<ul class="summary-list"><li>Homebuyers are still migrating into counties most-exposed to climate damage, JPMorgan said.</li><li>It's causing home prices to rise roughly 40% more in those locations than in less risky areas.</li></ul><p>Despite extreme weather events taking their toll on houses across the US, homebuyers are still flocking to the most at-risk regions. That's caused home prices in the riskiest areas to increase at a rate far exceeding safer locations, according to JPMorgan.</p><p>Since the turn of the century, home prices in counties most exposed to climate-related damage have jumped around 40% more on average than all others, strategists Alexander Wise and Jan Loeys wrote.</p><p>Risks considered in their analysis included extreme heat, drought, wildfires, flooding, sea level rise, particulate matter, and hurricanes. The researchers then gave each county a composite climate risk score, measured against each area's house price index. </p><p>"On average, residential real estate prices have grown faster in the past two decades in areas which are more exposed to climate risk, which is precisely the opposite of what one should have expected if climate risk were appropriately priced into markets," they found, discovering a similar trend when controlling for GDP growth.</p><p>A positive relationship also emerged between higher climate risk and population growth, indicating that more people were migrating in than leaving these areas.</p><p>In JPMorgan's view, it simply may be that homebuyers are not paying attention to climate risks, further encouraged by government commitments to rebuild properties in damaged areas. Others may simply have no intent on selling, and consider themselves too old to experience these rising costs.</p><p>"This may be irrational in the sense that individuals are not taking into account costs that they will bear, whether these costs are realized through the direct effects of climate change, or reduced resale value due to elevated climate risks in the future," the analysts wrote.</p><p>In July, Redfin similarly noted that <a href="https://markets.businessinsider.com/news/stocks/home-affordability-crisis-climate-change-supply-housing-boom-disaster-areas-2023-7">far more people</a> were moving into disaster-prone regions than moving out, citing the pandemic's housing boom and the currently unfolding affordability crisis as key drivers of the trend. </p><p>For instance, net migration into flood-risk counties jumped 103% between the 2019-2020 and 2021-2022 periods, while wildfire-risk areas notched a 51% rise.</p><p>But changes to property insurance may force prospective buyers to give more attention to climate risks, JPMorgan noted. Rising insurance premiums would weigh on ownership costs, potentially depressing demand.</p><p>It's already happening in markets such as Florida. A <a href="https://www.redfin.com/news/florida-condo-prices-dropping/" target="_blank" rel="noopener">Redfin</a> report on Monday found that both condo prices and sale values in the state have been dropping year on year, as natural disasters skew up insurance — last year alone, the average cost surged 40%.</p><p>To be sure, insurers have been hiking premiums and leaving at-risk regions across the country. Yet an estimated <a href="https://markets.businessinsider.com/news/stocks/home-values-collapse-climate-change-risks-insurance-market-first-street-2023-9">39 million homes are insured at prices</a> that don't reflect the growing dangers, A First Street Foundation calculated last year, potentially setting the market up for a correction: </p><p>"This one quarter of all properties represents the current Insurance Bubble of properties likely overvalued due to the underpricing or subsidization of climate risk in their insurance products," the report said in September.</p><p>For now, JPMorgan noted that some households have been shielded from rising premiums by governmental efforts, which may limit price upside.</p>

Trying to <a target="_blank" href="https://www.businessinsider.com/controlling-weather-in-future-2018-5">control the weather</a> can sound tantamount to playing god. And if thousands of years of media and oral tradition tell us anything — from Prometheus to Frankenstein — playing god has bad consequences.<br /><br />But the United Arab Emirates has been seeding clouds to encourage rainfall and <a target="_blank" href="https://www.businessinsider.com/california-drought-aerial-photos-dried-lakes-reservoirs-2021-7">battle drought</a> for 20 years. Some US states have been doing it for even longer. It encourages water that is already in the sky to condense faster and drop water in certain places. So first, you need moisture. Without it, there'd be no clouds," Friederike Otto, a senior lecturer in climate science at the Imperial College London, and co-founder of the groundbreaking science collaboration <a target="_blank" href="https://www.businessinsider.com/climate-action-30-top-global-leaders-working-toward-climate-solutions-2022">World Weather Attribution</a>, said in a statement to the Science Media Centre (SMC).<br /><br /><h2>The real threat behind Dubai's floods</h2>Many atmospheric scientists have dismissed the idea that cloud seeding was behind Dubai's floods. Experts told the SMC that the rains came from a rare thundercloud system, which was already forecast to bring heavy rainfall, and the effect of any cloud seeding would have been tiny.<br /><br />"This is a distraction from the real story here — that due to our collective failure to phase out fossil fuels, we must prepare for unprecedented extremes, which will worsen until we reach 'net zero,'" John Marsham, an atmospheric scientist and Met Office Joint Chair at the University of Leeds, told the SMC.<br /><br />    <div type="image" title="bearded man wearing rain jacket pulls rope on wooden raft in flooded forest river with tent in background" height="1500" width="2250" msid="109383138" hostid="261"></div>Rising global temperatures are leading to heavier bouts of rainfall across the planet, even in places that are typically dry or even in the middle of a drought. Over 106 million people in the US have been living under heat alerts this week, according to MSNBC, and <a href="https://www.nytimes.com/live/2023/07/18/world/heat-wave-us-europe-weather?action=click&amp;pgtype=Article&amp;module=&amp;state=default&amp;region=footer&amp;context=breakout_link_back_to_briefing#heres-what-to-know-about-the-heat-around-the-world">Phoenix just set a record</a> with 19 consecutive days over 110 degrees. Meanwhile, <a href="https://www.nytimes.com/2023/07/18/world/europe/europe-heat-wave-tourists-travel.html">dangerous heat waves in Europe are also causing chaos</a>. </p><p>But the hottest spot of them all is Death Valley National Park, the famously scorching location on the border of California and Nevada. Temperatures in the Valley are nearing 130 degrees this week and have flirted with passing the record for hottest-ever recorded temperature — 134 degrees — which was set at California's Furnace Creek in July 1913. Temps in the Valley even recently<a href="https://www.newscientist.com/article/2382959-death-valley-may-have-just-had-the-hottest-recorded-midnight-ever/"> hit 120 in the middle of the night,</a> which may have been the record for the hottest midnight temperature ever recorded. </p><p>But the record-setting sizzle isn't deterring tourists. In fact, people are flocking to the desert to see what it feels like and for photo ops with a local landmark: a giant thermometer.</p><div type="image" title="Death Valley Tourist" height="1667" width="2500" msid="101966093" hostid="261" sizebytes="318974"></div><p>At one point earlier this week, a Weather Channel report showed brave souls hiking through the desert to stand next to the thermometer's 133-degree reading. According to one park ranger <a href="https://weather.com/travel/video/tourists-brave-death-valley-heat-for-photos-feeling" target="_blank" rel="noopener">who spoke with The Weather Channel</a>, the tourists "want to feel what it feels like to live in such an extreme place.</p><div type="image" title="Tourists in Death Valley" height="1700" width="2550" msid="101966094" hostid="261" sizebytes="60046"></div><p>The thermometer may be inflating things a tad, the park service explained that it reads a few degrees higher than the actual temperature due to the metal frame. So even though the display has gone over 130 degrees several days this week, <a href="https://www.theguardian.com/world/2023/jul/17/death-valley-record-earth-temperature-california-extreme-weather">the highest official temperature was 128 degrees on Sunday</a>, according to the National Weather Service.</p><p>Still, the temperatures are no joke. Earlier this month, a 65-year-old man was found dead in his car in Death Valley. The car had two flat tires, and <a href="https://www.cnn.com/2023/07/06/us/death-valley-national-park-heat-death-california/index.html">it is believed the man died of extreme heat</a>. According to the National Park Service, the air conditioning in the car was not working, and <a href="https://www.nps.gov/deva/learn/news/fatality-7-3-2023.htm">a heat-related illness may have caused the man to veer off the road</a>.</p><div type="image" title="Death Valley sign" height="1667" width="2500" msid="101966095" hostid="261" sizebytes="203888"></div><p><a href="https://www.nps.gov/articles/heat-illness.htm">The National Park Service warns people on their website</a> to "travel prepared to survive," and explains the health risks.</p><p style="padding-left: 40px;">"Heat-related illnesses are caused by your body's inability to cool down properly. The body normally cools itself by sweating, but sometimes sweating just isn't enough. When this happens, the body's temperature rises which can lead to brain damage or injure vital organs. Heat-related illnesses range from treatable symptoms, like heat rash and sunburns, to heat stroke which can lead to death if not treated quickly."</p><p>That does not sound like fun.</p>
