecessary — as numbers are already falling — but also damaging, resulting in less spending in local communities, fewer opportunities for domestic students and less UK research," he noted in a letter to Sunak. Members of his own Cabinet are believed to be opposed to any changes to the Graduate scheme, but the British Prime Minister is having to balance pressures from the right of the governing Conservatives who are single-minded in their demands to curb all forms of legal as well as illegal migration levels ahead of an election later this year.

"I felt good, I felt welcomed. I felt like I was in the United States."But the arrival of new residents to Greenville has driven up housing prices, pricing out many longtime Black residents, the Times reported. His winning bet against the 2008 housing market was immortalized in the classic book "The Big Short." And his focus on property in lower-cost states is a strategy he's pursued for years now, offering a <a href="https://www.youtube.com/watch?v=BuaaJ4i-ppU&amp;t=0s" target="_blank" rel="noopener">similar explanation</a> in 2022. Between then and last year, Florida's population jumped over 365,000, while Texas grew by more than 473,000, <a href="https://www.census.gov/quickfacts/fact/table/TN,TX,FL/PST045223" target="_blank" rel="noopener">census data</a> shows. Tennessee's population climbed 77,513. Meanwhile, the exodus of large firms from states such as California and New York has weighed heavily on those markets, with $1 trillion worth of assets having moved away over the past three years, <a href="https://www.bloomberg.com/graphics/2023-asset-management-relocation-wall-street-south/?srnd=premium&amp;in_source=embedded-checkout-banner#xj4y7vzkg" target="_blank" rel="noopener">Bloomberg</a> found."You have to move real companies where there's affordability, where there's expansive activity, where there are natural resources to accommodate that movement, so I want to buy real estate in front of that macro movement," the Hayman Capital founder said. But Bass' attention on land doesn't stop there. By expanding his holdings, he's also looking to capitalize on environmental mitigation, a market that sells credit to firms that want to offset the ecological impact of their operations.To that end, Bass established Conservation Equity Management in 2021, a private equity firm that sells federal credits in exchange for services such as wetland repair on owned property."As more companies and people move to Texas and other pro-business, low-tax states, there will be devastating environmental consequences, forcing firms to consider their physical environmental impacts, carbon footprints and mitigation options," he <a href="https://www.reuters.com/business/sustainable-business/exclusive-investor-kyle-bass-pivots-green-credits-returned-cash-hedge-fund-2022-02-03/" target="_blank" rel="noopener">said</a> in 2022.By September of that year, the firm had snapped up $90 million worth of properties in Texas alone, Bloomberg reported. By then, the price-per-acre of rural land had appreciated <a href="https://www.bloomberg.com/news/features/2022-09-09/kyle-bass-wants-to-turn-texas-into-its-own-asset-class" target="_blank" rel="noopener">123% over the decade</a>, the outlet cited.But price appreciation isn't Bass' only reason for buying so much land. He also touted property investments as a significant hedge against macroeconomic uncertainties. He previously noted a preference for land over gold as a safe haven."When I think about gold versus rural land again, I have the population demographic in my tailwind," he said in 2022. "I also have something that I can drive to."As to forthcoming risks, Bass' main concern is China. "I'm not sure that's going to change at all."That's bad news for home buyers, given that interest rates influence mortgage rates and home prices. The <a target="_blank" href="https://www.businessinsider.com/personal-finance/30-year-mortgage-rates">30-year fixed mortgage rate</a> stuck close to 7% last week, according to Freddie Mac data. Meanwhile, the median sales price for a US home rose to a <a target="_blank" href="https://www.businessinsider.com/buying-a-house-keeps-getting-more-expensive-nar-report-2024-5#:~:text=The%20US%20median%20home%20price,could%20be%20making%20a%20mistake.">record-high of $407,600 in April</a>, according to the National Association of Realtors.<a target="_blank" href="https://www.businessinsider.com/americans-regretting-moves-from-city-to-suburbs-housing-crisis-millennials-2023-11">Meanwhile, pandemic migration trends</a> look like they're here to stay, O'Leary said, which has also pushed up housing prices. Work-from-home trends have fueled more <a target="_blank" href="https://www.businessinsider.com/millennials-priced-out-of-cities-into-suburbs-housing-crisis-2024-1">interest in suburban areas</a> and areas away from the biggest metros, which isn't likely to reverse, he predicted."The prices of those houses in rural regions went way through the roof," O'Leary said. "It's a new America. It's a digitized America, and housing is more expensive."Other real estate experts have warned affordability conditions aren't improving anytime soon.
