Hilton has 15 hotels in 11 Indian cities with 20 under development and now the luxury brand is opening another <a href="http://www.businessinsider.in/searchresult.cms?query=conard&amp;sortorder=effectivedate">Conrad</a> property in Bengaluru next year and a resort in Goa. 
 
Andre A Gomez, the new head of operations for India at Hilton Worldwide, told ET, “We have the opportunity and scope to target various markets in India through our portfolio of brands. We have been rolling out Waldorf Astoria throughout Asia and India's not an exception. We are looking for an opportunity to roll that here at some point.” 
 
Gomez said Indian travellers are getting more sophisticated in their expectations. “Conrad will be about modern, smart luxury," said Gomez. 
 
Hilton has its presence in India through Hilton Garden Inn, Hampton by Hilton and <a href="http://www.businessinsider.in/searchresult.cms?query=doubletree&amp;sortorder=effectivedate">DoubleTree by Hilton</a> as well. 
 
"We might be the only company to do that in India. Having exposure overseas is critical as employees bring a lot back with them. We will also be piloting some other initiatives in India," he told ET. 
 
Now, Hilton is also mulling at dual branding strategy in India, which is successful in several Asian markets. 
 
Dual branding refers to chains housing two brands under one property or cluster to beat land costs and the real estate crunch. The move also leads to shared services.

Prices of luxury properties appreciated by 8-12 per cent during the last year across major cities and have breached the 2015 peak level, according to <keyword id="3658" type="General" weightage="80" keywordseo="india" source="Orion">India</keyword> Sotheby's International Realty. In its annual 'Luxury Outlook Survey 2023', India Sotheby's International Realty (<keyword id="14413008" type="General" weightage="80" keywordseo="isir" source="Orion">ISIR</keyword>) revealed that 61 per cent of High-Net-worth Individuals (HNIs) and Ultra High-Net-worth Individuals (UHNIs) are looking to buy luxury real estate during 2023-24. The sample size of the survey is more than 500 HNIs and UHNIs. Asked about the price range of the property respondents were considering, the ISIR said that the highest interest (65 per cent) came in the price bracket of Rs 4-10 crore for their property investment. The survey found that 33 per cent of HNIs and UHNIs are willing to spend upwards of Rs 10 crore to acquire the right luxury property. On rates of luxury properties, the ISIR said, "Even though luxury property prices have gained 8-12 per cent in 2022, they are only marginally higher than the 2015 peak." ISIR CEO Amit Goyal said the housing sales remain strong amid pent-up demand and the country's economic growth. "As the wealth of a nation grows, it is bound to bring in a new set of buyers into luxury real estate and that's what we are witnessing," Goyal said. "We all are witness to a fundamental shift in the desire for home ownership across age groups, post the pandemic. A young thriving workforce in India will continue to drive demand for the housing sector," he added. Ashwin <keyword id="297510" type="General" weightage="50" keywordseo="chadha" source="Orion">Chadha</keyword>, President of ISIR, noted that Indian real estate has started its multi-year bull run in 2021, after years of remaining subdued. "Prices of luxury homes have risen in the last 16 months, but they are still only marginally higher than the peak prices of 2015, making it possible for HNIs to strike well-priced deals even now," Chadha added. On key demand drivers, the ISIR said that lifestyle upgrade remains the key motivation for buying property in 2023- 24. "Capital appreciation is the second most important motivation factor for buying property. This indicates that HNIs and UHNIs are expecting prices to rise in the coming years," the report said, adding that 12 per cent of the wealthy also ticked real estate as a chosen asset class to create multi-generational wealth to pass on to the next of kin. Among other findings, the ISIR report said that Delhi NCR, Mumbai, <keyword id="826" type="General" weightage="50" keywordseo="goa" source="Orion">Goa</keyword> and Bengaluru remain the top four cities for respondents to buy real estate. "Eleven per cent of India's wealthy are searching for real estate in overseas destinations. This number was negligible when we conducted our survey at the end of 2021," it added. ISIR survey revealed that 57 per cent of those surveyed still consider the city and urban community for their luxury real estate purchase in the coming years. Another 33 per cent of people gravitated towards owning a farmhouse/holiday destination. High-rise apartments remain the most sought-after real estate investment for respondents followed by farmhouse/holiday homes. Rent-yielding commercial real estate is also in demand as 23 per cent of the respondents would like to invest in it. Larger homes and open green spaces combined with excellent physical and social infrastructure came as the top two reasons for wealthy Indians choosing a property to buy, the survey report said. "We were happy to see 11 per cent also picked sustainable features as one of the key reasons driving their purchase," it added. The report further said that 74 per cent of the surveyed HNIs and UHNIs believe real estate is an important asset to hedge against inflation. Luxury property prices up 8-12% in 2022; surpasses 2015 peak level: India Sotheby's International Realty

The high-flying Indians who love to travel within the shores of India are betting big on <keyword id="3328005" type="UNKNOWN" weightage="20" keywordseo="weekend-homes">weekend homes</keyword>. And <keyword id="826" type="CITY" weightage="20" keywordseo="Goa">Goa</keyword> has been among the favourites with many scouting their second homes in the Goan surburbs. 
	 
	“With increasing demand, more and more places are being successfully marketed as weekend home destinations: Lavasa, Lonavala, Alibaug and Igatpuri near Mumbai for weekend getaways, vacation spots like Mussourie, Ooty, Coorg and Goa, and the likes of Haridwar for the religiously inclined. What attracts buyers in this segment are primarily a serene location with good weather, good infrastructure and potential for rental income,” said Ashwinder Raj Singh, CEO, Residential Services, JLL India. 
	 This is followed by other weekend property markets such as <keyword id="6357787" type="CITY" weightage="20" keywordseo="Shimla">Shimla</keyword>, <keyword id="153662" type="CITY" weightage="20" keywordseo="Kasauli">Kasauli</keyword> and Kerala, with Wayanad in Kerala being the most sought-after in the state. So what really triggered the demand for weekend homes destinations in an otherwise dormant sector, where unsold inventories have been piling up? 
	 
	“After the basic needs of shelter are met, most people have an in-built desire to own properties to use purely for relaxation. Obviously, such properties need to be in the more bracing and beauteous environs than the cluttered, polluted cities. Because quality hotel rooms in most getaway cities are limited and also very expensive, people like to invest in weekend homes there for short, hassle-free getaways. With the basic luxury factor vested in such locations' mountains, lakes or religious shrines, these homes provide their owners with quality family time away from their routine city lives and often serve the extended purpose of providing a peaceful post-retirement life,” he added. 
	 
	So will this segment spearhead the revival of the sector? Experts feel otherwise. According to Singh, weekend homes are bought by those home buyers, who have already purchased their primary homes. 
	 
	“One spends only a limited amount of time per year in a weekend home. Nevertheless, there will be regular expenses on maintaining the property. If one does not wish to put the property on rent, the costs would include keeping a caretaker. Besides, if the property is to be put out on rent throughout the year, there would be expenses on regularly upgrading the basic amenities,” he noted. 
	 
	Well, looks like weekend homes may not be exactly what the sector has been looking for, nevertheless, they seem to be the perfect way to make a long term investments.

New Delhi, May 29 () Multinational Conglomerate ITC Ltd's hospitality arm ITC Hotels on Friday announced to partner online food delivery platform Swiggy to deliver its food delicacies at customers' doorsteps amid the COVID-19 pandemic. The move would enable ITC Hotels' customers to enjoy their pre-paid orders with 'no-contact' deliveries and have unique food experiences with local offerings from the regions at their home, said a joint statement. This would be implemented into phases across India and deliveries from properties such as ITC Maurya (New Delhi), ITC Royal Bengal (Kolkata), ITC Grand Chola (Chennai), ITC Gardenia (Bengaluru), ITC Windsor (Bengaluru), ITC Kohenur (Hyderabad), ITC Rajputana (Jaipur), ITC Grand Goa (Goa) and Welcomhotel Bengaluru would be commenced in the phase one. While, under the second phase more ITC Hotels and Welcomhotel properties will be added to the Swiggy home delivery initiative, it added. Commenting on the development, ITC Hotels COO Anil Chadha said: "We are re-engineering our guest experiences with zero/low associate engagement (including digital ordering and e-payment solutions). The partnership with Swiggy will assist us in responsibly delivering our unique culinary experiences using their advanced distribution network. Together we are committed to delivering a responsible guest experience." Swiggy COO Vivek Sunder said: "Through our partnership with ITC Hotels, customers can now indulge in curated gourmet dishes from popular restaurants of the ITC Hotels chain across India through the Swiggy app. We look forward to creating unique dining experiences for customers while helping them celebrate special occasions at the comfort of their homes." Earlier other luxury star hotels such as Marriott, Hilton have piggybacked on food ordering and delivery platforms such as Zomato, Swiggy to reach customers during the lockdown and the people are expected to avoid crowded places as restaurants in the initial phases. "It may be recalled that ITC Hotels had tapped into the food and beverage take-away model across the country recently and received overwhelming feedback from diners for the "Flavours" takeaway (and home delivery) dining experience. It’s not possible, however, by adhering to the conventional ways of running the hotel business, he feels. 
 
“Showing your ID while entering or doing a manual check-out when leaving – are these the things you do at home? No. If I have them in hotels, how will you feel at home during your stay then?” asks Ritesh. But the question is how is OYO planning to ease the process of payments? 
 
Via tech-based initiatives is Mr Agarwal’s answer! 
 
So for example, the company has seamlessly integrated the MobiKwik wallet into the OYO app. “It facilitates one tap payment. It’s like checking-out of a hotel without the need of stopping to pay,” says Ritesh, adding that such valued partnerships are helping him in maximizing the consumer experience as well as making OYO services better. 
 
For that matter, even his partnerships with OLA and Zomato have helped him in a similar way – finding transport to OYO properties and making the nearest food options accessible to the customers. Both being basic needs of OYO customers that needed to be addressed. 
 
So, OYO's strategy is simple – identifying the pain points first and rather intelligently (which many in the game have failed to see or perhaps ignored) and immediately addressing them by providing the customer easy on-the-go options. 
 
Even though the budget hotel aggregator has no plans of foraying into other sectors as of now, with the launch of OYO WE it is definitely trying to diversify within the sector. 
 
The idea of WE was born after OYO, Ritesh says, was flooded with queries from customers asking if there were any women specific properties. 
 
Realizing that there was a demand for it, he was quick to launch WE in January this year. “It met with tremendous response and excellent feedback from the women guests. Now, we want to provide more women with a comfortable zone which gives them their privacy and space,” says Ritesh. 
 
Notably, WE has all women staff, a toiletry kit customized for women, on-call beauty parlor services and a special selection of books. Currently, there are three WE properties in Gurgaon, Delhi and Noida. The plan is to have fifteen WE properties across 10 cities by the end of this year. 
 
That’s not all. Talks are also on between OYO and Maharashtra Tourism Development Corporation for bringing in occupants for MTDC's unsold rooms in resorts. The deal may be sealed under a revenue-share agreement model. 
 
“It’s a great opportunity and will enable us to bring our experience of operation and sales to a large number of properties. Also, through this partnership we will gain access to running some of Maharashtra’s favorite hotels, and we can’t be more thrilled about it. We are still in the process of finalizing things with them,” says Ritesh. 
 
So much on OYO's future plans. 
 
For now, it has announced offers keeping in mind the upcoming festive season. It’s running a flat 30% off pan India, for check-in/check-out till 31 October. Exclusive: OYO Rooms’ CEO says soon staying at OYO hotels will be like staying at luxurious homes! Easy walk-in, easy walk-out

Mumbai, Feb 23 () Chalet Hotels, the hospitality arm of leading realtor R Raheja Corp, is targeting to increase its margin, which is already the highest in the industry, to around 45 per cent on the back of expansion and rising room prices. The company currently has margins of about 41 per cent. Chalet operates close to 2,780 keys spanning six properties in Mumbai/Navi Mumbai, Bengaluru, Hyderabad and Pune, and is adding around 600 more rooms in three greenfield properties by 2022 at an investment of Rs 1,300 crore. Chalet will be opening the city's first super-luxury brand 'W' from the Marriot stable with 150 keys in Powai by 2022. It will also add a 260-room Hyatt Regency in Navi Mumbai through its maiden association with the Hyatt group, apart from adding over 80 keys to the just acquired Novotel in Pune towards the end of the year. That apart, it is investing around Rs 600 crore to upgrade the 600-keys Renaissance Convention Centre &amp; Hotel into The Westin later this year. The company is also keen to enter Chennai and Goa, and "doesn't mind buying out an operational property in Delhi", taking into account the "considerable developmental risks" in the national capital, according to its Managing Director and Chief Executive Sanjay Sethi. According to publicly disclosed numbers and also those collated by industry tracker Horwath STR India Hotel Review 2019, Chalet's margin is almost double of its peers and also the highest by a wide margin at 41.4 per cent as of the December 2019 quarter as also in the first nine months of the fiscal. As against this, Taj (Indian Hotels from the Tatas) has a margin of 24.4 per cent, East India Hotels that operates the Oberori/Trident brands has the lowest at 21 per cent and the mid-sized Lemon Tree stands at 32 per cent (in the first three quarters). "Our target is to take margins to the mid-40s, as taking it to 50 per cent will be tough," Sethi told when asked whether margins can improve with expansion of its portfolio. Explaining how it maintains high margins, Sethi said, "We've the lowest salary cost in the industry even though our salaries are much higher than the industry average. Our employee-room ratio is 1.2 against the industry's 2 per room." "This makes a lot of difference as salaries are the biggest expenses head in hospitality. While the industry average is 21 per cent, ours is only 14 percent," he said. Also, at Rs 8,367 a room per night in the first three quarter of the year, Chalet's average tariff is higher than the industry's at Rs 6,698, according to the Horwath data. Again, it has the highest room occupancy at 75 per cent against 69 per cent of the industry, Sethi said. Another factor that helps maintain higher margins is the eco-friendly properties that Chalet operates, which helps it cut down on energy usage, he said, adding that HLP (heating, lighting and power) is the second biggest expense head for the industry. While the industry average is 9 per cent, Chalet's is only around 7 per cent, he said. On the tariff front, he said it has risen by 9 per cent so far this fiscal and the upward trend is likely to continue given the limited number of inventory entering the market and the industry, that contributes 7.5 per cent of GDP, is expected to grow 16.1 per cent annually through 2022. Chalet operates the Marriott-branded Renaissance at Powai with 600 keys, making it the largest in the city. It is being upgraded to The Westin soon. It also operates The Westin in Hyderabad with 427 rooms, and the Lakeside Chalet in Powai (Marriott Executive Apartments) with 173 suits; The Westin in Hyderabad with 170 rooms; JW Marriott near Mumbai airport with 588 rooms; the 391-keys Marriott in Bengaluru; Four Points by Sheraton in Navi Mumbai with 152 keys and the upcoming 260-room Hyatt Regency at Navi Mumbai and the Accor group-branded Novotel in Pune with 223 keys. It will be adding 88 more keys to the Pune property, which was its first acquisition for Rs 176.8 crore. During the December quarter, Chalet reported a 134 per cent spike in net income at Rs 33.3 crore on an income of Rs 284.7 crore, up from Rs 255 crore, as its RevPAR (revenue per room) growth doubled to 9.9 per cent. Chalet, which went public last February with a public issue, also owns co-located non-hotel real estate assets in Bengaluru and Mumbai, said Sethi. Chalet stocks closed down 2.2 per cent at Rs 339.45 on BSE on Thursday with an m-cap of Rs 6,958.73 crore, making it the second largest in terms of market value against Taj's Rs 16,650 crore, EIH's Rs 887.55 crore and Lemon Tree's Rs 4,919.6 crore. Chateau Indage Estate Vineyards, Narayangaon
