After a steep nosedive in demand for office space rentals during 2020 and 2021, a new <keyword id="19955574" type="General" weightage="20" keywordseo="Colliers-report" source="keywords">Colliers report</keyword> has now noted that office rentals across six major <keyword id="20026638" type="General" weightage="20" keywordseo="Indian-cities" source="keywords">Indian cities</keyword> have finally rebounded to their <keyword id="20789690" type="General" weightage="20" keywordseo="pre-pandemic-levels" source="keywords">pre-pandemic levels</keyword> and even inched around 2-8% higher. While some cities like <keyword id="19900176" type="General" weightage="20" keywordseo="Hyderabad" source="keywords">Hyderabad</keyword> and Pune had already gone beyond their pre-pandemic rental levels as early as 2022, <keyword id="19895037" type="General" weightage="20" keywordseo="Bengaluru" source="keywords">Bengaluru</keyword> and Chennai had followed suit a year later in 2023. The last to join the bandwagon were <keyword id="19906633" type="General" weightage="20" keywordseo="Delhi-NCR" source="keywords">Delhi NCR</keyword> and Mumbai, which finally managed to breach their pre-pandemic levels in 2024. However, both Delhi and Mumbai recorded the highest jump in average rentals at 8% each, followed by Mumbai and Chennai, which saw hikes of about 5-6% during this period. The recovery in demand for office spaces, which kicked off in 2022, has stayed steady since. Arpit Mehrotra, Managing Director, Office Services, India, Colliers notes that going ahead, the annual increase in average quoted rentals at the end of 2024 is likely to be higher for certain cities like Delhi NCR and Pune, as compared to other markets. "Moreover, as demand scale-up in Indian <keyword id="20107243" type="General" weightage="20" keywordseo="commercial-real-estate" source="keywords">commercial real estate</keyword> solidifies, notwithstanding unforeseen events, annual space take up to the tune of 60 million sq ft is likely to be the new norm in the medium-term," he added. <h2>Prime location takes the cake</h2>Even within these cities, the growth of rental demand in certain micro-markets, which are located at prime locations, saw greater than the 2-8% average growth. For instance, in Delhi NCR, Gold Course Extension Road, Noida Expressway, and Cyber City saw up to a 25% rise in rentals. In Bengaluru, which saw around 2% <keyword id="22329786" type="General" weightage="20" keywordseo="rental-growth" source="keywords">rental growth</keyword> overall, Whitefield and ORR (Outer Ring Road) commanded a rental premium, with rents here surging by as much as 5-10% between 2019 and 2024. IOMR Zone 1 in Chennai and Bandra-Kurla Complex, Goregaon, and JVLR in Mumbai saw rents surge by around 10-20% from pre-pandemic levels between 2019 and 2024. In contrast, rental rates in Chennai and Mumbai grew at around 5% and 6%, respectively. In Hyderabad, SBD, or the Secondary Business District, which comprises of Gachibowli, Hitec City, and more, saw rentals surge between 5-10% between 2019 and 2024, as opposed to the 5% cumulative rental growth experienced by Hyderabad. In Pune, CBD and Kharadi saw rentals inch up by 5-10%, whereas the whole of Pune only saw their rentals grow by around 5% during the past 6 years. Mumbai and Delhi have also seen a dip in <keyword id="23656583" type="General" weightage="20" keywordseo="vacancy-levels" source="keywords">vacancy levels</keyword> since 2019. While this has dropped to 20% in Delhi at present, Mumbai ranks the lowest in terms of empty office spaces at 10.7%. In both these cities, demand for office spaces has consistently outpaced supply, which explains the low vacancies. In contrast, in Hyderabad, where supply continues to trump demand, current vacancy levels have gone as high as 25%. Going ahead, the Colliers report also estimates that average office rentals can witness up to 10% annual growth across key Indian cities by the end of this year.

<ul><li>Rental values in the IT capital's prominent markets are expected to rise further by anywhere between 5-12% in 2023. </li><li>Bengaluru's Thanisandra Main Road and Marathahalli-Outer Ring Road have witnessed a steep rise of 24% each in residential rental values between Q1 2022 and Q1 2023. </li><li>Besides the prominent localities in Bengaluru, other cities also recorded notable rental values growth. </li></ul>The demand for residential rentals has significantly increased in many cities since the reopening of offices and schools after the third wave of Covid-19 in 2022, especially in the last year. Bengaluru, which is known as the IT/ITeS capital of the country, has experienced a remarkable surge in rental values. Real estate services company Anarock, through its analysis of monthly rents in the top 7 cities' prominent areas, has found that Bengaluru's Thanisandra Main Road and Marathahalli-ORR have witnessed the highest growth in residential rental values in Q1 2023 – rising 24% each from a year ago. The typical monthly rental for a standard 2-bedroom, 1,000 square foot home on Thanisandra Main Road went up from ₹21,000 in Q1 2022 to ₹26,000 in 2023. Meanwhile, at Marathahalli-ORR (Outer Ring Road), the average monthly rent increased from ₹22,500 last year to ₹28,000 in Q1 2023. Says Prashant Thakur, senior director and head, research, Anarock Group, “When it comes to rental demand and zooming rents, Bengaluru currently stands out among the top 7 cities, with East and North Bengaluru the biggest blips on the rental radar map owing to the IT/ITeS belt there. Whitefield, Sarjapur Road, Marathahalli-Bellandur Outer Ring Road, Thanisandra Main Road and even Hebbal are the clear chartbusters.” He adds that rental values in the IT capital's prominent markets are expected to rise further by anywhere between 5-12% in 2023, depending on the location, property, builder-type and other aspects. Interestingly, the next two two areas with the highest rental value growth rates among the seven cities were also located in Bengaluru. Whitefield, which is another significant IT/ITeS hub, experienced the second-highest increase in rental value, with a growth rate of 21% during the same period. That translates to an average increase of ₹4,600/month. The third spot was taken by Sarjapur Road in Bengaluru, which experienced a rental value growth of 20%, with the average rental value increasing by ₹4,500/month from ₹22,500/month in Q1 2022 to ₹27,000/month in Q1 2023. <cmsannotation type="cmsannotation" annotationid="Significant increase in rental yields" comment="subhead" text="Significant increase in rental yields">Significant increase in rental yields</cmsannotation> In India, the residential rental yield, which represents the annual return on investment in a property, had remained stagnant for a long time, with the national average hovering around 3% in the years before the pandemic. As of the end of Q1 2023, Bengaluru has the highest rental yield among the top 7 cities, at 4.1%, followed by Mumbai at 3.9%. Prior to the pandemic, Bengaluru had the highest rental yield at 3.6%.

There was a time when Bengaluru became the start-up city as well as the hub of several multinational companies, because of the suitable conditions that this coming-of-age city offered. However, worsening traffic conditions in the city and government’s lethargic attitude towards taking any steps to improve these conditions have forced Bengaluru’s outer ring road (ORR)-based MNCs to look outside the city for their next round of expansions. 
 
Apparently, traffic has resulted in these companies facing productivity loss, estimated at hundreds of crores. Factors that are forcing companies to think of downsizing in Bengaluru also include road-safety issues, mental and physical stress and resulting health issues in their employees. 
 Three months ago, a group of heads of companies based along ORR met <keyword id="6354466" type="PERSON" weightage="100" keywordseo="Siddaramaiah">Siddaramaiah</keyword>, the CM of Karnataka, to find a solution to the increasing traffic; however, two meetings and three follow-up letters have not resulted in anything substantial. 
 
If these companies shift base outside Bengaluru, the city stands at a risk of losing thousands of crores in investment, not to forget the dent to its reputation as a tech and startup hub. 
 
Cities that emerge as an option for these companies include Pune, Hyderabad and Chennai, where traffic problem exists but much lesser as compared to Bengaluru.

Let’s assume a Bangalorean started reading this article when he took a cab at Bengaluru’s Whitefield. There are 90% chances that by the time he finishes reading this article, sharing it with friends, commenting on the social media, eating his evening snack and swallowing all of that with a fizzy drink, the person would still be stuck in <keyword id="2998639" type="UNKNOWN" weightage="20" keywordseo="Whitefield-traffic">Whitefield traffic</keyword>. 
 
This is not an odd day out and people of Bengaluru are bearing the brunt of the burgeoning traffic problem every minute. 
 
There are umpteen number of tweets, Facebook posts, threads on social media by people of Bengaluru who have missed their meetings, trains, flights, important function, cricket matches, etc because of the traffic. They say starting five minute early also makes no difference as they have to face chock-a-block traffic in any case. 
 
A glance at the stats will further reveal the grim situation. As per the data from Bengaluru’s RTO, the number of registered vehicles in the city went up from 55.59 lakh vehicles in 2015 to more than 60 lakh as of January 2016. 
 
This means, every month, 10% vehicles are getting added every day to the roads. Moreover, Bengaluru carries over 2.3 million riders daily and the average speeds is 18 kph, with which India’s Silicon Valley is counted among India’s slowest metros. 
 
The nerve wrecking situation is also because Bengaluru has a road density of 8.2 kilometre (km) per square km, the lowest among big Indian cities, and the scope of expansion is quite limited. In comparison, Delhi has a road density of 21.6 km per square km.

Bengaluru, Jul 7 () Twenty-seven police personnel, including at least 13 of a station, have tested positive for coronavirus in a city division in the last ten days and five of them discharged after treatment, a senior officer said on Tuesday. All these cases were reported from Whitefield Police Division and 15 of them, including 12 from the Hindustan Aeronautics Limited (HAL) police station, tested positive on Monday, Deputy Commissioner of Police (Whitefield) M N Anucheth said. He termed as 'incorrect' media reports that the personnel of the HAL station contracted the virus from an accused whom they had arrested. "In the Whitefield division, yesterday (Monday) we have had 15 COVID positive cases amongst police staff. 12 police staff are from HAL police station. Total 27 staff of Whitefield Division have tested positive so far. 5 have been discharged," the Deputy Commissioner of Police (Whitefield) M N Anucheth said in a statement. The first case of coronavirus among policemen in the division was detected on June 27 when a personnel from the HAL station tested positive and the premises was sealed, he said. Later, all the personnel there were examined and 12 of them tested positive on Monday, the officer added. Referring to reports that the police personnel contracted the disease after arresting a person who was COVID infected, he said: "No accused have been arrested after that and no arrestee has transmitted it to the police. Such news reports are incorrect." Anucheth said the last arrest was made on June 15 and all the arrested persons had tested negative. Here's how companies like Airtel and Ola are joining hands with hospitals to offer special services during Covid-19 pandemic

Bengaluru, As normal life is disrupted in this tech city in the wake of <keyword id="1754604" type="PERSON" weightage="20" keywordseo="coronavirus">coronavirus</keyword> scare, it is the food and beverage outlets, malls, restaurants, pubs, clubs and other businesses that are at the receiving end, stakeholders rued on Friday. Though the <keyword id="6354780" type="LOCATION" weightage="20" keywordseo="Karnataka">Karnataka</keyword> government has not not -- so far -- imposed a blanket lockdown, many small eateries and food and beverage (F&amp;B) outlets still open have been hit hard. The Bengaluru hotel Association has 1,500 members representing 1,021 eateries, 365 cafs and bakeries, and 115 fine-dining places. Venkatesh Raghu, a new entrant in the F&amp;B space at Jayanagar through Amande, a patisserie, said he is facing unexpected hardships. "A lot of demand for our products comes from the malls. They have since refused to buy our products due to the lockdown. Since we are in B2B and B2C business, we are unable to supply anything, resulting in heavy losses," Raghu told IANS. As part of the partial lockdown, all malls and theatres in the city are shut till March 31, disrupting the whole suppliers-buyers-customers chain. "I run a restaurant and need to pay staff salaries, rentals, electric bills; so this lockdown will really impact our working capital. I really hope things will recover soon once the outbreak subsides," Raghu hoped. Rajesh, 40, a kirana store owner at Kodathi near Sarjapura Road, said his regular customers, the daily-wagers, have stopped buying from him. "Many daily wage labourers are my regular customers. Nowadays, they are missing, resulting in decreased sales," Rajesh told IANS. Similarly, Pixel, a food court in Forum Shantiniketan mall at Whitefield is getting rid of its perishable raw material as the mall would be shut till the month-end. "We can keep dry non-perishable raw material for longer. But we are getting rid of whatever perishable raw material is left with us. We cannot keep it for long," an official working at the food court told IANS. He said that the food court is emptying all frozen ingredients like chicken, meat, pork, vegetables, and other items used by different restaurants at the food court. "Whatever raw material we can salvage, we are sending it to the airport KFC and other restaurants as these are still open for business. With regards to the frozen food, we check expiry dates and discard them accordingly," he added. Pixel houses restaurants such as Kentucky Fried Chicken (KFC), Burgerking, Dominoes, a Thai concept restaurant, Tiffin Express, Taste of India, Marhaba, Krispy Kreme and others. "Most of Pixel's more than 100 employees have already returned to their hometowns. It would not be easy to find food and other essentials due to the shutdown till March 31," he said. However, amid the coronavirus gloom, there is good news: The food court is paying full salaries to all its employees. Subbaraju Penmatsa, managing director of Prost Brewpub, a microbrewery at Mahadevapura, told IANS that business had dropped by 80 per cent since February. "Due to the fear, we also faced 50 per cent party cancellations from corporates to avoid social gatherings. Right now, we are investing time to train our staff," said Penmatsa. According to Kshitij Neelakantan, co-founder of Naagin, a hot spicy Indian sauce, COVID-19 has impacted the whole food industry, starting from farmers to large multi-national companies like Nestle and Unilever. Meanwhile, food vendors and small restaurants on Bengaluru outskirts near Sarjapura are still operating, with their regular clientele continuing to patronise them despite the lockdown.

When it comes to manufacturing Electric Vehicles like scooters, start-ups like <keyword id="2622993" type="ORGANIZATION" weightage="100" keywordseo="ather-energy">Ather Energy</keyword> learnt the hard way of how slow the process can get. The company announced its <keyword id="935733" type="LOCATION" weightage="20" keywordseo="made-in-india">Made-In-India</keyword> electric vehicle S-340 in February 2016 and anticipated roll out this year as it had a functional vehicle model to boast of. What they realized quickly is that the supporting infrastructure wasn’t ready and their initial goal of distribution in 2017 would get stalled due to inefficiencies in the manufacturing process. Another issue was the validation of the vehicle which can take a very long time. “We have gone through several iterations of the same working vehicle. We started fixing our supply chain as every unique part we make needs a vendor to produce it in bulk. Getting contracts in place and talking to hundreds of vendors has delayed production beyond our imagination. Our plant should now be ready for production in 2018 after which we will start shipping,” <keyword id="1442828" type="PERSON" weightage="20" keywordseo="tarun-mehta">Tarun Mehta</keyword>, CEO, Ather Energy told Business Insider. Ather Energy plant’s capacity is about 30,000 units and the company has put out an elaborate plan to retail the vehicles. Initially consumers will be provided with a lot of data, information and content and the company will target cities like <keyword id="6354321" type="CITY" weightage="20" keywordseo="Bengaluru">Bengaluru</keyword> and Chennai where infrastructure and awareness for Electric Vehicles has slowly been building. “The government has been supportive of the electric vehicle mission and is making strong statements by passing legislations that support electric vehicle production. When we go to manufacturers and ask them to make new parts for electric vehicles, they realize that this is the future and are complaint to the new requirements,” says Mehta who has been supportive of the state’s encouragement in terms of subsidies. R&amp;D infrastructure and first Designing in India “As most of the auto industry will get affected in the next two decades due to the Electric Vehicle revolution, the government needs to encourage Original Equipment Manufacturers to invest in more Research and Development. We don’t have manufacturing companies for most of the components for electric vehicles like Lithium ion batteries which can be easily manufactured in the country,” Mehta laments that most of the cost occurs in importing the special batteries that aren’t manufactured in India. Ather Energy imports cells from abroad but the company designs, manufactures and distribute the battery packs in their factory in Whitefield, Bengaluru. Mehta predicts that in an individual electric scooter at scale the battery cost can go upto Rs. 40,000 out of which the government can save Rs. 15,000 by manufacturing it locally. The Lithium ion battery cells are a common requirement in most electric vehicles whether its from companies like <keyword id="107096" type="COMPANY" weightage="20" keywordseo="Tesla">Tesla</keyword> or Mahindra &amp; Mahindra. India currently imports 100% of Lithium-ion cells and M&amp;M has stated a potential loss of Rs. 200,000 per vehicle amounting towards a total of Rs. 30 million against supplying 150 e-Veritos, which is not a good sign. Lithium ion cells manufacturing can be really expensive for a start-up and it is a project that ideally the government can take up with foreign partners.Even if the government undertakes a small investment in Lithium ion cells, it can take away the <keyword id="6358355" type="ORGANIZATION" weightage="20" keywordseo="forex">Forex</keyword> risk out completely as it will result in encouraging further investments. Running Electric Vehicles on Indian roads is mighty for start-ups like Ather Energy who are trying to Make-In-India

Reliance Group will now promote research and development in aerospace technology by setting up a centre in the country, Chairman <keyword id="9171" type="PERSON" weightage="100" keywordseo="Anil-Ambani">Anil Ambani</keyword> announced today. 
 
Speaking at the 'Invest Karnataka 2016' meet here, Ambani said the proposed centre, to be set up under Reliance Defence, will generate more than 1,500 highly skilled jobs and support government's plan for indigenous design, development and manufacturing of defence equipments. Reliance Group, he said has so far invested nearly Rs 5,000 crore in Karnataka across a wide array of sectors, from telecom to energy to entertainment to <keyword id="6354241" type="COMPANY" weightage="100" keywordseo="Financial-Services">financial services</keyword> and now defence, and created nearly 5,000 jobs. 
 "But we are ready for much more. And I am here today to make a big commitment in that direction by announcing <keyword id="6418409" type="PERSON" weightage="100" keywordseo="Dhirubhai-Ambani">Dhirubhai Ambani</keyword> Centre for Innovation and Research in Aerospace," he said. "We are proposing to set up a Global Centre of Aerospace Excellence here in Whitefield, Bengaluru." 
 
Stating that Fifth Generation Fighter Aircraft and Sixth Generation technologies are already finding applications, he said the centre, the first-ever of its kind in the private sector in India, will be a world class facility for research, development and innovation in aerospace technology. 
"For India to emerge as a strong Military power, it is important that we cut down our dependencies for military hardware. It is even more important that we start developing and designing the cutting edge systems," he said. 
 
Ambani said the centre will also support the Government's "plan to accord the highest priority for Indigenous Design, Development and Manufacturing (IDDM) for Defence equipment." 
 
Last month, Ambani had announced setting up of a new naval shipbuilding acility with an initial investment of Rs 5,000 crore in Andhra Pradesh. 
 The facility, to be set up at Rambilli along the East Coast near Vizag, would also lead to creation of a multi-tier array of defence ancillaries with further <keyword id="6362476" type="ORGANIZATION" weightage="100" keywordseo="investments">investments</keyword> of Rs 5,000-10,000 crore and thousands of skilled jobs, he had said.
