Over the last few years leasing became a popular financing option for EVs due largely to a $7,500 federal tax credit issued under the Biden administration's <a target="_blank" class="" href="https://www.businessinsider.com/inflation-reduction-act-how-it-reduces-price-growth-deficit-pressures-2022-8">Inflation Reduction Act</a>.Under the program, drivers buying an EV with cash or through a loan could be eligible for a <a target="_blank" class="" href="https://www.businessinsider.com/tesla-tax-credit">$7,500 tax credit</a>, making the overall purchase more affordable. However, the credit only comes if certain provisions are met, such as vehicle manufacturing requirements, whether the buyer remains under an income threshold, and if the vehicle's price doesn't exceed $80,000.However, leasing an EV offers buyers another way to take advantage of the tax credit program without meeting every requirement. Through what's known as a <a target="_blank" class="" href="https://www.businessinsider.com/electric-vehicle-lease-payments-cheaper-affordability-hack-2024-9">"leasing loophole,"</a> dealerships can receive the tax credit and choose to pass those savings on to the buyer or lessee.Rivian said during its earnings call earlier this month that lessees make up a large population of those who take advantage of the tax incentive program.But Tesla's Cybertruck has largely been left out of the federal incentive program. But Fisker's issues do highlight some of the benefits of leasing over buying, particularly in the EV market, which features limited used-market pricing data and few insights into long-term battery degradation.Leasing is often eschewed by financial advisors, but here's why it might make more sense for EV buyers today:<h2>Batteries are improving </h2>Battery technology is only going to improve in terms of overall range, as well as charging speed and longevity.The average range of an electric vehicle was less than 200 miles in 2010 — but is now closer to 350, <a target="_blank" href="https://www.iea.org/data-and-statistics/charts/evolution-of-average-range-of-electric-vehicles-by-powertrain-2010-2021">according to the International Energy Agency.</a>Charging ports are also in flux as the<a target="_blank" href="https://www.businessinsider.com/how-to-charge-non-tesla-ev-at-supercharger-models-adapters-2023-7"> industry switches to the North American Charging Standard</a>, which was pioneered by Tesla. (That said, adapters can help you keep up with any charging port changes).<h2>Used EV prices are a huge question mark</h2>There's limited data on EV resale prices. Pre-owned EV prices have fallen in line with new EV prices. The Average used EV sold for about $23,787 in February 2024, down from more than $32,000 a year ago, according to <a target="_blank" href="https://www.recurrentauto.com/research/used-electric-vehicle-buying-report">data</a> from Recurrent. Some models, like the Tesla Model Y, have fallen even more. Compared to gas-powered cars, EVs tend to lose their value much faster, according to an iSeeCars <a target="_blank" href="https://www.iseecars.com/cars-that-hold-their-value-study">study</a> that looked at 5-year depreciation.Several newer EV models don't have enough used options on the market to accurately estimate their value. <h2>EV leasing is growing in popularity</h2>Leasing an EV is no longer a niche concept. About 27% of all EVs were leased in the first months of 2024, more than double the previous year, <a target="_blank" href="https://www.coxautoinc.com/market-insights/q1-2024-ev-sales/">according to data from Cox Automotive</a>. Many leases can still qualify for the <a target="_blank" href="https://www.businessinsider.com/electric-vehicle-tax-credit-loophole-leasing-incentives-automakers-dealers-2023-3">$7,500 tax credit</a>, too. Leases can often cost less than a loan — but you don't get any equity. The average monthly loan was about $744 in March, <a target="_blank" href="https://www.coxautoinc.com/market-insights/march-2024-vai/">according to Cox,</a> while lease deals can be found as low as $500, according to <a target="_blank" href="https://electrek.co/best-electric-vehicle-leases/">data compiled by Electrek.</a>Of course, there are mileage limits and other limitations on a lease, but some EV makers are trying to rethink vehicle ownership. Polestar last year <a target="_blank" href="https://media.polestar.com/us/en/media/pressreleases/675591/polestar-introduces-polestar-flexible-lease-program-in-united-states">launched</a> a "flexible lease" program with an early opt-out at five months with no termination fee, and Hyundai's "evolve+" subscription program comes with 1,000 miles a month and no long-term commitment. "At the end of the day, leasing is a great solution for customers that want to try it out, that might be afraid of some of the residual value pieces," GM CFO Paul Jacobson told investors in 2022. "Lease is going to be a very valuable tool across EVs."

Fisker's woes are another reason to consider leasing an EV over buying 

Demand for industrial and <keyword id="108235" type="General" weightage="20" keywordseo="logistics" source="Orion">logistics</keyword> spaces hit an all-time high across eight major cities last year with <keyword id="117877" type="General" weightage="20" keywordseo="leasing" source="Orion">leasing</keyword> activity rising annually by 8 per cent, according to <keyword id="20060150" type="General" weightage="20" keywordseo="cbre" source="keywords">CBRE</keyword>. In its latest report, <keyword id="6354553" type="General" weightage="20" keywordseo="real-estate" source="Orion">real estate</keyword> consultant CBRE said that the leasing of industrial and logistics spaces rose to 38.8 million square feet in 2023 from 36 million square feet in the previous year driven mainly by demand from third-party logistics (3PL) companies. Anshuman Magazine, Chairman &amp; CEO, India, Southeast Asia, Middle East &amp; Africa, CBRE, said, "As we envision the future of the industrial and logistics sector, this robust growth is a testament to the sector's resilience despite global economic challenges." Leasing activities across the top eight cities remained robust in 2023, showing a steady annual space occupancy, he said. "The leasing landscape in 2023 reflects a pronounced influence of 3PL players, commanding a substantial 45% share," Magazine said. The consultant noted that diverse industries, including <keyword id="35621" type="General" weightage="20" keywordseo="e-commerce" source="Orion">e-commerce</keyword>, <keyword id="6354851" type="General" weightage="20" keywordseo="retail" source="Orion">retail</keyword>, and <keyword id="6362048" type="General" weightage="20" keywordseo="manufacturing" source="Orion">manufacturing</keyword>, chose to outsource their supply chain operations to 3PL firms. This strategic move was aimed at meeting storage requirements, attaining increased flexibility, cost reduction, and overcoming challenges associated with labour sourcing. Engineering and manufacturing companies constituted 17 per cent of the total leasing activity. The proactive government policies and initiatives such as the Production Linked Incentive (PLI) scheme played a pivotal role in fuelling the growth of domestic engineering and manufacturing firms. Leasing of industrial and logistics spaces in Mumbai touched an all-time high, registering 9.9 million sq ft in 2023 as against 7.3 million square feet in the previous year. In Delhi-NCR, the demand fell to 7 million square feet last year from 9.4 million square feet during 2022 calendar year. Bengaluru saw a decline to 4.7 million square feet from 5.9 million square feet. Kolkata too witnessed a dip to 3 million square feet from 3.8 million square feet. However, in Hyderabad, the demand grew to 4.3 million square feet from 3.7 million square feet. Leasing of industrial and logistics spaces in Chennai increased to 6 million square feet from 3.9 million square feet. In Pune, the leasing went up to 1.7 million square feet from 0.7 million square feet. The demand for industrial and logistic warehousing spaces in Ahmedabad rose to 2.2 million square feet last year from 1.2 million square feet in the 2022 calendar year. "Driven by increased demand for high-quality spaces, restricted availability of quality supply in specific locations, and an escalation in land costs, rental values witnessed an annual rise in prominent micro-markets across cities, except in the case of Kolkata," CBRE said.

The futuristic Tesla pickup is set to launch on November 30 after years of hype, with <a target="_blank" href="https://www.businessinsider.com/tesla-cybertruck-delivery-event-details-10-vehicles-2023-11">over 2 million people preordering the electric pickup</a>.Despite this, Rivian has been remarkably nonchalant about its new rival. CEO RJ Scaringe addressed the Cybertruck's distinctive style in <a target="_blank" href="https://www.gq.com/story/rivian-scaringe-gqclout">an interview with GQ</a>, saying that it was <a target="_blank" href="https://www.businessinsider.com/rivian-ceo-interview-tesla-cybertruck-elon-musk-r2-competition-2023-10">"cool" it existed</a> but admitting that "personally, it's not something I would buy."Rivian did not immediately respond to a request for comment from BI, made outside normal working hours.

Another sign that the future of EV buying is leasing: Rivian leases its $73,000 truck 

The demand for office spaces during the first quarter of 2024 has been strong, registering total leasing of 13.6 million square feet across the top six cities. It is a remarkable 35 per cent increase compared to the same period last year, according to professional services and investment management company Colliers. Although this is a significant drop from the record office space take-up in the last quarter of 2023, the remarkable annual increase is indicative of upbeat occupier sentiment, given the fact that the first quarter is typically slower, Colliers said in a report. Bengaluru and <keyword id="19900176" type="General" weightage="20" keywordseo="hyderabad" source="keywords">Hyderabad</keyword> emerged as frontrunners for demand of Grade A office space in the first quarter of 2024, cumulatively accounting for more than half of the <keyword id="19895063" type="General" weightage="20" keywordseo="india" source="keywords">India</keyword> leasing activity. The office market of Hyderabad saw 2.2x space uptake in Q1 2024 as compared to the corresponding quarter last year. This demand was driven by healthcare and pharma and technology sectors. Amongst other major office markets, Mumbai too experienced a notable surge in leasing activity, an impressive 90 per cent yearly rise in Q1 2024. "Hyderabad continues to strengthen its role as a prominent commercial office market in the country. The city offers occupiers including <keyword id="20942407" type="General" weightage="20" keywordseo="global-capability-centers" source="keywords">Global Capability Centers</keyword> considerable price arbitrage compared to other markets. Furthermore, proactive government policies, continuous infrastructure upgrades and a favorable business ecosystem makes Hyderabad a compelling destination for investors, occupiers, and leading developers of commercial real estate in India," said Arpit Mehrotra, Managing Director, <keyword id="21062240" type="General" weightage="20" keywordseo="office-services" source="keywords">Office services</keyword>, India, Colliers. "Within Hyderabad, the trifecta of Hi-Tec City, Gachibowli and <keyword id="19948349" type="General" weightage="20" keywordseo="madhapur" source="keywords">Madhapur</keyword> continued to drive leasing activity in Q1 2024. Of the 2.9 million square feet of Grade A space uptake in the first quarter, over 80 per cent of the demand was concentrated in these three localities," said Mehrotra. During Q1 2024, new supply across top six cities remained steady, at 9.8 million square feet, almost at par with the level seen in Q1 2023. According to Colliers, Bengaluru witnessed significant new project completions, contributing to 45 per cent of the total new supply, followed by Hyderabad at 27 per cent share. With demand outpacing supply, average rentals saw up to 8 per cent uptick on a yearly basis across most of the major markets. "As business sentiments and economic outlook remains positive, domestic occupiers, especially will continue to drive the office market of the country," said Vimal Nadar, Senior Director and Head of Research, Colliers India.
