Anarock Chairman Anuj Puri said, "All the <keyword id="21668140" type="General" weightage="20" keywordseo="top-cities" source="keywords">top cities</keyword> individually recorded a dip in housing sales." The top 7 cities witnessed a drop of 19 per cent in <keyword id="23260342" type="General" weightage="20" keywordseo="new-housing-supply" source="keywords">new housing supply</keyword>, with 93,750 units launched in July-September 2024 against 1,16,220 units in the corresponding period in 2023. "Nevertheless, the fact that sales remained higher than launches indicates that the demand-supply equation remains robust," Puri said. He pointed out that housing sales in the third quarter tapered down amid high prices and the monsoon season. "As always in this period, the 'shraad' period also suppressed demand to an extent as many Indians defer home buying in this period." Overall, Puri said the <keyword id="20759748" type="General" weightage="20" keywordseo="housing-market" source="keywords">housing market</keyword> is stabilising after creating a new peak in January-March 2024. "That said, (sales) growth in the upcoming quarters may not be as steep as seen in the last 1-2 years," said Puri. Pune saw a 17 per cent decline in sales to 19,050 units from 22,885 units during the period under review. Housing sales in Delhi-NCR fell 2 per cent to 15,570 units from 15,865 units. In Bengaluru, housing sales decreased 8 per cent to 15,025 units from 16,395 units. Hyderabad recorded sales of 12,735 units, a 22 per cent fall from 16,375 units in the third quarter of 2023 calendar year. Housing sales in Kolkata declined 25 per cent to 3,980 units from 5,320 units. In Chennai, housing sales fell 9 per cent to 4,510 units during July-September from 4,945 units in the year-ago period. "Due to escalating input costs as well as significant sales growth, average residential property prices across the top 7 cities collectively rose by 23 per cent annually - from Rs 6,800 per sq. ft. in Q3 2023 to Rs 8,390 per sq. ft. in Q3 2024," Anarock said. Among the top 7 cities, Hyderabad saw the highest 32 per cent jump in average prices.

The report also added that the Tier II and Tier III cities in the country are experiencing a surge in new retail supply, with 25 million sq. ft of <keyword id="22930781" type="General" weightage="20" keywordseo="retail-developments" source="keywords">retail developments</keyword>. This expansion is driven by growing consumer demand, availability of land and a lack of quality retail developments in these markets until a few years back. "North India dominates the upcoming retail supply in Tier II and Tier III cities, accounting for 44 per cent of the total. Ludhiana, Jaipur, and Lucknow are the key cities driving this growth. In this region, a diverse mix of established and emerging regional developers are driving supply" said Samantak Das, Chief Economist and Head of Research and REIS, India, JLL. It also noted that the developers are capitalizing on these opportunities to meet the evolving needs of these <keyword id="23456480" type="General" weightage="20" keywordseo="emerging-urban-centers" source="keywords">emerging urban centers</keyword>. It added that the upcoming mall supply in these cities will be of a significant scale, with a projected average gross leasable area of approximately 375,000 sq ft. Notably, four of these mall projects are particularly large-sized, each having a gross leasable area of 1 million square feet. The report stated that retailer confidence in these cities has grown due to the influx of high-quality supply from established developers. Premium and bridge-to-luxury brands are also venturing into these cities, driven by rising consumer aspirations and new opportunities for store openings. "In recent years, leading real estate developers have acquired land parcels in Tier II and Tier III cities for retail development projects. Notable cities involved in these acquisitions include Jaipur, Lucknow, and Mohali in the northern region," said Rahul Arora, Head - Retail Services &amp; Office Leasing Advisory, Senior Managing Director (Karnataka, Kerala) India, JLL. Apart from developers, the report highlighted that institutional investors are also focusing on Tier II and Tier III cities for developing retail developments. Electric vehicles (EVs) are all the rage these days. With their promise of lower emissions and smooth, quiet rides, it’s no wonder that the global demand for EVs has been soaring. However, if you live near the coast — or anywhere prone to flooding — there’s a less-talked-about risk that could make you rethink that shiny new electric car parked in your driveway: saltwater-induced fires from flooded EV batteries. <h2>Saltwater and EV batteries</h2>When it comes to EVs, the heart of the vehicle’s power lies in its battery, usually a lithium-ion (Li-ion) pack. These batteries are highly efficient, but they’re also sensitive to water, especially the salty kind. In September and October 2024, the Southeast U.S. was hit by hurricanes Helene and Milton, which caused catastrophic flooding. Thousands of homes were damaged, and in a particularly frightening twist, 11 electric cars and 48 lithium-ion batteries caught fire after being exposed to salty floodwaters. Saltwater is a conductor of electricity, which means it can get into the EV battery packs, triggering a dangerous reaction. Addressing a virtual press conference, Knight Frank India CMD Shishir Baijal said, the growth in housing sales is driven by demand for premium housing costing above ₹1 crore each. "There are concerns in the affordable housing segment," Baijal said, adding that sales in this category have declined due to availability and affordability challenges. As per the report, housing sales have grown across all markets except for the Delhi-NCR where sales have dipped by 7% YoY (year-on-year). The highest sales volumes were recorded in Mumbai at 24,222 units, which is a new high for the market. Sales in Mumbai grew 9% year-on-year. Among the larger markets, sales grew the most in Bengaluru at 11% YoY with 14,604 units Housing sales in Pune were up 1% to 13,200 units, while demand in Hyderabad grew 9% to 9,114 units. Ahmedabad saw an 11% growth in sales to 4,578 units, while Kolkata witnessed a 14% growth in sales to 4,309 units. Housing sales in Chennai increased 6% to 4,105 units. New Delhi: Delhi's air quality remained in the 'very poor' category on Sunday with thick fog enveloping the city in the morning. An AQI between 0 and 50 is 'good,' 51 and 100 'satisfactory,' 101 and 200 'moderate,' 201 and 300 'poor,' 301 and 400 'very poor,' and 401-500 'severe.' Delhi recorded a minimum temperature of 16.5 degrees Celsius, 1.2 degrees below normal, according to the India Meteorological Department (IMD). The humidity levels stood at 94 per cent at 8.30 am. The IMD has forecast mainly clear skies during the day, with the maximum temperature expected to settle around 34 degrees Celsius.
