Imagine a volcano so special that it’s been granted the same legal rights as a person. While this might sounds like something straight out of a quirky sci-fi movie, this is no fictional tale. The relationship between the Māori people and the mountain is rooted in deep respect and cultural significance. In 2017, the New Zealand government recognized this profound connection by giving the volcano legal personhood, meaning that harming the volcano could be treated the same as harming a member of the tribe.<br /><br />It’s a powerful statement of the Māori worldview, where the land, mountains, rivers, and nature are seen as living, breathing entities deserving of respect and protection. By granting Mount Taranaki personhood, New Zealand is acknowledging this deep-rooted cultural connection and ensuring that the volcano’s rights are taken seriously.<br /><br />Having a mountain with human rights may sound like a quirky twist, but it’s part of a larger global movement towards recognizing the rights of nature. <ul class="summary-list"><li>Peter Parker may be facing his toughest foe yet: mortgage payments.</li><li>In the new "Spider-Man 2" Playstation 5 game, the mortgage on Aunt May's house is revealed.</li></ul><p>Forget the Green Goblin, Sandman, or Venom: Spider-Man's real archenemy may be his mortgage payments.</p><p>In the <a href="https://www.insider.com/marvels-spider-man-2-video-game-venom-spinoff-2023-10">new "Spider-Man 2" Playstation 5 game</a>, a brief scene shows a bill for the mortgage Peter Parker has to pay on Aunt May's modest home in Queens: a whopping $4,419.24 per month on a second mortgage.</p><p>Fans online are losing their minds over the eye-watering sum, but is our favorite web-slinging superhero's mortgage loan really that bad?</p><p>I spoke to two mortgage brokers in New York City who say our Friendly Neighborhood Spider-Man actually got a decent deal.</p><p><strong>Major spoilers ahead for the game's Playstation 4 prequel "Spider-Man" and minor spoilers for "Spider-Man 2."</strong></p><p>Insomniac Games' "Spider-Man 2" picks up nearly a year after the events of the first game, where an anguished Spider-Man watched his beloved Aunt May succumb to a deadly toxin in order to save the people of New York City.</p><p>During one scene in the new video game, Parker and his flame, MJ Watson, return to Aunt May's house in Forest Hills.</p><p>Cleaning up, Peter finds a bill for the house's mortgage and remarks that, before her death, Aunt May took out a second mortgage on the house to help pay for a shelter for the city's needy — one Peter is now responsible for. With great power, apparently comes great responsibility to pay the bills.</p><p>The game's developer, Insomniac, thankfully gave us a hand in figuring out what kind of loan Peter is facing.</p>  <p>The home's address is listed as "15 Amfan Avenue" in Forest Hills. That street is fake, but there is an "Ascan Avenue" in the New York City borough with the same listed ZIP code. Based on the video game, it appears that Aunt May's house is a three-bedroom, two-bathroom single-family home.</p><p>Using the timeline of the sequel and information on the bill showing the remaining amortization, we can assume the loan on May's house is a 25-year mortgage with the listed 6.89% interest rate.</p><p>With 277 months left on the mortgage (according to the video game) that means the loan was taken out about two years prior in what would have been October 2018 in the game.</p><div type="image" title="Spider-Man in Insomniac Game's &quot;Spider-Man 2&quot; fighting a criminal." height="900" width="1600" msid="104700048" hostid="261"></div><p>"His Spidey Senses were good. He got a great deal," Rafael Reyes, branch manager with Cross Country Mortgage, told Insider. "Second mortgages typically come at a higher rate. It all depends on what's going on with the market."</p><p>"His timing wasn't the best, he probably could have got it cheaper if he had waited a few months," Reyes added. "But he did really well for where the market was at the time."</p><p>Angelo Gionis, senior vice president at Contour Mortgage, told Insider that while he wouldn't say it was a super deal, Spider-Man's mortgage was fair — if it was actually a second mortgage Aunt May took out.</p><p>If, however, Aunt May had taken out a home equity line of credit instead, Peter Parker would be facing a nightmare of a loan with a rate way too high for what it should have been.</p><p>Spider-Man was fortunate. Had his mortgage been taken out just a couple of years later in 2020 or 2021 with that 6.89% interest rate, it would have been a terrible deal. </p><p>In those years, the rates were "artificially low" thanks to Federal Reserve intervention to stimulate the economy and the effects of the COVID-19 pandemic, Gionis said.</p><p>And one thing's certain: If Spider-Man's 6.89% mortgage was taken out today, it would be a coup for a second loan with today's higher rates, the brokers said.</p><p>"If he took it out today, he scored," Gionis said.</p><p>Unfortunately for the rest of us non-super homebuyers, the housing market doesn't look like it's getting any easier anytime soon, Gionis added.</p><p>"The issue is the inventory is low, so even with the rates higher, there's still not enough inventory where the prices of the houses are going lower," he said. "It looks like we're going to have an inventory problem for a while."</p>

'Spider-Man 2' reveals Peter Parker's mortgage rate, so I asked brokers if he got a good deal in the new PS5 game

<ul><li>Spider-Man 2 is now available exclusively for PS5</li><li>It takes forward the story of Sony Playstations Spider-Man universe</li><li>The game is priced at ₹4,999</li></ul>Ever since Insomniac’s Marvel’s Spider-Man had released in 2018 gamers and Marvel lore enthusiasts alike wanted a sequel. Especially after the roaring success of the spidey game, there were even more reasons for us to expect one. Insomniac took their sweet time, while releasing steady DLC’s and eventually releasing the Spider-Man Miles Morales in 2020. While that game was important to establish the character of this relatively unknown Spider-Man to casual Marvel fans, it didn’t do much for hardcore enthusiasts. Mostly because beyond the story, which also felt a bit rushed, it wasn’t innovative enough for a gamer to be excited. Insomniac took some lessons, and the result is Spider-Man 2. A true sequel which not only outshines the original game in story telling, but also gaming mechanics. I have finished the main story and side quests, and I can now tell you why it deserves to win the Game of the Year title. <br /><br /><strong>Price &amp; Availability</strong><br />Marvel Spider-Man 2 is available at a price of ₹4,999 and can be bought digitally from Playstation store. There is also a hard copy available across multiple online websites, and select offline stores. <br /><br />There is also an exclusive Marvel Spider-Man 2 special edition PS5 available at a price of ₹62,999. <br /><br /><strong>Plot</strong><br />Marvel Spider-Man 2’s story picks up after the events of the original Spider-Man and Spider-Man Miles Morales. The game starts with a scene from a lab where Harry Osbourne is being treated by the Symbiote under the supervision of concerned yet hopeful Norman. <br /><br />Coming to the present day, Peter, now struggling to find a stable job, has visibly made peace with the passing of Aunt May. Practically alone, he is majorly dependent on Mary Jane for both emotional and sometimes financial support. Unlike what we have seen multiple times in Spider-Man universe, this version of the character doesn’t consider being Spider-Man a burden, but considers it the most important responsibility. It is seen in the opening act itself when he leaves his teaching interview to go and save New York from Sand-Man. <br /><br />He is ofcourse joined by now a grown up and more comfortable in his skin, Miles Morales. Visibly more confident and balancing his life better than a younger Peter Parker, Miles is a very well written character. He balances out Peter's struggles with a much needed dose of youthfulness. <br /><br />After saving the city from Sand-Man and showing us some new tricks up the sleeves of these characters - like gliding. The game picks up some solid speed. But before we jump back to New York the game quickly establishes Kraven the hunter somewhere in a forest hunting and looking for a real challenge. He is then notified by his team about New York and the possible challenges there. <br /><br />Peter, now in Aunt May’s home with Mary Jane, is met with a returning Harry, who looks fit and hopeful. After a trip down the memory lane, Harry offers Peter a job at the newly found Emily-May foundation. An organization dedicated for development of medication apparently. Yes, even after finishing the game and side quests I am not sure what exactly this organization does. <br /><br />Harry, MJ and Peter later meet at a circus, where Tomb-stone is attacked by the Kraven's hunters. Peter changing to Spider-Man tries and saves the day till he is outnumbered. In a climatic sequence when he is about to give up on civilians - even apologizing he is saved by Harry lifting up the entire Ferris Wheel with the help of Symbite arms revealing his identity. Unfortunately the tombstone is captured and taken hostage. <br /><br />The adventures then move to Harry discovering more of the Symbiote's abilities. Everything seem to go well, until its revealed that Kraven has actively been killing super villains like Scorpion, Vulture and Rhyno. With TombStone in his captivity and Dr. Curt Connors/ Lizard his next hunt. <br /><br />The duo then save tombstone, also revealing Symbiote's weakness to high frequency sounds. This is also where it’s revealed the first sign of Symbiotes strength, which so far is said to be a self learning exo-suit. To the point that it takes the shape of Agent-Venom costume, an iconic character which in canon is actually Flash Thomsons avatar in the symbiote. <br /><br />You can see the symbiote's attraction to Peter here when it touches his hand and then projects the Spider symbol on Harry’s chest. <br /><br />On the other end, Harry’s health starts deteriorating without the symbiote, and Miles is out with vengeance to defeat Mr. Negative. The man who killed his father. <br /><br />Unfortunately, on the other end, Curt Connors is captured and turned into a lizard even after MJ’s attempts to save him. During this battle Peter is stabbed by Kraven, dropping to the ground and virtually dying. It is this moment when the first act ends and the symbiote gets off Harry and heals Peter. <br /><br />The gameplay takes a jump here, with the Symbiote suit Peter visibly stronger and more ruthless in attitude defeats everyone in its way. Trying to find Connors, with the help of Miles, Peter eventually defeats the Lizard, helps Connor to get back to his true form. <br /><br />Connors, now fine, tells Peter to get rid of the symbiote, and tells him how it is actually a living being from space. What I liked here is how well knit the story is, since in this universe, the Symbiote is the reason Dr. Connors lost his arm. <br /><br />Fast forward to the Symbiote infused Peter, the Spider-Man character is well versed with Symbiotes rage and the influence is clear. Within these events Miles is abducted, fights with Lee and eventually wins. <br /><br />This leads to the confrontation between Peter and Kraven where Peter loses control, and is stopped by Miles. Miles then defeats Peter and helps him get rid of the symbiote. Back in the lab the symbiote bonds with Harry and becomes Venom. <br /><br />Now, in full form it kills Kraven, and make a play to control the world. Now Miles, Peter and MJ go out on the mission to stop them. In the aftermath with Peter now rocking the Anti-venom suit eliminates Venom leaving Harry presumingly brain dead. <br /><br />The after credits show Norman workinging on a ‘G-Serum’ teasing Green Goblin and also meeting with Doctor Octavius at the Raft. <br /><br />Peter is now out of action, working on Emily-May foundation confirming that Miles Morales is indeed the main Spider-Man in this universe. <br /><br /><strong>Plot Review</strong><br />Spider-Man 2 has done a very good job in establishing the why’s and then solving them. My biggest concern with the game was how they would convince me for a Venom without Eddit Brock but they got it right. Harry Osborn is actually Venom's first host in Ultimate Spider-Man universe and that's where they get this influence. The motivation of the character and the logic behind it is also fairly convincing given, Harry’s love for his mother was established in the first game itself. <br /><br />Venom’s design, to the detailing of just how the symbiote takes over is also impressive. Starting with a very basic Agent Venom like suit to Spider-Man black suit once it bonds with Peter and eventually becoming a Symbiote suit with menacing eyes. The game helps you quantify just how Peter is adapting to it.<br /><br />You become completely mesmerized by it once the game lets you play as Venom, which shows you how much of a threat he is. Making the challenge worth it and Venom defeating Kraven easily looks convincing. <br /><br />What I also came to appreciate was the role of Mary Jane, unlike the ‘Save-me’ female characters we generally see, this version had a major role to play. Kudos to Insomniac for actually making the missions involving her challenging and interesting at the same time. However the plot armor around her was too strong especially in the final act, where she is defeating symbiotes with just a shot from her buzz gun. I felt at the time, it's better being Mary Jane than Spider-Man to beat the game. <br /><br />Miles’ story has been also done justice to, his vengeance arc eventually becoming one of forgiveness and what makes him a different Spider-Man is wholesome. What I didn’t like in particular was his new suit. I get it that this character is finding its way in the universe, but the design for me is a big turn off. It’s way off the mark from original design and definitely not as impressive. <br /><br /> Parallel plot points like Mysterium, Sand-Man’s crystal, and Black-Cats chase are quite interesting. However the one you must watch out for is involving the cult. The team responsible for Fires across NYC. Once you finish it, it’s revealed there is indeed another symbiote in this universe - Carnage. Which is established for the next installment. <br /><br />Overall the Spider-Man 2 has done a good job in taking forward this universe, leaving plenty to be left explored. Personally as a Spider-Man fan, I am glad Peter is temporarily out of action after this one, because I am convinced that the next game might be Peter's last appearance. Since across universes in Spider-Man lore a Peter sharing Miles’ Universe dies by the hand of Green Goblin. <br /><br /><strong>GamePlay Review <br /></strong><br /><strong>What I liked -</strong><br />Spider-Man 2 builds upon the gameplay set-up from the first game. With controls being pretty much the same but giving us added special abilities. While most of the finishing moves animation is the same from the previous 2 games we do get to see some tag team action when both the characters are together. <br /><br />There are new shared gadgets that we see in the game between Peter and Miles which are efficient. However if you want to beat the game quickly I suggest play side quests before reaching the grand finale. It's important to upgrade the gadgets on time. <br /><br />I also like the GTA-like character switching in the game, however, I wish we could switch the characters mid-fight sometimes. <br /><br />Out of the new upgrades in weapons, I feel the best update is the introduction of gliding in the franchise. Insomniac has designed air channels in the game in which the players can funnel through the city. It’s so much fun that you won’t need to fast travel either. And this brings me to the most fun part of the game - Web swinging. <br /><br />Ever since the Spider-Man 2 movie game came out in the early 2000’s swinging in Spider-Man games has been a paramount standard to judge its ultimate fate. Spider-Man 2 sets a new benchmark with its swinging animation, and even now in my free time I just turn on my PS5 to just swing around in NYC. If you are a nerd like me, then you are in for a treat <br /><br />The animation combined with PS5’s blazing fast SSD makes the loading time next to nil, and you can jump back and forth between the action in split seconds. <br /><br /><strong>Verdict <br /></strong>Marvel’s Spider-Man 2 shows just how far interactive entertainment has come. The game delivers on the standards you expect from a title of this size and does justice to the legendary characters as well. If you are holding back on buying it, I suggest don’t and remember, with great powers comes great responsibility. <br /><br /><br /><br /><br /><br /><br /><br />

Marvel's Spider-Man 2 review - Spider-Man gaming done right

They've had their costumes planned for months and have been reminiscing about the homes with the best candy. </em></p><p><em>My wife and I originally thought we'd take them on a sort of modified trick-or-treating tour — visiting only homes where we could keep a safe distance from others, for example — but now that COVID cases are rising in our state and some counties have even banned trick-or-treating altogether, we're second-guessing our not-very-fleshed-out plan. </em></p><p><em>Should we sorely disappoint our kids and cancel trick-or-treating? If so, we need a plan B — STAT! </em></p><p><em>— Anthony, Austin </em></p><p>Dear Anthony,</p><p>I can relate — to your kids. Growing up, I remember getting upset that daylight savings time meant trick-or-treating would begin an hour later than it would have had we not set the clocks back the night prior. (My relationship to that extra hour has changed.)</p><p>Despite how much joy trick-or-treating brought me, and has brought your kids, you're smart to stay on top of transmission rates in your community and to consider adjusting plans accordingly. </p><p>The good news is that if you choose to pursue an alternative way to celebrate (there are countless!), the most important aspects of Halloween for kids are decidedly not canceled.</p><p>"With children it's important to flip our perspective, focus on what's positive and what can we do, not what we can't," Dr. Rashmi Jain, <a href="https://babiesmd.com/">an online pediatrician</a> and founder of BabiesMD.com, told me. "We can still get dressed up and we can still get candy. " </p><h2>Be honest with yourself about your neighbors', and kids', ability to follow rules   </h2><p>Outside of transmission rates in your neighborhood — which should be a top consideration — assess other factors in your family and community that affect the riskiness of trick-or-treating.</p><p>Jain, for example, isn't taking her 6- and 9-year-old nephews traditionally trick-or-treating, mostly because the boys and their parents live with their grandparents, who are in a high-risk group.  </p><p>And while research suggests kids under 10 <a href="https://www.ntvg.nl/artikelen/de-rol-van-kinderen-de-transmissie-van-sars-cov-2/volledig">don't contract or spread</a> the virus as easily as older kids and adults, it's still possible. In some cases, kids can get quite sick. Plus, it's not just little goblins doing the trick-or-treating. The parents taking them need to stay especially diligent about wearing masks and keeping distance. "Adult transmission is what we worry about," Jain said. </p><p>Take the pulse of your neighborhood too. Communities where trick-or-treating families agree — say through a text chain, newsletter, or Facebook group — to leave individually wrapped treats at the end of the driveway or even drop them through a PVC pipe into kids' bags are decidedly less risky than areas where some or all residents scoff at public health measures and plan to trick-or-treat traditionally, which <a href="https://www.insider.com/cdc-how-to-celebrate-halloween-safely-and-what-to-avoid-2020-9">the US Centers for Disease Control and Prevention classifies as a high-risk activity</a>.</p><p>Be honest with yourself about your kids' ability to follow guidelines as well. Will they be able to save all of their candy until they get home and it's wiped down, as Jain recommends? Will they dutifully pass by communal tubs of candy that lots of sticky hands — and germs — have visited? Can they refrain from running up to a crowded house where the owner is dishing out King-sized Snickers?</p><p>"Any time you get me in a situation where I'm excited, I forget the rules," Jain said. Same. </p><h2>Parents have conjured creative, and just as fun, alternatives  </h2><p>Just writing out all that goes into having a still moderately-risky day trick-or-treating was tiring enough for some super-creative alternatives I've heard about sound a whole lot more appealing. </p><p>Jain's nephews' family, for instance, is decorating different rooms of their house and having a sort of Easter egg hunt for candy. </p><p>One of my friends is hosting a Halloween party at her home, inviting just one other family with whom both the parents and kids have already safely "bubbled."</p><p>Others are doing a hybrid of those ideas, having their kids dress up and hunt for candy in their yards. For one mom with a daughter old enough to read, she'll get clues to help find the candy. Others told me they're watching scary movies in costume or setting up backyard pinatas. </p><p>Halloween isn't limited to trick-or-treating either. The CDC considers costume parades, haunted forest visits, pumpkin patches, and outdoor movies moderate-risk activities, so long as there are a limited number of people who are well-spaced, masked, and not tempted to scream. </p><p>(The organization also recommends using a Halloween-themed cloth mask rather than a plastic costume mask; not both at the same time, which can be dangerous if it inhibits inhibits breathing.)</p><p>Like non-holiday activities, the guidelines for <a href="https://www.insider.com/how-to-make-good-enough-choices-during-the-coronavirus-pandemic-2020-5">what's safer and not-so-safe remain the same</a> until we learn more, epidemiologist Syra Madad previously <a href="https://www.businessinsider.com/how-epidemiologist-is-preparing-for-halloween-holidays-2020-9">wrote for Business Insider</a>. </p><p>"Prioritize which activities would be the least risky: outdoors vs. indoors, a restaurant with multiple diners vs. solo dinner with a friend, hair cut by appointment vs. walk in with multiple patrons," she said. "This guy walked up to me and was like 'Hey man...I'll give you 8 bucks to watch this video game trailer while I fill out the survey for you.'"</p><p>Such is the story of the origins of this leaked trailer, captured off of a screen - thus the low quality image seen above. There also appears to be a mouse cursor hovering over the video as it plays. The lower right corner is blurred, obfuscating some type of potentially incriminating information.</p><p>The game appears to be a third-person action game set in the world of Harry Potter, and iconic locations - like Hogwarts and Diagon Alley - both make appearances. A description alongside the video calls the game a " third-person open-world action/RPG." To that end, a character creation screen is shown - a staple of RPG-style games. Button prompts in the video indicate the game will be available on Xbox One and/or PC.</p><p>That is, of course, if the game is still an existing project in development. The origins of the YouTube video are strange to say the least.</p><p></p><div class="KonaFilter image-container display-table"><div><div class="image on-image"></div><p></p></div></div><p>The description alongside the video reads like marketing copy: "Journey to Hogwarts to become one of 8 different Wizard types. Experience Hogwarts, make new friends, uncover new secrets, and change the fate of the Wizarding world."</p><p>That's because, as VapeThisBro explained, it was provided by the marketing representatives in the mall where he was asked to watch the video. "All that I was shown was a few videos, stills, and this," the Reddit user wrote. Here's the full description from Reddit:</p><p style="padding-left: 30px;">"Set in the 19th Century (1800s) Wizarding World, this third-person open-world action RPG game centers around your character with unique abilities who has earned a late acceptance to Hogwarts School of Witchcraft and Wizardry.
