Off lately, Kerala has seen more than 50% drop in sales to the NRI buyers, as per the global real estate consultant Coldwell Banker. Among other places affected by this NRI disinterest in Indian property market are Ahmedabad, Surat, Vadodara, Bengaluru, Mumbai, <a href="http://www.businessinsider.in/Pune-Hyderabad-Navi-Mumbai-and-Ahmedabad-among-10-affordable-property-markets-in-India/articleshow/50548470.cms">Pune, Hyderabad</a>, Gurugram and Noida, which have seen around 20% drop in the annual demand over past two years.

The slowdown in the Gulf region, which has significantly reduced NRIs' disposable income, can be cited as the reason behind this change in trend, while one can’t ignore the role played by a week rupee, which even though improves the buying capacity, makes the actual ROI lower for NRIs. 
 
Kerala's property market has seen major investments from Gulf countries, which have now slowed down due to job rationalisations and slower economic conditions in Western Asian countries.

Kerala’s property market crunch has nothing to do with India’s economic situation, but a worrying trend anyway

New Delhi, Apr 24 () Pegging the COVID-19 mortality rate in the country at three per cent and the recovery rate from it above 20 per cent, Union Health Minister Harsh Vardhan on Friday hailed the roles of states in keeping the situation under control. Vardhan lauded the states' role in anti-corona fight during a video conference with health ministers of states and Union territories, held to review the anti-COVID-19 preparedness and public health measures taken in the country.On the issue of rapid antibody tests, he said the results of the test vary from place to place and "it can't be relied upon". "Moreover, WHO has also not commented on its accuracy. The ICMR is reviewing the efficacy of the test and the kits in its own labs and shall come out with fresh guidelines soon," a Union Heath Ministry statement quoted him as saying.The video conference saw participation from Maharashtra, Gujarat, Delhi, Rajasthan, Madhya Pradesh, Telangana, Andhra Pradesh, West Bengal, Karnataka,Kerala, Jammu and Kashmir, Punjab, Haryana, Odisha, Jharkhand, Himachal Pradesh, Chhattisgarh, Assam, Chandigarh, Andaman and Nicobar, Meghalaya, Arunachal Pradesh, Mizoram and Uttarakhand."The fight against the pandemic is now more than three and half months old and the prevention, containment and management of COVID-19 in the country is being monitored at the highest level in collaboration with the states," he said."The mortality rate in the country is three per cent and recovery rate is more than 20 per cent," he said.Speaking about the surveillance efforts being put in place by the government, he said with proper, graded and guided response, the country is in a situation to overcome the coronavirus pandemic.He further said teams of technical officers have been sent for handholding, reviewing the situation in the states and helping in day to day fight against COVID-19.While apprising states about the Ordinance promulgated by the President to amend the Epidemic Diseases Act, 1897 to protect medicare workers against violence during epidemics, he said, "There is zero tolerance to any form of violence against healthcare service personnel and damage to property of clinical establishments. The amendment makes such acts of violence cognizable and non-bailable offences," he said.He reviewed the requirement and the adequacy of PPEs, N95 masks, testing kits, drugs and ventilators with each state, and sought to assure them that the government will ensure there is no shortage of supplies of these critical items."PPEs and N95 masks used to be imported in the country but now we have around 100 manufacturing units which are capable of making them in India itself," he said.While commending the states' efforts, he said they may also emulate the best practices of each other.Dr Harsh Vardhan also reviewed the status of dedicated COVID-19 hospitals in the country."There is a need to establish dedicated COVID-19 hospitals in each district of the country and notify them as soon as possible so that people are informed about them," he said.Vardhan also exhorted all ministers to ensure that non-COVID patients are not neglected. "While we are providing treatment and care to COVID-19 patients, we also need to ensure treatment for non-COVID-19 patients, who are suffering from critical ailments such as respiratory or heart disease, those requiring dialysis, those that require blood transfusion and pregnant mothers. We should not turn them away on any kind of flimsy pretexts as these critical procedures can't wait," the Union health minister said. He also stressed upon the states and UTs about the need to promote voluntary blood donation and urged them to keep themselves prepared for other vector-borne diseases such as Malaria, Dengue and TB which should not be ignored in the present circumstances.He also urged all to download and use the ArogyaSetu App as it will enable people to assess the risk of their catching the coronavirus infection. "Once installed in a smart phone, the app can assess the risk of infection based on sophisticated parameters," he said."We should follow the Lockdown 2.0 in letter and spirit as was done earlier," he stressed while warning states not be too relaxed in their approach during lockdown and maintain the standards. While agricultural output in Kerala will most definitely take a hit in the near term, even small businesses will suffer due to the loss of inventory, property damage and irregularity in cash flows. This in turn, will inevitably affect the ability of farmers, agricultural collectives and small business owners to pay back their loans. To soften the blow to creditors in the agricultural sector, the government has allowed a one-year grace period for interest and five-year grace period for principal payments on these loans. So banks will not have to immediately recognise these accounts as stressed. In the short term, banks could see a windfall in deposits as a result of a spike in remittances to the state. The floods are expected to unleash a wave of payments from Indian diaspora to their families. The absolute value of remittances will also be given a boost due to the weak rupee.

At 38.25 million sq. ft, the net absorption this year is second only to the 2019’s net absorption numbers for the past 10 years, showcasing the strong resilience of the Indian office markets, as per JLL. “The office market in India has made a strong recovery in 2022 with the year emerging as the strongest in terms of office market performance post-Covid and second only to 2019 over the last decade. Even with the evolving hybrid work ecosystem, we have seen a sharp rise in office occupancy levels,” Rahul Arora, head office leasing advisory India and MD, Karnataka, Kerala at <keyword id="484198" type="General" weightage="50" keywordseo="jll-india" source="Orion">JLL India</keyword> said. However, on a quarter-to-quarter basis, the net absorption rate was down by 19% at 7.99 million sq. ft. This was mainly due to delayed decision-making and a cautious approach from occupiers impacting deal closures in the last quarter of the year, says the report. “We are likely to see some delayed decision-making as businesses look at macroeconomic signals before committing capital for new offices. Driven by segments like flex, healthcare-life sciences, GCCs and manufacturing/industrial along with its leadership position in the global tech ecosystem, office demand is expected to be similar to 2022 with a marginal to the slight upside,” said Dr Samantak Das, chief economist and head of research and REIS, India, JLL. Delhi-NCR led the way in the list of office absorption rates at 23.7% in the final quarter of 2022. This was followed by Hyderabad and Chennai, which were ahead of Mumbai and Bengaluru. Pan-India net absorption, as a result, was 46.1% higher on a YoY basis, Arora added. “Over the next 12 months, around 53-58 million sq. ft is lined up with average pre-commitment levels of 14-17%. For assets owned by institutional landlords which are 30% of the supply pipeline, pre-commitment rates stood at 22-25%, signalling the flight to quality with healthy workspaces and ESG considerations being given significant weightage during space planning,” Das said. Gross leasing at a three-year high The gross leasing hit a three-year high — up 47.4% YoY, informed JLL. The gross leasing activity for 2022 was at 49.41 million sq. ft because declining Covid cases and greater clarity in the business environment supported on-ground real estate activity, the report said. Delhi-NCR and Bengaluru were the two biggest office markets in India this year in gross leasing activity, followed by Mumbai. These three markets accounted for over two-thirds share of the overall occupier activity for the 2022 calendar year. Not just gross leasing, even new completions reached a new historic high for the Indian office markets at 58.27 million sq. ft in 2022. Completions in Q4 2022 were headlined by Hyderabad and Bengaluru which combined for a 60.5% share of the quarterly supply additions. Delhi-NCR and Bengaluru are India’s biggest office markets in 2022: JLL report

With 7,081 people testing positive for coronavirus infection in a day, <keyword id="3658" type="General" weightage="20" keywordseo="india" source="Orion">India</keyword>'s total tally of cases rose to 3,47,40,275, while the active cases declined to 83,913, the lowest in 570 days, according to the <keyword id="83655" type="General" weightage="20" keywordseo="union-health-ministry" source="Orion">Union Health Ministry</keyword> data updated on Sunday. The death toll has climbed to 4,77,422, with 264 daily fatalities, according to the data updated at 8 am. The daily rise in new coronavirus infections has been recorded below 15,000 for the last 52 days now. The active cases have declined to 83,913, comprising 0.24 per cent of the total infections, the lowest since March 2020, while the national COVID-19 recovery rate has been recorded at 98.38 per cent, the highest since March 2020, the <keyword id="46535" type="General" weightage="20" keywordseo="Health-Ministry" source="Orion">Health Ministry</keyword> said. A decline of 652 cases has been recorded in the active COVID-19 caseload in a span of 24 hours. The daily positivity rate was recorded at 0.58 per cent. It has been less than 2 per cent for last 76 days The weekly positivity rate was recorded at 0.61 per cent. It has been below 1 per cent for the last 35 days, according to the ministry. The number of people who have recuperated from the disease surged to 3,41,78,940, while the case fatality rate has been recorded at 1.37 per cent. The cumulative doses administered in the country so far under the nationwide COVID-19 vaccination drive has exceeded 137.46 crore. India's COVID-19 tally had crossed the 20-lakh mark on August 7, 2020, 30 lakh on August 23, 40 lakh on September 5 and 50 lakh on September 16. It went past 60 lakh on September 28, 70 lakh on October 11, crossed 80 lakh on October 29, 90 lakh on November 20 and surpassed the one-crore mark on December 19. India crossed the grim milestone of two crore on May 4 and three crore on June 23. The 264 new fatalities include 218 from Kerala and 11 from Maharashtra. Kerala has been reconciling Covid deaths for the past few days so the death tally of the state is high. A total of 4,77,422 deaths have been reported so far in the country, including 1,41,340 from Maharashtra, 44,407 from Kerala, 38,287 from Karnataka, 36,676 from Tamil Nadu, 25,100 from Delhi, 22,915 from Uttar Pradesh and 19,660 from West Bengal. The Health Ministry stressed that more than 70 per cent of the deaths occurred due to comorbidities. "Our figures are being reconciled with the <keyword id="6364555" type="General" weightage="20" keywordseo="indian-council-of-medical-research" source="Orion">Indian Council of Medical Research</keyword>," the ministry said on its website, adding that state-wise distribution of figures is subject to further verification and reconciliation. India records 7,081 fresh COVID-19 cases and 264 deaths in last 24 hours

Chinese smartphone manufacturer Xiaomi has patented a foldable smartphone that looks similar to <keyword id="7417397" type="UNKNOWN" weightage="20" keywordseo="Huawei-Mate-Xs">Huawei Mate Xs</keyword>. Xiaomi apparently filed for the patent in late 2019, and it has now been published by China's National Intellectual Property Administration (CNIPA), reports LetsGoDigital. Looking at the patent images, the smartphone will feature a flexible display and fold outward, with a noticeable bezel on the right corner when completely unfolded. When opened, it seemingly transforms into a tablet, while in its folded state, it resembles a standard smartphone. The display in the patent is edge-to-edge and sits flat while a bulging strip on the inhabits the right when folded. The panel houses multiple sensors, mostly cameras. Power button along with volume rockers can be spotted on the right side. On the bottom, there are speaker grills, SIM card slot, a microphone and a charging USB-C on the bottom. Earlier, Xiaomi filed a patent for a foldable smartphone with quad-camera system that rotates forward for selfies and back for regular photos. The smartphone maker has filed the design patent for an inward bending phone in China and has also put 48 images to showcase the handset. India as a civilisation has revered nature for its life-giving properties and has been powered by renewable sources since ancient times. Modern India generates almost a third of its power using renewables sources – water, wind and a small part from the sun (&lt;1%) while the rest comes largely from fossil fuels (coal, oil, gas). These fuels have been the mainstays of power generation for the past few decades and would have continued to do so but for their escalating prices. Also, an ongoing lack of consistent fuel supply to meet even the current demand, along with the clamour against global warming, has put the energy industry under increased pressure and the focus is now on renewable sources of power like the sun, water, geothermal, biomass and wind. 
 
Large hydro projects, comprising almost a third of the current power generation sources, have hit numerous roadblocks due to people displacement, global warming, habitat destruction and land submergence. Biomass initially started off well but due to unplanned supply chain issues, has resulted in almost 75% of the 2 GW installed capacity coming to a standstill. Tidal and geothermal are almost non-existent in India while wind has played a significant role in increasing the acceptability of renewables, but hasn’t really contributed to a scalable solution. Biomass has been an abject failure due to fuel price rise, with 75% of the installed 2 GW capacity currently without adequate biomass supply. Wind turbines generate unscheduled power for just a few months, making them unsuitable for mainstream power generation, especially in the Indian context, and were only successful due to huge corporate tax benefits. 
 That just leaves us with the sun which delivers more than enough <keyword id="6357019" type="UNKNOWN" weightage="40" keywordseo="solar-energy">solar energy</keyword> every hour to our planet to power the entire world’s energy needs for a year. However, the major drawback is its periodic nature and capturing this energy for round-the-clock delivery at cost-effective pricing is the next paradigm of energy that is now receiving attention and interest. 
 Clean and <keyword id="60895" type="UNKNOWN" weightage="40" keywordseo="Green-energy">green energy</keyword> is a basic theory of modern life although the governmental focus is more on grid power, which is a polluting, inefficient and unreliable source of power. AT&amp;C losses account for close to 40% of the total power generation, amounting to a total of Rs 75 thousand crore and more every year that could wipe out energy poverty across the country. Smart grids and infrastructure updates are the need of the hour. But the government is still focused on spending Rs 2 lakh crore to bail out bankrupt Discoms whereas that amount could have been used to deliver distributed energy and reduce dependence on Discoms for a large part of the country. 
 The <keyword id="44734" type="ORGANIZATION" weightage="40" keywordseo="Indian-Government">Indian government</keyword> recognised this potential and the MNRE (Ministry of New and <keyword id="34553" type="ORGANIZATION" weightage="60" keywordseo="renewable-energy">Renewable Energy</keyword>) launched an ambitious programme in 2010 called JNNSM (Jawaharlal Nehru National Solar Mission) to deploy 22,000 MW of grid-connected <keyword id="70990" type="UNKNOWN" weightage="40" keywordseo="Solar-power">solar power</keyword> by 2020. The programme has seen limited success with phase I meeting its PV targets and phase 2 on the way in the form of 750 MW via the Viability Gap <keyword id="6357455" type="EVENT" weightage="40" keywordseo="Funding">Funding</keyword> (VGF) programme. 
 
In the initial programme, CSP (Concentrated Solar Power), aka GemaSolar, but without storage, was touted as a replacement to thermal plants and received majority of the allocation but failed to take off significantly, with deadline extensions and penalty waivers being the norm. There are talks to revive this programme and its success will decide whether solar power can be considered as a base load alternative. 
 
Thermal-concentrated sources of energy are optimal for urban and semi-urban areas. However, towns need to reduce dependence on the grid and adopt the German model, which enables local, as well as distributed power, using net-metering. 
 
The MNRE programmes have barely managed to dent the potential of distributed RE, requiring focused attention and financial muscle to enable the nation on its path towards renewable energy. But MNRE has not paid out a large part of the residential subsidies of 30% of capital costs over the past year due to lack of funds, a serious damper, especially for solar on rooftops. The current VGF programme is scheduled to cost the MNRE Rs 2,500 crore and push solar procurement costs down to below Rs 5.5 per KWh, enabling it to compete with conventional energy. 
 
The essence of solar success lies in empowering the distributed 400 million poor who are currently consuming fossil fuel not touched by the power grid and thus reduce India’s CAD (current account deficit), environmental pollution and health concerns. But there lies the irony. The rural/tribal populace pays nearly twice or thrice the rate of power than those living in cities, but has received minimal attention although the impact is the highest to those using fossil fuel and government subsidies in daily life. 
 
Every unit of power generated has the ability to multiply economic growth, especially in rural areas that suffer from energy paucity due to unreliable connections or load shedding. State governments of Tamil Nadu, Kerala and a few other states have already initiated proactive steps by increasing the state subsidies, in addition to subsidies from the central government, and are also looking at replacing grid-connected agricultural equipment with solar-enabled ones. 
 
Solar has the potential to reduce the current energy peak deficit significantly and improve delivery due to its distributed nature, provided it can get the appropriate financial support from the Centre, as well as all the states. The central government continues to think that grid power, with its huge losses, is the solution. But in reality, distributed energy, delivered to every home and the excess pumped into the grid, would result into least amount of losses while reducing energy generation needs. 
 
Over the next few years, solar power will come into its own, both from financial viability and availability perspectives, with exponential growth in distributed solar, coupled with storage, transforming the entire energy spectrum in India. The future of Indian energy segment is here and it is the Sun that will continue to power our economic and energy growth into the next millennium.
