In case of Bengaluru, the average real estate prices witnessed a modest 4.8 per cent rise in prime residential or luxury homes during the January-March quarter of 2024. According to the report by the property consultant, titled '<keyword id="22041946" type="General" weightage="20" keywordseo="Prime-Global-Cities-Index-Q1-2024" source="Orion">Prime Global Cities Index Q1 2024</keyword>', Mumbai's significant rise on the international index was largely due to the rise in demand in the city. While the demand has been strong for all segments, there has been a rise in the sale of higher value products. Mumbai recorded the third highest year-on-year growth in prime residential prices in Q1-2024, pushing it up the ranking table by three places to 3rd position from its 6th position in Q1-2023. Delhi NCR rose from 17th rank in Q1-2023 to 5th in Q1-2024 with a growth of 10.5 per cent on a yearly basis. However, Bengaluru observed a slight decline in ranking from 16th place in Q1-2024 to 17th rank in Q1-2024, even while it recorded a 4.8 per cent yearly growth in residential prices. India's main cities, notably New Delhi and Mumbai, have witnessed a surge in house prices driven by robust economic growth, with annual GDP growth exceeding 8 per cent in the just concluded financial year 2023-24. Manila, the capital city of Philippines, claimed the top spot in the ranking with a 26.2 per cent annual rise in prices. The growth, as per the Knight Frank report, can be attributed to two key factors: purchasing power, and substantial infrastructure investments within and around the city. Tokyo in Japan jumped 17 places up with 12.5 per cent yearly price growth and ranked 2nd in the index. Despite Japan's overall population decline, Tokyo sustains a net population growth owing to migration from other regions within the country. Shishir Baijal, Chairman and Managing Director at Knight Frank India said, "The strong demand trend for residential properties has been a global phenomenon, led by gateway markets of Asia- Pacific and EMEA (Europe, Middle East, and Africa)." "Like its peers in these regions, the improved rankings of Mumbai and New Delhi on the Prime Global Cities Index was underscored by the resilience in sales growth volume. We expect the momentum of sales to remain stable over the next few quarters as the economic conditions are likely to remain broadly unchanged." The Prime Global Cities Index is a valuation-based index tracking the movement of prime residential prices across 44 cities worldwide. The index tracks nominal prices in local currency.

Mumbai, Delhi record real estate price appreciation in double digits; Ranked 3rd and 5th globally

New Delhi: The merger of media assets of Reliance Industries and the India business of global media house the Walt Disney is expected to be complete by the end of the third quarter of this fiscal, according to a regulatory filing by billionaire Mukesh Ambani-led group. The fair trade regulator CCI has already approved the merger of Viacom 18 and <keyword id="19976122" type="General" weightage="20" keywordseo="Star-India" source="keywords" meta.keywordsubtype="org" meta.entityname="Star India" meta.hostid="261" meta.entityid="Star India">Star India</keyword> and NCLT (National Company Law Tribunal) has sanctioned the scheme regarding it. "The companies are in the process of obtaining other requisite approvals for the completion of the transaction and transaction closer is expected in 3Q FY 25," informed Reliance Industries on Monday in its quarter earning statement. The merger of Reliance group-controlled media assets - TV18 Broadcast and E18 - with Network18 Media &amp; Investments has already been sanctioned by the NCLT and was made effective on October 3, it said. Earlier on September 27, the government approved the transfer of licenses relating to Non News &amp; Current Affairs TV channels held by media entities of Reliance Industries to Star India. "The Ministry of Information and Broadcasting, Government of India, vide its order dated September 27, has granted its approval for transfer of Licenses relating to Non News &amp; Current Affairs TV channels held by <keyword id="19976121" type="General" weightage="20" keywordseo="Viacom18" source="keywords" meta.keywordsubtype="org" meta.entityname="Viacom18" meta.hostid="261" meta.entityid="Viacom18">Viacom18</keyword> Media Private Limited in favour of Star India," it had said. Viacom18 is the holding company that owns the media and entertainment business of billionaire Mukesh Ambani-led Reliance Industries and Bodhi Tree Systems. Both sides are in the final stages of the merger, making some adjustments in the business as per the Competition Commission of India (CCI) directions. On August 30, the NCLT had approved the scheme of merger of Viacom18 Media and Digital 18 Media, holding media and entertainment assets of Reliance Industries with Star India. The scheme had proposed the transfer and vesting of Media Operations Undertaking from Viacom 18 and Jio Cinema into Digital18, which is a subsidiary of Viacom 18. This would be followed by "demerger, transfer and vesting of V18 Undertaking from Digital 18 into Star India". The merger of the media assets of Reliance Industries and The Walt Disney Co.'s India business will create the country's largest media empire worth over Rs 70,000 crore. Earlier, the CCI had said it has cleared the "proposed combination involving Reliance Industries Ltd, Viacom18 Media Pvt Ltd, Digital18 Media Ltd, Star India Pvt Ltd and Star Television Productions Ltd, subject to the compliance of voluntary modifications". Viacom18 is part of the RIL group, and Star India is wholly owned by The <keyword id="19986269" type="General" weightage="20" keywordseo="Walt-Disney-Company" source="keywords">Walt Disney Company</keyword>. Star Television Productions, a company incorporated in the British Virgin Islands, is owned indirectly by Walt Disney. The CCI, however, did not disclose voluntary modifications in the original deal made by the two parties. As per the deal, Mukesh Ambani-led RIL and its affiliates will hold 63.16 per cent of the combined entity that will house two streaming services and 120 television channels. Walt Disney will hold the remaining 36.84 per cent stake in the combined entity, which will also be India's largest media house. Reliance Industries has also agreed to invest close to Rs 11,500 crore into the joint venture to give it the muscle to fight rivals like Japan's Sony and Netflix. The 2.5 hours of training which was titled 'Satyameve Jayathe' focused on four sections which included the 'Use of the Internet in day-to-day life', 'Social Media requires us', 'Rights and Wrongs in Social Media' and how to prevent the spread of fake news. The false information shared through digital media, the negative impact it creates on society and the verification of the authenticity of information were made part of the training through various 'Case Studies'. The training also focused on areas such as understanding the influence of digital media in information transactions, creating an urge towards knowing non-factual interference in digital media and how to react to them constructively, acquiring technical knowledge in understanding the truth behind transacted messages, developing skills to identify and react to glitches in information transaction through media literacy. It also includes specific areas such as the meaning and definition of Misinformation and Dis-Information and their impact on society, non-factual and misinterpreting information shared through digital media, the social impact of facts presented in an emotional language, authenticity of information etc. "The new ICT textbook includes chapters that equip students to identify fake news and malicious content, embodying the spirit of Satyameva Jayate", said K.AnvarSadath, CEO, of KITE. Next year, when the ICT textbooks for Classes 6, 8, and 9, and 10 are revised, they will incorporate the latest developments in this field. Not only does it teach students to identify fake news and verify its authenticity, but the chapter titled 'Let's Search the Internet' in the Class 5 ICT textbook also covers how to effectively manage screen time. Similarly, the Class 7 ICT textbook chapter titled 'Let's Search and Find' elaborates on the importance of verifying the authenticity of information and explains why spreading or sharing false information is a crime. Further, the ICT textbook also includes information about the precautions to be taken before sharing information with others, the need to educate those who provide such information about its potential consequences, and the concept of copyright. In the new (same) ICT textbook for Class 7, for the first time in the country, 4 lakh students have been given the opportunity to learn Artificial Intelligence (AI). The country needs Global Standard Cyber Laws to act as a catalyst and enabler for the $1 trillion <keyword id="50691" type="General" weightage="100" keywordseo="digital" source="Orion">digital</keyword> economy, according to <keyword id="205969" type="General" weightage="50" keywordseo="rajeev-chandrasekhar" source="Orion">Rajeev Chandrasekhar</keyword>, Minister of State for Electronics and IT. This is how the DIA will become a game-changer once it comes into practice. According to Chandrasekhar, only 5.5 million Indians were on the Internet and today, 850 million citizens are connected on the web, making the country the "largest digitally connected democracy". In his presentation to various stakeholders this week, the minister said that from one type of Internet intermediary in the year 2000 to multiple types of intermediaries today (e-commerce, digital media, social media, AI, OTT, gaming etc.), we are facing new complex forms of user harms -- catfishing, doxxing, cyber stalking, cyber trolling, gaslighting and phishing, etc. The proliferation of hate speech, disinformation and fake news are other serious concerns that the old IT regime cannot address. Hence, there is an urgent need for DIA rules which will "manage the complexities of the Internet and rapid expansion of the types of intermediaries". "The new digital law should be evolvable and consistent with changing market trends, disruption in technologies, development in international jurisprudence and global standards for qualitative service/products delivery framework," Chandrasekhar mentioned. Emphasizing the need for an open Internet, the minister said that it should offer Choice, Competition, Online Diversity, Fair Market Access, and Ease of Doing Business and Ease of Compliance for Startups. The proposed DIA will offer adjudicatory and appellate mechanisms for accountable and responsive digital operators; updated intermediary framework; obligations on significant digital operators through classification/ mandates; algorithmic transparency and periodic risk assessments by digital entities. The DIA will have a core Team in the IT Ministry (MeitY) -- Minister of State (MoS) IT, Additional Secretary, GC Cyberlaw, ASG, an outside legal expert and an industry expert. There will be a comparative study of all relevant global laws pertaining to the Internet and technology in other countries for the draft Digital bill. "There will be consultations with experts, general public, industry, media, academia, student community, Internet governance forums and consumer forums for the DIA," according to the minister. The aim is to fulfill Prime Minister <keyword id="6354477" type="General" weightage="50" keywordseo="narendra-modi" source="Orion">Narendra Modi</keyword>'s 'Digital India Goals 2026' and create a $1 trillion digital economy by 2025-26. "India will be a significant trusted player in the global value chains for digital products, devices, platforms and solutions," said Chandrasekhar. The draft Digital Personal Data Protection Bill would be among the initiatives under the broad DIA -- the others being National Data Governance Policy, amendments in the Indian Penal Code (IPC) related to cyber crimes and DIA rules. The term ‘news and current affairs’ was not previously defined under any legislation and created ambiguity. The Rules define ‘news and current affairs’ in a wide manner and may bring within its purview content which is not traditionally considered news. “‘News and current affairs content’ includes newly received or noteworthy information, including analysis, especially about recent events primarily of socio-political, economic or cultural nature, available over the internet or computer networks,” define the new IT Rules. Overall, the Rules are a significant departure from the existing framework and impose considerable compliances for digital media.
