Foreign investors have withdrawn nearly Rs 20,000 crore from Indian stock markets in just five trading days (November 4–8), continuing a trend of large-scale selling that began last month. Experts say investors are now moving their money to China, largely due to the high valuations presently prevailing in Indian markets. In early November, FPIs have offloaded as much as Rs 19,994 crore in Indian markets. The month prior, i.e., October, was one of the worst months in terms of foreign outflows, with FPIs making a net withdrawal of Rs 94,017 crore. Before this, Indian markets faced such a situation during the pandemic, when FPIs withdrew Rs 61,973 crore from equities in March 2020. <h2>Why Are Investors Leaving? </h2>According to Himanshu Srivastava of Morningstar Investment Research India, two main factors are driving this exodus. First is China's renewed appeal due to lower stock valuations and new economic stimulus measures. In a bid to nudge the domestic economy and bail state governments, China recently approved a 10-trillion yuan (US $1.4 trillion) package. Per reports, approximately 60% of this stimulus focuses on allowing local governments to refinance the mountain of debt on them. Srivastava explains foreign investors are also flocking to US dollar and Treasury yields, which have appreciated significantly in the recent past, leading FPIs to anticipate a stronger US economy going ahead. Moreover, high valuations in Indian markets are discouraging foreign investors from putting more money in the economy. As a result, over the past week, the selling pressure eroded Rs 74,563 crore in market value for Reliance Industries, while Bharti Airtel and ICICI Bank lost Rs 26,274 crore and Rs 22,254 crore, respectively. The combined market valuation of six of the top 10 most-valued firms dipped by Rs 1,55,721.12 crore last week. <h2> Silver linings</h2>Despite the ongoing outflux of funds since last month, November also saw unprecedented applications of about 40–50 new FPI registrations, which are eyeing to enter the Indian market. This was due to markets SEBIs recent relaxation to NRIs, permitting them to participate up to 100% and announcing measures for ease of entry and operations in India. On the other hand, FPIs invested Rs 599 crore in the debt general limit and Rs 2,896 crore in the debt voluntary retention route (VRR) during the period under review. So far this year, FPIs have invested Rs 1.06 lakh crore in the debt market. <li class="whitespace-normal break-words"></li>Going ahead, investors will be looking for certain macroeconomic cues, which include corporate earnings reports, India's inflation (CPI) and industrial production (IIP) data on November 12, the US inflation report on November 13, and wholesale price index (WPI) data on November 14.

In the 2023 calendar year, the equity investments in real estate stood at $7.4 billion. Industry body CII and real estate consultant CBRE on Wednesday released a joint report titled 'Leading the Charge: Crafting the Skylines of Tomorrow' at the annual CII Realty 2024 conclave. Equity capital inflows touched $8.9 billion between January and September, registering a 46% year-on-year growth. "Overall equity investments in 2024 in the real estate sector are set to hit a new record surpassing $10 billion for the first time," the report said. With a resurgence in investment inflows in built-up office assets and a strong acquisition pipeline for land in the residential sector, the overall equity investments in 2024 would be in the $10-11 billion range. During January-September, institutional and collective vehicle investors accounted for nearly 40% of the overall investments. Developer companies led the total capital inflows with more than 41% share in this period. Domestic investors (predominantly developers) invested nearly USD 6 billion during the first nine months of the calendar year, dominating the overall capital inflows with an almost 65% share. In comparison, foreign investors contributed about $3.1 billion during the same timeframe. Notably, North American and Singaporean investors were the significant contributors, representing about 85% of all foreign capital inflows. Anshuman Magazine, Chairman &amp; CEO, India, South-East Asia, Middle East &amp; Africa, CBRE, said, "Projection for 2024 equity investments between $10-11 billion, highest-ever, underscores continued investor interest in the growing <keyword id="23870227" type="General" weightage="20" keywordseo="real-estate-market-in-India" source="keywords">real estate market in India</keyword>." With SEBI's SM-REIT framework, he said, smaller but high-quality assets in Tier-II markets would also present new avenues for strategic capital deployment. "We believe this regulatory support will add much-needed transparency, enabling a more diversified investment base and encouraging institutional participation across these markets," Magazine said. Going ahead, he said this growing diversification will not only solidify India's real estate sector but also pave the way for future growth across emerging asset classes.

Equity investments in Indian real estate may rise 49% to record $11 billion this year, says CII-CBRE report

New Delhi: <keyword id="19900795" type="General" weightage="20" keywordseo="foreign-investors" source="keywords">Foreign investors</keyword> pulled out a massive Rs 94,000 crore (around USD 11.2 billion) from the Indian <keyword id="19925636" type="General" weightage="20" keywordseo="stock-market" source="keywords">stock market</keyword> in October, making it the worst-ever month in terms of outflows, triggered by the elevated valuation of domestic equities and attractive valuations of <keyword id="20295104" type="General" weightage="20" keywordseo="Chinese-stocks" source="keywords">Chinese stocks</keyword>. Before this, foreign portfolio investors (FPIs) withdrew Rs 61,973 crore from equities in March 2020. The latest outflow came after a nine-month high investment of Rs 57,724 crore in September 2024. Since June, FPIs have consistently bought equities after withdrawing Rs 34,252 crore in April-May. Overall, FPIs have been net buyers in 2024, except for January, April and May, data with the depositories showed. Looking ahead, the trajectory of global events like geopolitical developments, interest rate movements, progress in the Chinese economy and the outcome of the US Presidential election will play a crucial role in shaping future foreign investment in <keyword id="20014814" type="General" weightage="20" keywordseo="Indian-equities" source="keywords">Indian equities</keyword>, Himanshu Srivastava, Associate Director, Manager Research, Morningstar Investment Research India, said. On the domestic front, key indicators like inflation trajectory, corporate earnings, and the impact of festive season demand will also be closely watched by FPIs as they assess opportunities in the Indian market, he added. According to the data, FPIs recorded a net outflow of Rs 94,017 crore in October. The intensity of net outflows could be gauged from the fact that except for one day, FPIs were net sellers throughout the month, bringing their total investment for 2024 down to Rs 6,593 crore. This relentless selling resulted in about an 8 per cent decline in benchmark indices from their peaks. Several factors contributed towards this massive withdrawal of foreign capital from the Indian equity markets in October. The major among them is the elevated valuations of Indian equities. This has triggered a shift in investments towards China, where valuations are currently more attractive. Additionally, a series of stimulus measures, aimed at bolstering Chinese economic growth has made Chinese equities increasingly appealing to global investors, Srivastava said. Despite the massive FPI selling in financials, this sector is resilient since the valuations are fair and every selling is being absorbed by DIIs and individual investors, particularly HNIs, VK Vijayakumar, Chief Investment Strategist, Geojit Financial Services, said. In addition, FPIs pulled out Rs 4,406 crore from the debt general limit and invested Rs 100 crore from the debt Voluntary Retention Route (VRR) during the period under review. So far this year, FPIs invested Rs 1.06 lakh crore in the debt market.

In October so far, <keyword id="19950996" type="General" weightage="100" keywordseo="FIIs" source="keywords">FIIs</keyword> (foreign institutional investors) have already withdrawn Rs 74,732.20 crores. Not for a single day this month have FIIs poured money into <keyword id="19895063" type="General" weightage="20" keywordseo="india" source="keywords">India</keyword>. The sell-off started on October 1, when foreign investors withdrew Rs 5,579.35 crore. The highest withdrawal of this month came on October 3. 2024, when FIIs sold Rs 15,243.27 crore worth of assets. Yesterday, i.e. on October 17th, FIIs pulled out Rs 7,421.40 crore from the markets. Experts state that FIIs are continuously putting pressure on Indian stocks, but the situation is expected to improve in the coming weeks with a sharp recovery anticipated. "We remain optimistic as the FII selling may have crossed the half way mark already and as it tones down, the domestic flows will help a recovery. When the recovery happens it will sharp and concentrated, giving long term investors motivation to stay put during the harrowing volatility of a roller coaster market that has repeatedly tested support levels but remains oversold, hence ripe for a bounce sometime in the next few weeks" said Ajay Bagga, Banking and Market Expert to ANI. Between January and October 2024, foreign investors have invested a net of 1,87,298 crore in India. This year, apart from the current sell-off, January, April and May also saw <keyword id="23593694" type="General" weightage="20" keywordseo="investment-outflows" source="keywords">investment outflows</keyword> by FIIs. The intense selloff comes right after September, when foreign investors invested a record Rs 93,538 crore in the Indian markets. June, July and August 2024 had also seen positive inflows from foreign investors of about Rs 41,757 crore, Rs 48,796 crore and Rs 25,493 crore respectively. However, a resilient, strong domestic investor base is keeping Indian markets afloat. <keyword id="21714171" type="General" weightage="20" keywordseo="DIIs" source="keywords">DIIs</keyword> (domestic institutional investors) have been consistent buyers throughout this month, largely balancing the outflows prompted by FIIs. In October so far, DIIs have invested about Rs 68,961.37 crore in the market, with the highest monthly inflow coming in on October 7th. While DIIs invested Rs 13,245.12 crore in Indian markets on that day, foreign investors withdrew Rs 8,293.41 crore. Yesterday i.e. on October 17, 2024, DIIs invested Rs 4,979.83 crore in the markets. At present, experts note that DIIs are flush with cash at the moment, with <keyword id="20052797" type="General" weightage="20" keywordseo="mutual-fund-inflows" source="keywords">mutual fund inflows</keyword> reaching an all-time high of Rs 24,509 crore in September 2024, a record 52.78% jump from the corresponding year ago period, where they stood at Rs 16,042 crore. Generally, keeping around 3-5% of their assets in cash is considered an acceptable practice amongst mutual fund houses. As per reports, mutual funds are currently in possession of Rs 1.86 lakh crore worth of cash, which constitutes 5.03% of their total AUM as of September 2024.

As per the data by NSDL, throughout August, foreign investors were largely net sellers in the Indian equity market. However, a significant shift occurred on Friday, 30 August, when <keyword id="2005494" type="General" weightage="20" keywordseo="fpis" source="Orion">FPIs</keyword> made a record <keyword id="22995980" type="General" weightage="20" keywordseo="net-investment" source="keywords">net investment</keyword> of Rs 14,518.14 crore in a single day, turning the overall monthly investment positive. The data also highlighted that the foreign investors during the last week of August (Aug 26 to 30) made a record net investment in the equity market of Rs 23,585.92 crore, which turned the overall investment in the month positive. "FPI investment in equity is steadily coming down recently with net investment of only Rs 7320 crores in August compared to Rs 32365 crores in July. The fundamental reason for the poor FPI interest is the high <keyword id="19896943" type="General" weightage="20" keywordseo="valuation" source="keywords">valuation</keyword> in the Indian market. With Nifty now trading at above 20 times estimated FY 25 earnings, India is the most expensive market in the world now" said V K Vijayakumar, Chief Investment Strategist, Geojit Financial Services. The experts also pointed out that the FPIs have opportunities to invest in much cheaper markets and, therefore, their priority is markets other than India. The bulk of the buying that FPIs are doing are through the 'primary market and others' category. In the cash market, they have been consistent sellers because of the elevated valuations. "Valuations in the Indian equity market have risen to relatively high levels, leading FIIs to exercise caution when investing in India. They have been selectively investing in defensive market segments, focusing on sectors such as healthcare and FMCG. On the debt market front, the strong buying trend among FIIs can be traced back to India's addition to JP Morgan's Emerging Market government bond indices earlier this June" said Vaibhav Porwal, Co-founder, Dezerv FPIs, which involve investors acquiring foreign financial assets, play a significant role in influencing market dynamics by channelling substantial funds into the Indian equity market.

"It has been brought to the notice of the Exchanges that some unscrupulous persons or entities operating through Indian and international mobile numbers, through social media platforms, are falsely claiming to offer trading opportunities through <keyword id="21574670" type="General" weightage="20" keywordseo="foreign-portfolio-investment" source="keywords">Foreign Portfolio Investment</keyword> (FPI) or <keyword id="22923323" type="General" weightage="20" keywordseo="foreign-institutional-investor" source="keywords">Foreign Institutional Investor</keyword> (FII), impersonating reputed financial institutions", the advisory said. The joint advisory accused those entities of showcasing fake certificates purportedly issued by SEBI/ Exchanges. "These operations often use mobile numbers registered under false names to orchestrate their schemes," the joint advisory read. The activities of such unscrupulous entities include claims of being associated with organizations/individuals of repute, promising guaranteed or high returns without the need for a demat account, offering to handle trading accounts by asking investors to share their login credentials, facilitating pre-IPO subscriptions with false promises of assured profits, among many others. Hence, the exchanges came together and cautioned investors to be skeptical of any social media claim of high returns from trading in the securities market through fictitious institutional accounts and not fall for stock market advice/analysis. Victims can report such suspected <keyword id="19898489" type="General" weightage="20" keywordseo="fraud" source="keywords">fraud</keyword> communications at the Chakshu facility on www.sancharsaathi.gov.in and in case one has already lost money, they can report the same on cybercrime helpline number 1930 or www.cybercrime.gov.in. Investors are also advised to refer to webpage links of stock exchanges to verify the genuine trading App, websites, and bank accounts of recognized stockbrokers. Investors must understand that investments offering high returns usually involve high risk, including fraud risk, and there can be no guarantees of assured returns in the securities market.

NSE, BSE advise investors against dealing with entities assuring unreal returns

Foreign investors' strong buying interest in the Indian <keyword id="20455942" type="General" weightage="20" keywordseo="debt-market" source="keywords">debt market</keyword> can be attributed to India's inclusion in <keyword id="20018671" type="General" weightage="20" keywordseo="JP-Morgan" source="keywords">JP Morgan</keyword>'s Emerging Market government bond indices in June this year. According to data with the depositories, Foreign Portfolio Investors (<keyword id="19930635" type="General" weightage="100" keywordseo="FPIs" source="keywords">FPIs</keyword>) injected Rs 11,366 crore in the debt market this month (till August 24). This inflow came following a net investment of Rs 22,363 crore into the Indian debt market in July, Rs 14,955 crore in June and Rs 8,760 crore in May. Before that, they pulled out Rs 10,949 crore in April. With the latest flow, FPIs net investment in debt has reached Rs 1.02 lakh crore in 2024 so far. Market analysts said that ever since the announcement of India's inclusion came in October 2023 year, FPIs have been front-loading their <keyword id="19895633" type="General" weightage="20" keywordseo="investments" source="keywords">investments</keyword> in Indian debt markets in anticipation of the inclusion in global bond indices. Even after the inclusion, their inflows have continued to remain robust. On the other hand, FPIs pulled out over Rs 16,305 crore from <keyword id="19925781" type="General" weightage="20" keywordseo="equities" source="keywords">equities</keyword> so far this month, due to unwinding of the yen carry trade, recession fears in the US and ongoing geopolitical conflicts. Himanshu Srivastava, Associate Director, Manager Research, Morningstar Investment Research India, said the post-budget announcement of an increase in capital gains tax on equity investments has largely fueled this selling spree. In addition, FPIs have been cautious due to the high valuations of Indian stocks, coupled with global economic concerns such as rising recession fears in the US amid weak jobs data, uncertainty over the timing of interest rate cuts, and the unwinding of yen carry trade, he added. Overall, India remains in a favourable position, attracting long-term investments from FPIs. "Amidst a global slowdown, <keyword id="22910143" type="General" weightage="20" keywordseo="geo-political-crisis" source="keywords">geo-political crisis</keyword> in the middle east and neighbouring countries, India still stands at a sweet spot compelling the foreign fraternity to take a bet for a long term investment horizon," Manoj Purohit, Partner &amp; Leader, Financial Services Tax, Tax &amp; Regulatory Services, BDO India, said. In terms of sectors, FPIs were big sellers in financials in India in the first fortnight of August. Vipul Bhowar, Director <keyword id="22910144" type="General" weightage="20" keywordseo="listed-investments" source="keywords">Listed Investments</keyword>, Waterfield Advisors, said that FPIs are selling banking shares due to concerns over slow deposit growth. "There are also challenges in Q1FY25 for banks with shrinking margins, deteriorating asset quality, and rising provisions, especially in credit cards, personal loans, and agriculture portfolios," he said.
