In the 2023 calendar year, the equity investments in real estate stood at $7.4 billion. Industry body CII and real estate consultant CBRE on Wednesday released a joint report titled 'Leading the Charge: Crafting the Skylines of Tomorrow' at the annual CII Realty 2024 conclave. Equity capital inflows touched $8.9 billion between January and September, registering a 46% year-on-year growth. "Overall equity investments in 2024 in the real estate sector are set to hit a new record surpassing $10 billion for the first time," the report said. With a resurgence in investment inflows in built-up office assets and a strong acquisition pipeline for land in the residential sector, the overall equity investments in 2024 would be in the $10-11 billion range. During January-September, institutional and collective vehicle investors accounted for nearly 40% of the overall investments. Developer companies led the total capital inflows with more than 41% share in this period. Domestic investors (predominantly developers) invested nearly USD 6 billion during the first nine months of the calendar year, dominating the overall capital inflows with an almost 65% share. In comparison, foreign investors contributed about $3.1 billion during the same timeframe. Notably, North American and Singaporean investors were the significant contributors, representing about 85% of all foreign capital inflows. Anshuman Magazine, Chairman &amp; CEO, India, South-East Asia, Middle East &amp; Africa, CBRE, said, "Projection for 2024 equity investments between $10-11 billion, highest-ever, underscores continued investor interest in the growing <keyword id="23870227" type="General" weightage="20" keywordseo="real-estate-market-in-India" source="keywords">real estate market in India</keyword>." With SEBI's SM-REIT framework, he said, smaller but high-quality assets in Tier-II markets would also present new avenues for strategic capital deployment. "We believe this regulatory support will add much-needed transparency, enabling a more diversified investment base and encouraging institutional participation across these markets," Magazine said. Going ahead, he said this growing diversification will not only solidify India's real estate sector but also pave the way for future growth across emerging asset classes.

Thus far this year, <keyword id="3886593" type="General" weightage="20" keywordseo="domestic-gold" source="Orion">domestic gold</keyword> prices have grown by 23%, outperforming benchmark indices like Nifty and Sensex by a mile, which have gone up by 9.85% and 8.86%, respectively. The growth in gold loan disbursal rates month on month this year could also put Nifty and Sensex’s growth to shame. In just September 2024, gold loans grew an astounding 51%, up from 40.9% in August, 30.5% in June, and just 14.8% in March. <h2 style="margin-bottom: 0.7em; line-height: 1.3; color: rgb(0, 0, 0); font-size: 24px; background: 0px 0px; text-rendering: optimizelegibility;">Hey, wait up for me, says LAS</h2>In lockstep with the elder, gold loan sibling, advances against shares and bonds have also been inching up since 2022. Data from RBI (Reserve Bank of India) notes that as of September 2022, the outstanding quantum of loans that were taken against shares (LAS) and bonds stood at Rs 7,397.94 crores. This inched up to Rs 7,764 crore in September 2023. Come 2024, and it looked like this was LAS’ time to shine. Loans swiftly skyrocketed, with outstanding loans in this category going up from Rs 8,492 crore in March 2022 to a staggering Rs 9,546 crore at the end of September 2024. Naturally, the smoke of LAS has its fire in the record inflows that Indians are pouring into the stock market and mutual funds month on month. Per AMFI (<keyword id="134904" type="General" weightage="20" keywordseo="Association-of-Mutual-Funds-in-India" source="Orion">Association of Mutual Funds in India</keyword>), the net AUM (assets under management) of India’s mutual fund industry grew to Rs 67,25,614.61 crores in October 2024, up from Rs 67,09,259.24 crores in September 2024. Even the number of retail mutual fund folios, which include equity, hybrid, and solution-oriented mutual funds, burgeoned to 17,23,52,296 in October, as compared to 16,81,61,366 in September. The same goes for stock investments in India, where the number of new demat accounts that are added every month just simply refuses to climb down. As of last month, total demat accounts in the country stood at 17.9 crore, which is more than the entire population of full-fledged nations like Japan (12.45 crore), Russia (14.38 crore), and Bangladesh (17.3 crore). In fact, since February this year, the monthly growth of LAS has been hitting double digits. From 11.3% in March to 21.6% in May to 26.8% in August, growth in LAS has been exceptional, hitting 22.9% in September this year. For context, monthly growth in the LAS segment was at a mere 5% in September 2023. <h2 style="margin-bottom: 0.7em; line-height: 1.3; color: rgb(0, 0, 0); font-size: 24px; background: 0px 0px; text-rendering: optimizelegibility;">What's driving the growth?</h2>It's a win-win for both the bank and the customer. Customers love them because LAS is available at a lower interest rate compared to unsecured personal loans. You can get a loan at an interest rate of anywhere between 9 and 12% by pledging your gold, MF units, or shares. Compare this to over 10-28% rates, which is the range where unsecured personal loans charge interest. Banks love <keyword id="827883" type="General" weightage="100" keywordseo="Secured-Loans" source="Orion">secured loans</keyword> since they are well-secured. In case you default on paying back, the bank can sell off your gold, shares, or mutual fund units to recover the amount. This takes a lot of stress off the banks, which are already dealing with secured loans’ riskier sibling-<keyword id="947940" type="General" weightage="20" keywordseo="unsecured-lending" source="Orion">unsecured lending</keyword>. High NPAs (non-performing assets) and non-payments in the unsecured borrowing space have already put RBI on red alert, which is why the apex bank is tightening the screws on unsecured lending, which was well on its way to becoming a ticking time bomb. As a result, credit growth has moderated to 12.8% YoY in October, as against the 19.3% rise recorded in the year-ago period. Yet it's not like the banks won't feel the heat. Analysts at Nomura note that <keyword id="23954457" type="General" weightage="20" keywordseo="personal-loan-delinquencies" source="Orion">personal loan delinquencies</keyword> in India that have been overdue by over 90 days rose to 5.1% in the last financial year, as opposed to just 3.9% in the year prior. <h2 style="margin-bottom: 0.7em; line-height: 1.3; color: rgb(0, 0, 0); font-size: 24px; background: 0px 0px; text-rendering: optimizelegibility;">How does it work?</h2>Both these loans work on a similar principle: Your <keyword id="857141" type="General" weightage="20" keywordseo="loan-amount" source="Orion">loan amount</keyword> is equal to a certain percentage of the actual market value of your asset. This is known as the LTV (loan-to-value ratio). In the case of gold and debt mutual funds, RBI mandates that this LTV be about 75-80%. So, for every Rs 100 of gold or debt mutual fund unit you pledge, your maximum loan amount cannot exceed Rs 80. If you pledge gold, which has a market value of Rs 10 lakh, you can take a loan of up to Rs 8,00,000. In the case of shares and mutual fund units, this limit is set at 50%. So, your shares worth Rs 5,00,000 can only get you a loan worth Rs 2,50,000. But the bright side? You can continue earning returns on your investments and pay interest only on the amount you use, since this loan works as an overdraft facility. <h2 style="margin-bottom: 0.7em; line-height: 1.3; color: rgb(0, 0, 0); font-size: 24px; background: 0px 0px; text-rendering: optimizelegibility;">Super safe, you say?</h2>Interest rates on both of these loans are very much dependent on the market value of the asset, which wildly fluctuates on a day-to-day basis. So, in case the value of your asset falls, you’ll have to keep a margin or more of the same asset in order to continue with the loan and maintain the LTV balance. Failure to do so could mean the bank can even sell off your asset. Says financial planner Nema Chaya Buch. “Yes, LAS offers easy availability of funds since these loans come with a lower interest rate as compared to personal loans. Also, you continue to earn average returns of 10–13% on your equity investments. But the downside is, in case of emergency, those pledged securities cannot be sold. Also, if the equity market goes down, then the bank may ask for additional collateral. Raghvendra Nath, MD, Ladderup Wealth Management notes that taking a LAS is best when the value of your securities has appreciated significantly. “This allows you to maximize the loan amount based on your collateral while also addressing financial needs without having to liquidate your investment portfolio. However, there are notable disadvantages to consider. The market risk is significant; a substantial decline in market value could lead to margin calls, which may incur fees and charges if there are delays or prepayments, ultimately increasing the effective cost of borrowing. Furthermore, failure to make timely payments could result in the loss of your assets.”. Umesh Mohanan, ED &amp; CEO, of Indel Money, cautions that one should have a sufficient quantity of gold to get the loan amount one wants. "According to the current RBI rules, the loan applicant/borrower can draw up to 75% of the total market value of the collateral/gold jewellery. So, always carry a sufficient quantity of gold based on one’s loan requirement. “The most important thing is that the valuation of the gold depends on the purity of the gold. If the borrower pledges gold with higher purity, such as 24 carats or 22 carats, he will get the maximum loan amount," he adds.

Internationally, <keyword id="11905404" type="General" weightage="20" keywordseo="Thailand" source="Orion">Thailand</keyword> has emerged as the leading honeymoon destination for Indian couples in 2023-24, topping honeymoon package bookings on MakeMyTrip. With a notable 5.2% year-on-year (YoY) increase, Thailand has surpassed the Maldives, last year’s favourite, which saw a 16.2% YoY decline in bookings. Meanwhile, the other top international destinations—Indonesia, Mauritius, and Vietnam—also experienced growth in their booking shares this year. Domestically, the Andamans have overtaken Kerala as the most popular honeymoon destination, with a 6.9% year-on-year increase in honeymoon package bookings. Kashmir also rose in popularity, gaining 3.6% in bookings and moving into third place. Bookings for Goa remained steady compared to last year, while Himachal Pradesh experienced a 4% decline. Other regions, including the Northeast, Uttarakhand, and Maharashtra, also attracted Indian couples looking for memorable honeymoon experiences within the country. <h2>Couples going far</h2>Indian honeymooners are exploring far places increasingly drawn to new and diverse destinations. While international spots like Bhutan, Azerbaijan, Malaysia, Sri Lanka, and Seychelles have seen significant year-on-year growth in honeymoon package bookings, this trend extends beyond just short-haul destinations. Because of Easy Visa, Japan has seen the highest YoY growth of 388% in honeymoon package booking. Other long-haul destinations that have seen maximum growth for honeymoon package bookings include Scandinavia, the United States, South Africa, and Australia and New Zealand. <h2>Honeymooners from Metro cities going all out to create Insta-worthy memories</h2>Metro cities like Delhi, Mumbai, and Bangalore are driving the demand for premium honeymoon packages, contributing to more than two-thirds of all honeymoon package bookings. However, cities such as Hyderabad, Kolkata, Chennai, Ahmedabad, and Pune are also seeing a notable shift from budget to premium travel. Couples are ready to spend more on luxury and pampering during their honeymoon. The average spending per couple has gone up by 13% compared to last year. In fact, 68% of newlyweds booked 4-star or 5-star hotels for their stay. One in every five honeymoon bookings was for a 5-star property in 2023-24, showing a 10% increase from the previous year. Newlyweds are not only spending more on comfort and luxury but are also increasingly choosing to visit multiple destinations during their honeymoon. Domestically, the number of couples visiting four or more cities increased from 35% in 2022-23 to 39% in 2023-24. Internationally, while more than half of honeymooners still prefer visiting just one city, the percentage of couples choosing to explore two or more cities grew from 32% to 47%. <h2>Personalised experiences demand all-time high</h2>Couples are seeking more personalised and romantic experiences than ever before. Honeymoon package bookings have grown by 25% compared to last year, showing that many couples want a fully planned, curated experience. Over 95% of honeymoon bookings this year included special activities. As a result, MMT saw a 56% increase in bookings for premium romantic activities like couples' photoshoots, romantic dinners, cruises (sunset, dinner, or catamaran), spa sessions, and floating breakfasts. <h2>Couples booking packages last minute</h2>The report also adds that Indian couples are booking their honeymoons closer to their travel dates. For domestic packages, 56% were booked within 30 days of departure, and 38% were booked the same way for international packages. This matches the overall trend of Indian travellers, who usually book closer to their travel dates. However, 31% of couples travelling internationally booked their honeymoon more than two months in advance, compared to just 18% for domestic trips. To gain more insights, MakeMyTrip also surveyed over 200 people who booked their honeymoon packages through the platform. The survey revealed that 70% of couples went on their honeymoon within 10 days of their wedding, 10% travelled between 10 days to a month later, and 20% waited more than a month to go.

India remains highly dependent on imports for minerals critical to accelerating its <keyword id="19951336" type="General" weightage="20" keywordseo="energy-transition" source="keywords">energy transition</keyword>, with a full reliance on shipping in lithium, cobalt and nickel, according to a report released Monday. The report, published by the Institute for Energy Economics and Financial Analysis (IEEFA), said that India's demand for <keyword id="19978839" type="General" weightage="20" keywordseo="critical-minerals" source="keywords">critical minerals</keyword> is expected to more than double by 2030, while domestic mining operations may take over a decade to start producing. It stresses that India needs a carefully crafted import strategy to mitigate potential trade risks while balancing international relationships to secure these essential minerals. IEEFA's report examines five critical minerals (and their compounds) - cobalt, copper, graphite, lithium and nickel - from the perspectives of import dependency, trade dynamics, domestic availability, and global price fluctuations. The findings show that India remains largely import-dependent for these minerals and their compounds, with 100 per cent import reliance for minerals like lithium, cobalt, and nickel. "India should strive to de-risk its critical minerals sourcing by identifying new international resources and expediting <keyword id="20681115" type="General" weightage="20" keywordseo="domestic-production" source="keywords">domestic production</keyword>. A concerted effort to partner with and foster bilateral relations with <keyword id="23713985" type="General" weightage="20" keywordseo="mineral-rich-nations" source="keywords">mineral-rich nations</keyword> should be a priority for India," said the report's co-author Charith Konda, Energy Specialist, IEEFA. "The country can also explore investment opportunities in resource-rich, friendly nations, such as Australia and Chile, as well as African countries like Ghana and South Africa," he added. The report said India depends heavily on China for synthetic graphite and natural graphite and it should explore cooperation initiatives with countries like Mozambique, Madagascar, Brazil and Tanzania which are some of the highest graphite producing countries. "As part of the Global South cooperation initiatives, these countries could be favourable partners for India for <keyword id="23713984" type="General" weightage="20" keywordseo="graphite-trading" source="keywords">graphite trading</keyword>," said the report's co-author Kaira Rakheja, Energy Analyst, IEEFA. India is also highly import-dependent for copper cathodes and nickel sulphates from just two countries - Japan and Belgium. The report suggests India could look at the US, the fifth largest producer of copper in the world, to diversify its suppliers and enhance <keyword id="23714709" type="General" weightage="20" keywordseo="supply-security" source="keywords">supply security</keyword>. For minerals like lithium oxide and nickel oxide, the dependency is low on one country, but overall imports largely come from Russia and China, both countries with potential trade risks. "Developing domestic lithium refining capacity will help India integrate with the global lithium supply chain," said Rakheja. The report also notes the significant efforts that the Indian government is making to improve domestic production of critical minerals with the auctions by the Ministry of Mines and the planned Critical Minerals Mission. "The critical minerals mining block auctions can serve as an opportunity for India to focus on building refining and processing capabilities to emerge as a global value-adding hub," said Rakheja. "Government support in the form of viability gap funding and technology development will help promote such auctions and ultimately the domestic production of critical minerals. "A stable supply of critical minerals is imperative for India to achieve its <keyword id="19895602" type="General" weightage="20" keywordseo="renewable-energy" source="keywords">renewable energy</keyword> goals," Konda said. India has committed to achieving 500 gigawatts (GW) of non-fossil fuel-based electricity installed capacity by 2030. Currently, the country's renewable energy installed capacity stands at 201 GW, with solar energy accounting for 91 GW. According to another study, the fast-developing South Asian nation needs to install around 7,000 GW of renewable energy capacity to achieve net-zero emissions by 2070.

"Life is currently a juggle between time and money," said Johnson, whose kids are 2 and 3. Johnson and her husband both work full-time, and Johnson also runs a website,<a target="_blank" href="https://amybabys.com/"> Amy Baby</a>. "I feel if we don't use the time wisely to create more revenue streams, we're just going to sink," she told BI. Parents around the country are struggling to pay for <keyword id="23417837" type="General" weightage="100" keywordseo="childcare-costs" source="keywords">childcare costs</keyword>—which are often higher than a mortgage or rent. In 2018 (the most recent year for which data is available), median childcare costs ranged from $4,800 in small counties for a school-age kid at home to $15,400 for an infant at a center, <a href="https://blog.dol.gov/2023/01/24/new-childcare-data-shows-prices-are-untenable-for-families" target="_blank">according</a> to the Department of Labor. Adjusted for inflation, that was $5,000 to $17,000 in 2022 money. When the <a target="_blank" class="" href="https://www.businessinsider.com/school-start-times-in-conflict-dont-mesh-with-work-2023-9">kids aren't in school</a> or at day care, Nostrum's grandparents watch them as Nostrum works as a postmaster and her partner works in a welding shop. Day care for the two younger kids costs $650 every two weeks, or over $1,300 a month. Nostrum's town is very rural — about 45 minutes away from the nearest store. Like many rural Americans, she has limited options for childcare and other support. "There are not a lot of options to create a village, no after or before school programs, etc," she said. <h2>A Texas mom of 3: $1,090 a month</h2><a target="_blank" href="https://www.instagram.com/notastarvingartistgirl/?hl=en">Jessica Lemmons</a> lives in Bryan, Texas, with her husband and three kids, ages 10, 5, and 2. She pays about $1,090 a month for childcare, which includes day care tuition for her youngest and occasional babysitting for all three. The costs would be a lot higher if Lemmons couldn't count on <a target="_blank" class="" href="https://www.businessinsider.com/having-children-pushed-me-away-from-my-career-2022-4">unpaid help</a> from friends and bartering the skills of her husband, who is a chef. "I am very fortunate in that I have close friends here who are childless by choice, who genuinely love spending time with my kids," she said. "I do make sure I have the capacity to feed them tasty meals whenever they're doing so." <h2>Mom of 1, outside Chicago: $2,000+ a month</h2><a target="_blank" href="https://www.lorealthompsonpayton.com/">L'Oreal Thompson Payton</a>, a freelance writer who lives outside Chicago, pays $497 each week to send her 3-year-old to preschool. On rare occasions, she <a target="_blank" class="" href="https://www.businessinsider.com/i-saved-childcare-costs-by-swapping-babysitting-with-a-mom-2021-10">uses a babysitter</a>. She and her husband also pay $25 an hour for a cleaner and hire one occasionally if they have guests coming to stay. While she pays for some of her village, Thompson Payton also cultivates unpaid support by connecting with day care parents and neighbors who also have young children. While the costs are high, Thompson Payton said the benefits are well worth the money. "I think there's a lot of unnecessary guilt and shame that can come up with having a 'paid' village,'" she said. "As much as I love being a mom, it's important for me, my sanity, and our marriage that I have an identity outside that, which would simply not be possible if we didn't have paid support." <h2>Mom of 2 in Tennessee: $520 a month</h2>Miriam Udy was paying $1,600 a month for childcare in <a target="_blank" class="" href="https://www.businessinsider.com/intergenerational-living-benefits-for-kids-free-babysitting-2024-10">the San Francisco Bay Area</a> when she got pregnant with her second. She and her husband relocated to Knoxville, Tennessee, in part because they couldn't afford to pay more than $3,000 a month in childcare costs. After moving, she paid $520 a month for care for her daughter. Her son qualified for free preschool because he has special needs. Now that both kids are in school, Udy is looking for a helper to get the kids off the bus, do homework with them, and drive them to activities. She also budgets for summer camp costs, which exceeded $4,000 last year. <h2>A mom of 2 in New York: $500 a month</h2>Aghogho Oluese quit her job when she got pregnant with her second. "The cost of childcare was so high that I would've only netted $500 a month if I had stayed in my former job," she said. Since then, she's launched<a target="_blank" href="https://blwforbusymoms.com/"> Baby-Led Weaning For Busy Moms</a>. She provides the bulk of childcare for her two children but still pays to build her village. Her older child goes to aftercare which is $15 an hour, and the family has a weekly cleaner at $30 an hour. Occasionally, Oluese pays a babysitter $30 an hour to watch both kids. Overall, she spends about $500 a month on paid help. "I wouldn't be able to do all that I do during the day without it," she said.
