The deal value has not been disclosed. The site is located at Deonar Farm Road, Chembur, Mumbai, adjacent to <keyword id="6356045" type="General" weightage="50" keywordseo="tata-institute-of-social-sciences" source="Orion">Tata Institute of Social Sciences</keyword> (TISS). Godrej Properties acquires Raj Kapoor's Bungalow in Mumbai

Realty firm Godrej Properties on Friday launched a luxury housing project at iconic R K Studios' land in Mumbai. 
 In May last year, the company had announced the acquisition of the land in Chembur to develop mixed-use project comprising luxury flats and retail space.
 Godrej Properties, part of Godrej group, had said that the project spread across 2.2 acre would offer about 3.5 lakh sq ft of saleable area. The company had not disclosed the deal value.
 The company on Friday said it is launching a luxurious residential development at <keyword id="29457" type="COMPANY" weightage="20" keywordseo="RK-Studios">RK Studios</keyword>, Chembur. Godrej Properties did not mention total housing units to be developed and the investments to be made in the project. 
 Pirojsha Godrej, Executive Chairman, Godrej Properties said, "We are thrilled to launch Godrej RKS at the iconic RK Studios in Chembur. We will seek to ensure we celebrate the remarkable legacy of this site with a landmark development that delivers an outstanding lifestyle for its residents."
 Godrej RKS is strategically located on the main Sion-Trombay Road. 
 Founded by Raj Kapoor in 1948, the studio is witness to the making of several films produced by the Kapoor family over the decades.
 After selling this studio last year, <keyword id="1562" type="PERSON" weightage="20" keywordseo="randhir-kapoor">Randhir Kapoor</keyword> of R K Studios had said: "This property in Chembur has been of tremendous significance to my family over the many decades that R K Studios has operated from there." "We...have chosen Godrej Properties to script a new chapter for this location and build upon its rich history," said Kapoor, the eldest son of late actor Raj Kapoor.

He's determined to track down and murder these girls before he meets his demise at their superpowered hands.For most of the movie, Ezekiel regurgitates a variation of this goal with no insights into what motivated him to seek out the arachnid in the first place. Meanwhile, writer-director James Gunn and Peter Safran are deep in the trenches rebooting the DC Extended Universe since <a target="_blank" href="https://variety.com/2022/biz/news/james-gunn-peter-safran-dc-studios-warner-bros-discovery-1235414228/">taking over as the heads of Warner Bros. Discovery's DC Studios in 2022</a>.And then there's Sony's Spider-Man Universe, the straggler that isn't technically part of the MCU but includes characters associated with the web-slinger. (This is because <a target="_blank" href="https://www.businessinsider.com/sony-marvel-spider-man-movies-details-venom-sequel-morbius-2019-3">Sony owns film rights</a> to Spider-Man and hundreds of related Marvel characters.)Outside the animated "Spider-Verse" films, this group is also home to several live-action "Spider-Man" spin-off films, all of which are unspectacular: "Venom," "Venom: Let There Be Carnage," and "Morbius."On paper, these movies should be surefire hits. They boast Academy Award nominees and winners like Jared Leto, Riz Ahmed, Tom Hardy, Woody Harrelson, and Michelle Williams. At least everyone was on the joke?If "Madame Web" couldn't be a hit, perhaps it could be a beloved flop. That seemed to be the direction the film was headed when the <a target="_blank" href="https://www.youtube.com/watch?v=s_76M4c4LTo">trailer</a> dropped in November. Johnson's deadpan <a target="_blank" href="https://twitter.com/alex_abads/status/1724834503653298293">delivery</a> of a poorly written, expository line of dialogue took X, formerly known as Twitter, by storm.Unfortunately, that line didn't make it into the movie. Nevertheless, "Madame Web" is stuffed with lines and moments so cringey that you can't help but burst into laughter in response to the absurdity of it all.An advanced screening that Business Insider attended was filled with journalists who cackled and howled throughout the movie during moments that definitely weren't intended to be funny, like when Ezekiel tells his associate, "Every day that goes by, my appointment with death gets closer."<div type="image" title="Dakota Johnson looking at a spider web" height="1000" width="1500" msid="107729045" hostid="261" sizebytes="82764"></div>Even though "Madame Web" seems destined for infamy at best and utter insignificance at worst, there's still a slim chance at redemption for the Spider-Man Universe."<a target="_blank" href="https://www.businessinsider.com/spider-man-spinoff-kraven-the-hunter-cast-details-information-2022-3">Kraven the Hunter</a>," an R-rated Spidey villain movie starring Aaron Taylor-Johnson, is set for release on August 30. The red band trailer promises plenty of violence and bloodshed, but it's far too soon to predict how the film will be received by audiences."El Muerto" was pulled from <a target="_blank" href="https://deadline.com/2023/06/bad-bunny-el-muerto-movie-pulled-release-date-1235421756/">Sony's schedule</a> in June, but the movie is still in the works — though <a target="_blank" href="https://www.vanityfair.com/style/2023/09/bad-bunny-on-sex-social-media-and-kendall-jenner">Bad Bunny</a> said he's no longer playing the main character. And then there's the <a target="_blank" href="https://deadline.com/2020/08/olivia-wilde-spider-woman-director-secret-marvel-movie-sony-1203017798/">mysterious Sony/Marvel movie that Olivia Wilde is attached to direct</a>, which is heavily rumored to be about Spider-Woman.At the end of "Madame Web," Cassie says that the best thing about the future is that it hasn't happened yet. Perhaps that's the case for the Spider-Man Universe.

'Madame Web' is a spectacular failure — and a sign we officially have superhero fatigue

<ul class="summary-list"><li>Community (CMNTY) Culture is a <keyword id="1298737" type="PERSON" weightage="60" keywordseo="record-label">record label</keyword> by Malik Rasheed, Phil Lawrence, and Chief Johnson.</li><li>Rasheed and Lawrence started the label in late 2019 after spending decades in the <keyword id="6354530" type="CITY" weightage="60" keywordseo="music">music</keyword> industry.</li><li>The trio spoke with Insider about building out a meticulous, steady business model. </li></ul>Just over a decade ago, three music mavens found themselves walking into a studio: It was Grammy award-winning songwriter Phil Lawrence, music executive Malik Rasheed, and an aspiring singer named Peter Gene Hernandez.Hernandez's short, fruitless deal with Universal Motown had just ended. So he teamed up with Lawrence to produce something new. That day, he found himself playing a tune for Rasheed who was, at the time, working for Cameron Strange, owner and CEO at Westside Indie music publishing."It was like The Beatles met Michael Jackson," Rasheed recalled of Hernandez's talent. "It was amazing." Hernandez would go on to become a best-selling artist under the moniker <keyword id="286156" type="PERSON" weightage="60" keywordseo="Bruno-Mars">Bruno Mars</keyword>. And Rasheed and Lawrence knew they wanted more moments like that day in the studio. "We had a shared vision of really creating this environment where artists can be heard and supported in a really significant, authentic way," Lawrence told Insider. But time went on, and career-wise it was a while before Lawrence and Rasheed spoke seriously about striking out on their own. Lawrence went on to produce a slew of Mars' hits, including "24K Magic" which won Album of the Year at the 2016 Grammy Awards. Rasheed, meanwhile, went on to be vice president of artist &amp; repertoire (A&amp;R) at Epic Records and most recently, senior vice president at Scooter Braun's media company, SB Projects. Ten years later, the two men both in their forties, Rasheed said he was ready to make a move. So he went to Lawrence, telling him he was finally ready to open his own record label. Lawrence said he was ready, too."The timing was right," Rasheed said. "It just all made sense." The duo called up longtime friend Chief Johnson, who was working at Puma as the senior manager of <keyword id="4578" type="COMPANY" weightage="100" keywordseo="entertainment">entertainment</keyword> marketing. He was tapped to lead marketing for the new label.Lawrence sold his song catalog, using some of that money as startup capital. (He declined to share specific figures around the sale or investment.) From there, the record label was ready to go, and in late 2019, the record label Community (CMNTY) Culture - a label focused on fostering a small, dynamic group of talent - was born. According to Rasheed, its initial strategy of taking a "meticulous" approach, forming relationships slowly over time, is paying off big. <h2>The company wants to grow slowly to build a sturdy foundation </h2>Lawrence, Johnson, and Rasheed are the only people working at the label as of now. It outsources any extra services it might need, such as legal or finance. <div type="image" title="KATLYN Nicol" height="640" width="480" msid="81296655" hostid="261"></div>The goal is to keep the team tight as the company is still within its early stages. That, according to Rasheed, "keeps the bureaucracy down." Although the company plans to seek additional financing in the future, the company decided to self-fund in the beginning so it could grow with enough mobility and create the content it wanted rather than be confined to another system or establishment. "We're also very accountable to each other," Rasheed said. "We don't have to go through 50 people to figure everything out." The first artist CMNTY Culture signed was 25-year-old country rapper <a href="https://www.instagram.com/whatrmr/">RMR</a> (pronounced "rumor"). That was in April 2020. They've only signed one more since.The idea, Rasheed said, was to take time in establishing trust with artists, and develop steady relationships with other brands and companies. Rome wasn't built in a day, and artists like Bruno Mars or labels like <a href="https://www.businessinsider.com/diddy-digital-marketing-executive-deon-graham-talks-nightlife-digital-marketing-2021-2">Bad Boy</a> don't pop up in a week. <h2>Eventually, it wants a big partnership like Bad Boy Records</h2>Rasheed said he doesn't look at social media followers as an indication of actual talent or potential. Some people, he said, can walk into a room and play multiple instruments. And that's great - but they often sound like other people. "You can deliver the songs," he said. "But can you deliver the vision?" <h2><div type="image" title="RMR" height="3000" width="4001" msid="81296663" hostid="261"></div></h2>RMR, for example, has only about 120,000 followers on social media. His true identity is shrouded in mystery, and he's known, for now, as "<a href="https://www.youtube.com/watch?v=WCdAtvwW1E8">that country-hip-hop star behind a ski mask</a>." Still, his debut song "Rascal," which went viral on YouTube last February, captured praise from The New York Times, NPR, and Variety magazine. "It caught everybody off guard," Rasheed said. "It was perfect for us." CMNTY Culture jumped to sign RMR, and in June, the rapper released his debut EP which featured Lil Baby, <a href="https://www.businessinsider.com/rapper-westside-gunn-contemporary-art-collection-toys-griselda-records-2020-11">Westside Gunn</a>, and Future. His debut album is set to release soon, and he just closed a publishing deal with Pulse Music Group for an undisclosed amount.Eventually, CMNTY Culture wants to sign a partnership the way LA Reid's LaFace Records and <a href="https://www.businessinsider.com/diddy-digital-marketing-executive-deon-graham-talks-nightlife-digital-marketing-2021-2">Diddy's Bad Boy Records</a> did with Sony Entertainment.In the meantime, it has entered into a <a href="https://smallbusiness.chron.com/50-50-partnership-agreement-3914.html">50/50 profit agreement</a> with Republic and Warner Bros. Records, for artists RMR and their latest sign, the 22-year-old "Black-ish" star Katlyn Nichol. The deals see CMNTY Culture retaining rights to its intellectual property, with its profits split in half. "In the traditional sense of the business, we'd love to have a partnership because when you look back at things that are successful, that ended up becoming LaFace and Bad Boy, it's because of market share," Rasheed said. "The more you put over there, the more value. The higher the value, the more they invest in you. And that's what we want: the opportunity for real growth."

<div class="KonaFilter image-container display-table"><div><div class="image on-image">Business InsiderActual footage of me doing my taxes for the first time on TurboTax.</div></div></div><ul><li><a href="http://www.businessinsider.com/category/turbotax" target="_blank" rel="noopener">TurboTax</a> is one of the most popular online services for filing your tax return. </li><li>I decided to file my own <a href="http://www.businessinsider.com/category/tax-day-2018" target="_blank" rel="noopener">taxes this year</a> for the first time ever, and it was easier than I thought it would be. </li><li>TurboTax displays a <a href="http://www.businessinsider.com/irs-tax-refund-when-it-will-be-deposited-2018-1" target="_blank" rel="noopener">tax refund</a> estimate in the top left corner that kept me motivated when the process got a bit tedious. </li></ul> I have a confession: I'm in my late 20s and I have never done the work of filing my own taxes until this February.For years I was fortunate enough to rely on my parents who so kindly offered, and in 2014 through 2016, I paid a trusty client service representative at <a href="http://www.businessinsider.com/category/h-r-block" target="_blank" rel="noopener">H&amp;R Block</a>. Last year, my parents offered the favor again and like any sensible person, I didn't refuse.However this year, I felt it was finally time to become a fully realized adult and do my own taxes. I was tired of shelling out my money to an H&amp;R Block employee who - although friendly and knowledgeable - seemed to be inputting data that I was pretty sure I could be typing myself.So this year I decided to take the plunge and see what every adult complains about this time of the year: doing their taxes. <h2>A rundown of my financial situation</h2>My finances are pretty straight forward - I had the same, full time job throughout 2017, two paying freelance gigs, and one major freelance expense that I was hoping I could write off. I also have a savings account with Charles Schwab that I knew I needed to include. I don't have any dependents, nor do I own property, and I currently don't have student loans.Because of my freelance work, I heard <a href="http://www.businessinsider.com/hr-block-vs-turbo-tax-2018-1" target="_blank" rel="noopener">TurboTax was probably the best option for me</a> - plus, my parents had <a href="http://www.businessinsider.com/how-to-use-free-turbo-tax-2018-1" target="_blank" rel="noopener">used TurboTax</a> to file my taxes last year. Having last year's documents helped speed up my process by a little.<h2>The TurboTax login experience: the first hurdle I faced</h2><div class="KonaFilter image-container display-table"><div><div class="image on-image">TurboTaxThe dreaded login screen.</div></div></div>The first thing TurboTax asks you is if you'd like to sign in to your account. I was already unsure what to do.Had my parents created an account for me last year that I could log into now? Was I suppose to log into their account? How did this work?This prompted me to call my father within zero minutes of starting my taxes, a move I am not proud of - but ultimately I'm glad I did it. I found out that I did need to create my own account, and he ended up emailing me my tax return from last year on the spot. This allowed me to upload it into my newly created TurboTax account.<div class="KonaFilter image-container display-table"><div><div class="image on-image">Turbo TaxWhy, thanks for asking!</div></div></div>TurboTax then asked me how I was feeling about doing my taxes ("Good," "Not so good," or "Don't ask") - I'm not sure how choosing one of these options over the other affects your overall TurboTax experience - but I decided to be honest and choose "Not so good."Because I was able to upload my 2016 tax return, TurboTax then asked me if anything had changed in the last year, including: if I had moved (I had) and gotten married (I hadn't).<h2>TurboTax automatically pulled in my salary from my full-time job </h2>Then came the actual filing part for my full time job. I had prepped for this moment by downloading a PDF version of my W2 onto my computer. However, this turned out to be an unnecessary step.All I actually had to do was enter Business Insider's employer identification number (which I found on my W2). TurboTax did the work for me, locating and uploading my W2 on my behalf. This was a delightful surprise.Between this, and having uploaded last year's documents, my mood had turned around from "Not so good" to "Good." <h2>Figuring out my freelance income and expenses</h2><div class="KonaFilter image-container display-table"><div><div class="image on-image">Turbo TaxNice pun, TurboTax.</div></div></div>On to my "side job" as TurboTax would call it: my photography freelance work. Because both of my freelance gigs in 2017 paid below $600, I did not received a 1099 tax form from either client. This made it relatively easy to file - I just manually entered the payment amount for each project.I was also able to expense the photography studio rent I paid last year - which was more than double the amount that I made. To my delight, this expense greatly increased my <a href="http://www.businessinsider.com/tax-refund-average-by-state-2018-1" target="_blank" rel="noopener">federal tax refund</a>.<h2>Reporting everything else</h2>After that, I entered information regarding my Charles Schwab savings account. Usually, TurboTax can automatically import this information from major brokerages, such as Charles Schwab, but the documents weren't ready yet, meaning I had to manually enter my capital gains and dividends. This didn't take too long, but identifying the correct numbers on the documents I had downloaded (apparently called a 1099-INT and 1099-DIV) was a little tricky.I was able to skip over a number of the following questions regarding my 401K and IRA's. Because my W2 had already done the job of telling TurboTax what I contributed last year, there was no need to manually enter information - and, although I have another 401K from a previous job, I did not contribute to that account or take any money out so there was nothing to report.Next up was questions regarding my rental property - and although I do rent my apartment, TurboTax wanted to know if I own a rental property. I don't, so I skipped this question. <h2>Finishing and paying up</h2>The tail end of TurboTax - where I was asked a number of questions that didn't apply to me regarding small business ownership, gambling, jury duty, health insurance, and other life-events - began to feel tedious.I was very ready for it to be over, but I kept looking at that tax refund estimate on the top left corner - a number larger than any previous refund I had ever received - and it kept me motivated.One annoying thing about the TurboTax experience is they're constantly trying to upgrade you into a different pricing tier. I had to click "No" to these prompts about 3 different times. After about an hour and a half of filling out questions, it was time to pay up. I ended up shelling out $138.25 for using TurboTax. A number that I wasn't mad about after seeing my refund. <h2>I would do it again</h2>Assuming I didn't do this entirely wrong - which, only time will tell - I received the largest refund I have ever gotten. I filed my own taxes for the first time ever using TurboTax - and got the biggest refund I've ever received

Today, the CEOs of New York City's 200 leading companies - all members of the <a href="http://pfnyc.org/">Partnership for New York City</a> - sent an urgent letter to House Republican Leadership asking them "to quickly pass the Terrorism Risk Insurance Reauthorization Act (TRIA)."
TRIA was originally passed in 2002 in the wake of 9/11, and exists to "provide a federal backstop for insurance coverage in the event of catastrophic losses from terrorist attacks." In other words, the bill was designed to help employers and insurers to appropriately manage terrorism risk. As it stands, TRIA is set to expire in December 2014.
On July 17, the Senate passed a version of a TRIA reauthorization 93-4 in a display of overwhelming support from both sides of the aisle. The Senate's renewal bill extends TRIA for an additional seven years, and was first brought to the floor by Sen. Schumer (NY) in April. The House currently has its own version of the TRIA extension, which only proposes to extend the bill for five years. 
The Partnership for New York City's letter cites the U.S.'s "vulnerab[ility] to international terrorism" and urges the House to "act swiftly to pass a bill that maintains a program structure that has proven effective and has had no cost to the federal taxpayer." It was signed by executives from a wide array of industries including. Some of the signatories included: fashion designer Tory Burch, media mogul Barry Diller, American Express CEO Kenneth I. Chenault, Viacom Inc. President and CEO Philippe Dauman, and billionaire John Catsimatidis. 
The House is set to vote on the Senate's version of the bill in coming weeks.

America remains vulnerable to international terrorism. "TRIA" is one of the 21st Century tools that we rely upon to protect American jobs and allow investment to continue, despite the risk of terrorism. With the sunset of this federal program coming up in December, it is already difficult to renew insurance along the lines required by employers and property owners in urban centers. 
The bill that passed in the Senate last week with overwhelming, bipartisan support provides the federal backstop necessary to allow insurers, employers, and property owners to continue to manage terrorism risk. It is important to the business community in New York City and across the nation that the House act swiftly to pass a bill that maintains a program structure that has proven effective and has had no cost to the federal taxpayer.
