Mumbai, <keyword id="21027898" type="General" weightage="20" keywordseo="indian-real-estate-investment-trust" source="keywords">Indian Real Estate Investment Trust</keyword> (REIT) industry on Wednesday pitched for the entities to get access to direct bank lending and classification as equities. At present, such vehicles can issue bonds or borrow from non-bank lenders or mutual funds, but are prohibited to borrow from banks, said the <keyword id="21027897" type="General" weightage="20" keywordseo="indian-reits-association" source="keywords">Indian REITs Association</keyword> (IRA), a newly formed umbrella body for the five-year-old sector, which comprises four listed entities. The body's Chairman and Embassy REIT's Chief Executive <keyword id="21027895" type="General" weightage="20" keywordseo="arvind-maiya" source="keywords">Arvind Maiya</keyword> told reporters it is in touch with the RBI (<keyword id="19899810" type="General" weightage="20" keywordseo="reserve-bank-of-india" source="keywords">Reserve Bank of India</keyword>) for allowing banks to lend to such vehicles. The real estate industry is asset-heavy and needs funds regularly to buy assets for which it should be allowed to borrow directly from banks, he added. Typically, banks have access to deposits which brings down the cost of funds, and hence, the cost of borrowing can become softer for a borrowing entity. <keyword id="21027894" type="General" weightage="20" keywordseo="alok-aggarwal" source="keywords">Alok Aggarwal</keyword>, the Managing Director and Chief Executive of Brookfield India Real Estate Trust, said, at present REITs are classified as a "hybrid" instrument which creates confusion in the minds of the investors. <keyword id="21027896" type="General" weightage="20" keywordseo="maiya" source="keywords">Maiya</keyword> said classification as equities will lead to passive money coming into REITs as the instrument gets included in indices. Other geographies like Singapore, which has inspired the Indian REIT regulations, as well as the US, treat the instrument as equity, he said, stressing that all the features of the instrument are similar to equity. An industry participant said the tax advantages which it gets courtesy of the hybrid status will continue even if it is classified as equity, while another hoped that it can also get gains from a taxation front courtesy of the Long Term Capital Gains (LTCG) which is applicable for equity. The IRA said there are lots of opportunities for the REITs sector to grow in the country, both from a supply side, where the demand for real estate is bound to keep growing and also on the demand for such instruments as Indians look for newer asset classes. <keyword id="20375329" type="General" weightage="20" keywordseo="ramesh-nair" source="keywords">Ramesh Nair</keyword>, the Chief Executive of Mindspace REIT, said the <keyword id="20069427" type="General" weightage="20" keywordseo="global-capability-centres" source="keywords">Global Capability Centres</keyword> (GCCs) of multinationals alone present a very handsome opportunity for the REITS story in the country. Citing the experience in the US, industry executives said there will be dedicated REITs for specific aspects like warehousing and residential properties. When asked about the lack of demand in the residential space till now -- three Indian REITs are in commercial space while the fourth is in retail -- an industry executive said the yields are very low at 2-3 per cent which prevents REITs' play. Nair said the sector wants to reach out to mutual funds' lobby grouping Amfi to learn and partner with them, given that the REIT's current priority is also to create awareness among the investors.

Real estate investment trust pitch for direct bank lending, classification as equity

The net operating income (NOI) for the quarter has come in at Rs 737.6 crore, an uptick of 9% from the year ago period. <keyword id="2015207" type="General" weightage="100" keywordseo="embassy-office-parks" source="Orion">Embassy Office Parks</keyword> REIT declared distribution of Rs 509.96 crore or Rs 5.38 per unit for the quarter under review. The distribution comprises Rs 65.40 crore in the form of interest, Rs 225.59 crore in the form of dividend and Rs 218.01 crore in the form of repayment of SPV (special purposed vehicle) level debt. On operational front, the company gave on lease 1.1 million square feet of space across 22 deals. The Board of Directors of Embassy Office Parks Management Services Pvt Ltd (EOPMSPL), manager to Embassy Office Parks REIT, approved the appointment of Anoop Kumar Mittal as an independent director for a term of five years commencing from August 6, 2023. It also approved raising of debt of up to Rs 1,600 crore. The company said it has raised Non-Convertible Debentures (NCDs) totalling Rs 2,075 crore at an average rate of 7.8% and added that Rs 15,350 crore debt book remains highly competitive at 7.28% average cost. "Our ability to raise capital to fund our growth initiatives is demonstrated by our repeated debt raises at industry-leading rates. Given our strong leasing pipeline of 2 million square feet comprised mainly of GCCs (global capability centres), a clearer interest rate outlook, and our consistent focus on optimizing our operational and development portfolio, we are pleased to provide guidance for FY2024, which includes 6 million square feet of total leasing and distributions guidance in the range of Rs 20.50 to Rs 22 per unit," said <keyword id="12044197" type="General" weightage="50" keywordseo="aravind-maiya" source="Orion">Aravind Maiya</keyword>, Chief Executive Officer of Embassy REIT. Think of Blockchain as a very large, public spreadsheet in which various transactions are noted. A network of people or their representative computers has access to this spreadsheet, and is responsible for validating each transaction by consensus. Once a transaction is certified as genuine and consummated, it cannot be modified, recalled or repudiated. This makes the transaction highly secure. 
 
In this scenario, there is really no need for a central agency, such as a stock exchange or clearing house, for bringing the contracting parties together or facilitating the deal. That means the parties to the transaction can conclude their business safely, securely and largely anonymously, without involving an intermediary. This yields several benefits – the parties have complete visibility into the transaction; there are no commissions or fees; and settlement can happen within seconds. 
 
Blockchain can also be used to secure old-world transactions involving cash and plastic. One only needs to digitize the currency or card and register it on the network. Then, even if someone steals the money or card, they will not be able to transact with it, because the network will reject it as invalid. In India, the Reserve Bank is considering using Blockchain technology to reduce cheque counterfeiting. Digitized cheques can reduce the use of paper as well as the risk of theft and fraud. And if someone who continues to use paper cheques after digitization loses one, they are still protected because no other person will be able to use it. 
 
Property transaction is another very obvious area of application, where everything from land records to sale deeds can be uploaded on to Blockchain for validation and protection both. The same applies to the sale and purchase of financial assets such as securities and insurance. 
 
A very interesting feature of Blockchain is that it allows even very small investors to buy a share in highly valued assets, such as art, for instance. You might know that it is possible to buy a fraction of a Bitcoin, which is currently valued at about US$ 670, and trade it at will. Similarly, every other valuable asset can be digitized and broken into small components using Blockchain and offered to investors who cannot afford the whole. 
 
These are some of the known benefits of Blockchain. As the technology matures and adoption increases, who knows what other possibilities might open up?

Although such a dire scenario may not come to pass, global trade is showing signs of slowing down. <keyword id="6357761" type="UNKNOWN" weightage="20" keywordseo="WTO">WTO</keyword> predicted a 4.7 percent increase in the total gross merchandise exchanged around the globe in 2017; the prediction for this year is 4.4 percent. The combined impact of unfavorable trends – <keyword id="44380" type="COMPANY" weightage="20" keywordseo="protectionism">protectionism</keyword>, higher risk, slowing growth, and pessimism – will be felt on the cost of trade transactions. But with the help of digital technology, it is possible to limit the extent of the cost passed on to the end consumer. This article profiles one of the technologies that can really swing things in the world of trade finance, namely <keyword id="6355684" type="PERSON" weightage="20" keywordseo="Blockchain">Blockchain</keyword>. Broadly speaking, Blockchain and other distributed ledger technologies can reduce trade <keyword id="864664" type="PERSON" weightage="20" keywordseo="transaction-costs">transaction costs</keyword> on three fronts. Reduce transaction-related costs International trade transactions are riddled with cost, complexity, and documentation. To cite just one example, a shipment of refrigerated goods going from Africa to Europe can involve more than 200 interactions between 30 officials and agencies. Just the financing process, from approving to issuing a Letter of Credit (LC), can take between 7 and 10 days. But a distributed ledger can dramatically bring down the time and handoffs, and consequently, the transaction costs. Last year, a machinery export deal between Japan and Australia carried all its trade processes on a Blockchain-based platform reducing the delivery time to two hours from several days earlier, cutting down the labor and cost of creating and dispatching documents, and making the entire process transparent to all parties. The technology also eliminates intermediaries since the transactions are approved by a network of several thousand members by consensus. The immutability of Blockchain transactions provides an additional layer of safety since the transactions once posted and approved, cannot be repudiated, changed or withdrawn. Check <keyword id="38935" type="PERSON" weightage="20" keywordseo="Fraud">fraud</keyword> Fraud and malpractice in trade transactions can take a massive toll on the economy. A study by John Zdanowicz, a fraud expert and professor at the FIU College of Business, found that between 2003 and 2014, false invoicing rose 30 percent in the United States, from US$ 168.31 billion to US$ 230.58 billion, and total trade invoice fraud cost the country about US$ 2.3 trillion in taxes. Duplicate invoice / bill of lading financing is rampant because banks have no way to check the authenticity of documents. With Blockchain, however, that problem is eliminated forever, because with network consensus and total transparency, there is no way a document can be duplicated or forged. It is also impossible for a supplier to renege on an order at a late stage of a transaction. Once the paperwork is put on Blockchain, the network holds the supplier liable for keeping his end of the bargain. If the innate safety and security of Blockchain could lead to just 10 percent of global trade transactions, it would significantly reduce banks’ spending on Anti Money Laundering, fraud detection, and risk management solutions. This would not only offset some of the cost increases arising from protectionist measures but also provide visibility and traceability, both of which are sorely lacking in trade transactions at present. Improve banks’ balance sheets Today most banks are struggling to meet even their cost of equity, let alone make a return on it. At the same time, banks are forced to spend sums of money on contingent liability insurance to protect themselves against potential lawsuits, loan repayment default, and losses to a third party for which they are liable. Blockchain can help reduce this cost. Since with Blockchain, there is little or no risk of a deal going bad, the need for contingent liability insurance reduces. And if an insurance company is brought aboard the network, it can track each and every transaction, and even revise the premium downward. The same logic applies to other service providers such as logistics partners, warehousing companies, and customs agents. The potential of Blockchain and other distributed ledger technologies to lower the cost of trade is immense. A leading management consulting firm estimates that if implemented right, distributed ledger technology can reduce trade finance operating expenses by as much as 50 to 80 percent, and LC processing time by 80 percent. Technology providers are responding with a variety of solutions.
