July's here, and as we inch closer to the budget, which is set to be presented around the latter half of July, there is much talk about how it will affect our pockets. Reports suggest the government is considering raising the <keyword id="20429578" type="General" weightage="20" keywordseo="standard-deduction" source="keywords">standard deduction</keyword> threshold from existing Rs 50,000 to Rs 1,00,000, amidst other things. The most common wish for a salaried employee is to reduce the income tax rates across all slabs, but at the moment, this seems unlikely. That aside, we decode the common man's wish list and what they look forward to in terms of <keyword id="22225988" type="General" weightage="20" keywordseo="income-taxes" source="keywords">income taxes</keyword> as the Finance Minister <keyword id="19916618" type="General" weightage="20" keywordseo="nirmala-sitharaman" source="keywords">Nirmala Sitharaman</keyword> drafts the budget. <h2>Wish 1: Raise the standard deduction to Rs 1 lakh</h2>A standard deduction is a fixed amount that you can deduct from your taxable income right away, to reduce your overall tax liability. You do not need to furnish any proofs for this amount. Currently, this stands at Rs 50,000, under both old and new tax regimes. Raising this threshold to Rs 1,00,000 will mean more disposable income in your hands. And as per the policy experts, this is the most likely change that we can expect under the new budget. <h2>Wish 2: Increase the <keyword id="20228341" type="General" weightage="20" keywordseo="basic-exemption-limit" source="keywords">basic exemption limit</keyword> in new tax regime</h2>As per EY's pre-budget expectation report, an increase in the basic exemption limit from the present Rs 3,00,000 to Rs 5,00,000 would immensely benefit the common man. Earlier, this limit was set at Rs 2,50,000. Note that unless you specifically opt for the old regime, the new tax regime is considered as your default choice starting 2023. If your annual income is equal to, or falls below this basic exemption limit, you do not have to pay any income tax. <h2>Wish 3: Increase tax-free limit of LTCG gains </h2>At present, if you sell any equity mutual fund unit or share after more than 12 months of holding it, you'll have to pay a 10% long-term capital gains (LTCG) tax. However, within one financial year, long-term capital gains below Rs 1,00,000 are tax-exempt. As EY's report notes, raising this extant tax-free limit to Rs 2 lakh would be beneficial, especially in boosting long-term investing sentiment in the country. But will this come true? Only Nirmala Sitharaman knows! <h2>Wish 4: Consider some tier-2 cities as metros for HRA exemption </h2>Residents of Gurugram, Noida, Bengaluru, listen up! HRA, or House rent allowance is a crucial component of our salary, and hence, our tax planning as well. You can get HRA exemption on the lowest amount amidst these 3: 1. Actual HRA received 2. 50% of salary for metro cities (Delhi, Mumbai, Kolkata, Chennai) 3. 40% of salary for non-metro cities 4. Rent paid- 10% of salary But its no secret that residents of nearby cities like Noida, Gurugram, Faridabad, or rapidly developing urban hubs like Pune, Ahmedabad, Ghaziabad, Hyderabad, Bengaluru, Thane bear the brunt of sky-high residential rents that takes a huge toll on their monthly income. Yet, they cannot claim 50% of their salary for HRA exemption. Since these cities has been classified as a non-metro, residents can claim a maximum of 40% of their salary as exemption. In case rent exceeds Rs 1,00,000 annually, you are also required to furnish the PAN details of landlord, along with a formal rental agreement. Consider this. You live in Delhi, and have an annual income of Rs 10,00,000. For HRA purposes, you can claim exemption of up to Rs 5,00,000, since Delhi is considered a metro. But, if you live in Ghaziabad, or Noida, the limit available to you sharply falls down to Rs 4,00,000. This budget, as reports note, considering these cities as metros for tax purposes would provide some relief to the common man's pocket. Per a recent report by ANAROCK research, the top 7 cities in the country (Mumbai metropolitan region, Hyderabad, Bengaluru, Pune, Delhi NCR, Chennai and Kolkata) saw an average price rise between 13-39% on a yearly basis. In fact, it was Hyderabad recorded the highest yearly price rise in residential property last quarter, jumping by as much as 39%. <h2>Wish 5 : Enhance exemption limits under the old regime</h2>The list is endless, but so are our wishes! Experts are also suggesting an enhancement in the existing limit for deduction towards interest on housing loan for self-occupied house. From its present limit of Rs 2 lakh, it should be taken to Rs 3 lakh. Also, the Rs 2-lakh cap on set off of house property loss against other heads in the same year should be done away with. For senior citizens, there should also be greater clarity on how funds received from <keyword id="19919089" type="General" weightage="20" keywordseo="nps" source="keywords">NPS</keyword> (National Pension System) via the systematic lumpsum withdrawal plan should be taxed. Well, we can only hope some, if not all of these wishes come true when finance minister presents the union budget in the parliament this month.

Budget 2024: Increase standard deduction, exemptions and more, an aam aadmi's wishlist

A new report by <keyword id="15513448" type="General" weightage="20" keywordseo="CREDAI-Anarock" source="Orion">CREDAI-Anarock</keyword> suggests that India will see a demand for 223 million sq.ft for Grade A warehousing properties over the next three years, requiring about $3.8 billion in funding. Of this, the sector already has a ‘dry powder’ funding of $900 million from existing commitments, according to the CREDAI-ANAROCK report titled 'India Warehousing - A Sunrise Sector'. Demand for Grade A warehousing facilities is constantly rising due to its direct and indirect beneficial impacts on overall operational efficiencies. “Warehousing in India has gained significant attention from investors as the country is poised to upgrade its supply chain to reach its goal towards a $5 trillion economy,” said Shobhit Agarwal, managing director and chief executive officer at <keyword id="10320617" type="General" weightage="20" keywordseo="Anarock-Capital-Advisors" source="Orion">Anarock Capital Advisors</keyword>. <keyword id="9205534" type="General" weightage="20" keywordseo="warehousing-demand" source="Orion">Warehousing demand</keyword> is not only increasing in metro cities but is also seeing a rapid rise in Tier 2 and Tier 3 cities, the report said. According to the report, the absorption of Grade A warehousing increased from 34 million sq. ft in 2018 to 48.5 million sq. ft in 2021 at a compound annual growth rate (CAGR) of 12.6%. Meanwhile, supply in this category rose from 37.8 million sq. ft to 51 million sq. ft in the same period at a CAGR of 10.6%, the report said. “Warehousing demand will continue to grow in future due to increasing demand resulting from increased consumption. The warehousing segment is range bound and a high revenue generator. While the IRR (internal rate of return) is higher, the risk is lower, and production is faster. India needs $3.8 billion funding to meet warehousing demand over three years: Report

In the first half of FY23, private equity investments in the space stood at 1,862 million. The average ticket size of an investment also grew from $75 million in H1 FY22 to $121 million in H1 FY23. “The commercial real estate space is being preferred by private equity investors. The investment share of commercial assets in the overall real estate pie has increased from 18% in H1 FY22 to 67% in H1 FY23,” Shobhit Agarwal, MD &amp; CEO, Anarock Capital said. NCR beats the financial capital of India Most of these investments flowed into NCR which saw a 61% rise – in H1 FY23, the investments stood at $992 million — that’s almost half of all private equity investments in commercial real estate. Chennai is the next private equity favourite with investments worth $257 million followed by <keyword id="6358070" type="General" weightage="20" keywordseo="mumbai" source="Orion">Mumbai</keyword> ($156 million), Hyderabad ($129 million), <keyword id="6354321" type="General" weightage="50" keywordseo="bengaluru" source="Orion">Bengaluru</keyword> ($15 million) and <keyword id="2094" type="General" weightage="50" keywordseo="pune" source="Orion">Pune</keyword> ($5 million). Domestic investments increased by 45% and foreign investments increased by 36% of the total capital inflows in Indian real estate in H1FY23 as compared to H1FY22. Over half of private equity investments in commercial real estate were in NCR, says report

Last year, property prices went up by 6% across the top 7 cities. In contrast, property prices in 2021 remained either constant or appreciated by 3-4% maximum. Over a five-year period, however, an 11% property price appreciation was seen across the top 7 cities – rising from an average of ₹5,551 per sq ft. in 2018 to approximately ₹6,150 per sq ft in 2022. “Investment in residential real estate is a very different kettle of fish than end-user homebuying. When the intention is returns on investment, knowing how the housing asset class is performing is of prime importance. From a return-on-investment perspective, there are two buckets to check – capital appreciation and rental yields,” said Prashant Thakur, head of research at Anarock group, a real estate consulting firm. Housing sales have been slumping since 2017, which ended in huge inventory build up, which also muted growth in property prices. “Before the Covid-19 pandemic, property prices across cities remained range-bound due to a prolonged demand slowdown,” said Anarock. The report said that after the pandemic, demand soared across cities – as did developers’ input costs – causing prices to rise, particularly in 2021 and 2022. Branded developers who now account for most of the sales, have also <a href="https://www.businessinsider.in/business/news/people-ready-to-pay-15-20-premium-for-health-and-wellness-amenities-in-housing-properties-dhaval-ajmera/articleshow/95832362.cms">not shied away from price hikes</a> on the back of strong demand and rising construction costs. Bengaluru and Hyderabad saw the maximum 5-yearly increase – of 10% – in average property prices in the last five years in the top 7 cities, which include Delhi, Mumbai, Kolkata, Pune and Chennai. What’s your interest rate? The cost of owning has also gone up, especially since late last year. Since May 2022, the Reserve Bank of India has<a href="https://www.businessinsider.in/finance/news/rbi-hikes-interest-rates-by-25-basis-points-to-6-5-says-core-inflation-remains-sticky/articleshow/97716217.cms"> increased interest rates six times</a>, with the latest rate hike coming in February 2023. This takes the base interest rates to 6.5% For those who are keen on taking a loan to buy or invest in a housing property, it’s not going to be a cheap journey. Not only will they have to be ready for longer tenure loans, they might also look at <a href="https://www.businessinsider.in/personal-finance/news/how-you-can-handle-the-higher-home-loan-emi-burden/articleshow/97725816.cms">pre-paying certain amounts to </a>ensure the EMI burden isn’t too high. “The RBI will likely take a pause after a spate of interest rate hikes, so growth momentum will continue. 2023 will continue to be driven by end-user demand, but serious long-term investors will find the market dynamics more than favourable. Property prices are likely to rise by another 5-8% in the larger cities – this bodes well for investors focused on capital appreciation, but also means that rental demand will increase,” said Anarock. Rent versus EMI For those who are keen on paying their EMIs with the rent they make from a property, they must ensure that such properties are in urban areas. “The current rental demand will remain strong in all cities as urban work opportunities rise and more people migrate to cities,” the real estate consultancy said in a note. In 2020, rental yields had declined across most cities compared to the year before — as a natural fallout of the pandemic. As people worked from home and children attended schools from home too, many urban salaried individuals migrated to hometowns to save on rents. In 2021, rental yields rose but were still below 2019 levels. However, the year of 2022, with the post Covid reopening, led to a decent rise in rental yields – breaching pre-Covid levels. The sudden spurt in demand was driven by offices and schools reopening. According to a Magicbricks report, the average home rents went up by 13.5%% in 2022. The CEO of the property portal, Sudhir Pai, also <a href="https://www.businessinsider.in/finance/news/demand-supply-mismatch-pushes-home-rents-across-india-by-13-5-in-2022-magicbricks/articleshow/97804664.cms">predicted that rentals</a> could rise going ahead as prospective homebuyers may defer their purchase decisions to opt for rental homes due to rising interest rates and economic uncertainty. ‘Avoid under-researched investments’ “All the factors that drove up capital appreciation and rental yields are firmly in place, and the profitability potential for both investment rationales remains promising. There is little reason to be pessimistic in the current year, though under-researched investments and a short-term profit perspective must be avoided in 2023,” said Anarock. However, 2023 will face some headwinds in terms of economic slowdown and inflationary pressure, and this needs to be factored into all investment decisions that also includes real estate, the consulting firm says. It also advises that those who intend to invest should look for larger homes instead of small and compact homes – and the former will see more demand, thanks to the changing tastes of home buyers and tenants alike. Buying a house as an investment? No need to be pessimistic says Anarock

<ul><li>Rental values in the IT capital's prominent markets are expected to rise further by anywhere between 5-12% in 2023. </li><li>Bengaluru's Thanisandra Main Road and Marathahalli-Outer Ring Road have witnessed a steep rise of 24% each in residential rental values between Q1 2022 and Q1 2023. </li><li>Besides the prominent localities in Bengaluru, other cities also recorded notable rental values growth. </li></ul>The demand for residential rentals has significantly increased in many cities since the reopening of offices and schools after the third wave of Covid-19 in 2022, especially in the last year. Bengaluru, which is known as the IT/ITeS capital of the country, has experienced a remarkable surge in rental values. Real estate services company Anarock, through its analysis of monthly rents in the top 7 cities' prominent areas, has found that Bengaluru's Thanisandra Main Road and Marathahalli-ORR have witnessed the highest growth in residential rental values in Q1 2023 – rising 24% each from a year ago. The typical monthly rental for a standard 2-bedroom, 1,000 square foot home on Thanisandra Main Road went up from ₹21,000 in Q1 2022 to ₹26,000 in 2023. Meanwhile, at Marathahalli-ORR (Outer Ring Road), the average monthly rent increased from ₹22,500 last year to ₹28,000 in Q1 2023. Says Prashant Thakur, senior director and head, research, Anarock Group, “When it comes to rental demand and zooming rents, Bengaluru currently stands out among the top 7 cities, with East and North Bengaluru the biggest blips on the rental radar map owing to the IT/ITeS belt there. Whitefield, Sarjapur Road, Marathahalli-Bellandur Outer Ring Road, Thanisandra Main Road and even Hebbal are the clear chartbusters.” He adds that rental values in the IT capital's prominent markets are expected to rise further by anywhere between 5-12% in 2023, depending on the location, property, builder-type and other aspects. Interestingly, the next two two areas with the highest rental value growth rates among the seven cities were also located in Bengaluru. Whitefield, which is another significant IT/ITeS hub, experienced the second-highest increase in rental value, with a growth rate of 21% during the same period. That translates to an average increase of ₹4,600/month. The third spot was taken by Sarjapur Road in Bengaluru, which experienced a rental value growth of 20%, with the average rental value increasing by ₹4,500/month from ₹22,500/month in Q1 2022 to ₹27,000/month in Q1 2023. <cmsannotation type="cmsannotation" annotationid="Significant increase in rental yields" comment="subhead" text="Significant increase in rental yields">Significant increase in rental yields</cmsannotation> In India, the residential rental yield, which represents the annual return on investment in a property, had remained stagnant for a long time, with the national average hovering around 3% in the years before the pandemic. As of the end of Q1 2023, Bengaluru has the highest rental yield among the top 7 cities, at 4.1%, followed by Mumbai at 3.9%. Prior to the pandemic, Bengaluru had the highest rental yield at 3.6%.

This is 80% higher than those in 2021. “2022 was a watershed year for the <keyword id="7695553" type="General" weightage="20" keywordseo="Indian-housing-sector" source="Orion">Indian housing sector</keyword>, with sales breaching the previous peak levels of 2014. In response to this high demand, developers remained focused on completing their previously launched projects,” said Puri. The National Capital Region of Delhi (NCR) witnessed muted growth in the number of units being completed in 2022 with 86,300 units. The report suggests that 2023 is poised to be another rocking year as long as construction proceeds as per timeliness and no major headwinds obstruct it. “If construction proceeds unhampered and as per schedule, NCR is likely to see the maximum completions in the year,” said the report. Meanwhile, Pune recorded a growth of 82% in home completion with 84,200 units completed in 2022. Bengaluru, Hyderabad, and Chennai collectively saw nearly 81,580 units completed in 2022, against 63,870 units in 2021. Lastly among the top seven cities, Kolkata nearly doubled the unit completion with 23,190 units completed in 2022, against 11,620 units in 2021. Over 5.4 lakh housing units to be completed across top 7 cities in 2023: Anarock report

Overall, the gap between the average cost of debt and RBI’s repo rate has also come down drastically – from nearly 550 basis points in Q4 FY20, to 224 basis points at the end of Q2 FY23, reflecting the improved credit profile of realty companies even though interest rates have spiked. Robust topline performance was a key driver for pushing down the average cost of debt for these eight listed companies, namely – <keyword id="139366" type="General" weightage="50" keywordseo="sobha" source="Orion">Sobha</keyword>, Puravankara, Prestige Estates, Brigade Enterprises, Mahindra Lifespace Developers, Godrej Properties, DLF, and <keyword id="6473062" type="General" weightage="50" keywordseo="lodha-developers" source="Orion">Lodha Developers</keyword> (Macrotech). Their strong revenue growth during these ten quarters, and the low interest rates – between Q4 FY20 to Q2 FY23 – allowed these firms to obtain new debt and refinance existing debt at lower rates, the report added. “These [measures] included a reduction in repo rate, loan restructuring, stamp duty cuts, and a relief package to boost the economy. Housing sales gathered momentum on the back of record low home loan rates and stamp duty reductions in some states,” said <keyword id="6420759" type="General" weightage="50" keywordseo="anuj-puri" source="Orion">Anuj Puri</keyword>, chairman, Anarock Group. The net debt of the aforementioned eight listed companies has come down to ₹20,800 crore at the end of Q2 FY23, from ₹24,500 crore at the end of Q4 FY20, and ₹42,900 crore at the end of Q3 FY21. The increase in revenue of these listed realty companies is a reflection of their rising market share in real estate sales – which went from 16% in FY20 to 23% as of FY21. Average debt cost for top eight listed realty players lowest since pandemic, says Anarock

Demand for bigger homes has seen a spurt in the post-Covid era. “While schools and offices have reopened, the desire for extra living space remains undiminished. Many of the large IT companies and IT-driven startups now operate on a hybrid work model,” says the report. Notably, more NRIs prefer investing in Indian real estate over stocks, mutual funds, gold, and fixed deposits. Another reason why NRIs prefer bigger homes is the favourable exchange rate. The percentage of NRIs looking for 2 BHK properties has declined from 40% in 2019 (pre-Covid) to 22% in 2022 (post-Covid). While 63% of the respondents want premium properties priced between ₹90 lakhs to ₹1.5 crore, 59% NRIs preferred luxury properties priced between ₹1.5 - 2.5 crore. Overall investment in the Indian housing by NRIs has ballooned from 55% in the pre-Covid year (2019) to 71% this year. "On an average, NRIs account for 10-15% of homes sold in any given quarter,” Thakur added. More NRIs are keen to buy bigger homes in the country, says report

PE inflows into Mumbai realty drop sharply, NCR emerges as top favourite in 9MFY23: Anarock

New Delhi, Apr 6 () US-based private equity funds, which have pumped in USD 5.7 billion in Indian real estate sector since 2015, may reconsider their investment plans for this calendar year due to severe economic fallout of the coronavirus pandemic in America, according to property consultant Anarock Capital. Private equity firms from the US invested USD 830 million in 2015, USD 530 million in 2016, USD 1,190 million in 2017, USD 1,350 million in 2018 and USD 1,800 million in 2019. A major chunk of the US private equity inflows in India since 2015 focused on the lucrative commercial real estate segment, with Blackstone, Hines, Warbug Pincus and Goldman Sachs among the top investors. India has been a major draw for US-based private equity players over the last few years, said Shobhit Agarwal, MD and CEO – Anarock Capital, which is a subsidiary of Anarock Property Consultants. "In 2019 alone, US-based firms comprised 36 per cent share and pumped in around USD 1.8 billion out of the total USD 5 billion PE inflows in Indian realty. "But considering the rising pandemic fallout in the US, there is high possibility that inflows will drop significantly in 2020, thus impacting overall inflows into the country," he stated. As things stand now, US private equity funds might reconsider their India investment plans, he said. "However, some of the cash-rich funds could also leverage the COVID-19 fallout to optimal advantage. As and when they enter Indian shores (hopefully towards the second half of 2020), they will scout for good bargains and value-pick options on their own terms. Indian developers may see reduced valuations," Agarwal said. Other prominent PE players investing in Indian real estate are based out of Singapore, Canada, and UAE, among others. Of the total USD 5.7 billion PE funds pumped in between 2015 to 2019 by US private equity firms, Anarock Capital said that close to USD 3.5 billion (61 per cent) targeted commercial real estate. The retail real estate segment came next, attracting nearly USD 1 billion while the residential real estate drew close to USD 500 million. Over USD 400 million was pumped in mixed-use developments and more than USD 300 into the logistics and warehousing sectors. Recently, Anarock said that the leasing of office space across seven major cities of India to decline 30 per cent to 28 million sq ft in 2020. "This is because most multi-nationals and domestic businesses will re-strategise their expansion plans and optimise operational costs in the wake of the COVID-19 pandemic. All these factors will inevitably impact the Indian investment plans of US private equity majors as well," Agarwal said. They are also investing in logistics, factories and warehousing, as per ANAROCK’s report, “Private Equity in Indian Real Estate.” A big deal came at the end of 2017, when GIC, Singapore’s sovereign wealth fund, took a 33% stake in DLF, an Indian realty major, <a href="https://www.livemint.com/Companies/J4YpZGHrJnajkFLliGCCeJ/DLF-promoters-conclude-nearly-Rs9000crore-deal-with-GIC.html">in a ₹90 billion deal.</a> The investments from Singapore comes at an opportune time for Indian property developers. As the IL&amp;FS crisis led to a liquidity crunch in the housing finance sector, property developers have been relying more on private equity as a source of funding. But why are these Singaporean firms so interested in India? Shobit Agarwal, the CEO of ANAROCK, thinks the answer is pretty straightforward. “Apart from the increased ease of doing business, the launch of REITs and the considerable thrust on infrastructure development, such funds see the indubitable growth potential in India today,” says Agarwal. Besides, their historic familiarity with India doesn’t hurt either, he adds. Hence, a more conducive regulatory environment works in India’s favour. However, it would be a mistake to think that investors in Singapore are specifically focussed on India. Their interest in India dovetails with a larger trend of the expansion of Singapore’s private equity majors into global property markets. Singapore is betting big on India’s property market —  but it’s part of a larger international trend

New Delhi, Jan 28 () Homegrown housing brokerage firm Anarock is entering the commercial real estate consultancy business to sell office properties and will invest Rs 100 crore as well as hire 500 employees by the middle of the next year for the business, a top company official said on Tuesday.
 Anarock, which was formed in April 2017 by Anuj Puri after serving global property consultant JLL, will not lease office spaces, a segment dominated by international property consultants (IPCs) like JLL, CBRE, Cushman &amp; Wakefield, Knight Frank, Colliers and Savills.
 "We are entering into commercial real estate and will focus on strata sale of office assets. This market is very vibrant. We have formed a separate vertical Anarock Commercial with 100 staffs for this new venture," Anarock Chairman Anuj Puri told .
 Asked about investment, he said the company would infuse Rs 100 crore into this new business and hire 500 persons by June 2021.
 "We are starting with three cities Mumbai Metropolitan Region (MMR), National Capital Region (NCR) and Bengaluru. Later, we will expand to other cities," Puri said, adding that the company has already secured mandate from builders to sell 3 million sq ft.
 Talking about potential, Anarock Chairman said that the brokerage in selling office assets is higher at 2-7 per cent compared to 2-4 per cent in the housing segment.
 "Sales of office assets require less workforce than housing and are more profitable", he said.
 On revenue potential, Puri said, "We are targeting a brokerage income of Rs 100 crore for the next fiscal".
 Anarock, which posted a turnover of nearly Rs 190 crore last fiscal, has presence across India and the Middle East with over 2,000 employees.
 In a statement, Anarock said it has appointed Bappaditya Basu as chief business officer of Anarock Commercial, a separate entity for this new venture.
 "Rs 2.5 lakh crore worth of Grade-A office space under construction in top-7 cities to be completed over the next 4 years; 25 per cent (worth Rs 63,000 crore) up for strata sale," it added.
 Anarock Commercial would operate in MMR, Delhi-NCR, Bengaluru, Hyderabad, Chennai, Pune and Kolkata.
 "Office asset ownership has gained significant traction with investors, including NRIs (non-resident Indians). Depending on the exact location and building facilities, the rental yield ranges from 7-9 per cent for Grade-A office assets and between 9-10 per cent for non-Grade-A spaces," the company said.
 Unlike the housing segment, the commercial real estate market is performing well and achieved record leasing of office space in 2019, which saw successful listing of India's first real estate investment trust that helps monetise rent-yielding assets. MJH HRS

From a launch perspective too, MMR had the largest share with 14,820 launches in FY1 2021. This amounts to 24% of all 62,130 launches in the country during this period. While the growth in the country in terms of launches was 18% on a Q-to-Q basis and 51% on a yearly basis. The change in Mumbai was higher than the national averages. The launches in Mumbai grew by 24% on a Q-to-Q basis and 41% on a year-to-year basis. MMR had 11,910 new launches in the previous quarter and 10,490 in the quarter last year of new residential units. From an inventory perspective, i.e.available units for sale, the MMR region has the highest number at 1,97,040 of residential units in Indian cities.
