The <keyword id="19899810" type="General" weightage="20" keywordseo="Reserve-Bank-of-India" source="keywords">Reserve Bank of India</keyword> has imposed <keyword id="21834852" type="General" weightage="20" keywordseo="monetary-penalties" source="keywords">monetary penalties</keyword> on three Non-Banking Financial Companies for <keyword id="20170050" type="General" weightage="20" keywordseo="non-compliance" source="keywords">non-compliance</keyword> with directions of <keyword id="19899808" type="General" weightage="20" keywordseo="RBI" source="keywords">RBI</keyword> on <keyword id="20200326" type="General" weightage="100" keywordseo="housing-finance-companies" source="keywords">housing finance companies</keyword>. As per the official statement from RBI on Friday, it has imposed a monetary <keyword id="19899183" type="General" weightage="20" keywordseo="penalty" source="keywords">penalty</keyword> of Rs 5 lakh on <keyword id="23068625" type="General" weightage="20" keywordseo="Godrej-Housing-Finance" source="keywords">Godrej Housing Finance</keyword> Limited, Rs 5 lakh on <keyword id="20389260" type="General" weightage="20" keywordseo="Aadhar-Housing-Finance" source="keywords">Aadhar Housing Finance</keyword> Limited, and Rs 3.5 lakh on Housing and Urban Development Corporation Limited. These penalties by the regulator have been imposed in the exercise of powers conferred on RBI under the provisions of Section 52A of the <keyword id="20200606" type="General" weightage="20" keywordseo="National-Housing-Bank" source="keywords">National Housing Bank</keyword> Act, 1987. As per RBI, the statutory inspection of these companies was conducted by the National Housing Bank (NHB) with reference to their financial positions as of March 31, 2022. The RBI stated that based on the supervisory findings of non-compliance with RBI directions and related correspondence in that regard, a notice was issued to the companies advising them to show cause as to why a penalty should not be imposed on them for their failure to comply with the RBI directions. After considering the companies' replies to the notice, oral submissions during the personal hearing, and additional submissions made by them, the RBI found that Godrej Housing Finance Limited failed to obtain two independent valuation reports before sanctioning certain loans of Rs 75 lakh and above. For Aadhar Housing Finance Limited, the RBI stated that the company charged interest on loans for a period prior to the date of the actual disbursement of the loan/issuance of the check to certain borrowers, in contravention of RBI directions on the 'Fair Practices Code.' The penalty on Housing and Urban Development Corporation Limited has been imposed because the company failed to undertake risk categorization of its customers during the financial year 2021-22, did not put in place a system for periodic review of risk categorization of accounts, and did not create a floating charge on the assets invested by it in terms of Section 29B of the NHB Act, in favor of its depositors, and register the same with the Registrar of Companies.

RBI imposes penalties on three housing finance companies for non-compliance with directions

It was already a hectic day when my <keyword id="19996817" type="General" weightage="20" keywordseo="insurance" source="keywords">insurance</keyword> broker left a frantic voicemail telling me that my homeowner's insurance had lapsed. I felt nauseous and naked. Suddenly, any leak, fire, or tree branch falling onto the hundred-year-old Hudson Valley house that's been in my family for nearly 40 years could <a target="_blank" class="" href="https://www.businessinsider.com/stock-market-meltdown-rebound-fed-japan-interest-rate-decision-emergency-2024-8">wipe out</a> my bank account. I spiraled in shame. How did I let this happen? Did I forget to update a <a target="_blank" class="" href="https://www.businessinsider.com/credit-card-rewards-points-friends-fights-brunch-money-payment-venmo-2024-7">credit card</a>? Did I miss a bill? Did I do something wrong with the policy? But when I checked my records, even the <keyword id="20508386" type="General" weightage="20" keywordseo="Travelers" source="keywords" meta.keywordsubtype="org" meta.entityname="Travelers" meta.hostid="261" meta.entityid="Travelers">Travelers</keyword> website, there was nothing. A few hours later, my panic turned to bewilderment. When I finally reached my insurance broker, he told me the reason Travelers revoked my policy: AI-powered aerial <keyword id="19942081" type="General" weightage="20" keywordseo="surveillance" source="keywords">surveillance</keyword>. My finances were imperiled, it seemed, by a bad piece of code. I take privacy and surveillance extremely seriously — so seriously that I started one of the leading <a target="_blank" class="" href="https://www.stopspying.org/">think tanks</a> on the topic, the Surveillance Technology Oversight Project. But while I study <a target="_blank" class="" href="https://www.businessinsider.com/amazon-walmart-warehouse-surveillance-employees-oxfam-report-2024-4">surveillance</a> threats around the country for a living, I had no idea that my own insurance company was using my premium dollars to spy on me. Travelers not only uses <a target="_blank" href="https://www.travelers.com/about-travelers/technology-analytics/data-driven-and-powered-by-ai">aerial photography and AI</a> to monitor its customers' roofs, but also <a target="_blank" href="https://ppubs.uspto.gov/dirsearch-public/print/downloadPdf/20240005470">wrote patents on the technology</a> — nearly 50 patents actually. And it may not be the only insurer spying from the skies. This didn't just feel creepy and invasive — it felt wrong. Literally wrong: There was nothing wrong with my <keyword id="20715650" type="General" weightage="20" keywordseo="roof" source="keywords">roof</keyword>. I'm a lazy homeowner. I hate gardening, and I don't clean as often as I should. But I still take care of the essentials. Whether it's upgrading the electrical or installing a new HVAC, I try to make sure my home is safe. But to Travelers' <keyword id="19899640" type="General" weightage="20" keywordseo="AI" source="keywords">AI</keyword>, it appeared, my laziness was too big a risk to insure. Its algorithm didn't detect an issue with the foundation or a concern with a leaky pipe. Instead, as my broker revealed, the ominous threat that canceled my insurance was nothing more than moss. Where there's moisture, there's moss, and if you leave a huge amount of it on a roof for a protracted period, it can undermine the roof's lifespan. A small amount is largely harmless. Still, treating it couldn't be simpler. Sure, I could have knocked out the moss sooner, but life was busy, and so it kept falling (and growing) between the cracks. Finally, in June, weeks before I knew my roof was being surveilled, I went to the hardware store, spent 80 bucks on moss killer, hooked the white bottle of chemicals up to the garden hose, and sprayed it on the roof. The whole thing took about five minutes. A few days later, much to my relief, the moss was dying. I thought it was the end of an entirely unmemorable story. Who knows. Maybe if I'd done that a month sooner, Travelers' technology never would have flagged me, never would've said I was an insurance risk. But one of the deep frustrations of the AI-surveillance age is that as companies and governments track ever more of our lives in ever more detail, we rarely know we're being watched. At least not until it's too late to change their minds. While there's no way to know exactly how many other Travelers customers have been targeted by the company's surveillance program, I'm certainly not the first. In February, Boston's ABC affiliate reported on a customer who was threatened with nonrenewal if she didn't replace her roof. The roof was well within its life expectancy, and the customer hadn't encountered any issues with leaks; still, she was told that without a roof replacement she wouldn't be insured. She said she faced a $30,000 bill to replace a slate roof that experts estimated could have lasted another 70 years. Insurers have every incentive to be overly cautious in how they build their AI models. No one can use AI to know the future; you're training the technology to make guesses based on changes in roof color and grainy aerial images. But even the best AI models will get a lot of predictions wrong, especially at scale and particularly where you're trying to make guesses about the future of radically different roof designs across countless buildings in various environments. For the insurance companies designing the algorithms, that means a lot of questions about when to put a thumb on the scale in favor of, or against, the homeowner. And insurance companies will have huge incentives to choose against the <a target="_blank" class="" href="https://www.businessinsider.com/why-are-new-homes-ugly-construction-builders-design-materials-architecture-2024-7">homeowner</a> every time. Think about it: Every time the <a target="_blank" class="" href="https://www.businessinsider.com/ai-quietly-picking-your-pocket-with-personalized-pricing-2024-7">AI gives the green light</a> to a roof that actually has something wrong, the insurance company picks up the bill. Each time that happens, the company can add that data point to its model and train it to be even more risk-averse. But when homeowners are threatened with cancellation, they pick up the bill for repairs, even if repairs are unnecessary. If the Boston homeowner throws out a slate roof with 70 years of life left in it, the insurance company never knows it was wrong to remove it. It never updates the model to be less aggressive for similar homes. Over time, insurance companies will have every incentive to make the models more and more unforgiving, threatening more Americans with loss of coverage and potentially driving millions or billions of dollars' worth of unnecessary home repairs. And as insurers face increasing losses due to the climate crisis and inflation, the pressure to push unnecessary preventive repairs on customers will only rise. A confusing coda to this whole ordeal was what Travelers said when I reached out with a detailed list of fact-checking questions and a request for an interview. In response, a spokesperson sent a terse denial: "Artificial intelligence analysis/modeling and drone surveillance are not a part of our underwriting decision process. When available, our underwriters may reference high-resolution aerial imagery as part of a holistic review of property conditions." How did this make sense given what was written on Travelers' own website and patent applications? Then the precision and slipperiness of the language started to stand out. What exactly counts as the "underwriting decision process"? When Travelers boasts online that its workers "rely on algorithms and aerial imagery to identify a roof's shape — typically a time-consuming process for customers — with close to 90% accuracy," does that classification not count as the underwriting process? And even though Travelers has flown <a target="_blank" href="https://www.aloft.ai/wp-content/uploads/2021/05/Travelers-case-study-updated-5.14.21.pdf">tens of thousands of drone flights</a>, are those not part of underwriting? And if AI and drones aren't actually affecting customers, why file so many patent applications like "<a target="_blank" href="https://ppubs.uspto.gov/dirsearch-public/print/downloadPdf/20240005470">Systems and Methods for Artificial Intelligence (AI) Roof Deterioration Analysis</a>"? It felt like the company was trying to have it both ways, boasting about using the latest and greatest tech while avoiding accountability for errors. When I brought these follow-up questions to the company, Travelers did not respond. Thankfully, my own roof isn't going anywhere, at least not for now. A few hours after my panicked ordeal with Travelers began and I started to scramble to find new coverage, the situation resolved. Travelers admitted that it screwed up. It never conceded that its AI was wrong to tag me. But it revealed the reason I couldn't find my cancellation notice: The company never sent it. Travelers may have invested huge sums in neural networks and drones, but it apparently never updated its billing software to reliably handle the basics. Without a nonrenewal notice, it couldn't legally cancel coverage. Bad cutting edge tech screwed me over; bad basic software bailed me out. Part of what is so disturbing about the whole episode is how opaque it was. When Travelers took aerial footage of my house, I never knew. When it decided I was too much of a risk, I had no way of knowing why or how. As more and more companies use more and more opaque forms of AI to decide the course of our lives, we're all at risk. AI may give companies a quick way to save some money, but when these systems use our data to make decisions about our lives, we're the ones who bear the risk. Maddening as dealing with a human insurance agent is, it's clear that AI and surveillance are not the right replacements. And unless lawmakers take action, the situation will only get worse. The reason I still have insurance is simple consumer-protection laws. New York state won't allow Travelers to revoke my insurance without notice. But why do we let companies like Travelers use AI on us in the first place without any protections? A century ago, lawmakers saw the need to regulate the insurance market and make policies more transparent, but now updated laws are needed to protect us from the AI trying to decide our fates. If not, the future looks unsettling. Insurance is one of the few things that protect us from the risks of modern life. Without AI safeguards, the algorithms will take what little peace of mind our policies give us. Regulator for <keyword id="100080" type="General" weightage="20" keywordseo="housing-finance" source="Orion">housing finance</keyword> firms <keyword id="141003" type="General" weightage="20" keywordseo="nhb" source="Orion">NHB</keyword> has asked housing finance companies with asset size of over Rs 1,000 crore to adopt an early warning signals (EWS) framework to check financial frauds and also to prevent accounts from turning into non-performing assets. <keyword id="152130" type="General" weightage="50" keywordseo="national-housing-bank" source="Orion">National Housing Bank</keyword> (NHB), in a recent circular, said analysis of the frauds reported by the housing finance companies (HFCs) has revealed that the reasons behind accounts being identified as fraud accounts are seller impersonation, submission of fake income/ employment documents, submission of fake title deeds, a collusion of the builder and borrower. It has also been observed that such deficiencies are identified only when the borrower stops paying the EMIs after the disbursement of the loans, NHB said. "It has been therefore decided that an Early Warning Signals (EWS) Framework should be adopted by the HFCs so that an alert is triggered before the account turns into non-performing asset (NPA) or declared as a fraud account," it said. NHB circular further said that tracking of the EWS must be integrated with the credit monitoring process in the systems of the HFCs so that it becomes a continuous activity. Through the EWS framework, HFCs will be encouraged to take into account fraud risks in their risk management practices. NHB has asked the housing finance companies to place the circular before their boards for information and to devise an implementation strategy. "The mechanism needs to be put in place by April 1, 2024," it said. The NHB has provided an indicative list of EWS for individual borrowers (retail). This includes 'disbursement of loan done without meeting all pre-disbursement conditions', 'occupation of the borrower has changed', 'adverse developments in the sector in which the borrower is employed', and 'company is unable to contact the borrower during credit monitoring'. The regulator has also suggested an indicative list of EWS for corporate and project loans. NHB asks large housing finance companies to adopt early warning signals framework

It has been edited for length and clarity.My career in property management hasn't been a straight path. My degrees are in finance and real estate, and I graduated in 2008 when the <a target="_blank" class="" href="https://www.businessinsider.com/office-commercial-real-estate-cre-crash-2008-gfc-delinquency-vacancy-2024-3">subprime meltdown</a> happened. I thought I would be working in commercial real estate, but then all the real-estate jobs disappeared and I started working in finance.I worked at Klynveld Peat Marwick Goerdeler, or KPMG, on the consulting side, specializing in financial operations for big banks and broker-dealers, specifically for investment-management firms.I knew I didn't want to work in finance for too long because the culture was intense. In 2016, I left my job to be my own boss. I took many of my finance and consulting skills and founded my own short-term property management company.At first, I started managing a few properties for myself, and then when COVID happened, I had to pivot and expand. I decided to take on clients outside New York instead of just managing my own. It's been my dream to return to real estate with property management.<h2 id="f5bbe9fe-75d5-46bf-9651-eee295b6fd7e">How I find clients</h2>A lot of my early clients came through word of mouth. I had friends, particularly people I met in the finance industry, who had houses in <a target="_blank" class="" href="https://www.businessinsider.com/marthas-vineyard-ferry-review-new-england-2024-7">Martha's Vineyard</a> or <a target="_blank" class="" href="https://www.businessinsider.com/hamptons-hot-spots-visitors-buyers-from-real-estate-agent-2024-6">the Hamptons</a> and would ask, "Hey, you're managing properties. I have a house. Can you manage mine?" Some people will advertise on social media, but I've gotten my business through <a target="_blank" class="" href="https://www.businessinsider.com/small-business-founders-explain-grow-your-company-referrals-2023-10">referrals</a>. If you do good business, people will refer you to their network.Some property managers who are just starting have found success in <a target="_blank" class="" href="https://www.businessinsider.com/cold-email-formula-that-landed-me-response-from-meta-executive-2024-5">cold pitching</a>. This means reaching out to short-term rental owners and saying, "I know you may have a manager, but I'm willing to work for a lower rate for the first year." Then, if you meet their expectations, you can increase the rate.Some companies can do outbound emails or outbound marketing for you, where you blast local owners or anyone who recently bought a new house in that particular vacation-rental area, advertising your services.<h2 id="25cfe19f-2fc1-49c4-8eee-5946221a2bc7">How I earn a living from property management</h2>There are two ways to earn money from managing short-term properties. The first is by working with vacation-rental owners and charging a commission on the nightly rate. I've seen commissions as low as 10% and as high as 30%, but the industry standard is typically 15% to 20%.I also manage a building. It's a master lease, which means I pay a flat rate and collect rent from each unit as a short-term vacation rental. Some homeowners just want their flat-rate rent and don't want to be involved, so I'll do a short-term rental. You have to be a little more sophisticated in this because if you don't budget and know your expected revenue, you could misprice it and lose a lot of money. With that model, we want to get at least a 25% to 30% return to provide a buffer in slower months.<h2 id="10437455-20ce-4e54-81a9-64cada1f3402">My typical day</h2>Your typical workday will depend on how many properties you manage. We're managing roughly 30 properties now, so we have a team that handles guest support. I work about eight or nine hours a day, but the job is really 24/7. If there's an emergency, you need to be available.My typical schedule involves a lot of meetings. We always meet with the cleaning team to discuss maintenance and cleaning issues. We go over that once a week with one of the cleaning companies we work with. In the middle of the day, we'll work on pricing reports for owners, update the listings, and read through guest reviews.We also schedule <a target="_blank" class="" href="https://www.businessinsider.com/personal-finance/mortgages/home-inspection">property checks and inspections</a> at least once or twice a month, depending on the property. It requires a lot of coordination, so you'll have to get used to talking on the phone frequently, rather than texting or Slacking messages.<h2 id="6416bf44-fab1-45cc-8b50-23bbf7277ff0">The challenges and rewards of property management</h2>Managing properties is time-consuming, especially if you're doing short-term rentals. You have to have 24-hour guest support, and things like cleaning crews and a maintenance person have to be coordinated for each property. The logistics are significantly harder with vacation-rental management versus standard property management.The most rewarding part of the job is helping my clients or the owners see the untapped value in their homes and helping them earn more money than they would have anticipated. I get thrilled when I double their income. I'm also happy to get a five-star review or feedback that we were super attentive, paid attention to detail, provided great customer service, or resolved an issue quickly.<h2 id="be52c448-f4a1-4953-97a8-8fcbc0d51a77">Advice for transitioning to property management</h2>You have to be very organized, have structured processes, and be good at communicating with multiple stakeholders, including the vendors, owners, and guests. My corporate background helped me a lot because it had so much structure, and I came in with project management and logistical skills. I have a certification through the <a target="_blank" href="https://www.pmi.org/">Project Management Institute</a>, but getting a degree or certification is optional.To break into the industry, I recommend working for a vacation-rental company before branching out independently. Use the time to learn some of their best practices before you move on. Check out national companies like <a target="_blank" href="https://www.vacasa.com/">Vacasa</a> or <a target="_blank" href="https://www.hostgenius.ca/locations/tampa">Host Genius</a>, which usually hire in different markets.You could also work with a smaller company like mine, where you just reach out and say, "Hey, do you have any roles?" There's always something to be done, and management companies are always looking for good help. Another way to break in is to attend a <a target="_blank" href="https://www.vrma.org/events/event-calendar">regional or national vacation-rental management conference</a> to network. Find a conference in your area, and you'll meet a lot of managers in one setting.<h2 id="4fabd0d5-be6d-4e5a-ba5d-90ebef4300ff">What I wish I'd known before starting out</h2>Property management can be very rewarding, but I didn't realize how important it was to overcommunicate. I also didn't know how hard managing so many stakeholders would be. For every property, I usually have between four and seven different people involved. I have the owner, the lawn person, the trash person, the regular maintenance person, the cleaner for that house, and then I have my guest support.Sometimes, keeping track of who's who can be overwhelming. So if you want to manage a larger <a target="_blank" class="" href="https://www.businessinsider.com/financing-strategies-for-real-estate-investing-how-to-scale-portfolio-2024-5">portfolio</a>, you need a really good process and team to keep track of everything. You also have to be extremely organized, provide good customer service, and pay close attention to detail.

How I transitioned from a career in finance to short-term property management

The <keyword id="20449324" type="General" weightage="20" keywordseo="Finance-Bill" source="keywords">Finance Bill</keyword> 2024 was passed by <keyword id="19895394" type="General" weightage="20" keywordseo="Lok-Sabha" source="keywords" meta.keywordsubtype="org" meta.entityname="Lok Sabha" meta.hostid="261" meta.entityid="Lok Sabha">Lok Sabha</keyword> on Wednesday evening, with a few amendments moved by the government. Replying to the debate, Finance Minister Nirmala Sitharman said the approach of the government has been to bring greater simplification of <keyword id="19987671" type="General" weightage="20" keywordseo="tax" source="keywords">tax</keyword> laws and procedures and enable growth and employment in the country. She responded to points made by members. The Finance Minister clarified that in real estate, the roll over provisions have not been withdrawn and are applicable. She said if the capital gain in a property transaction is invested in buying another one or two properties up to a maximum value of Rs 10 crore, no capital gain tax is required to be paid on such profits. <keyword id="20619608" type="General" weightage="20" keywordseo="capital-gains" source="keywords">Capital gains</keyword> can also still be invested in bonds which are notified under Section 54 of the Income Tax Act up to a maximum of Rs 50 lakh annually and save on taxes. To give relief on budget proposals, Sitharaman also moved an amendment in the Finance Bill on the changes in the capital gains tax on <keyword id="20412285" type="General" weightage="20" keywordseo="property-transactions" source="keywords">property transactions</keyword>. The amendment implies that taxpayers can avail either a lower tax of 12.5% without indexation or a rate of 20% with indexation, if the property is acquired prior to July 23, 2024, the day union budget was presented in the Lok Sabha. Sitharaman clarified that taxpayers can compute taxes under both provisions and choose to pay tax under the scheme where lower tax is applied. Effectively, July 23, 2024, is now set as the cut-off date for the calculation of the capital gains versus the earlier cut-off of 2001. Sitharaman said she has proposed these amendments as some members have raised hypothetical calculation to prove that under new provisions taxpayers will have to pay higher taxes. The new tax proposals on capital gains tax was brought in to bring in parity among different asset classes like equities, mutual funds and real estate. In the Finance Bill introduced on July 23, the Finance Minister had proposed a flat long term capital gains tax of 12.5% with no <keyword id="943856" type="General" weightage="100" keywordseo="indexation-benefit" source="Orion">indexation benefit</keyword>s, prior to it property transactions used to be taxed at 20% with indexation benefit. The minister also clarified that the grandfathering proposal will be allowed only for individual and Hindu Undivided Family (HUF) taxpayers and not for companies and Non Resident Individuals. They have to pay flat 12.5% LTCG tax without indexation. The proposed amendment will apply not only on real estate transactions, but also on unlisted equity transactions, which are done before July 23, 2024. All such transactions will be taxed at 10% long term capital gains instead of FY24-25 budget provision of 12.5% tax. With the opposition members demanding removal of <keyword id="19951327" type="General" weightage="20" keywordseo="GST" source="keywords">GST</keyword> on health insurance, Sitharaman said tax was there on medical insurance even before GST was introduced. "There was already a Service Tax on medical insurance, before the GST was introduced. This is not a new tax, it was already there in all the states. Those protesting here, did they discuss regarding the removal of this tax in their states? Did they write to the Finance Ministers of their respective states about it and asked them to raise it in the GST Council where states have 2/3rd part? No, but they are protesting here. This is their double standards, this is their drama," she said. "Wrongful protests have happened recently, and comments have been passed on the basis of a news report which suggested that the 'Centre has pocketed Rs. 24,529 crores of health insurance premiums alone'. This is incorrect and highly misleading. The GST rate of 18% on health insurance comprises of 9% CGST and 9% SGST. Thus, of the total collections of Rs 24,529 crores from health insurance in the last 3 years, Half of it, Rs. 12,264 crores, went straight to the states as SGST. It doesn't even come to the Centre," she added. The minister said that apart from this, roughly 41%of the Centre's share of GST collection on health insurance is devolved back to the states again, as part of Tax Devolution as per the Finance Commission's formula. Sitharaman said the new income tax regime is simpler and offers lower income tax rates for individuals. "It gives flexibility to the taxpayer to see where he wants to put his money in the absence of exemptions which is available in the old income tax regime. The old regime has not been dissolved and is still an alternative to the new tax regime. It still offers benefits of various deductions such as interest on home loan, etc. Individuals without business income can choose between regimes once and can revert back too. Hence, a choice has been provided to assesse," she said. For the previous Assessment Year 2023-24 till December 31, 2023, about 3.8% of taxpayers opted for the new tax regime, which equates to 30.93 lakh individuals, from a total of 7.98 crore ITRs filed in the categories of ITR-1 to ITR-4, she said. "However, for the Assessment Year 2024-25 until July 31, 2024, there was a dramatic increase in adoption of the new regime, with approximately 72.8% of taxpayers choosing the new tax regime. This represents about 5.25 crore individuals, out of a total of 7.22 crore ITRs filed in the same category." Sitharaman said this shows a substantial shift in taxpayer preference towards the new tax regime, over the span of just one year. "Taxpayers opting for the new regime does not mean savings and investments are not happening in the economy by the middle-class. Due to growth in fintech, better awareness, and ease of investment due to UPI, e-KYC, progressive regulations, investments in mutual funds have increased tremendously. On an average, 17.88 lakh new folios have been added every month in the last 5 years since June 2019. The number of unique mutual fund investors has grown from under 1 crore in 2014 to about 4 crore today," she added. The Finance (No.2) Bill, 2024 was passed after amendments moved by opposition were negatived. Sitharaman said the vision of Prime Minister Narendra Modi has been to establish a simple, efficient and fair technology-driven taxation regime in the country. "So, simplification and ease of compliance for the taxpayer has been the primary objective. In the last 10 years, and this year, in the third term of PM Modi, the approach to taxation has been to simplify it, reduce the burden on taxpayer and make sure it is transparent and equitable," she said. "This year also, our approach has been that we bring in greater simplification of tax laws and procedures, and that we enable growth and employment in this country," she added. Sitharaman presented the Union Budget in Parliament on July 23. This is the first full budget of the NDA government led by PM Modi. The BJP-led alliance won a third successive term earlier this year. The Lok Sabha took up discussion on the Finance Bill after the Appropriation Bill for the central government's expenditure for 2024-25 was passed by the House on Monday. The Finance Bill will now be discussed by Rajya Sabha. The passage of bill will complete the budget process.

With his office set up so that junior employees "graduated" to a new desk each time they were promoted, the answer to where he could be in 10 or even 20 years at the company was simple: right across the room. "I felt like, 'God, I can see my entire life opening up, and I don't like it,'" Down, now in his 30s, tells Business Insider. What's the point of 100-hour workweeks and sacrificing your personal life, he thought, if all it gets you is a bigger paycheck and a different desk? He left his firm after roughly a year. "I decided I didn't want to spend my entire life pursuing this thing," Down recalls. "First, I'm not good at it. The show, whose third season premieres Sunday on HBO, follows a group of twenty-somethings working at the London branch of the fictional Pierpoint &amp; Co. investment bank, where access to money, power, and influence fluctuates with the whims of tyrannical bosses, Pierpoint's privileged clients, and the market itself. The drama series delivers both Emmy-worthy performances and juicy scenes of bankers behaving badly — though it was the latter that garnered the most attention when its first two seasons premiered in 2020 and 2022. HBO is betting on it as the network's next buzzy prestige drama, awarding it the coveted Sunday night time slot once occupied by "House of the Dragon" and "Succession." Reviews so far have been glowing, with season three boasting a 100% critics score on Rotten Tomatoes as of this writing. The writing part came naturally; the show-running part less so. Over three seasons, Down and Kay have overcome the strange sensation of going from the most junior person at the bank to the most senior one on a TV set that looks a lot like their former workplace. "Season one, we basically had no idea what we were doing," Down says. The duo had written and pitched plenty of scripts before, but that never prepared them for what the job would entail once they actually went into production. "Suddenly, you have to wear eight different hats," Down continues. "You're an HR department, and you're a parent to the actors. You're in charge of putting out fires. You're in charge of scheduling, all this stuff. " By season two, Down says, "we professionalized ourselves a bit more." They brought in a co-showrunner, Jami O'Brien, and a writers room. Making season three, they felt confident as the captains of their ship. "I'm sure people have different opinions about what sort of bosses we are," Kay says. They're not perfect, Down adds: they have rigorously high standards. But they were delighted to hear from some cast and crew members who told them how much they enjoyed their experience working on season three. "It might sound a bit trite and might sound a bit saccharine, but it's very important to us at the end of the six months that people are like, 'Fuck me, I would definitely do that again," Kay says. <h3>'Industry' is the bleakest portrait of the finance workplace</h3>That means a lot coming from two people who created a drama with one of the bleakest views of the modern workplace in recent memory — not to mention one with a very specific storyline about toxic bosses and bullying. "I mean, trauma begets trauma, right?" Down says, referencing the chain reaction of workplace abuse that Yasmin (Marisa Abela) inflicts on her new report Venetia (Indy Lewis) after enduring extreme bullying from her boss Kenny (Conor MacNeill) in season one. Many of them are amalgamations of people they know from running in these circles — because the truth, Kay says, is often stranger than fiction. Rich people "have these quite unbelievable character peccadilloes," Kay says, adding, "You meet these people, you spend an hour with them, there are seven things that you could pull from that chat that if you dramatize, you'd be like, 'It feels too heightened.'" So how do you make someone larger than life — say, that CEO who's into golden showers — not seem like a caricature? "Usually, it's a gateway into a character," Down says of the show's treatment of sex and sexuality. Understanding a character's eccentricities — sexual or otherwise — can shed light on why they are the way they are." "So we're like, 'Well, he likes…to be peed on. What does that mean? Does that mean that he can control the situation? Does that mean that he likes to show vulnerability without having to actually show it emotionally?'" Four years into "Industry," Down and Kay are much happier discussing the nuances of creating a believable startup founder than they would be actually working alongside him. Down says the grueling hours of that early finance job, which prevented him from pursuing writing as a hobby, prompted him to quit wholesale and begin building a career as a screenwriter. "I really credit finance with pushing me towards it because it's the polar opposite of finance in some respects," Down says. "I love it," he adds. "I can't imagine doing something else."
