After a steep nosedive in demand for office space rentals during 2020 and 2021, a new <keyword id="19955574" type="General" weightage="20" keywordseo="Colliers-report" source="keywords">Colliers report</keyword> has now noted that office rentals across six major <keyword id="20026638" type="General" weightage="20" keywordseo="Indian-cities" source="keywords">Indian cities</keyword> have finally rebounded to their <keyword id="20789690" type="General" weightage="20" keywordseo="pre-pandemic-levels" source="keywords">pre-pandemic levels</keyword> and even inched around 2-8% higher. While some cities like <keyword id="19900176" type="General" weightage="20" keywordseo="Hyderabad" source="keywords">Hyderabad</keyword> and Pune had already gone beyond their pre-pandemic rental levels as early as 2022, <keyword id="19895037" type="General" weightage="20" keywordseo="Bengaluru" source="keywords">Bengaluru</keyword> and Chennai had followed suit a year later in 2023. The last to join the bandwagon were <keyword id="19906633" type="General" weightage="20" keywordseo="Delhi-NCR" source="keywords">Delhi NCR</keyword> and Mumbai, which finally managed to breach their pre-pandemic levels in 2024. However, both Delhi and Mumbai recorded the highest jump in average rentals at 8% each, followed by Mumbai and Chennai, which saw hikes of about 5-6% during this period. The recovery in demand for office spaces, which kicked off in 2022, has stayed steady since. Arpit Mehrotra, Managing Director, Office Services, India, Colliers notes that going ahead, the annual increase in average quoted rentals at the end of 2024 is likely to be higher for certain cities like Delhi NCR and Pune, as compared to other markets. "Moreover, as demand scale-up in Indian <keyword id="20107243" type="General" weightage="20" keywordseo="commercial-real-estate" source="keywords">commercial real estate</keyword> solidifies, notwithstanding unforeseen events, annual space take up to the tune of 60 million sq ft is likely to be the new norm in the medium-term," he added. <h2>Prime location takes the cake</h2>Even within these cities, the growth of rental demand in certain micro-markets, which are located at prime locations, saw greater than the 2-8% average growth. For instance, in Delhi NCR, Gold Course Extension Road, Noida Expressway, and Cyber City saw up to a 25% rise in rentals. In Bengaluru, which saw around 2% <keyword id="22329786" type="General" weightage="20" keywordseo="rental-growth" source="keywords">rental growth</keyword> overall, Whitefield and ORR (Outer Ring Road) commanded a rental premium, with rents here surging by as much as 5-10% between 2019 and 2024. IOMR Zone 1 in Chennai and Bandra-Kurla Complex, Goregaon, and JVLR in Mumbai saw rents surge by around 10-20% from pre-pandemic levels between 2019 and 2024. In contrast, rental rates in Chennai and Mumbai grew at around 5% and 6%, respectively. In Hyderabad, SBD, or the Secondary Business District, which comprises of Gachibowli, Hitec City, and more, saw rentals surge between 5-10% between 2019 and 2024, as opposed to the 5% cumulative rental growth experienced by Hyderabad. In Pune, CBD and Kharadi saw rentals inch up by 5-10%, whereas the whole of Pune only saw their rentals grow by around 5% during the past 6 years. Mumbai and Delhi have also seen a dip in <keyword id="23656583" type="General" weightage="20" keywordseo="vacancy-levels" source="keywords">vacancy levels</keyword> since 2019. While this has dropped to 20% in Delhi at present, Mumbai ranks the lowest in terms of empty office spaces at 10.7%. In both these cities, demand for office spaces has consistently outpaced supply, which explains the low vacancies. In contrast, in Hyderabad, where supply continues to trump demand, current vacancy levels have gone as high as 25%. Going ahead, the Colliers report also estimates that average office rentals can witness up to 10% annual growth across key Indian cities by the end of this year.

Domestic firms will <keyword id="6356112" type="General" weightage="100" keywordseo="lease" source="Orion">lease</keyword> an estimated 60-65 million square feet of <keyword id="181150" type="General" weightage="20" keywordseo="office-space" source="Orion">office space</keyword> between 2024 and 2025, according to <keyword id="20060150" type="General" weightage="20" keywordseo="cbre" source="keywords">CBRE</keyword> South Asia's report, '<keyword id="19895063" type="General" weightage="20" keywordseo="india" source="keywords">India</keyword> Inc's Ascension - The Rise of Domestic Firms as an Office Demand Driver'. Domestic companies have been responsible for nearly 47 per cent of office leasing activity from 2022 to H1 2024, marking a departure from the traditional dominance of global corporations, particularly American firms. During 2022-2023, domestic firms experienced a 60 per cent surge in office space absorption compared to the pre-pandemic period of 2018-2019. Key occupier groups have secured significant spaces in prime locations across major cities, with <keyword id="19913115" type="General" weightage="20" keywordseo="delhi-ncr" source="keywords">Delhi-NCR</keyword> leading, followed by <keyword id="6354321" type="General" weightage="20" keywordseo="bengaluru" source="Orion">Bengaluru</keyword> and Mumbai. E-commerce and life sciences companies have driven occupancy in Bengaluru and Hyderabad, respectively, while Mumbai has captured a substantial 43 per cent share of domestic <keyword id="19910880" type="General" weightage="20" keywordseo="bfsi" source="keywords">BFSI</keyword> leasing, with strong contributions from Delhi-NCR and Chennai. The report attributes the robust growth of India's office market to several factors, including government initiatives like Make in India and the <keyword id="19952889" type="General" weightage="20" keywordseo="production-linked-incentive" source="keywords">Production Linked Incentive</keyword> (PLI) Scheme. These programs, along with increased domestic manufacturing, employment generation, and a well-capitalized banking sector, have created a supportive environment for business expansion. Other contributing factors include low corporate leverage ratios and improved access to capital, which have enhanced the investment capacity of Indian companies. India's talent pool, with approximately 2.5 million STEM graduates and a thriving start-up ecosystem featuring over 100 unicorns, has also been a major driver of growth. With over 38 sector skill councils, the government's focus on bridging the skill gap is preparing domestic firms for future demands, further bolstering the office leasing sector. Flexible space operators, technology, and BFSI sectors have emerged as the primary drivers of office leasing, collectively accounting for two-thirds of all domestic activity. The RCA sector, which includes legal, taxation, HR, and media services, is also playing a significant role in boosting domestic leasing. Additionally, Indian engineering and manufacturing firms, which currently represent 7-8 per cent of domestic office leasing, are expected to expand into <keyword id="20270212" type="General" weightage="20" keywordseo="tier-ii" source="keywords">Tier-II</keyword> and Tier-III cities, which are emerging as manufacturing hubs. Domestic firms to lease 60-65 million sq ft office space by 2025: CBRE report

New Delhi [India], June 13 (ANI): Mumbai and New Delhi are among cities in India that recorded a sharp annual increase in their <keyword id="6354553" type="General" weightage="100" keywordseo="real-estate" source="Orion">real estate</keyword> prices in the first quarter of 2024, according to a report by London-headquartered global property consultancy firm <keyword id="6363605" type="General" weightage="20" keywordseo="Knight-Frank" source="Orion">Knight Frank</keyword>. In case of Bengaluru, the average real estate prices witnessed a modest 4.8 per cent rise in prime residential or luxury homes during the January-March quarter of 2024. According to the report by the property consultant, titled '<keyword id="22041946" type="General" weightage="20" keywordseo="Prime-Global-Cities-Index-Q1-2024" source="Orion">Prime Global Cities Index Q1 2024</keyword>', Mumbai's significant rise on the international index was largely due to the rise in demand in the city. While the demand has been strong for all segments, there has been a rise in the sale of higher value products. Mumbai recorded the third highest year-on-year growth in prime residential prices in Q1-2024, pushing it up the ranking table by three places to 3rd position from its 6th position in Q1-2023. Delhi NCR rose from 17th rank in Q1-2023 to 5th in Q1-2024 with a growth of 10.5 per cent on a yearly basis. However, Bengaluru observed a slight decline in ranking from 16th place in Q1-2024 to 17th rank in Q1-2024, even while it recorded a 4.8 per cent yearly growth in residential prices. India's main cities, notably New Delhi and Mumbai, have witnessed a surge in house prices driven by robust economic growth, with annual GDP growth exceeding 8 per cent in the just concluded financial year 2023-24. Manila, the capital city of Philippines, claimed the top spot in the ranking with a 26.2 per cent annual rise in prices. The growth, as per the Knight Frank report, can be attributed to two key factors: purchasing power, and substantial infrastructure investments within and around the city. Tokyo in Japan jumped 17 places up with 12.5 per cent yearly price growth and ranked 2nd in the index. Despite Japan's overall population decline, Tokyo sustains a net population growth owing to migration from other regions within the country. Shishir Baijal, Chairman and Managing Director at Knight Frank India said, "The strong demand trend for residential properties has been a global phenomenon, led by gateway markets of Asia- Pacific and EMEA (Europe, Middle East, and Africa)." "Like its peers in these regions, the improved rankings of Mumbai and New Delhi on the Prime Global Cities Index was underscored by the resilience in sales growth volume. We expect the momentum of sales to remain stable over the next few quarters as the economic conditions are likely to remain broadly unchanged." The Prime Global Cities Index is a valuation-based index tracking the movement of prime residential prices across 44 cities worldwide. The index tracks nominal prices in local currency.

Mumbai, Delhi record real estate price appreciation in double digits; Ranked 3rd and 5th globally

The city witnessed a significant year-on-year growth of 22% in absorption, reaching 5.3 million square feet during the period of January to September 2023. It also accounted for a 19% share in pan-India I&amp;L leasing during January to September 2023. “The I&amp;L sector in Mumbai has witnessed remarkable growth in absorption, driven by the surge in quality supply additions and robust festive demand. With the completion of pent-up projects, the overall absorption is expected to reach a 5-year high by the end of 2023, said Anshuman Magazine, Chairman &amp; CEO - India, South-East Asia, Middle East &amp; Africa, CBRE. Third-party logistics, engineering &amp; manufacturing, and FMCG sectors were the major contributors to absorption in Mumbai. The city also recorded a supply addition of 3.4 million sq. ft. during January to September 2023. In the July to September quarter, Mumbai witnessed a leasing of 1.3 million sq. ft. and a supply addition of 0.9 million sq. ft. ‘I&amp;L sector to hit 5-year high absorption mark in 2023’ The I&amp;L sector in India is expected to reach a 5-year high absorption mark of 36-38 million sq ft in 2023 across the top 8 cities. Supply addition is also projected to outperform, reaching 35-37 million sq ft by the end of the year. The leasing in the I&amp;L sector grew by 13% year-on-year during January to September 2023. Mumbai, Chennai, and Delhi-NCR collectively accounted for a share of 56% in the leasing activity during this period. Third-party logistics (<keyword id="1520276" type="General" weightage="20" keywordseo="3pl" source="Orion">3PL</keyword>) players dominated leasing with a 45% share during January to September 2023. Engineering &amp; manufacturing (E&amp;M) companies accounted for a 15% share, followed by auto &amp; ancillary (7%), FMCG (6%), and electronics &amp; electricals (5%). Ram Chandnani, Managing Director, Advisory &amp; Transactions Services, CBRE India said, “We also anticipate a surge of interest from FMCG, retail, and electronics &amp; electrical sectors, driven by consumer demand. Additionally, domestic corporates have taken the lead in leasing activities, capturing a substantial 59% share, with EMEA and APAC Corporates contributing significantly at 25% and 12% respectively during the July-September 2023 period.” Supply addition recorded a 57% year-on-year increase in January to September 2023. Delhi-NCR, Chennai, and Kolkata collectively contributed 56% to the supply additions during this period. Domestic corporations led the leasing activities with a 59% share, while EMEA and APAC corporations contributed significantly at 25% and 12%, respectively. ‘Rising rents bolstered by new, tech-advanced assets’ Chennai recorded the highest absorption in the July to September 2023 quarter with 2.1 million sq. ft., followed by Bangalore and Mumbai with 1.7 million sq. ft. and 1.3 million sq. ft., respectively. Magazine said that the active participation of larger developers backed by institutional funds, contributing around 40% to the completed projects, underscores the sector’s growth potential. “In select micro-markets, the prospect of rising rents is bolstered by the premium commanded by new, investment-grade, technologically advanced, and strategically situated assets,” he added.

Mumbai leads Industrial & Logistics leasing in India with strong absorption growth

But, that’s only half the story. Bengaluru’s new launches picked up by 9%, and three cities showed double-digit growth. Pune and Kolkata are the only two cities that saw a robust double-digit growth in sales as well as new launches. High-value home sales are growing at a faster pace than others. New property launches dip in major Indian cities, sales growth tepid in Delhi-NCR, Bengaluru

New Delhi, Leasing of industrial &amp; warehousing space fell 12 per cent during the July-September period to 6.2 million square feet across five major cities on lower demand in Delhi-NCR and Bengaluru, according to Colliers India. The leasing of industrial and warehousing space stood at 7 million square feet in the year-ago period. During the January-September period, the demand fell 4 per cent to 17.2 million square feet from 18 million square feet in the corresponding period of the previous year. According to Colliers data, the leasing of industrial &amp; warehousing space in Chennai jumped more than 3-fold to 1.8 million square feet during the July-September period from 0.5 million square feet in the year-ago period. The demand rose 60 per cent to 3.5 million square feet during the January-September period over 2.2 million square feet in the corresponding period in the previous year. In Mumbai, the demand jumped over 2-fold to 1.2 million square feet in the third quarter from 0.5 million square feet in the year-ago period. During the first nine months of this year, the leasing rose 48 per cent to 3.9 million square feet from 2.7 million square feet. The leasing of industrial &amp; warehousing space in Pune increased 22 per cent to 1.6 million square feet during July-September from 1.3 million square feet in the year-ago period. Pune saw a marginal rise of 1 per cent to 4.1 million square feet in January-September from 4 million square feet in the corresponding period of the previous year. In Delhi-NCR, the demand fell 76 per cent to 0.9 million square feet during July-September from 3.8 million square feet a year ago. The leasing fell 46 per cent to 3.7 million square feet during January-September from 6.8 million square feet in the corresponding period of the previous year. The demand for industrial &amp; warehousing spaces in Bengaluru was down 21 per cent to 0.7 million square feet in July-September from 0.9 million square feet in the year-ago period. The leasing declined 10 per cent to 2 million square feet during the first nine months this year as against 2.3 million square feet in the corresponding period of the previous year. The consultant said third-party logistic (3PL) players continued to dominate demand during the January-September period at 40 per cent share followed by engineering players garnering 17 per cent. At the same time, leasing by FMCG jumped over two-fold as they expanded their presence in key markets such as Delhi-NCR and Pune. The rise in leasing levels for the FMCG sector largely pertains to the spurt in consumption levels over the last two quarters, which is likely to continue in the last quarter as well, led by the upcoming festive season, it added.

Bengaluru, Driven by a surge in travel, there has been a 50 per cent surge in hiring for tourism and hospitality jobs between December 2022 and 2023 in <keyword id="19895063" type="General" weightage="20" keywordseo="india" source="keywords">India</keyword>, according to a report on Wednesday. The report by Indeed, a global hiring and matching platform, also revealed that blue-collar hiring in the tourism and hospitality industry witnessed an overall 8 per cent increase. The rise not only signals a noteworthy post-pandemic recovery but also reflects a promising future for the industry while underscoring the job market's adaptability and resilience in the face of evolving global trends. The <keyword id="20223693" type="General" weightage="20" keywordseo="world-travel-and-tourism-council" source="keywords">World Travel and Tourism Council</keyword> (WTTC)'s Economic Impact Research predicted India to become the third most influential market in the Travel and Tourism industry globally. As per Indeed's data, hiring in the tourism industry peaked in October 2023 with a 61 per cent rise as compared to December 2022. This can be attributed to multiple reasons such as October being a popular time for tourism owing to weather changes propagating hill station visits, festive season and more. Top cities leading the upsurge in hiring include <keyword id="19906633" type="General" weightage="20" keywordseo="delhi-ncr" source="keywords">Delhi NCR</keyword> (23 per cent) Mumbai (5.19 per cent), Bengaluru (6.78 per cent). Overall, these cities take the lead in a variety of tourism-related industries by leveraging their distinct commercial, technological, and cultural advantages. The hospitality and tourism industry has also noted a shift in the priorities of travellers in 2023 with factors like sustainability and hygiene coming to the forefront. Travellers are now more specific about their itineraries and aim for reduction of energy consumption during their travel, by embracing nature and enjoying local experiences. Automation has also entered certain areas where many are indulging in virtual reality tours and booking tickets via chatbots. The tourism sector is shaping as per these new patterns and job creation is taking place accordingly, the report said.

Mumbai Metropolitan Region (MMR) saw average flat sizes reduce to 743 sq. ft. in the first quarter of 2023, from 932 sq. ft. in 2018. "In these five years, only 2020 saw average flat sizes in MMR see an annual rise of 21% against 2019. Since 2020, homes in the region are shrinking,” said Anuj Puri, chairman, Anarock Group. However, this is an outlier. "The central concerns were affordability and millennials’ preference for low-maintenance homes. 2020 saw an abrupt reversal of buyer preferences. With a sudden emphasis on the WFH and study-from-home culture, flat sizes began increasing for the first time in four years.” On a yearly basis, the average flat sizes in the top seven cities in Q1 2023 rose 5% – to about 1,225 sq. ft. from about 1,170 sq. ft. in Q1 2022. MMR and Chennai were the exceptions as they saw a 6% and 5% decrease, respectively, in average flat sizes during the period. “A perception among developers that there is currently sufficient existing supply of larger format homes may be a factor,” said Anarock, explaining the decrease in MMR as well as Chennai. “Also, while MMR is hyper-expensive, Chennai is a very cost-sensitive market. Housing sales stood at 88,230 units in the year-ago period across the seven major cities. Releasing the data, <keyword id="6354553" type="General" weightage="80" keywordseo="real-estate" source="Orion">real estate</keyword> consultant Anarock said average housing prices across the seven cities grew 11% annually in the July-September period this year. Hyderabad saw the highest rise of 18%. Anarock highlighted that quarterly sales in July-September touched an all-time high. In housing data, sales of apartments, villas and independent floors are included while plots are excluded. Anarock Chairman Anuj Puri highlighted that Mumbai Metropolitan Region (MMR) and Pune contributed 51% of the total sales. Puri noted that the continued healthy sales momentum is at least partially attributable to the repo rate pause maintained by the Reserve Bank of India in the two recent monetary policies. "This has kept home loan interest rates stable, keeping housing purchase sentiment high," he added. According to the data, housing sales in Delhi-NCR rose 6% to 15,865 units during July-September 2023 from 14,970 units in the year-ago period. In MMR, housing sales increased 46% to 38,500 units from 26,400 units during the period under review. Housing sales in Bengaluru went up 29% to 16,395 units during July-September this year from 12,690 units in the corresponding period of last year. In Pune, sales grew maximum by 63% to 22,885 units from 14,080 units. Sales of residential properties in Hyderabad increased 41% to 16,375 units from 11,650 units. In Chennai, housing sales rose 42% to 4,940 units from 3,490 units. Housing sales in Kolkata went up 7% to 5,320 units during July-September from 4,950 units in the year-ago period. "The ever-rising aspiration of owning a home mainly driven by rising income levels has meant a strong demand for housing over the last couple of years. The trend is expected to continue in the foreseeable future," Gurugram-based realty firm Krisumi Corporation Managing Director Mohit Jain said. The demand for luxury housing too is likely to remain strong amid the desire for upscale living experiences, he said. "Keeping pace with the demand for luxury homes, the supply is also expected to remain strong," Jain said.

Housing sales up 36% in Jul-Sep in top 7 cities: Anarock

<ul><li>Monthly commercial leasing activity declined in January as compared to December. </li><li>Delhi NCR, Chennai and Mumbai accounted for 77% of the leasing activity. </li><li>January’s aggregate leasing activity was sluggish as it coincides with the holiday season. </li></ul>According to the JLL India Aggregate Monthly Office Lease Tracker, total monthly commercial leasing activity for the month of January stood at 3.2 million sq. ft. It showed a month-on-month decline of 56.4%. In December 2022, the total leasing activity stood at 7.4 million sq. However, on a year-on-year comparison, it was higher by 93% as the leasing stood at 1.7 million sq. ft last January. Fresh leasing which included expansion and relocation-driven space accounted for 87% of all recorded transactions during the month. The month of January is typically a slow period, due to the holiday effect. “We have observed a sluggish period in January for the last couple of years. Many of the big occupants are American firms where the senior guys and decision makers take leave. Also, global headwinds could have led to a slowdown. Also, many of the deals in January spill over into February and March. An overall sluggishness is likely but more sustained trends of demand movement will be visible moving ahead over the course of the next 2-3 months,” says Dr Samantak Das, chief economist and head research &amp; REIS India, JLL. Due to the pandemic, there was a dent in leasing activities, but in 2022 it reached pre-pandemic levels again. “With the current run rate of 3.2 million sq. ft, we are optimistic that 2023 will be a good year as well, but it is too early to say because there may be some moderations,” says Das. In 2022, net absorption was over 38+ million sq. ft, and in 2020 and 2021, it was in the range of 25-26 million sq.ft. According to Office Lease Tracker, the IT sector is presently facing slower employment and sluggish corporate growth expectations, and as a result, space take-up may be more benign as part of a course correction. “Given the evolving global economic scenario, other occupier categories are anticipated to maintain steady state, although with a minor downward bias in the short-term,” JLL said. The IT/ITeS category still remained the largest driver of overall market activity in January, accounting for 28% of total market activity, thanks to one large transaction and a few smaller ones. This was followed by manufacturing/industrial (23%) and BFSI (22%). In January 2023, Delhi NCR, Chennai and Mumbai accounted for 77% of monthly leasing activity. In terms of number of transactions, Mumbai remained the most active market, followed by Delhi-NCR.

New launches in MMR rose by 21% against the second quarter and 118% as compared to the same quarter last year. Amongst the three sub-markets of MMR, Mumbai, contributed nearly 79% to the new supply, followed by 15% in Thane and the rest in Navi Mumbai. <keyword id="674224" type="General" weightage="50" keywordseo="delhi-ncr" source="Orion">Delhi NCR</keyword>, on the other hand, witnessed the highest year-on-year decline in new launches. During the quarter, its new launches accounted for a mere 7% of the total new supply in Q3 across the top seven cities. Approximately 6,400 new residential units were launched between July and September 2022, according to the report. Within Delhi NCR, Gurgaon had the highest supply share of 61% in Q3 but saw a decline of 9% against Q2. Greater Noida, at the second spot, saw a 19% q-o-q rise and also witnessed an increase in the new launch activity, contributing 28% to the NCR’s overall new supply. In MMR, most of the new supply was launched in the affordable, mid end and high end segments — accounting to 22%, 29% and 21% respectively, to new launches in the current quarter. Delhi also saw the highest drop in the inventory, whereas, MMR’s available inventory remained stable on a year-on-year basis, according to the report. NCR had 1.32 lakh unsold units by the end of Q3, while Mumbai had around 1.91 lakh units. MMR also recorded the highest sales of home properties among the top seven cities, with over 26,400 residential sales recorded between July and September this year. On the other hand, NCR recorded a decline in quarter-to-quarter housing sales by 2%, with only 15,000 properties sold in Q3 of 2022.
