Research data by real estate services company ANAROCK throws up some interesting insights on ultra-luxury homes (priced &gt;₹40 Cr). The report reveals how the ultra-rich think when it comes to buying a home. The ultra-wealthy also have distinct FOMO Among affluent Indians, there exists a discernible fear of missing out (FOMO) when it comes to securing the most coveted properties. This urgency to acquire the most desirable options before others contributes significantly to the heightened interest and transactions in this niche market segment. Not surprisingly, ANAROCK Research data reveals a 247% annual increase in the total sales value of ultra-luxury homes from the beginning of 2023 compared to the entire year of 2022. Says Anuj Puri, Chairman, ANAROCK Group,, “A total of 58 ultra-luxury homes have been sold across the top 7 cities in 2023 to date, for a collective sales value of approx. ₹4,063 Cr. In contrast, the whole of 2022 saw a total of 13 ultra-luxury homes sold in these cities for a total sales value of approx. ₹1,170 cr. In terms of ultra-luxury property sales, 2023 has already made Indian real estate history even before it is over.” Apartments remain the preferred property type Apartments continued to be the favoured property choice among HNIs, comprising 53 out of 58 deals, while the remaining five transactions were for bungalows. Approximately 79% of these transactions were carried out by business professionals, with an additional 16% facilitated by senior executives from various diverse sectors. The remaining 5% of deals involved politicians and Bollywood celebrities. Surge in sales linked to reshuffling of HNI investment portfolios This surge in sales of luxury homes is also linked to the reconfiguration of HNI investment strategies. Concerns about potential stock market volatility, largely influenced by ongoing geopolitical tensions, have prompted a shift in investment portfolios. Consequently, there's been a notable inclination towards investing in ultra-luxury homes as a more stable and secure asset class. The response from top-tier Grade A developers further validates this trend. These developers are amplifying their efforts to introduce more properties within the ultra-luxury category, catering to this escalating demand. Also, the demand for luxury and ultra-luxury residences has notably increased post-pandemic. FOMO and market volatility concerns key behind wealthy Indians lapping up ultra-luxury homes

The 6,000-sq-ft property in the Lutyens' zone is said to be worth Rs 82-crore ($12.7-million), a substantial advance of which has been paid by Sharma after signing an MoU. However, the transaction is not yet registered. Sharma would be building a new home on the plot. The founder holds around 16% stake in Paytm after the recent $1.4 billion funding raised by the company from Japan's <keyword id="163404" type="COMPANY" weightage="100" keywordseo="Softbank">SoftBank</keyword>, post which it has been valued at $7-billion. Sharma also holds 51% of <keyword id="3236791" type="UNKNOWN" weightage="100" keywordseo="Paytm-payments-bank">Paytm Payments Bank</keyword> business. Having gotten into the Forbes list for being the youngest Indian billionaire, Sharma has a net worth of $1.3 billion, which took a huge leap of 162% last year, making him the richest entrepreneur under the age of 40. Talking of the Lutyens' zone, the premium real estate covers about 3,000 acres and houses around 1,000 bungalows. However, not more than 70 of them can be up for private use.

Lutyens Bungalow Zone all set to get smaller; eight localities including Golf Links and Jor Bagh to be removed

Senior advocate Dushyant <keyword id="6371827" type="General" weightage="100" keywordseo="dave" source="Orion">Dave</keyword> told the <keyword id="6354977" type="General" weightage="50" keywordseo="supreme-court" source="Orion">Supreme Court</keyword> that the case of demolition drive, carried out in <keyword id="6374669" type="General" weightage="80" keywordseo="jahangirpuri" source="Orion">Jahangirpuri</keyword> in <keyword id="66" type="General" weightage="80" keywordseo="delhi" source="Orion">Delhi</keyword>, involved far-reaching questions on constitutional and national importance, and a particular section of the society is being targeted. Dave said only properties of the poor are being demolished, and if authorities are committed to removing encroachments, then they should go to tony areas like Sainik Farms and Gold Links. A bench comprising Justices L. Nageswara Rao and B R Gavai asked Dave, "what is the national importance in this matter... it is about an area?" Dave, representing the Jamiat Ulama-I-Hind, submitted that bulldozers are being used as an instrument of state policy, and a particular section of the society is being targeted. Dave said the North Delhi Municipal Corporation (NDMC) knew that the matter would be mentioned in the Supreme Court on Wednesday morning, that is why they began demolition at 9 a.m. Dave said how can a <keyword id="14666" type="General" weightage="50" keywordseo="bjp" source="Orion">BJP</keyword> leader write a letter to the NDMC that they should demolish, and they carry out the demolition drive. He added that the Delhi Act has provision for notice and there is provision for appeals too, and pointed at the Delhi Municipality Act. Referring to the demolition drive in Jehangirpuri, Dave said: "These are poor people... If you want to remove encroachments, go to south Delhi, go to Sainik farms. Come to golf links, where I stay and every second home is an encroachment somewhere, but you don't touch it at all." Dave said the homes and shops demolished in Jahangirpuri were more than 30 years old, and "we are in a democracy...how can this be allowed". He added, "police and civil authorities are bound by the Constitution and not by letters written by a BJP leader... this is a sad scenario". Senior advocate Kapil Sibal, representing Jamiat Ulama-I-Hind, submitted that encroachments are a serious problem all over India, but the issue is Muslims are being associated with encroachments. Pointing to clashes which occurred on Ram Navami in various parts of the country, Sibal questioned the demolition drive carried out after these incidents took place. He said incidents happened and houses were bulldozed, and somebody was charged with murder, his house was demolished, and one community was gated and their house was demolished in Delhi. Sibal said, "Is it to instill fear?" At this juncture, Justice Rao asked Sibal, what is the relief that he is claiming? Sibal said encroachments have been limited to a particular community and asked the court to stay demolitions until further orders. The bench replied: "We are not going to stay demolitions in the country". Sibal said he meant demolition in Jahangirpuri. Senior advocate Sanjay Hedge, representing a juice shop owner whose shop was demolished in Jahangirpuri areas, submitted that his client had all the papers, yet his shop was demolished and sought compensation for the illegal demolition. A counsel appearing for CPI(M) leader Brinda Karat submitted that despite the court's status quo order, the demolition drive was not stopped. After a detailed hearing, the top court extended until further orders the status quo order against the demolition drive carried out by NDMC in the Jahangirpuri area, and scheduled the matter for further hearing after two weeks. The top court issued notice on a batch of petitions against demolition drives carried out in Delhi and other parts of the country. Jamiat Ulama-I-Hind has filed two petitions in the matter. The top court also directed the petitioners to disclose on affidavit whether they were served notices before the demolition was carried out. "If you want to remove encroachments, go to south Delhi, not target the poor in Jahangirpuri," says senior advocate Dushyant Dave

Everyone wants a house in Delhi. And while buying a property in the main city has been a distant dream for many, real estate developers suggested that the property prices across the city has dipped in the past two years. 
	 
	“Residential property prices in several areas of Delhi having declined by 10-20% in 2013 and then stabilized in 2014. Fence-sitters are watching the market movements to determine if prices will slide further,” said Santhosh Kumar, international director at JLL India. 
	 
	He added, “Residential prices in established locations of South and Central Delhi such as Vasant Vihar, Defence Colony, Jor Bagh and Golf Links saw a decline of 15-20% in 2013 and remained at those levels in 2014. A correction in prices was also observed in areas like Westend, Shantiniketan, Prithviraj, Aurangzeb Road and Amrita Shergill Marg, but in a lower range of 10-15%.” 
	 However, property prices in <keyword id="6361586" type="COMPANY" weightage="20" keywordseo="Gurgaon">Gurgaon</keyword> and <keyword id="18858" type="COMPANY" weightage="20" keywordseo="Noida">Noida</keyword> remained stable last year. According to market players, the supply in this market has been more than the demand, which has resulted in excess inventory. “A bad economy made property buyers cautious in their purchases. The consumer sentiment was down coupled with high interest rates. All tthis resulted in a sluggish demand,” said Sunil Singh, a property broker in the region. In order to boost the demands, developers have been doling out heavy discounts on their projects. 
	 
	 Interestingly, the prices in areas such as Neemrana, Sohna and Delhi’s J and L zones recorded an increase of 15% to 35% last year. This is in contrary to the negative market dynamics and the stagnant property prices in Delhi and NCR. “The only exception to the appreciation observed in these locations was Yamuna Expressway, which remained stable. However, low land prices and development potential continue to help Yamuna Expressway remain an attractive destination for investors” added Kumar.

	South and Central Delhi 
	 
	According to Kumar, if you are interested in buying an apartment in South and Central Delhi, then 2015 is a great time to do so. “The next six months are likely to witness an increase in developers’ pain; persistent negotiation can result in excellent deals,” said Kumar. 
	 
	Gurgaon and Noida 
	 According to market players, <keyword id="20486" type="UNKNOWN" weightage="20" keywordseo="Golf-course">Golf course</keyword> road in Gurgaon is the next upcoming area apart from Sohna Road and Dwarka Expressway. However, in Noida, Kumar has advised property investors and home buyers to invest in projects in Noida-Greater Noida Expressway and Noida City, that are being built by developers with proven credibility. 
	 
	Delhi J and L zone 
	 
	For the ultra rich property buyers, buying or developing farmhouses or townhouses is a good option. “However, due diligence highly advised for buyers,” noted Kumar.

The <keyword id="6354952" type="ORGANIZATION" weightage="20" keywordseo="Delhi-Government">Delhi government</keyword> on Wednesday extended its scheme, offering a one-time waiver of water bill arrears and late payment surcharge in the wake of the coronavirus pandemic, till December 31. Under the scheme, launched in August last year, all categories of houses get an exemption from late-fee payments, while their pending water bills are waived partly or fully, depending on the housing category. "In wake of the pandemic, the water bill waiver scheme of the Delhi Jal Board has been further extended by three months and will now end on December 31," the water utility's vice-chairman, Raghav Chadha, said in a tweet. Delhi's colonies are categorised from A-H. The A-D category colonies are considered as middle and upper-middle class residential areas. The 'A' category colonies include those in Maharani Bagh, Chanakyapuri and Golf Links. For the 'A' and 'B' category colonies, a 25-per cent rebate is given on their principal arrears while for the 'C' category colonies, a 50-per cent waiver is provided. Those living in the 'D' category colonies get a waiver of 75 per cent on their principal pending arrear. Delhi government extends water bill waiver scheme till December-end

New Delhi, Jun 30 () The Delhi government on Tuesday extended till September 30 its scheme offering a one-time waiver of water bill arrears and late payment surcharge in the wake of the coronavirus outbreak. Under the scheme, launched in August last year, all categories of houses get an exemption from late fee payments, while their pending water bills are waived partly or fully depending on the housing category. "In wake of Covid-19 outbreak, the water bill waiver scheme of the Delhi Jal Board has been extended by three months and will now end on September 30," the water utility's vice-chairman, Raghav Chadha, tweeted. He said the move will benefit those who have not been able to avail the scheme due to the lockdown restrictions. Delhi's colonies are categorised from A-H. A-D category colonies are considered as middle and upper-middle residential areas. 'A' category colonies include those in Maharani Bagh, Chanakyapuri and Golf Links. For 'A' and 'B' category colonies, 25 per cent rebate is given on their principal arrears while in the 'C' category colonies, 50 per cent waiver is provided. COVID-19: Delhi govt extends water bill waiver scheme till Sept 30

Buying your dream home at a locality like Vasant Vihar, Defence Colony, Jor Bagh and Golf Links in Delhi has always come with a statutory warning of burning a hole in your pocket. As per a news report by The Economic Times, while prices in Gurgaon and Noida remained static at Rs 6,500-17,000 per sq ft and Rs 5,500-8,000 per sq ft, respectively since 2013, emerging NCR locations such as Neemrana, Sohna and Delhi's-J and L zones have stolen the show. 
This study conducted by property consultancy JLL India shows, residential prices in areas of south and central Delhi has suffered a decline of 15-20% in 2013 and remained at those levels in 2014. A correction in prices was also observed in areas like West End, Shanti Niketan, Prithviraj, Aurangzeb Road and Amrita Shergill Marg, but in a lower range of 10-15%, says the report.

"The Delhi NCR market is under stress, which means that valuations remain attractive for end users. This also points to opportunities for distress sales and bargain buys for investors / buyers," says Santhosh Kumar, CEO, operations and international director, JLL India. 
 
Kumar feels sound fundamentals of the emerging locations enabled them to beat the negative trend and saw very good price appreciation. "While Neemrana has massive industrial development along with good connectivity through the NH-8, Sohna promises the next wave of industrial and residential growth in Gurgaon. Delhi's J-zone has the location advantage of South Delhi and the L-zone is in an area adjoining the upcoming Dwarka-Gurgaon Expressway." 
 
High home loan rates, liquidity crunch and lack of developer-friendly reforms have plagued the residential real estate market off-late. Delhi-NCR has been worst affected with an unsold inventory of nearly 154,000 units in 2014. 
 
In terms of months, Gurgaon has unsold inventory of 33 months and Noida of around 38 months.

Shubh gleefully tells us that "While December is usually peak season for most destinations, we were surprised to see a relatively small number of tourists at the time." Getting there: “We took a train from Nizamuddin Railway Station in Delhi to Itarsi, which was an overnight journey. We reached Itarsi early morning and a pickup was arranged by our hotel. It was a one-and-a-half-hour journey and the roads were pretty decent," says Shyamla. If, however, you don't fancy a train journey, you can always fly down to Bhopal, which is where the closest airport is, and drive down from there.

Chyawanprash, and the government’s blessings, are helping Dabur make hay even when the sun don’t shine

New Delhi, Jun 10 () Coming to the rescue of thousands of hassled home buyers of Amrapali who saw loans being stalled by banks after the realty group ran into trouble, the Supreme Court Wednesday directed all financial institutions to disburse their balance funds and restructure the amounts. The top court said that since the projects of now- defunct Amrapali Group have been stalled for last several years, the home buyers who obtained loans from banks and financial institutions could not enjoy the fruits of their investment. A bench of Justices Arun Mishra and U U Lalit said, "At the same time, if projects are not completed and home buyers are not sure of handing over of flats, it would be difficult for them to pay bank dues till eternity and it is in the interest of home buyers as well as banks and financial institutions as they can recover money when projects are completed in an effective manner". The top court's order came on an application filed by court receiver senior advocate R Venkataramani, who has been appointed as a custodian of properties of Amrapali Group, after its registration was cancelled by the top court last year for siphoning of thousands of crores of home buyers money. "We direct the banks and financial institutions to release loans to home buyers, whose loans have been sanctioned, notwithstanding the fact that their accounts are declared as NPAs. Let there be restructuring of the loan amount. It may be released under the current norms of the RBI for releasing loans and the rates fixed by the RBI therefor," the bench said. It added that in the peculiar facts and circumstances of the case, the disbursement of further loans may be based on the present rate of interest fixed by the RBI and it may be released stage-wise and long-term restructuring of the loans may be done so that construction is completed and buyers are able to repay the loan. Earlier, RBI had informed the court that its instructions do not come in the way of releasing home buyers' loans whose accounts are Non-Performing Assets (NPA) and it was for the banks and other financial institutions to release the loan. Venkataramani in his application has sought direction to RBI that it may be directed to advise all banks and financial institutions which have sanctioned loans to home buyers to disburse all balance amounts and pointed out that banks have certain reservations regarding the funding of NPA accounts. The bench also granted National Buildings Construction Corporation (NBCC) immunity from any legal actions and being made party in litigations saying it has been asked by the top court to complete the incomplete projects of Amrapali Group. "In view of the order that has been passed by this Court, the NBCC is immune from any such actions, and we request the Courts/ Consumer Redressal Commission and other authorities not to permit impleadment of NBCC as respondent and not to issue summons to NBCC as they are doing the work under the supervision of this Court and are not answerable to any other court, tribunal, authorities," it said. The top court said, "They (NBCC) is granted immunity to be sued in any other court or commission, and they are answerable to this Court only in the pending proceedings. Thus, they cannot be dragged in the litigation filed by existing home buyers, previous contractors, co-developers, landowners, banks, financial institutions, other lenders and creditors, and any Government authorities before any other Court/ Commission or Authority". It also made clear that NBCC is not responsible for attending to queries made by the home buyers and the government owned company has to report the progress to the court receiver, and it is he who would put progress reports of projects on the blog/website. The top court also refused to grant relief to Royal Golf Link Project Pvt Limited, which was given Rs 48.52 Crore by Amrapali Group after diverting home buyers money for construction of 30 premier villas and asked the firm to deposit 12 per cent interest, failing which appropriate action will be taken. To garner funds for construction of stalled projects, the top court allowed court receiver and a committee constituted by it to sell the unused Floor Area Ratio (FAR) allotted to Amrapali Group. FAR is the ratio of a building's total floor area (gross floor area) to the size of the piece of land on which it is built. The top court said that if surplus amount of money remains after completion of stalled Amrapali projects, then appropriate orders can be passed to release the outstanding amount to Noida and Greater Noida authorities. The apex court in its July 23, last year verdict had cracked its whip on errant builders for breaching the trust reposed by home buyers and ordered cancellation of the registration of the Amrapali Group under real estate law RERA, and ousted it from prime properties in the NCR by nixing the land leases. It had directed the state-run NBCC to complete the stalled projects of the Amrapali Group, whose directors Anil Kumar Sharma, Shiv Priya and Ajay Kumar are behind bars on the top court's order. It had directed the Centre and states to ensure that real estate projects are completed in a time-bound manner as contemplated in RERA and home buyers are not defrauded, and ordered the Noida and Greater Noida authorities to give completion certificate to the home buyers of Amrapali group who are already residing in various projects.
