<ul><li>Domestic AIFs saw tepid activity as residential <keyword id="6354553" type="General" weightage="20" keywordseo="real-estate" source="Orion">real estate</keyword> debt witnessed lower demand.</li><li>Large deals dominated the PE investment in real estate in the first nine months of FY24.</li><li>Commercial real estate continued to attract large fund flows, and PE investors favour equity vs debt. </li></ul>A sharp rise in home sales as well rising office occupancies might be the talk of the town. Yet, private equity investments in the sector remained muted. In the first nine months of FY24, i.e. April to December 2023, <keyword id="189346" type="General" weightage="20" keywordseo="pe-investments" source="Orion">PE investments</keyword> in the sector registered a 26% decline, says a report by Anarock. Investor activity remained tepid due to geopolitical uncertainties as well as a high interest rate environment. The size of domestic investments however declined to 14% of total capital flows to $360 million as compared to $717 million in the same period last year. "Domestic alternate investment funds (AIFs) have seen lower activity levels as their favoured asset class — residential real estate debt – witnessed lower demand for high-cost funds. Strong residential pre-sales and an accommodative stance by state-owned banks have led to reduced demand for capital from the more expensive AIFs," said Shobhit Agarwal, MD &amp; CEO of Anarock Capital. The average ticket size marginally increased to $95 million from $91 million in the same time last year. This is largely due to a mega $1.4 billion deal in which Brookfield India Real Estate Trust REIT and Singapore’s GIC together acquired two commercial assets in Mumbai and Gurugram. The deal also aided the sharp rise in multi-city transactions. Otherwise, Mumbai Metropolitan Region led the transaction league tables in city-specific transactions. The region saw investments flows to the tune of $694 million. Data centers also became an emerging new asset class for investors. Domestic debt funds also showed interest in commercial projects. Varde Partners had invested $91 million in a Hyderabad based project by Phoenix Group. “The sector’s reliance on IT/ITeS diminished, with manufacturing, BFSI, and co-working spaces contributing to resilient demand. Anticipated growth in the IT/ITES sector is expected as more employees shift to working from offices for 3-4 days weekly,” said Anarock. Residential real estate was also one of the key sectors which saw large deals in 9M FY24. HDFC Capital as well as PAG invested over $60 million in CCI Projects and Kalpataru Group respectively. In times when overall flows softened, large deals dominated the scene. Top ten deals accounted for 87% of the total value of PE investments. In the same period last year, they accounted for 76%. While debt capital also flowed in, equity investments are preferred route for PE investors, which is visibly healthy at 84% of total deals.

Kotak Investment Advisors is an alternate assets arm of the Kotak Mahindra Group. With the anchor commitment from ADIA, Kotak Investment Advisors has raised, managed or advised more than $3.3 billion across its 13 real estate funds, the company said. Kotak Investment Advisor’s 13th real estate fund will primarily target the residential sector. “The new platform is primarily targeted at the significant demand for housing in India, which is driven by sustained economic growth and a shortage of urban housing clusters,” said Mohamed AlQubaisi, executive director of ADIA's real estate department. It is domiciled in Gujarat’s GIFT City, and will focus on markets like Mumbai, Bengaluru, Delhi-NCR, Pune, Hyderabad and Chennai. “This is an opportunistic fund which can invest across various real estate asset classes and capital stack, that is, both debt and equity. With the first close of this Fund, KIAL has raised around $1.5 billion in real estate across multiple strategies in around one and a half years,” said Vikas Chimakurthy, CEO, Kotak Realty Fund. ADIA commits $500 mn to Kotak Investment Advisors’ $1 bn real estate fund

It will add to the deposits of banks and increase their CASA thereby boosting their bottom line,” said Dr V K Vijayakumar, chief investment strategist at Geojit Financial Services. How much can come from ₹2,000 notes The ₹2,000 notes were introduced in 2017, after the Government of India went in for demonetization of ₹500 and ₹1,000 notes in November 2016. These notes have <a href="https://www.businessinsider.in/finance/news/no-need-to-rush-to-banks-as-theres-4-months-time-says-rbi-governor-on-pulling-2000-notes-off-circulation/articleshow/100412638.cms">served their purpose</a>, said RBI governor Shaktikanta Das in a statement on Monday, and assured people not to rush to banks. According to RBI, the total value of ₹2,000 banknotes in circulation was ₹6.73 lakh crore at its peak as on March 31, 2018. That’s 37.3% of total notes in circulation. It has dwindled to ₹3.62 lakh crore— and now constitute only 10.8% of notes in circulation as on March 31, 2023. Of this amount, Kotak Institutional Equities expects as much as ₹1.5-2 lakh crore to make its way into banks as deposits. “On a net basis, it is likely that deposits will increase by ₹1.5-2 lakh crore. Durable liquidity could increase by around ₹1 lakh crore depending on behaviour of depositors. This should ease the credit-deposit ratio across banks,” said a report by Kotak Institutional Equities. Further, analysts believe instead of depositing notes in banks people may spend these in buying assets like gold, durables or even real estate property. This money too will indirectly make its way into banks. “With the bank note remaining a legal tender, unlike demonetization, consumption could see a boost. In fact, notes which are not deposited by individuals (undisclosed income, deposits above certain limits, etc.) could move to high-value spends such as gold and jewelry, high-end consumer durables, and real estate (which then reaches <keyword id="6409502" type="General" weightage="20" keywordseo="bank-deposits" source="Orion">bank deposits</keyword>),” added the Kotak report. Besides, some experts say that the rise in deposits may urge the central bank to pause any further hike in interest rates as inflation eases too. A report by Emkay Global says that the deposit surge will ease the current tight liquidity conditions, even if the eventual net deposits remaining with the banking system may be far lower than those seen during demonetization in 2016. As much as ₹1.1 lakh crore was deposited into bank accounts after demonetization in 2016, adjusting for business as usual or BAU during the same period in FY15-16. “Some bankers believe incremental deposit build-up may also largely stall any further deposit rate hikes, while it may also precipitate rate roll-down amid increasing signs of early policy rate easing as the inflation trajectory moderates,” said a report by Emkay Global. Not just bank deposits, gold sales & real estate to get a boost from ₹2,000 note withdrawal

Overall, the gap between the average cost of debt and RBI’s repo rate has also come down drastically – from nearly 550 basis points in Q4 FY20, to 224 basis points at the end of Q2 FY23, reflecting the improved credit profile of realty companies even though interest rates have spiked. Robust topline performance was a key driver for pushing down the average cost of debt for these eight listed companies, namely – <keyword id="139366" type="General" weightage="50" keywordseo="sobha" source="Orion">Sobha</keyword>, Puravankara, Prestige Estates, Brigade Enterprises, Mahindra Lifespace Developers, Godrej Properties, DLF, and <keyword id="6473062" type="General" weightage="50" keywordseo="lodha-developers" source="Orion">Lodha Developers</keyword> (Macrotech). Their strong revenue growth during these ten quarters, and the low interest rates – between Q4 FY20 to Q2 FY23 – allowed these firms to obtain new debt and refinance existing debt at lower rates, the report added. “These [measures] included a reduction in repo rate, loan restructuring, stamp duty cuts, and a relief package to boost the economy. Housing sales gathered momentum on the back of record low home loan rates and stamp duty reductions in some states,” said <keyword id="6420759" type="General" weightage="50" keywordseo="anuj-puri" source="Orion">Anuj Puri</keyword>, chairman, Anarock Group. The net debt of the aforementioned eight listed companies has come down to ₹20,800 crore at the end of Q2 FY23, from ₹24,500 crore at the end of Q4 FY20, and ₹42,900 crore at the end of Q3 FY21. The increase in revenue of these listed realty companies is a reflection of their rising market share in real estate sales – which went from 16% in FY20 to 23% as of FY21. Uday Kotak says Kotak Mahindra Bank 'needs to be clear on lending' as profits dip by 10% in Q4

This increases the possibility of the first half of 2023 mirroring much of 2022, with elevated inflation keeping RBI in a watchful mode. Retail inflation, or CPI-based inflation, declined in November to 5.88% – falling just below RBI’s upper tolerance limit of 6% – from the highs of 7.8% scaled in April this year. In its efforts to tame inflation, India’s central bank has raised the repo rate by a total of 225 basis points this year, taking the interest rate to 6.25%. Analysts at Kotak Institutional Equities expect the central bank to wait to see the full impact of the rate hikes on inflation before it gets back to hiking interest rates. “We expect the RBI to hold peak policy rate at 6.25-6.5% for most of 2023 as it gauges the impact of monetary tightening on inflation. We model CPI (consumer price index) inflation to stay above 5% for most of FY24 and core inflation to be closer to 6%,” said the research firm. Core inflation, which is inflation excluding food and fuel, came in at 6.1% in November, up 10 basis points from October. Low mortgage rates, stable property prices and robust hiring outlook for IT/ITeS [IT-enabled services] and financial services, especially in south India and continued work-from-home is expected to support residential housing demand,” said a report by ICICI Securities, dated September 4. The report says DLF, Oberoi Realty, Brigade Enterprises, Sunteck Realty and Mahindra Lifespaces are some preferred stocks by the broking firm in the realty segment. The report shows that the home loan rates offered by most large lenders range in the 7-7.5% range for 20-year housing loans and is the lowest ever since 2005. The Indian real estate performance has been affected for many years owing to demonetisation, real estate regulatory authority (RERA)/goods and services tax (GST) implementation, NBFC funding crisis and the first and second waves of the COVID-19 pandemic in India. “However, heading into FY22 and beyond, we believe that the sector is set for an upcycle,” said analysts at ICICI Securities. RERA came into action in 2017 to ensure transparency in the real estate segment thereby tightening rules, which made it difficult for developers to launch new projects without approvals. And in the last few years, non-banking financial companies have seen a <a href="https://www.moneycontrol.com/news/business/all-you-want-to-know-about-the-nbfc-crisis-3966551.html">liquidity crisis led by IL&amp;FS group. </a> Gagan Banga, managing director of Indiabulls Housing Finance, in an interview with CNBC-TV18 said that they are seeing strong demand in home loans. “Mid-income group is showing a lot of demand, the best in 15 years,” he said. “The Indian real estate sector is at a crossroads. After a gap of almost eight years, demand seems to be picking up in the residential segment aided by improved affordability, COVID-19 induced factors and government measures to boost housing absorption,” said a report by Edelweiss Securities. Further, analysts feel the residential market will do well in the near future. Listed players have gained market share with new launches in the last 2-3 years and they expect it to continue. Yash Gupta, equity research analyst at Angel Broking, says he expects the residential market to do well in the near future. Also, expect new hiring by [the] IT industry to increase residential demand in Bangalore, Pune and Chennai. “We have seen a strong consolidation in the top 10 cities in India towards organised players post Demon [demonetisation], RERA, IL&amp;FS crisis. Listed players have gained market share in new launches in the last 2-3 years, we expect this to continue,” he said. <ul><li>RBI has hiked interest rates for the second consecutive month to 4.9% to fight surging inflation.</li><li>The <keyword id="6543013" type="General" weightage="20" keywordseo="real-estate-sector" source="Orion">real estate sector</keyword>, which was witnessing good pickup in sales due to the low cost of financing, could be impacted by RBI’s rate hike move.</li><li>The increasing rate of interest will slowdown customer demand for <keyword id="35519" type="General" weightage="20" keywordseo="home-loans" source="Orion">home loans</keyword> going ahead.</li></ul>The 50 basis point interest rate hike by the Indian central bank was greatly anticipated. So much so that a few banks have started hiking their home loan rates ahead of it. “Just last night I got a message from Axis Bank that they are increasing my home loan's rate of interest to 7.1%. Today, after the new hike in RBI's repo rate, I guess it will jump to 7.6%. This was expected but it is still difficult to wrap my mind around it,” said Karuna Sharma, a Mumbai resident who took out a home loan at 6.7% last year. It’s not just those paying the EMI, but real estate developers too are worried about the extent of rate hike — which will affect the economics of <keyword id="185169" type="General" weightage="20" keywordseo="homebuyers" source="Orion">homebuyers</keyword>. For them, a 50 basis point hike is a large debt. “A hike was inevitable, but we are now entering the red zone. Any future hikes will reflect markedly on housing sales.The rate hike will push up home loan interest rates, which had already begun creeping upward after the surprise monetary policy announcement last month,” said Anuj Puri, chairman at Anarock property consultants. The segments that will be worst affected will be affordable and mid-segments, the consultant says. It will also affect the volumes at large and also reverse the trend of robust growth in real estate sales in the last two quarters. The number of residential launches have also grown up and that’s reflecting in higher sales — but it might soon go away. However, this interest rate hike will dent homebuyer’s confidence. “From a real estate perspective, this hike in the policy rate comes as a hurdle as home loan rates will increase, putting a dent on the homebuyer's sentiments. Any increase in the interest rate will further impact the costs of doing business,” said Ramani Sastri, chairman &amp; MD at Sterling Developers. Home sales also increased as several large companies asked their employees to return to work — which suffered a temporary setback due to the onset of the third wave of Covid-19, said a report by Kotak Institutional Equities. Now that Covid cases are also inching up and interest rates are also high, the trend might take a turn for the bad. The overall increase of about 1% in the cost of funds by the RBI over the last few months will impact the overall feasibility of large projects, infrastructure and long gestation projects. This development comes at a time when the real estate sector is dealing with its own raw material inflation. Since loans would now get costlier, they would have limited space to increase prices. “A rise in inflation can soften the stance on an otherwise robust real estate industry. Meanwhile, the government should also make concentrated efforts to reduce the spike in prices of raw materials such as cement, bricks, steel, etc. This will also give some relief to the sector,” said Suren Goyal, partner at RPS Group.
