New Delhi, Nov 25 () Realty major DLF's arm will invest around Rs 1,500 crore in the next two years on construction of over 3 million sq ft office space in Gurugram, Haryana to tap into growing demand for commercial properties from corporates and co-working players.
 DLF Cyber City Developers Ltd (DCCDL), a joint venture between DLF and Singapore's sovereign wealth fund GIC, has initiated the development of its new mixed-use project 'Downtown' comprising 11 million sq ft of leasing area. DLF has 67 per cent stake in the DCCDL, while GIC has the rest.
 "We are developing 3.2 million sq ft office space in the first phase of this new project, located on national highway and adjacent to DLF Cyber City project," DLF's Managing Director (Rental business) Sriram Khattar told .
 To begin with, he said the company has started construction work on two identical buildings of 7.5 lakh sq ft each.
 "We are constructing these two buildings on steel structure with no basement for faster execution. The target is to complete by end of the next year," he said.
 The construction work on the remaining 1.7 million sq ft will start soon and get completed by end of 2021, Khattar added.
 "There is a huge demand for office space in Gurugram from corporates as well as co-working operators. Our commercial buildings in Gurugram are almost completely occupied. Therefore, we have started this new project to cater to the growing demand," Khattar said.
 DCCDL has already started leasing space in this project and is expecting a rental of around Rs 120-125 per sq ft per month.
 Asked about project cost, Khattar said the construction cost is estimated to be around Rs 5,000 per sq ft.
 The DCCDL has started planning for the remaining 8 million sq ft development in the 'Downtown' project.
 Talking about other projects, Khattar said the DCCDL has completely leased its commercial project Cyber Park in Gurugram comprising 2.5 million sq ft area. It expects to earn a rental of about Rs 375 crore annually.
 The 12-acre project 'Cyber Park' has been developed at an estimated cost of about Rs 1,500 crore.
 The DCCDL currently has a rental portfolio of over 30 million sq ft with an annual rental income of over Rs 3,000 crore. It is currently developing 6.6 million sq ft projects across the country.
 DLF has developed around 153 real estate projects and an area of about 330 million square feet. It currently has 221 million sq ft of development potential across residential and commercial segment. MJH SHW

At 11 am today, the much-awaited full budget for 2024-25, the first under the Modi 3.0 government, will be presented on the floor of the Parliament. All eyes will be on the major announcements made by the finance minister and the government's forward-looking guidance about the overall economy. Before presenting the Budget, the finance minister will go to the North Block, where the Ministry of Finance is housed. About half an hour before the budget is presented, a Cabinet meeting headed by the prime minister is usually held, where ministers are briefed about the budget and Cabinet approval is taken. Putting aside the details of the upcoming budget, let us review the budget-making process and sequence of events typically followed. The Ministry of Finance typically issues circulars to all ministries, Union territories, States, and autonomous entities to send their demands and recommendations for the Union budget around September-October, with budgets typically tabled on February 1. Another key event before the budget presentation is the 'halwa ceremony'. A few days before the budget is presented, the government has a tradition of conducting a 'halwa ceremony', marking the start of budget document printing. The Halwa ceremony is significant as it also marks the beginning of a lockdown at the finance ministry, meaning no official is allowed to leave the ministry compound. Everyone on the budget team is allowed to leave only after the financial document is presented in Parliament. The printing of the Union Budget inside the basement located in the North Block has been a permanent feature since 1980. A day before the budget is scheduled to be tabled, the government typically releases its Economic Survey. This year, too, the same norms were followed. The Economic Survey serves as a crucial input for budget formulation. It is prepared by the Chief Economic Advisor and provides an overview of the country's economic performance, prospects, and policy recommendations, including future outlook. India is poised to remain the fastest-growing major economy in 2024-25, Chief Economic Adviser V Anantha Nageswaran said in a press conference after the tabling of the Economic Survey. The Economic Survey tabled projected India to grow at 6.5-7.0 percent in 2024-25. As per the Economic Survey 2023-24 tabled by Finance Minister Nirmala Sitharaman, the Indian economy is on a strong and stable footing, demonstrating resilience in the face of geopolitical challenges. The first Economic Survey reportedly came into existence in 1950-51, when it used to be a part of the budget documents. In the 1960s, it was separated from the budget documents and presented a day before the Union Budget. The budget, once it is presented, is then subjected to detailed debate and discussion in both houses of Parliament, allowing members to scrutinise its provisions, raise concerns, and propose amendments. Following its presentation and approval by Parliament, the Union Budget sets in motion a series of post-budget activities aimed at implementing its provisions and achieving the outlined objectives. Like the previous few full Union budgets, the Budget 2024 will also be delivered in paperless form. An Interim Union Budget 2024 was presented on February 1, as the country was due for general elections later in the year. All the Union Budget documents, including the Annual Financial Statement (commonly known as the Budget), Demand for Grants (DG), and Finance Bill, as prescribed by the Constitution, will be available on the "Union Budget Mobile App" for hassle-free access to budget documents by Members of Parliament (MPs) and the public. At 12:30 PM, 2000 railway infrastructure projects worth over Rs. 41,000 crores will be dedicated to the nation. "In order to enhance the travel experience, 553 stations will be redeveloped under the <keyword id="20270535" type="General" weightage="20" keywordseo="amrit-bharat-station-scheme" source="keywords">Amrit Bharat Station Scheme</keyword>. The foundation stones for these stations would be laid. Overbridges and underpasses across India will also be inaugurated. "These works will further 'Ease of Living' for the people." In a major step to provide world class amenities at railway stations, the Prime Minister will lay the foundation stone for redevelopment of 553 railway stations under the Amrit Bharat Station Scheme. These stations, spread across 27 states and Union Territories, will be redeveloped at a cost of over Rs 19,000 crore. These stations will act as 'City Centres' integrating both sides of the city. They will have modern passenger amenities like roof plaza, beautiful landscaping, inter modal connectivity, improved modern facade, kids play area, kiosks, food courts, etc. They will be redeveloped as environment friendly and also <keyword id="20109552" type="General" weightage="20" keywordseo="divyang" source="keywords">Divyang</keyword> friendly. The design of these station buildings will be inspired by local culture, heritage and architecture. Further, the Prime Minister will inaugurate <keyword id="20727159" type="General" weightage="20" keywordseo="gomti-nagar" source="keywords">Gomti Nagar</keyword> station in Uttar Pradesh which has been redeveloped at a total cost of around Rs 385 crore. To cater to the increased future passenger footfall, this station has segregated arrival and departure facilities. It integrates both sides of the city. This centrally air-conditioned station has modern passenger amenities like Air Concourse, congestion free circulation, food courts and ample parking space in upper and lower basement. The Prime Minister will also lay the foundation stone, inaugurate and dedicate to the nation 1500 Road Over Bridges and Underpasses. These Road Over Bridges and Underpasses spread across 24 states and Union Territories, the total cost of these projects is around Rs 21,520 crore. These projects will reduce congestion, enhance safety and connectivity, improve capacity, and efficiency of rail travel.

A customary Halwa ceremony is performed every year before the "lock-in" process of the Budget preparations gets underway. This normally happens around middle of January when the exercise to finalise and print budget details starts in the basement of North Block. This year, as the budget is going paperless, the ceremony got delayed since the need for lock-in is not required. The <keyword id="6360189" type="COMPANY" weightage="20" keywordseo="union-budget">Union Budget</keyword> 2021-22 is to be presented on February 1. The Halwa is prepared in a large utensil in the presence of <keyword id="47209" type="COMPANY" weightage="20" keywordseo="Finance-Ministry">Finance Ministry</keyword> officials, including ministers, and sharing the sweet dish is considered auspicious before starting any good work. Due to the Covid-19 pandemic, there was question mark over the ceremony this year. On the occasion, the Finance Ministry also launched the 'Union Budget Mobile App' for hassle-free access to Budget documents by the MPs and the general public using the simplest form of digital convenience. The app facilitates complete access to 14 Union Budget documents, including the Annual Financial Statement (commonly known as Budget), Demand for Grants (DG), Finance Bill etc. as prescribed by the Constitution. The Budget documents will be available on the app after the completion of the Budget speech by the Finance Minister on February 1. At the Halwa ceremony, Sitharaman was accompanied by Union Minister of State for Finance &amp; Corporate Affairs Anurag Singh Thakur; A.B. Pandey, Finance Secretary &amp; Secretary (Revenue); T.V. Final stage of Budget 2021-22 commences with Halwa ceremony

From her hospital bed, the ailing markswoman joined the proceedings in the second international online shooting championship through Zoom App, and expressed her delight at being part of an initiative that also resulted in a virtual post-match press conference. "I am too glad to be here. I am missing shooting very much," she said smiling, as one of the competing shooters called her the real champion. "It's a great opportunity to be with you all. Seeing you all I am feeling very happy," the shooter, who is undergoing chemotherpahy, added. Former India shooter Shimon Sharif, the brainchild behind the novel initiative, welcomed the shooter along with Olympian Joydeep Karmakar. Both Joydeep and Sharif were part of the commentary team for the tournament that aims to help shooters from several countries stay in touch with competition amid the lockdown brought about by the COVID-19 pandemic. "She is not able to shoot for quite some time. But it's definitely a big matter for us that she has joined us from the hospital, from her bed, so that she doesn't miss the online competition. It's definitely a touching moment for us," said Joydeep, who missed a medal at the 2012 London Olympics by a whisker. The shooting community prayed for a speedy recovery as she got involved in the championship as a 'special guest'. The Indian shooters dominated the second edition of the competition with Sanjeev Rajput and Shahzar Rizvi winning the gold medals in their respective 10m air rifle and air pistol finals on Saturday. Rajput, an Olympic quota holder in 50m Rifle 3 Positions, won in the 10m Air Rifle with a score of 252.6 to beat Austria's Martin Strempfl by 0.9 points in the 24-shot final. Pleased to have ended on top with a good score," World Cup gold medallist Rajput tweeted after the event. In the 10m Air Pistol, it was Rizvi who finished on top with a score of 241.7 ahead of 2017 World Cup Final bronze medallist Amanpreet Singh by a slender margin of 0.2. Shooters participate in the championship by logging into the Zoom platform from their respective locations and shoot electronic targets set up in their houses, the screen for which is shared for the scores to be marked. As Chennai floods saw claims of over Rs 1500 crore, the motor insurance companies are treading the path carefully and have decided to make premium 15% higher. 
 
"We will have to build in the factor of flood for all big cities that are developing fast and premium should go up by 10%-15%. Simple clogging due to rain water can enter basement parking and result in claims,” Vijay Kumar, head of motor insurance Bajaj Allianz General Insurance, told ET. 
 
The Rs 1500-crore claim during Chennai floods was more than that of 2006 Mumbai floods claim. Experts say that higher claims in metros act like a whip, thereby increasing the premium.
