New Delhi, Nov 25 () Bengaluru's central business district (CBD) has registered highest office rental growth in Asia Pacific region at 17.6 per cent during July-September quarter of 2019 compared with year-ago period on buoyant demand, according to global property consultant Knight Frank.
Connaught Place in the National Capital Region (NCR) and Bandra Kurla Complex (BKC) in Mumbai are ranked 7th and 11th in the 20 fastest growing prime office markets in the Asia-Pacific region, respectively. 
"Office market in India continues to be robust despite sluggish economic growth," Knight Frank said in a report. 
Bengaluru's CBD, comprising areas such as MG Road, Infantry Road and Residency Road, has registered the highest year-on-year (y-o-y) rental growth in the Asia-Pacific region at 17.6 per cent in July to September quarter this year (Q3 2019).
Bengaluru was followed by the CBDs of Melbourne and Bangkok on the 2nd and 3rd positions, with a y-o-y office rental growth of 15.5 per cent and 9.4 per cent, respectively.
Rentals have risen 4.4 per cent in Connaught Place and 2 per cent in BKC, Mumbai, as per the Knight Frank's Asia-Pacific Prime Office Rental Index Q3 2019.
"The office market has been witnessing a steady growth in India, which is adequately reflected in the growth in rental values in prime office markets. Bengaluru, in particular, has seen continued growth in leasing activities, due to the competitive pricing offered by its CBD, as against its counterparts in New Delhi and Mumbai," said Shishir Baijal, Chairman and Managing Director of Knight Frank India.
Bengaluru CBD sees continuous demand, which in turn has pushed the rental values upwards, he added.
"CBD in New Delhi continues to remain attractive, however, low vacancies and lack of Grade-A supply have restricted leasing volumes in this location. Mumbai CBD, on the other hand, continues to be one of the most favourable office destination commanding high rental values. We expect the trend to continue for these markets as the demand for office space is expected to continue," Baijal said.
Knight Frank's index, which tracks office rental of 20 main cities across the Asia-Pacific region, rose 0.1 per cent quarter-on-quarter to 157.3 in Q3 2019. Year-on- year, the index rose 1.8 per cent, decelerating from the 3.4 per cent rise witnessed in Q2 2019.
According to the report, Hong Kong, with a monthly rental value of USD 206.6 per sq metre, was the most expensive office market in Asia-Pacific in Q3 2019, followed by Tokyo (USD 110.9 per sq metre) and Singapore (USD 80.5 per sq metre).
The CBDs of NCR and Mumbai were ranked as the 5th and 7th most expensive prime office markets in Asia-Pacific, with monthly rental values of USD 51.8 per sq metre and USD 46.2 per sq metre, respectively. Bengaluru's CBD commands a rent of USD 20.5 per sq metre. MJH RUJ

In late 2015, I noticed that the subway stop that I took everyday to work had been renamed. The MG Road <keyword id="6356415" type="UNKNOWN" weightage="20" keywordseo="Metro">metro</keyword> station, in the <keyword id="6371638" type="ORGANIZATION" weightage="20" keywordseo="national-capital-region">National Capital Region</keyword>’s Gurugram, was rechristened the Syska LED MG Road station. Billboards of Syska, a lighting and technology company, were plastered all over the station. What’s more, the next two stations on the Yellow line into <keyword id="66" type="COMPANY" weightage="20" keywordseo="Delhi">Delhi</keyword> had also been renamed. Another station, Guru Dronacharya, had been taken over by Indigo, an airline, while the Sikanderpur station was renamed Bank of Baroda Sikanderpur station. In search of non-fare sources of revenue, the Delhi Metro Railway Corporation (DMRC) has sold the naming rights to a total of 43 stations across the National Capital region since 2014, including <a href="https://timesofindia.indiatimes.com/city/delhi/dmrc-eyes-ad-revenue-by-renaming-14-stations/articleshow/63946407.cms">14 new ones</a> on the upcoming Magenta and Pink lines. This is roughly a quarter of all its stations. Capitalism in action The Delhi Metro Rail Corporation (DMRC), has leased the naming rights to each station to the highest bidder via an online tendering process. The contract is usually valid for 10 years, so the titles of the stations are, in theory, subject to change. The rights to the stations mentioned above were bought by Pioneer Publicity, an outdoor advertising agency, and sold to the respective firms. It’s a win-win situation. The move provides a much needed source of advertising revenue for the authorities, especially as <keyword id="6492935" type="UNKNOWN" weightage="20" keywordseo="Ridership">ridership</keyword> has declined in recent months after two fare hikes in quick succession. The average daily ridership of the metro fell from 2.8 million in the previous financial year to <a href="http://indianexpress.com/article/cities/delhi/delhi-metro-fare-hike-ridership-down-but-earnings-up/">2.57 million in 2017-2018</a>. Securing the naming rights to a metro station is also a solid way to generate brand awareness for any company. The cumulative ridership of the Delhi Metro <a href="http://www.delhimetrorail.com/press_reldetails.aspx?id=ZlXC4jMrU00lld">crossed 1 billion people</a> in 2016-2017. That’s a lot of eyeballs. Not only do they get to the name the station, but they can also use the best advertising spaces within and outside the station as well deck the station in their brand colours - the Sikanderpur station is now orange. Similarly, the privately-owned Rapid Metro transit system in Gurugram has also sold the rights to some of its stations to buyers like Vodafone and Micromax. The Bangalore Metro authority is also negotiating <a href="http://www.dnaindia.com/business/report-ikea-infosys-take-bengaluru-delhi-metro-ride-2593584">deals with Ikea and Infosys</a> for naming and leasing rights to stations. The DMRC should pass on some of the benefits to customers by using the funds generated to improve its services, adding two more compartments to each six-carriage train and freezing fares.

The dataset provides the change compared to a baseline value for any given day of the week. The baseline defined by the Google Mobility report, is the median value corresponding to the respective day of the week, during the 5-week period Jan 3 – Feb 6 To further advance and enhance the Madison Traffic count tool, further granularity will be provided based on the market Population and Live Traffic flow data. The OTS COVID-19 update will help in providing current and realistic OOH estimations to clients and will be updated on a weekly basis. This will help in providing clients with real time OTS which are the best possible impression numbers that can be shared for OOH roadside media. The Traffic Count Tool can help provide OOH mobility data at key touchpoints and key markets. From the consumer in their work, live &amp; play arenas like retail and recreation, groceries, and pharmacies, parks, transit stations, workplaces, and residential points of interest respectively. Considering the dispersion of traffic, we see a difference in recovery basis the touchpoint spread and market. For e.g. Mumbai has seen an average recovery of 57% of traffic across key junctions while cities like Bengaluru and Delhi have recovery of movement to the range of 65%-70%. Although few locations have shown encouraging signs of traffic movement compared to Pre-COVID conditions, the majority of the locations range in the 57%-60% recovery. Madison OOH extends its OTS Measurement Updates for COVID-19 Unlock times

 According to Myntra’s chief executive <keyword id="6397414" type="UNKNOWN" weightage="20" keywordseo="Ananth-Narayanan">Ananth Narayanan</keyword> Staff, working mostly on building international brands and cataloguing will move to an empty floor in Jabong's Sector 18 building. 
 The offices that are being shut down are located on MG Road at <keyword id="6361136" type="ORGANIZATION" weightage="20" keywordseo="IFFCO-Chowk">Iffco Chowk</keyword> and at Udyog Vihar. The Sector 18 building is also home to food-order startup Foodpanda. 
 "It makes great economic sense to come here, instead of having three different offices operating,” <keyword id="349696" type="PERSON" weightage="20" keywordseo="Rahul-Taneja">Rahul Taneja</keyword>, chief business officer at Jabong, told ET. 
 
The management is trying to get both Myntra and Jabong to profitability at the EBITDA (earnings before interest, tax, depreciation and amortisation) l evel by December 2017, Narayanan has said. 
 
"We are going to push for both and we are going to look for (ebitda profitability) together,” he told ET, adding that Jabong is expected to grow 30-50% in the financial year ending March 2018.

 To combat the ageing, the <keyword id="61705" type="CITY" weightage="20" keywordseo="Delhi-Metro-Rail-Corporation">Delhi Metro Rail Corporation</keyword> (DMRC) has planned to streamline the system. <keyword id="910405" type="PERSON" weightage="20" keywordseo="Sharat-Sharma">Sharat Sharma</keyword>, director (operations) told the <keyword id="6474066" type="COMPANY" weightage="20" keywordseo="economic-times">Economic Times</keyword>, “"Nine stations on Line 2 and Line 3 are being been remodelled for better passenger convenience. This includes shifting and relocation of stairs, tickcounters and exitentry gates to ease congestion." 
 The nine stations are namely HUDA City Centre, <keyword id="6366601" type="PERSON" weightage="20" keywordseo="Rajiv-Chowk">Rajiv Chowk</keyword>, New Delhi, Kirti Nagar, Guru Dronacharya, MG Road and <keyword id="208523" type="PERSON" weightage="20" keywordseo="Noida-Sector">Noida Sector</keyword> 15, Noida Sector 16 and <keyword id="209917" type="ORGANIZATION" weightage="20" keywordseo="Noida-City-Centre">Noida City Centre</keyword>, where frisking gates have been improved, more ticket vending machines have been assembled. 
 <keyword id="445" type="PERSON" weightage="20" keywordseo="Sharma">Sharma</keyword> further said that at Rajiv Chowk, the Viewers' Galleryhas been made accessible to commuters to enable easy passage to either platforms there.

Delhi metro network to get refurbished after 14 years

Just as the world was celebrating the onset of 2014, which was to change many things for India with general elections to be held close to the middle of the year; some things were fast changing for an Indian city. This cosmopolitan space, most often referred to as the IT capital of India, was setting up its upmarket area for a date with technology. 
 

	Was it love at first sight? Yes, and looks like the courtship is doing a lot of good to technology and the city too. The name of the city, as you may have guessed by now, is <keyword id="6354321" type="CITY" weightage="100" keywordseo="Bengaluru">Bengaluru</keyword>. The first ever city to have opened up to the tech sector many decades ago, also had the honour of being a fit place to experiment with free Wi-Fi hotspots being installed at one of the prime locations. Calling it the Times Square of the city may be a cliché but hey, we love it!<o:p></o:p>

	Mahatma Gandhi road, popularly known as MG Road for those who are familiar with it, became the first space to open free Wi-Fi for anyone in the central area, allowing the browser a time frame of three hours, and download up to 50 MB of data. The thrilled users said the browsing speed made them more than happy since it was not patchy at all, much to the chagrin of those who wouldn’t believe that government can do anything right!<o:p></o:p>

	Now that the first spot has been taken, the race is on for the second place. The competition is between Pune and Hyderabad. And things have gotten to a very interesting level. Hyderabad is somewhat caught in the Telangana web and may heed to the pressure of politics which may ignore the modern image of the city to sorting out its own innards. As far as Pune is concerned, things would be a cakewalk since the city has already turned into a hot destination of IT companies since last few years. But hey, what’s wrong with dreaming and hoping to see it being a reality?<o:p></o:p>

	Futuristically, Pune wouldn’t want to lose out on this opportunity to create a ‘suave’ image for self since Bangalore is reaching near-saturation point as far as accommodating IT companies is concerned. This apart, the central leadership including Prime Minister Narendra Modi, has been looking at creating alternative cities which are as good as any cosmopolitan city for new businesses to grow in.<o:p></o:p>

	What would be a better chance than introducing <keyword id="107178" type="ORGANIZATION" weightage="100" keywordseo="WiFi">WiFi</keyword> to the people of smaller cities? <keyword id="6357247" type="PERSON" weightage="100" keywordseo="Internet">Internet</keyword> penetration into Indian cities has been growing at a fast pace. To leverage on this neo-economical growth, India needs to open up to the demand by its citizens, following the trend of internet usage.

	Among the cities, analysts say those with WiFi connectivity project a professional image for businesses to grow roots in. By that count, Bangalore, Delhi, Pune, Mumbai, Kolkata, and Chennai have decent WiFi hotspots in some prominent areas. While some cities have kept it free, some have opted to offer paid services.<o:p></o:p>

	Every other Indian state, including Gujarat, are vying to be in the ‘hotspot’ area starting with bigger cities, and move in to cover almost all places where internet connectivity is good and towers can be installed without causing any ecological harm.<o:p></o:p>

	Private companies like TATA and Vodafone have evinced interest in setting up the infrastructure for WiFi connectivity in Indian cities. TATA plans to have 3000-4000 WiFi hotspots in cities before the end of 2015, making it an ambitious project on part of the company.<o:p></o:p>
