New Delhi [India], June 13 (ANI): Mumbai and New Delhi are among cities in India that recorded a sharp annual increase in their <keyword id="6354553" type="General" weightage="100" keywordseo="real-estate" source="Orion">real estate</keyword> prices in the first quarter of 2024, according to a report by London-headquartered global property consultancy firm <keyword id="6363605" type="General" weightage="20" keywordseo="Knight-Frank" source="Orion">Knight Frank</keyword>. In case of Bengaluru, the average real estate prices witnessed a modest 4.8 per cent rise in prime residential or luxury homes during the January-March quarter of 2024. According to the report by the property consultant, titled '<keyword id="22041946" type="General" weightage="20" keywordseo="Prime-Global-Cities-Index-Q1-2024" source="Orion">Prime Global Cities Index Q1 2024</keyword>', Mumbai's significant rise on the international index was largely due to the rise in demand in the city. While the demand has been strong for all segments, there has been a rise in the sale of higher value products. Mumbai recorded the third highest year-on-year growth in prime residential prices in Q1-2024, pushing it up the ranking table by three places to 3rd position from its 6th position in Q1-2023. Delhi NCR rose from 17th rank in Q1-2023 to 5th in Q1-2024 with a growth of 10.5 per cent on a yearly basis. However, Bengaluru observed a slight decline in ranking from 16th place in Q1-2024 to 17th rank in Q1-2024, even while it recorded a 4.8 per cent yearly growth in residential prices. India's main cities, notably New Delhi and Mumbai, have witnessed a surge in house prices driven by robust economic growth, with annual GDP growth exceeding 8 per cent in the just concluded financial year 2023-24. Manila, the capital city of Philippines, claimed the top spot in the ranking with a 26.2 per cent annual rise in prices. The growth, as per the Knight Frank report, can be attributed to two key factors: purchasing power, and substantial infrastructure investments within and around the city. Tokyo in Japan jumped 17 places up with 12.5 per cent yearly price growth and ranked 2nd in the index. Despite Japan's overall population decline, Tokyo sustains a net population growth owing to migration from other regions within the country. Shishir Baijal, Chairman and Managing Director at Knight Frank India said, "The strong demand trend for residential properties has been a global phenomenon, led by gateway markets of Asia- Pacific and EMEA (Europe, Middle East, and Africa)." "Like its peers in these regions, the improved rankings of Mumbai and New Delhi on the Prime Global Cities Index was underscored by the resilience in sales growth volume. We expect the momentum of sales to remain stable over the next few quarters as the economic conditions are likely to remain broadly unchanged." The Prime Global Cities Index is a valuation-based index tracking the movement of prime residential prices across 44 cities worldwide. The index tracks nominal prices in local currency.

While the US topped the list, India is ranked highest in South Asia and among the lower-middle-income economies, the <keyword id="102110" type="General" weightage="20" keywordseo="WEF" source="Orion">WEF</keyword> said. India was ranked 54th in the previously published index in 2021, though changes made to the index parameters limit its comparability to earlier years. After the US, Spain, Japan, France and Australia figure among the top five in the 2024 list. The index, prepared in collaboration with the University of Surrey, showed India is highly price-competitive (18th) and boasts competitive Air Transport (26th) and Ground and Port (25th) infrastructure. In particular, India's strong Natural (6th), Cultural (9th) and Non-Leisure (9th) Resources help drive travel, and the country is only one of three to score in the top 10 for all the resource pillars, the WEF said. Moreover, despite a decline compared to 2019, the country still scores well for <keyword id="2173225" type="General" weightage="20" keywordseo="travel-and-tourism" source="Orion">travel and tourism</keyword> demand sustainability, especially thanks to more sustainable long stays among inbound visitors. It further said that as with many economies, travel and tourism enabling conditions in India have been impacted by global inflationary supply-side trends for the sector, with price competitiveness declining, while air transport and tourist services infrastructure are yet to recover to the 2019 level. As a result, the country's overall TTDI (Travel and Tourism Development Index) score is 2.1 per cent below its 2019 level. High-income economies in Europe and Asia-Pacific continued to lead the index. "International tourist arrivals and the travel and tourism sector's contribution to global GDP are expected to return to pre-pandemic levels this year, driven by the lifting of COVID-19-related travel restrictions and strong pent-up demand," the WEF said. The Middle East had the highest recovery rates in international tourist arrivals (20 per cent above the 2019 level), while Europe, Africa and the Americas all showed a strong recovery of around 90 per cent in 2023. The biennial index analysed the travel and tourism sectors of 119 countries around a range of factors and policies. Germany was ranked 6th, followed by the UK, China, Italy and Switzerland in the top ten. The results highlighted that high-income economies generally continue to have more favourable conditions for travel and tourism development. This was helped by conducive business environments, dynamic labour markets, open travel policies, strong transport and tourism infrastructure, and well-developed natural, cultural and non-leisure attractions.

The <keyword id="840423" type="General" weightage="20" keywordseo="global-tourism" source="Orion">global tourism</keyword> industry is expected to recover from the lows of the COVID-19 pandemic and surpass the levels seen before the crisis. As per the report, this is largely being driven by a significant increase in demand worldwide, which has coincided with more available flights, better international openness, and increased interest and investment in natural and cultural attractions. However, the report painted that the global recovery has been mixed. While 71 of the 119 ranked economies increased their index scores since 2019. Although the sector has moved past the shock of the global health crisis, it continues to deal with other external challenges, from growing macroeconomic, geopolitical and environmental risks, to increased scrutiny of its sustainability practices. In addition, labour shortages are ongoing, and air route capacity, capital investment, productivity and other sector supply factors have not kept up with the increase in demand. This imbalance, worsened by global inflation, has increased prices and service issues. Out of the top 30 index scorers in 2024, 26 are high-income economies, 19 are based in Europe, seven are in Asia-Pacific, three are in the Americas and one (the United Arab Emirates) is in the Middle East and North Africa region (MENA). The top 10 countries in the 2024 edition are the United States, Spain, Japan, France, Australia, Germany, the United Kingdom, China, Italy and Switzerland. The results highlight that high-income economies generally continue to have more favourable conditions for travel and tourism development. This is helped by conducive business environments, dynamic labour markets, open travel policies, strong transport and tourism infrastructure, and well-developed natural, cultural and non-leisure attractions. "It's essential to bridge the divide between differing economies' ability to build a strong environment for their travel and tourism sector to thrive," said Iis Tussyadiah, Professor and Head of the School of Hospitality and Tourism Management at the University of Surrey. "The sector has big potential to foster prosperity and mitigate global risks, but that potential can only be fully realized through a strategic and inclusive approach." If managed strategically, the travel and tourism sector - which has historically represented 10 per cent of global GDP and employment - has the potential to emerge as a key contributor to growth, it said. To maximize trade benefits, India must develop infrastructure and geopolitical strategies, particularly regarding its extensive coastline, said the first edition of 'India Forward: Emerging Perspectives' report. Nearly 90 per cent of India's trade is seaborne, necessitating robust port infrastructure to manage increasing exports and bulk commodity imports, it added. Noting that India faces rising domestic energy demands and can look to sustainable technologies, including renewables and low-emission fuels, balancing energy security with its energy transition plans, the report stated that agriculture will rely on advanced technologies and new policies to improve infrastructure and productivity. The need is to address critical infrastructure issues such as irrigation, storage, and supply distribution to ensure food security and economic stability, it added. This is how South Korea appears for many experts in global capital markets: a trove of undervalued gems, overshadowed by brighter, more aggressively marketed investment options. But many investors remained sceptical: was this IPO an honest attempt to expand Hyundai’s footprint in India or was it trying to offer a way to cashout for existing investors and promoters? Or perhaps, is it an attempt by the Korean chaebol — a large family-owned business conglomerate — to break free from the aforementioned “Korean Discount”? When shares listed on October 22, these concerns seemingly weighed on the minds of most investors and the stock promptly dipped 5% below the issue price on the day. A tepid grey market performance had already foreshadowed this muted debut in the Indian markets. Now, after almost 35 trading sessions on Indian market, the stock remains almost exactly at price it listed on October 22 at Rs 1820—no gain, no loss. <h3>The gamble of hyper-valuation</h3>Much of this hesitation stemmed from Hyundai’s valuation. On listing, Hyundai was valued at $18 billion, positioning it as one of India’s most valuable automotive companies. However, such high valuations often temper investor enthusiasm, resulting in more cautious short-term outcomes. For most investors, the Price-to-Earnings (P/E) ratio is the most preferred parameter to gauge if a company is overvalued or undervalued. With a P/E ratio of 26.3, HMIL was priced significantly above the Indian automotive industry average of 24.4. Globally, automotive companies operate with much lower P/E ratios, reflecting mature market conditions and slower growth trajectories. HMIL’s South Korean parent Hyundai Motor Company (HMC) trades at a meagre 3.07, believe it or not! For Indian investors, the high premium hinted at overvaluation despite Hyundai’s strong domestic position. Such stark difference in valuation obviously sparked debates — is the Indian market assigning a premium to Hyundai Motor India’s growth potential, or is it simply reflecting the general exuberance around the prospects of the Indian economy? Another concern is the allocation of IPO proceeds. Hyundai’s IPO was structured as an offer for sale (OFS), meaning all funds raised would flow to the parent company rather than Hyundai India’s operations. Although Hyundai has committed to investing in R&amp;D for EVs and hybrids, critics argue that the lack of immediate reinvestment in India’s operations reflects a missed opportunity for domestic growth. Despite the early disappointment, Hyundai was confident that the valuation was fair. Since entering the Indian market in 1996, the automaker has sold over 8 million vehicles and firmly occupies the second spot in the domestic passenger vehicle market, trailing only Maruti Suzuki. Hyundai’s blockbuster SUV offerings, like the Creta and Venue, have been critical in building this dominance. The seasonally adjusted <keyword id="14109905" type="General" weightage="20" keywordseo="sp-global-india-services-pmi" source="Orion">S&amp;P Global India Services PMI</keyword> Business Activity Index rose from 57.2 in January to 59.4 in February -- its highest level in 12 years. For the 19th straight month, the headline figure was above the neutral 50 threshold. In Purchasing Managers' Index (PMI) parlance, a print above 50 means expansion while a score below 50 denotes contraction. "The service sector more than regained the growth momentum lost in January, posting the sharpest expansion in output for 12 years as demand resilience and competitive pricing policies underpinned the joint-best upturn in sales over the same period," said Pollyanna De Lima, Economics Associate Director at S&amp;P Global Market Intelligence. On the prices front, there was substantial moderation in cost pressures as input prices increased at the slowest pace in nearly two-and-a-half years and output charge inflation softened to a 12-month low. New orders placed with service providers rose further in February, with several firms suggesting that competitive pricing boosted sales, the survey said. Still, capacity pressures remained mild and jobs rose only marginally, it added. "Despite the strong upturn in new business intakes, service providers noted only mild pressure on their capacities and, as a result, a large proportion of firms left payroll numbers unchanged," Lima said, adding that hiring growth was also dampened by a lack of confidence in the business environment. The degree of optimism recorded in February was the lowest for seven months and below the historical trend as some companies doubted demand would remain this resilient. Others displayed concerns surrounding fierce competition for new work. Meanwhile, the S&amp;P Global India Composite PMI Output Index -- which measures combined services and manufacturing output -- rose from 57.5 in January to 59 in February, highlighting a sharp and stronger rate of expansion. "Services firms also recorded a faster upturn in new business than their manufacturing counterparts. At the composite level, sales expanded at the joint-quickest rate in 11 years," the survey said. The S&amp;P Global India Services PMI is compiled by S&amp;P Global from responses to questionnaires sent to a panel of around 400 service sector companies. The panel is stratified by detailed sector and company workforce size, based on contributions to GDP. Data collection began in December 2005.

Mumbai's ranking significantly improved from 38th in Q1 2022 to sixth in Q1 2023 for high-end properties. Bengaluru and New Delhi also saw an upward shift in their rankings, reaching 16th and 22nd positions respectively, compared to their previous ranks of 37th and 39th, as per the report. “The Indian economy stood out with steady performance despite concerns around global growth and inflation that marked most of 2022. However, the Indian real estate markets displayed continued momentum in demand, amid concerns of an inflationary environment, and weathered a steep rise in home loan rates over the past 12 months,” said Shishir Baijal, chairman and managing director at Knight Frank India. In terms of year-on-year increase, Mumbai experienced a 5.5% rise in average prices, Bengaluru saw a 3% increase, and New Delhi recorded a 1.2% increase, all compared to Q1 2022. Globally, Dubai secured the top position with a substantial 44.2% surge in the value of prime residential properties. Mumbai's sharp rise in the international index can be attributed primarily to the increased demand in the city. While the demand has been robust across all segments, there has been a notable surge in the sale of prime residential properties. “Particularly, we have seen demand for prime residential property being maintained largely due to three factors, firstly these sets of consumers are less dependent on mortgage support; secondly, the continuous growth in economy has led to an increase and stability in income and lastly the prolonged trend of buying larger homes,” said Baijal. What’s the index about? The Prime Global Cities Index is an index that monitors and tracks the changes in prime residential prices in 46 cities worldwide. It uses valuation-based methods and records the nominal prices in the local currency of each city. The index experienced a decline of 0.4% in the 12-month period ending in March of this year, which is the first decrease since 2009. This is a significant turnaround from the peak growth of 10.1% observed in the fourth quarter of 2021. Dubai witnessed the most rapid increase in prime prices, with a year-on-year growth of 44.2% between Q1 2022 and Q1 2023. Despite the Federal Reserve and other central banks approaching peak interest rates, it is expected that even prime housing markets will continue to face downward pressure on prices in the coming quarters. “That said, it is unlikely we will see a correction similar in scale to that seen during the Global Financial Crisis, when the overall PGCI index fell 8.2% from peak to trough in 2009,” says the report. Early indications suggest that some markets have shown signs of improvement, as 46% of markets experienced quarterly price declines in the second half of 2022, which decreased to 28% in the first quarter of this year, the lowest number since Q1 2021.

India improves global ranking for mobile speeds amid 5G rollout

Home prices in the country increased 5.9% year-on-year, resulting in a significant upward momentum. Globally, home prices across the 56 markets covered by the Knight Frank’s Global House Price Index grew at an average of 3.5% YoY in September 2023. In the previous quarter, global home prices moved up by 2.2%. As per Knight Frank, the growth in India’s residential market, despite the challenges of higher home loan rates as well as threats of inflation, is due to its stable economic growth. During the pandemic, central and state governments provided sops that triggered the market. "In light of an increased interest cost environment stemming from heightened inflation levels, the robust domestic economic fundamentals, and the escalating aspirational attributes of residential real estate, are driving heightened demand among homebuyers in prominent residential markets within the country,” said <keyword id="1417134" type="General" weightage="50" keywordseo="shishir-baijal" source="Orion">Shishir Baijal</keyword>, CMD of Knight Frank India. A few micro markets in India, especially tech hubs in Hyderabad, Bangalore and Pune, saw sharp prices increase. The price rises in these markets are anywhere between 28-33% in three years, said a report by Anarock. “The upsurge in urbanisation is providing additional momentum to infrastructure development, paving the way for emerging residential hubs in the urban centres of India," said Baijal. In spite of price rises, the Indian housing market has been robust. By the end of the third quarter of 2023, as many as 3.49 lakh units were sold in the top 7 cities, against 3.65 lakh units in 2022. Concurrently, the overall sales value of sold housing inventory also inched up to ₹3.48 lakh crore. In the first nine months of 2023, the total residential property sales value is already 7% higher than all of 2022. “Property prices remained stagnant or experienced a decline for 5-6 years starting from 2013. During this period, the demand was notably low. However, post-Covid, we observed a substantial revival in demand, surpassing the previous highs,” said Prashant Rao, MD of Poulomi Estates. Several factors contributed to the rise in property prices, including pent-up demand, a desire to upgrade, a willingness to spend more for better and modern amenities. Additionally, improvements in the economic scenario and infrastructure development led to an increase in property prices. While property prices surged significantly across the country, Hyderabad consistently outpaced other metros year-on-year, experiencing the highest price rise due to an influx of corporates relocating their base to the city. This trend is expected to persist. Turkey leads the way in global price rises Turkey held the top spot in the rankings since Q1 of 2020. It’s once again the strongest growth of 89.2% on a year on year basis. The south-eastern corner of Europe dominates the top five spots of rankings, with Greece (14%), Croatia (13.7%) and North Macedonia (11%). Japan is the standout performer in the Asia-Pacific region, with 6.3% annual growth, followed by India with 5.9% annual growth. “The resilience of global house prices is surprising in light of rising costs for mortgage borrowers, however strong savings, above inflation pay settlements and low supply of stock for sale are all acting as market supports. The big issue for housing markets in 2024 will remain low market liquidity, with sales volumes down by up to a quarter compared to their recent peaks- only a shift to lower interest rates will lift sales activity,” said Liam Bailey, global head of research, Knight Frank.

India now the 14th priciest residential real estate market

Despite climbing 35 notches in the Global Innovation Index, from 81 in 2015-16 to 46 in 2021, India lags in the number of patents granted which is still a fraction compared to leading world economies, the <keyword id="6354872" type="General" weightage="20" keywordseo="economic-survey" source="Orion">Economic Survey</keyword> 2021-22 said. Most of India's startups are in the IT/knowledge-based sector and intellectual property, specifically patents, are key to this knowledge-based economy. India's ranking in Global Innovation Index has climbed 35 ranks which is a "remarkable progress, but the number of patents granted in India is still a fraction compared to patents granted in China, the US, Japan and Korea", according to the Survey, tabled in the Parliament on Monday. The number of patents filed in India has gone up from 39,400 in 2010-11 to 45,444 in 2016-17 to 58,502 in 2020-21 and the patents granted in India has gone up from 7,509 to 9,847 to 28,391 during the same time period. However, according to the World Intellectual Property Organisation (WIPO), the number of patents granted in China, the US, Japan and Korea stood at 5.30 lakh, 3.52 lakh, 1.79 lakh and 1.35 lakh, respectively, for 2020, the Economic Survey said. One of the key reasons for relatively low patents in India vis a vis the US, China, etc is the low expenditure on research and development (R&amp;D) activities, which was 0.7 per cent of its GDP in 2020, lamented the Survey Document. "However, this is not the only reason. The procedural delays and complexity is another cause for low patents in India. The average pendency for final decision in acquiring patents in India is 42 months as of 2020," the Survey noted. This is much higher than 20.8, 20, 15.8 and 15 months respectively for the US, China, Korea, and Japan. However, the average pendency for final decision in acquiring patents has reduced in India from 64 months in 2017 to 52 months in 2019 and further to 42 months in 2020. Secondly, delay in India's patent application is also due to the low number of patent examiners in India, said the Survey. The number of patent examiners in India in 2020 were 615 as opposed to 13,704 in China, 8,132 in the US, and 1,666 in Japan. "This leads to a huge delay in receiving the First Examination Report (FER) delaying the whole process. This was also noted by the Parliamentary Standing Committee on Commerce's Review of Intellectual Property Rights Regime in India (2021)," said the Survey, adding that there is an urgent need to increase the number of patent examiners. India climbs 35 ranks in Global Innovation Index but lags in patents: Economic Survey

Iceland, Kosovo and Switzerland were the least affected ones with only 2% as their economic cost as percentage of GDP. The average economic impact of the ten most affected countries by violence was equivalent to 34% of world GDP. “The economic value of lost peace reached record levels in 2021. There is a need to reverse this trend, and the GPI has shown that those countries that implement the attitudes, institutions and structures that create and sustain peaceful societies, witness an improved economic outcome,” said Steve Killelea, founder and executive Chairman of IEP. The number of countries experiencing violent internal conflict rose from 29 to 38, but the number of people killed in internal conflicts has fallen since 2017.
