The 47-year-old reportedly complained of uneasiness and collapsed at his residence on Thursday. He was rushed to the <keyword id="1031120" type="General" weightage="50" keywordseo="bellevue-hospital" source="Orion">Bellevue Hospital</keyword> in <keyword id="5035" type="General" weightage="20" keywordseo="andheri" source="Orion">Andheri</keyword> by his family. "He was brought to the hospital late last evening and an angioplasty was performed last night. He is fine. He is in the ICU," the official told PTI. As per media reports, <keyword id="22236" type="General" weightage="50" keywordseo="talpade" source="Orion">Talpade</keyword> had returned home Thursday from the shoot of his upcoming movie "Welcome to the Jungle". A family member said the actor was recovering well and urged the media to maintain privacy. "He is doing well. He is doing much better. We would request you to give us privacy," the family member told PTI. The projects — which have a development potential of 4.4 million square feet — would aid L&amp;T Realty’s geographical expansion in Mumbai. This is also a part of the company's larger plan to strengthen its footprint in major metros by adding around five million square feet per year over the next five years. “We are committed to expanding our reach and continue looking into new markets. With signature elements from L&amp;T Realty, these projects will have iconic features,” said Shrikant Joshi, MD and CEO of L&amp;T Realty. According to the company, the South Mumbai project would be developed over a land parcel of five acres that offers clear harbour views, along with good connectivity to all parts of Mumbai. This residential complex will have 50 storey twin towers with luxury amenities and retail. Meanwhile, the company would develop a 20 tower residential complex in Andheri that falls under western suburbs. This would be L&amp;T Realty’s first project in the region. The Thane project will be developed on a six-acre land parcel, surrounded by social infrastructure and “ample amenities in-house”. L&amp;T Realty has an extensive portfolio spanning 70 million square feet — spanning Mumbai, Navi Mumbai, Bengaluru, Chennai, National Capital Region (NCR) and Hyderabad — across residential, commercial and retail developments. L&T Realty to develop residential projects worth ₹8,000 crore in South Mumbai, Andheri and Thane

Twelve private lab chains have been roped in for conducting tests for novel <keyword id="1754604" type="PERSON" weightage="20" keywordseo="coronavirus">coronavirus</keyword> disease, Indian Council of Medical Research (<keyword id="6364396" type="UNKNOWN" weightage="20" keywordseo="ICMR">ICMR</keyword>) said on Monday. Speaking at a press conference, Dr Balram Bhargava, Director of the apex medical research body ICMR said, "12 laboratory chains have been registered and have started functioning. These 12 labs have at least 15,000 collection centres across the country." Bhargava also said that two companies have started working on manufacturing test kits to conduct the test on a fast track basis. Lal Path Labs, Block -E, Sector 18, Rohini, Delhi has been accredited for conducting the novel coronavirus test in Delhi. In Gujarat, Unipath Specialty laboratory limited has been given the nod by the ICMR. There are two labs in Haryana - Strand Life Sciences and SRL Limited, both in Gurugram. Most number of private lab chains has been accredited in Maharashtra - at least five. These are Thyrocare Technologies Limited in Navi Mumbai, Suburban Diagnostics (India) Pvt Ltd in <keyword id="54522" type="LOCATION" weightage="20" keywordseo="Andheri-West">Andheri West</keyword>, Metropolis Healthcare Ltd in Kohinoor mall, Sir H.N. Reliance Foundation Hospital and Research Centre and Molecular Medicine, Reliance Life Sciences Pvt Ltd in Navi Mumbai, and SRL Limited in Goregaon. In Tamil Nadu, two private labs have been roped in. These are Department of Clinical Virology, CMC, Vellore and Department of Laboratory Services, Apollo Hospitals Enterprise Ltd, Chennai. As per the health ministry guidelines, the price for COVID-19 test ranges from Rs 1,500 to Rs 4,500, and not complying to the price range could invite legal action.

According to a <a href="http://www.businessinsider.in/searchresult.cms?query=Railway+Protection+Force&amp;sortorder=effectivedate">Railway Protection Force</a> (<keyword id="49492" type="ORGANIZATION" weightage="20" keywordseo="RPF">RPF</keyword>), Ranji cricket player Singh drove his four-wheeler directly onto the platform number one of <keyword id="5035" type="COMPANY" weightage="20" keywordseo="Andheri">Andheri</keyword> railway station, one of the busiest suburban stations, at around 7.20 am. 
 
The car was immediately confiscated by RPF officials and Singh was taken into custody. The incident caused chaos at the Andheri railway station as daily commuters were rushing to catch the local trains to their offices. 
 
Singh is likely to be booked under various sections of the Railway Act.

According to reports, e-commerce giant <keyword id="541988" type="COMPANY" weightage="20" keywordseo="SnapDeal">Snapdeal</keyword> is shifting their staff from a 200-capacity space in Malad, Mumbai to about 90-seats in the <keyword id="3502552" type="UNKNOWN" weightage="20" keywordseo="Awfis">Awfis</keyword> Space Solutions. 
 The first thought that comes to mind after reading this is that the e-commerce industry in India is running into such high losses that cutting costs has become necessary. The other thing worth noting is the fact that <keyword id="2498362" type="UNKNOWN" weightage="20" keywordseo="co-working">co-working</keyword> spaces have become such a norm that companies prefer it over the traditional office space. 
 Even as cash-strapped <keyword id="6362513" type="ORGANIZATION" weightage="20" keywordseo="Startups">startups</keyword> are creating demand for co-working spaces in the metro cities, it is not clear why Snapdeal decided to move employees into this setup. The company told media earlier that the move to shift its Mumbai office to a co-working hub is not aimed at <a href="http://www.businessinsider.in/Now-you-can-list-your-car-for-rent-and-get-paid-for-it/articleshow/55154351.cms">cost reduction.</a> It is to make commuting easier for as the new office is centrally located and provides better public transport connectivity with Mumbai metro in the vicinity. 
 
However, sources have confirmed that the company's move comes after it decided to cut on the space requirements as per the <a href="http://www.businessinsider.in/Redefining-the-concept-of-tea-breaks-for-corporates/articleshow/55095324.cms">business demand</a>. 
 According to a <keyword id="6363605" type="CITY" weightage="20" keywordseo="knight-frank">Knight Frank</keyword> report, any office space maintenance and cost in Mumbai, Delhi or Bangalore can cost between US$25,000 to US$30,000 a year. The report suggested that office sharing could save new businesses between 73 percent and 76 percent of the total cost. In India as of now, there are close to 61 co-working spaces, according to startup tracking firm Traxcn, of which 16 were set up in 2016 and this number keeps growing. Recently, U.S. office rental startup WeWork announced that it is opening a center in India starting from the second quarter of 2017. 
 
So what is the real pull here? Most start-ups working out of this space think it’s the opportunity to work with people with different skill sets that can act as a pool of talent, mentors, and advice.

Snapdeal is moving its employees to this co-working setup

Earlier, it was just the land that was given to actress turned BJP politician <keyword id="2733" type="PERSON" weightage="100" keywordseo="Hema-Malini">Hema Malini</keyword> in Andheri for setting up a dance academy that had irked some people. However, in the latest turn of events, the reports of the cost of that land are out, and we are sure that they would be as shocking to you as they were to us. 
 
The 2,000 square metre plot situated in Oshiwara in the Andheri region of Mumbai was given to the BJP MP for a mere sum of Rs 70,000. As per the market value, the plot would have cost her at least Rs 40 crores, had the ‘dream girl’ not been granted the favour for belonging to the ruling party. 
 
The details were revealed only when RTI activist Anil Galgali filed a query before the Mumbai suburban collector, seeking details of the land that was being handed over to her. 
 
"First of all the government hands over a prime plot at dirt cheap rates to an organization run by a party MP, which it self is questionable. Secondly the earlier plot of land given to Hema should have been taken back before handing over this plot of land. Maharashtra is not a cash rich state, we have farmers committing suicides and have a debt burden of Rs 3, lakh crore. How is it public interest giving land to her at such rates." Galgali was recorded saying. 
 
After the case came into light, the Mumbai Suburban collector has reportedly written to Hema to hand over the old plot, which was issued to her in 1997 but saw no development whatsoever because of falling under Coastal Regulation Zone. Also, the collector has asked Hema to furnish details of at least 25% of the project cost (of Rs 18.5 crores) to the government, before the said land can be allotted to her.

 At crowded places like <keyword id="5490" type="CITY" weightage="100" keywordseo="Versova">Versova</keyword>, <keyword id="5035" type="COMPANY" weightage="100" keywordseo="Andheri">Andheri</keyword> and <keyword id="6354719" type="COMPANY" weightage="100" keywordseo="Ghatkopar">Ghatkopar</keyword>, there were instances where other commuters crossed the automated fare collection (AFC) gate after one person swiped his card. The same trick can be used when passing out of the AFC gate. 
 
But if you are not so lucky and get caught travelling without a ticket, you will have to pay a penalty, along with the stipulated fare. The penalty amounts to Rs 50 for the Mumbai Metro and Rs 200 for the monorail – a paltry sum in both cases. 
 
The Mumbai Metro did not have the number of people who had been charged for travelling without tickets or for violating rules.

<ul><li>Mumbai’s <keyword id="13353446" type="General" weightage="20" keywordseo="home-registrations" source="Orion">home registrations</keyword> topped 10,000 for the third consecutive month in August.</li><li>New <keyword id="826584" type="General" weightage="20" keywordseo="metro-lines" source="Orion">metro lines</keyword> have become operational driving demand in new micro markets.</li><li>Western suburbs are seeing a lot of new launches, while Kanjurmarg, Dombivli and Navi Mumbai are seeing traction too. </li></ul>India’s most valuable real estate market has been on an upswing — for the third consecutive month in August, its monthly housing units registered were over 10,000. The number of home registrations in August were up 27% when compared to the same period a year before, while their overall value was up 26% — indicating that the market is growing in both value and volume. “The Mumbai market has been stable despite interest rate hikes and the levy of metro cess. Increase in wages and employment opportunities and return-to-work scenario are expected to keep home buying activity healthy,” said a report by Nuvama which believes that the sales would improve going ahead and large developers will benefit most from the trend. Metro lines &amp; new markets Real estate experts say that many trends are driving this change, including stabilisation in interest rates, the post pandemic-era need for large living spaces and the entry of young home buyers into the market. Within Mumbai, however, accelerated new launches as well as improvement in infrastructure — is propelling growth across micro markets. “The upward trajectory is also fueled by the government's progressive policies and infrastructure investments across MMR. With new Metro lines, flyovers and roads, the connectivity factor has played a major role in offering options at newer locations, which often come at more efficient prices,” said Lucy Roychoudhury, head of sales and marketing at Runwal Group. Homebuyers are also now confident of real estate as an asset class, comments Dhaval Ajmera, director, Ajmera Realty &amp; Infra adding that the growth in sales is due to the-dual effect of the need to upgrade to a bigger and better living spaces and focused impetus on infrastructural developments across the city. Rise in re-development projects, rising rentals are also driving people towards home buying. Pockets of growth Apart from the existing Versova to Ghatkopar metro line, the Dahisar to DN Nagar line has become operational along with Dahisar to Andheri. Moreso, seven more lines cutting across Mira Road, Vikhroli, Wadala and more are under construction along with Navi Mumbai lines cutting Kharghar, Belapur and more. “The operationalisation of the second phase of two metro lines seems to have benefited the real estate activity in this region,” said Anuj Puri, chairman of Anarock Group. The highest number of new launches in April to June 2023 shows that the highest number was recorded in the Western suburbs at 55%, says data by Anarock. “Housing demand in relatively newer micro-markets like Kandivali, Ghatkopar, and Kharghar has seen a sharp rise,” says Arun Sharma, AVP of sales &amp; marketing at Viceroy Properties. Locations such as Kanjurmarg, Vikhroli, Dombivli and a few others in Navi Mumbai, have emerged as new points of interest in MMR, says Roychoudhury. Even as patterns are changing, the love for ‘large homes’ are intact as properties priced above ₹2.5 crore accounted for a fifth of the launches — and the market is still skewed towards high-end and ultra-luxury segments. The ultra-luxury segment includes HNIs and UHNIs looking to close favourable deals by utilising the gains made through other investment avenues, primarily the booming stock markets,” says Puri.

Mumbai’s rising metro connectivity fuels home sales in new micro markets

In a bizarre development, the Securities &amp; Exchange Board of India (<keyword id="35210" type="General" weightage="100" keywordseo="SEBI" source="Orion">SEBI</keyword>) has released a list of some nine <keyword id="65338" type="General" weightage="50" keywordseo="income-tax-department" source="Orion">Income Tax Department</keyword> defaulters comprising companies and individuals who have reportedly gone 'missing' and untraceable. The matter came to light when the SEBI Recovery Officers attempted to serve the notices of demand on these defaulters against whom the Recovery Certificates have been drawn up. Some of the defaulters who have to cough out unspecified amounts of dues are missing for the past nearly two years, and some others untraceable for the past two weeks, from one or multiple addresses available with the market regulator. They are: MYNK1906 Industries India Ltd, with three known addresses, one at Vile Parle and two in south Mumbai; Inducon India Ltd., with two addresses, one each in south Mumbai and Andheri, (both untraceable since April 27, 2021). There's Classic Press International Ltd., with two addresses in Goregaon suburb, but is said to be out of bounds since June 17, 2021. Three others that are 'missing' since July 19, 2022 from multiple addresses are: Goodearth Financial Services Ltd, from Vile Parle east; <keyword id="15907249" type="General" weightage="50" keywordseo="aci-infocom-ltd" source="Orion">Aci Infocom Ltd</keyword>, operating from three addresses in Kandivali and three in Nariman Point; and Tejoomals Industries Ltd, not located at its sole address in Santacruz. Rajendra Mining Spares Co. Ltd, working from two locations in Andheri east has gone untraceable since July 26, 2022; Gloria Leasing Ltd, operating from south Mumbai and Karjat in Raigad, not available since September 29, 2022. Dynavox Industries Ltd, functioning from two neighbouring locations in Worli, has become missing since this month, December 6, 2022. Welcoming the SEBI move, <keyword id="15907248" type="General" weightage="50" keywordseo="trade-unions-joint-action-committee" source="Orion">Trade Unions Joint Action Committee</keyword> (TUJAC) <keyword id="352912" type="General" weightage="50" keywordseo="convenor" source="Orion">Convenor</keyword> and banking expert Vishwas Utagi said that it is "a matter of serious concern" how these entities and the individuals connected with them have abruptly gone off the radar, and must be probed. "These companies are liable to pay their dues and various government taxes... If they don't come forward, it will pave the way for SEBI to move other agencies and invoke relevant laws to attach and sell off these defaulters' assets to recover its outstanding amounts," Utagi told IANS. Admitting to the 'untraceable defaulters', the SEBI said that it has not been able to serve the Notice of Demands on them "at their last known address". The SEBI has 'advised' these defaulters to contact the Recovery Officer Srishti Ambokar vide a letter or email within a fortnight by January 12, 2023. It has also appealed to the general public that if anybody has any knowledge on the whereabouts of these defaulters, they can write/email to the Recovery Officer by the same date, though in this era, no telephone numbers are provided. Whitefield in Bangalore, Gachibowli in Hyderabad and Wagholi in Pune are some of the micro-markets that have seen good price appreciation. Overall, across the top 7 cities, the average growth in property prices has been anywhere between 8-10%. As per Anarock, it’s expected to see at least 12% increase in 2024. Emerging infrastructure is also expected to push for price growth. Mumbai Metro Connectivity in the western suburbs has pushed up the housing demand in the Andheri-Borivali belt significantly. “With the backdrop of tremendous infrastructural development going on in full swing across the cities and states, we foresee the emergence of newer micro-markets as well as the strengthening of the existing ones. Similarly, the demand for housing in other cities and peripheries is expected to grow, owing to the phenomenal connectivity boost, leading to price growth across the targeted micro-markets,” Dhaval Ajmera, director, Ajmera Realty tells Business Insider India. While home prices might turn pricier, there is a chance that the net costs of home buying may go down if interest rates ease. The central bank has kept base interest rates unchanged for the fifth consecutive time in December. A few experts hope that a lower interest rate cycle might kick off in the coming year. "In 2024, we are likely to see a renaissance with affordability levels expected to be on an improving trajectory as macroeconomic fundamentals support a repo rate reversal and thereby interest rate reduction that could provide another fillip to the residential sales market," said a JLL report Home Purchase Affordability Index' (HPAI). The depreciation of the rupee against major global currencies, together with stable economic conditions in India is also a factor. Emerging tier-2, tier-3 opportunity Growing affluence in smaller cities and towns is also building demand for branded homes. Many developers will be going beyond top 8 cities where demand for amenities-driven homes is going up. Most of this demand is seen in tier 2 &amp; 3 cities such as Lucknow, Jaipur, Ahmedabad, Coimbatore and Chandigarh. “What aids the real estate market in these smaller towns and cities is their affordable prices as against big cities and the superior infrastructure that many of these Tier 2 and Tier 3 cities provide,” said Chitnis. There is a lot of home-buying interest by NRIs in such cities too, especially Kochi and Ahmedabad. That’s where a chunk of the new demand for the coming year will come from. These regions provide profitable prospects for developers and homeowners, say developers. “Our prognosis for continued development is positive beyond the top 7 and 8 cities. We anticipate a spike in major branded properties due to growing demand and promising development opportunities in emerging economies. This growth is driven by greater connectivity, changing lifestyle preferences, and infrastructure developments,” says Yagnik.
