Garages come with electrical-vehicle charging. Energy-efficient appliances, including electric heat pumps and induction stoves, are installed. Airtight insulation prevents leaks that waste energy. Fresh-air systems keep indoor air clean. The homes use so little energy that solar could offset most or all energy utility costs.The project was developed by Beazer Homes, one of the largest US homebuilders. Several years ago, the company set a goal that by 2025, all its new homes would meet the US Department of Energy's "Zero Energy Ready" <a target="_blank" href="https://www.energy.gov/eere/buildings/zero-energy-ready-home-program">certification</a>. Its CEO, Allan Merrill, said Beazer was close to meeting the goal.The effort has come at a cost; Merrill said climate-friendly features can add $10,000 to $30,000 to construction and that the market for these homes is still emerging. "We made a conscious decision to make less money on all of these homes. Beazer estimated that owners of the new homes in Parkville would save about $453 a month in energy-utility costs compared with owners of older homes in town, and $311 a month compared with owners of a typical new build. Better indoor air quality is a selling point for buyers with asthma or other respiratory problems. Renewable energy and electric appliances don't emit fossil fuels."The tricky thing is when people walk in, they're not wearing a button that tells you which of those issues are relevant to them," Merrill said. "That's the discovery process. It's finding a way to connect what we've done to each buyer."He said another challenge is that home appraisals generally don't account for energy efficiency or renewable-energy technologies.Woody Fincham, a residential appraiser in Charlottesville, Virginia, who also teaches courses on sustainable homes for the Appraisal Institute, says few appraisers have the expertise. But he argued that the problem is broader. Real-estate agents need to market green features so that prospective buyers understand their value, which then has to be communicated to mortgage lenders who can seek out qualified appraisers.Still, there's no guarantee that a green home can fetch a higher price, because the market largely depends on what's sold nearby."If you're in a community where people put a lot of value on efficiency — and there are some parts of the country where they do — the appraisal will be able to show that the market is willing to pay more," Andrew Pizor, a senior attorney at the National Consumer Law Center, said. "But if you're in a community where people don't care about that kind of thing, the appraiser is going to compare prices and likely find that no one's willing to pay extra for it."Two Democrats in Congress have proposed legislation that would require appraisals to consider a home's energy use compared with that of nearby properties, as well as whether the home has energy-efficient appliances, solar panels, and EV charging. The bill would also require additional training for appraisers.But it hasn't passed, and Merrill said Beazer isn't waiting around.

Aw spoke to BI after <a target="_blank" href="https://www.bbc.co.uk/news/world-middle-east-68945445">BBC News</a> reported that an exiled Saudi colonel said <a target="_blank" href="https://www.businessinsider.com/saudi-arabia-neom-middle-east-conflict-israel-peace-tourism-2024-5">Saudi Arabia</a> authorized the use of lethal force to clear the way for its <a target="_blank" href="https://www.businessinsider.com/saudi-arabia-neom-roadshow-china-investor-interest-funding-2024-4">Neom</a> desert megacity. Col Rabih Alenezi said he was ordered to evict people living on the land to make way for a part of the project called <a target="_blank" href="https://www.businessinsider.com/neom-what-we-know-saudi-arabia-500bn-mega-city-2019-9">The Line</a>. The area was mostly populated by the Huwaitat tribe. The BBC said it was not able to independently verify Alenezi's comments about lethal force. However, satellite images analyzed by the BBC showed three villages, including schools and hospitals, were destroyed to make way for Neom. One of the villagers, Abdul Rahim al-Huwaiti, was<a target="_blank" href="https://www.aljazeera.com/news/2020/4/15/saudi-forces-kill-man-who-refused-to-give-up-property-activists"> later reportedly killed by Saudi authorities,</a><a target="_blank" href="https://www.ohchr.org/en/press-releases/2023/05/saudi-arabia-un-experts-alarmed-imminent-executions-linked-neom-project"> said the UN.</a> "What it tried to do is turn the whole province into Dubai or Qatar or something, but in doing so, they are clearing the people who have been there for years out of the area," said Aw. "These people could be such a contribution to this whole development. You know the villages have all been removed." Aw, who is a descendant of Tiger Balm founder Aw Boon Haw, told BI that he had initially been drawn to work on the Neom project because of its commitment to green energy and ecology. Aw's company uses solar energy for desalination, while most desalination plants burn fossil fuels and have been found to pollute oceans. Neom had offered Aw's company, Solar Water, $100m for exclusive rights to use his technology. Neom's planners say they want to be an"eco-city," with the signature project "The Line" — a vertical mirrored skyscraper cutting through the desert — <a target="_blank" href="https://www.neom.com/en-us/regions/theline">running on 100% renewable energy</a> and 95% of the land preserved for nature. They claim to be committed to "respecting existing communities and cultural heritage within our region." But Aw believes the promises are not being fulfilled, and planners are performing a U-turn on their original vision for the city. "What they're doing is not ethical and what they're doing is they're creating an exclusivity to house wealthy people in a wealthy touristic area. But that wasn't the original idea. The idea was to develop a green scenario," he said. "The whole idea we came in is to make the place green, and for the people, the local people, the indigenous who have been there for ages, for yonks, to be able to share into development," said Aw. "But then they change course. Suddenly, they are totally different from what we expect to do, and in doing so, they have done a lot of damage." Neom declined to comment on Aw's claims. The report also said the length of The Line could be cut from around 100 miles to one mile. Aw urged planners to stand by their original ethical and ecological vision. "You know, we have the technology to solve the [green energy] problem that people are complaining about today. Absolutely. Absolutely. The 30-year-old makes over $100,000 working in the <a target="_blank" href="https://www.businessinsider.com/insider-today-tech-jobs-anxiety-zirp-careers-layoffs-2024-2">tech industry</a>, according to a document viewed by BI — and she said her husband also has a six-figure income. After taking stock of their finances, the couple decided to focus on homes valued at no more than $700,000.Second, they had the flexibility to search for homes across the country. That's because, while they're currently based in Pennsylvania, Driver and her husband both <a target="_blank" href="https://www.businessinsider.com/dream-job-in-office-work-full-time-flexibility-benefits-2024-3">work remotely</a>. While they've explored several areas, Driver said Colorado, the Carolinas, and Virginia have been of particular interest.However, despite their income and geographic flexibility, the couple has continued to bump up against <a target="_blank" href="https://www.businessinsider.com/housing-market-affordability-homebuyer-earnings-income-price-trends-covid-comparison-2024-2">affordability challenges</a>."We're finding that even in a vast country like the US, housing options that align with our desires for green spaces, a somewhat metropolitan vibe, and cultural vibrancy are surprisingly out of budget," Driver said.Driver is among a group of Americans with <a target="_blank" href="https://www.businessinsider.com/henrys-six-figure-income-inflation-childcare-economic-pinch-2023-11">six-figure incomes</a> who are having trouble meeting some of their financial goals. In recent years, as <a target="_blank" href="https://www.businessinsider.com/cpi-inflation-may-prices-rent-gas-fed-interest-rates-2024-6">inflation</a> has weighed on people's finances, a $100,000-a-year salary <a target="_blank" href="https://www.businessinsider.com/how-much-money-salary-americans-need-to-feel-rich-2023-7">hasn't gone as far</a> as it used to."I remember thinking that earning $100,000 felt like an unimaginable milestone," Driver said. "Now, my husband and I both exceed that number. Yet, we hardly feel rich."The US housing market has proven particularly challenging for some millennials like Driver. In recent years, high home prices and <a target="_blank" href="https://www.businessinsider.com/why-cant-millennials-buy-homes-first-time-buyers-mortgage-rates-2023-12">elevated mortgage rates</a> have propelled the cost of homeownership in the US to <a target="_blank" href="https://www.businessinsider.com/house-price-outlook-homes-unaffordable-real-estate-economy-goldman-sachs-2023-10">near-record-high unaffordability levels</a>."If expenses — especially housing costs — were more reasonable, I'd feel much more financially secure and rich," Driver said.To be sure, some high-earning millennials probably think their incomes are quite sufficient. In part, this could be because they're among the <a target="_blank" href="https://www.rentcafe.com/blog/rental-market/market-snapshots/millennials-switch-renter-to-owner-majority/">roughly 52%</a> of millennials who owned a home as of 2022 — many of whom bought homes before the spike in <a target="_blank" href="https://www.businessinsider.com/real-estate-investments-stocks-millennial-wealth-doubled-in-pandemic-economy-2024-5">home prices and mortgage rates</a> over the last few years.Of course, for the majority of Americans who don't have a six-figure income — the average annual full-time salary was about <a target="_blank" href="https://www.newyorkfed.org/microeconomics/sce/labor#/experiences-earnings1">$84,000</a> as of March — affording a home is even more of a challenge.As of the first quarter of 2024, the homeownership rate for US households with a family income below the median income was about 53%, according to Census Bureau <a target="_blank" href="https://www.census.gov/housing/hvs/files/currenthvspress.pdf">data</a>. For households with a family income greater than or equal to the median income, the homeownership rate was about 79%.Driver shared her homebuying strategy and priorities — and what she and her husband plan to do if the housing market doesn't shift in their favor.<h2 id="ae8f3ec6-3810-4267-b1b6-a5ae458b665f">Avoiding being "house-poor" is a top priority</h2>Driver and her husband have given their home search a lot of thought. When developing their home budget, they agreed it was important not to overextend themselves."Our incomes could support a much higher housing price, but we really want to avoid being '<a target="_blank" href="https://www.businessinsider.com/personal-finance/personal-finance-signs-wait-buy-home-interest-rates-fall-2023-11">house-poor</a>' and trapped in a higher monthly mortgage amount," she said.Additionally, they developed a list of the top characteristics they were looking for in the area surrounding their home. Driver said their ideal location would have a highly educated population, diversity, plenty of green space, and milder weather than the Northeast.To get a feel for each area they were considering, the couple decided that they needed to "experience it as locals."
