It recommends that those who do get the shares, should hold onto them for the long run. Majority of the funds raised from the IPO — to the tune of ₹1,500 crore — will be used to reduce Macrotech Developers’ outstanding debt. Around ₹375 crore will be used for land acquisition and land development. Anything that’s left over will go towards general corporate purposes. Brookfield REIT’s initial portfolio consists of four large campus-format office parks, located in Mumbai, Gurugram, Noida and Kolkata. And it has a list of marquee tenants -- Barclays, Bank of America Continuum, RBS, Accenture, Tata Consultancy Services and Cognizant -- that have leased the commercial space with 75% of gross contracted rentals. According to Axis Capital, its initial portfolio's completed area has a same-store committed occupancy of 92%. But the concern could be from the fact that a significant portion of revenue being derived from a limited number of tenants and sectors. <div type="image" title="REIT tenants" msid="80667920" hostid="261"></div> And the operations of the company may be adversely affected if one or more of these large tenants seek to prematurely terminate lease or any of the sectors in which the tenants of its initial portfolio are concentrated. Mark-to-market headroom provides cash stability The company has a weighted average lease to expiry 7.1 years, which provides stability to its initial portfolio's cash flows. Other than that, it is also well-positioned to achieve further organic growth through a combination of contractual lease escalations,36% mark-to-market headroom to in-place rents, lease-up of vacant space. The mark-to-market headroom practice involves adjusting the value of an asset to reflect its value as determined by current market conditions. Concerns: Weak financials, muted growth and high debt on books The company has incurred losses in FY20 and has not paid out any dividends, they expect to pay a yield of 7.5% in FY23, which according to Angel Broking is “aggressive” and may be difficult to achieve. “Post the IPO there will also be a debt reduction of ₹3,575 crore for the company which will bring down the overall debt. However due to the current uncertainties around Covid-19 and proliferation of work from home we expect that demand for commercial real estate to be muted,” the brokerage said. The report further added that it would take a long time for the company to increase its revenue as REIT has under development property of 0.1 marginal standing facility only along with its 92% of committed property which has already been leased out. The commercial spaces could see slowdown in demand Commercial office space was the least impacted segment in real estate amid the COVID-19 outbreak. However, other reports have highlighted that the increasing trend in work from home (WFH) can lead to a higher vacancy in key market geographies and can create a slowdown in demand for commercial space in the near term. TCS, Accenture and Barclays’ landlord, Brookfield REIT IPO, has received a mixed response from brokerages — here’s what they have to say

<ul><li>In an interview with Business Insider, <keyword id="1560090" type="PERSON" weightage="20" keywordseo="Delhivery">Delhivery</keyword>’s chief technology officer and co-founder Kapil Bharati shared how the company leveraged technology to make sense of the disruption in logistics last year.</li><li>Just two-three days after the lockdown was announced in March last year, Delhivery was up and running in 4,500 pincodes and after 10 days, they were operational in 15,000 pincodes in India.</li><li>Delhivery has recently opened two new tech offices or data centres and is also hiring aggressively.</li></ul>It’s been over a year since the COVID-19 pandemic began ravaging India and disrupted the normal movement across the country, as restrictions and lockdowns took over. In this situation, one of the sectors to come forward in times of need was the logistics and supply chain industry. And leading from the front is Delhivery, which may soon get listed publicly. In an interview with Business Insider, Delhivery’s chief technology officer (CTO) and co-founder Kapil Bharati shared how the company leveraged technology to make sense of the disruption in logistics and also cut down on costs at the same time. Lockdown logistics “We started a bit early, in the beginning of March 2020, and started putting in various interventions in place for COVID-19. So by the time the lockdown actually happened, we had systems in place and the operational processes in place,” said Bharati. Just two-three days after the lockdown was announced in March last year, Delhivery was up and running in 4,500 pincodes and after 10 days, they were operational in 15,000 pincodes in India. They also used technology to quickly differentiate between essential and non-essential products to ensure seamless delivery. Kshitij Chopra, co-head, products and strategy at Delhivery explained how they went about it. “We modified the algorithms to identify the government regulations on what classifies as essential and what is non essential. That not only helped us move shipments or deliveries in the network, but also helped our business development teams to proactively reach out to clients who were shipping the same categories of goods saying ‘hey, you can actually continue shipping,’ because there was so much confusion on ground,” he said. The second problem was identifying where they can ship, since the containment zones didn’t allow deliveries. “We had people on ground, where we were able to quickly coordinate with local authorities. As and when the definition of essential was changing, we were also upgrading our backend systems,” said Bharati. And also, this is helping the SoftBank-backed logistics unicorn, which has been cutting down on its losses even before the pandemic. As per reports, in FY20, Delhivery’s net loss stood at ₹284.13 crore from ₹1,781.04 crore reported in FY19. They also doubled down on fast moving consumer goods (FMCG) and pharmaceutical clients. It was only after two-three months that the demand from e-commerce portals doubled. “After 10 months, we saw the volumes coming back to pre-COVID levels, and pretty much the entire network was up and running,” said Bharati. Using data for delivery For Delhivery, the physical infrastructure is just one part of the operations – innovating on their technology and data science capabilities is another. “We use a bunch of artificial intelligence (AI) and machine learning (ML) optimisation tools to answer questions like the best route, time etc., for delivery. This helps us get to a higher quality of service at a lower cost,” said Chopra. Delhivery also has a proprietary system, which does geocoding and helps connect last mile riders with end consignees in an efficient way. “Location intelligence is one big area for us, where we continue to develop our capabilities and keep on integrating it back into our system so we can drive more and more automation and system direction. The second is customer intelligence and the third aspect is product intelligence,” said Bharati. Hiring and tech expansions Delhivery’s focus remains in expanding its tech capabilities. The startup had also recently acqui-hired retail tech platform Primaseller in March 2021. And tech leaders of the company said that this acquisition also helped them in getting the right talent into the company. “We continue to look for such companies, startups especially, who are working in the space adjacent to us or in the data, AI/ML side of things. We constantly look for such potential partners that we can partner with or even a possible acquisition,” said Bharati. Delhivery has recently opened two new offices or data centers and is also hiring aggressively. “We are doubling down on our campus hiring this year,” he said. IPO-bound Delhivery’s CTO shares how the logistics unicorn leveraged technology in a pandemic year

Its cofounder and CEO, <keyword id="6520524" type="UNKNOWN" weightage="60" keywordseo="vlad-tenev">Vlad Tenev</keyword>, was called to <a href="https://www.businessinsider.com/robinhood-ceo-vlad-tenev-testimony-congress-gamestop-hearing-2021-2">testify</a> in front of Congress in the aftermath. Just this week, Robinhood was slapped with a <a href="https://markets.businessinsider.com/news/stocks/robinhood-finra-fine-millions-misleading-customers-trading-options-sec-ipo-2021-6">record $70 million fine</a> from FINRA. Now the company is <a href="https://www.businessinsider.com/robinhood-ipo-s-1-filing-prospectus-free-stock-trading-valutation-2021-5">going public</a>. We believe that being close to our customers in this way is unique relative to other financial companies, and our customer focus forms the kernel of the product development process we have today.We know customers love our low fees. Other companies feel compelled to increase fees in an effort to improve margins. Instead we ask how we can lower costs for you as we attain more scale and operational efficiency - just this last December, we lowered our already competitive 5% margin rate down to 2.5%, irrespective of account balance. When coupled with a Robinhood debit card, this allows our customers, even ones who can't qualify for credit cards, to borrow money for their day-to-day spending at a competitive APR.From January 2020 through March 2021, we have provided customers approximately $1.5 billion in price improvement and saved customers as much as $1.6 billion in crypto transaction fees and $700 million in options contract fees (as compared to the fees charged by our major competitors).We also know that our customers expect low prices and a great experience from every product we offer. Employing this strategy is difficult and requires discipline, but the benefit is that when Robinhood releases a new product, you'll know exactly what to expect.First-Principles ThinkingWe make bold bets and challenge the status quo.Many other financial companies look to competitors and industry trends to drive their product roadmaps. This may work in the short term, but we believe it's not the best way to build products long term.Our foundation is in art, science, and pure mathematics, and we have a deep appreciation for the scientific process. We develop hypotheses and design experiments to test them. We reduce complex problems to their constituent bits. This isn't just true in product and engineering, but also in how we think about our business.When we started Robinhood, we wanted to build a company that operated at 1/10th the margins of other financial companies, but with 10x the customers. This led to us obliterating trading commissions across stocks, options, and cryptocurrencies.In 2016, we decided to vertically integrate our core business by building Robinhood Securities, the first clearing system built from scratch using modern technology in over 10 years. This was a monumental two-year effort. Other financial companies prefer to partner with established vendors, and that would have certainly been the easier path. However, without our investments in clearing, our customers may not have gotten real-time fractional shares or Cash Management. We see our investment in Robinhood Securities as a huge benefit for our customers in the form of better, faster, lower-cost products for years to come.In 2018, we launched Robinhood Crypto and became one of the first financial platforms to offer cryptocurrencies alongside traditional assets. We chose to not partner with an existing platform to offer cryptos, and rather decided to build it in house to have more control over the cost and the customer experience. This approach allowed us to offer commission-free crypto trading out of the gate and has propelled Robinhood Crypto to over 9.5 million customers trading approximately $88 billion of cryptocurrency on our platform in Q1 2021.The FutureOver time, we strive to make Robinhood the most trusted, lowest cost, and most culturally-relevant money app worldwide.You should expect us to continue to pass back value to our customers, charging lower fees over time as we achieve greater scale and operational efficiency.
