Prices of luxury properties appreciated by 8-12 per cent during the last year across major cities and have breached the 2015 peak level, according to <keyword id="3658" type="General" weightage="80" keywordseo="india" source="Orion">India</keyword> Sotheby's International Realty. In its annual 'Luxury Outlook Survey 2023', India Sotheby's International Realty (<keyword id="14413008" type="General" weightage="80" keywordseo="isir" source="Orion">ISIR</keyword>) revealed that 61 per cent of High-Net-worth Individuals (HNIs) and Ultra High-Net-worth Individuals (UHNIs) are looking to buy luxury real estate during 2023-24. The sample size of the survey is more than 500 HNIs and UHNIs. Asked about the price range of the property respondents were considering, the ISIR said that the highest interest (65 per cent) came in the price bracket of Rs 4-10 crore for their property investment. The survey found that 33 per cent of HNIs and UHNIs are willing to spend upwards of Rs 10 crore to acquire the right luxury property. On rates of luxury properties, the ISIR said, "Even though luxury property prices have gained 8-12 per cent in 2022, they are only marginally higher than the 2015 peak." ISIR CEO Amit Goyal said the housing sales remain strong amid pent-up demand and the country's economic growth. "As the wealth of a nation grows, it is bound to bring in a new set of buyers into luxury real estate and that's what we are witnessing," Goyal said. "We all are witness to a fundamental shift in the desire for home ownership across age groups, post the pandemic. A young thriving workforce in India will continue to drive demand for the housing sector," he added. Ashwin <keyword id="297510" type="General" weightage="50" keywordseo="chadha" source="Orion">Chadha</keyword>, President of ISIR, noted that Indian real estate has started its multi-year bull run in 2021, after years of remaining subdued. "Prices of luxury homes have risen in the last 16 months, but they are still only marginally higher than the peak prices of 2015, making it possible for HNIs to strike well-priced deals even now," Chadha added. On key demand drivers, the ISIR said that lifestyle upgrade remains the key motivation for buying property in 2023- 24. "Capital appreciation is the second most important motivation factor for buying property. This indicates that HNIs and UHNIs are expecting prices to rise in the coming years," the report said, adding that 12 per cent of the wealthy also ticked real estate as a chosen asset class to create multi-generational wealth to pass on to the next of kin. Among other findings, the ISIR report said that Delhi NCR, Mumbai, <keyword id="826" type="General" weightage="50" keywordseo="goa" source="Orion">Goa</keyword> and Bengaluru remain the top four cities for respondents to buy real estate. "Eleven per cent of India's wealthy are searching for real estate in overseas destinations. This number was negligible when we conducted our survey at the end of 2021," it added. ISIR survey revealed that 57 per cent of those surveyed still consider the city and urban community for their luxury real estate purchase in the coming years. Another 33 per cent of people gravitated towards owning a farmhouse/holiday destination. High-rise apartments remain the most sought-after real estate investment for respondents followed by farmhouse/holiday homes. Rent-yielding commercial real estate is also in demand as 23 per cent of the respondents would like to invest in it. Larger homes and open green spaces combined with excellent physical and social infrastructure came as the top two reasons for wealthy Indians choosing a property to buy, the survey report said. "We were happy to see 11 per cent also picked sustainable features as one of the key reasons driving their purchase," it added. The report further said that 74 per cent of the surveyed HNIs and UHNIs believe real estate is an important asset to hedge against inflation. The net <keyword id="6362247" type="General" weightage="20" keywordseo="profit" source="Orion">profit</keyword> for the fiscal year was Rs 1,170 crore, also a 22 per cent jump (on-year). For the fourth quarter of FY23, the pure-play engineering services company recorded Rs 2,096 crore, a growth of 19 per cent YoY, with a net profit of more than Rs 309 crore, a 18 per cent growth. During the quarter, LTTS won a $40 million deal and three $10 million plus total contract value (TCV) deals. "FY23 was a landmark year for us as we crossed a billion dollars in revenue run rate and Rs 1,000 crore in annual profits. Our EBIT margin was the highest ever at 18.5 per cent driven by a strong focus on building a robust and sustainable operating model," said Amit Chadha, CEO and Managing Director, L&amp;T Technology Services Ltd. The combination of steady growth and expanding operating margin has led to an 18 per cent CAGR in profits over the last 5 years, he added. At the end of Q4 FY23, the patents portfolio of L&amp;T Technology Services stood at 1,090, out of which 727 are co-authored with its customers and the rest are filed by LTTS. Several <keyword id="6361185" type="ORGANIZATION" weightage="100" keywordseo="consumer-electronics">consumer electronics</keyword> companies, including LG, Samsung, Videocon, Sony and Panasonic have said that products sold through online marketplaces without their knowledge will not be eligible for after-sale service. These companies have also asked the e-tailers to be fair in pricing. 
 Its effect was evident yesterday (Tuesday) during <keyword id="541988" type="COMPANY" weightage="60" keywordseo="SnapDeal">Snapdeal</keyword>'s Savings Day Sale and Amazon's Appiness Day. Both the companies avoided heavy discounts below the operating market price. For instance, iPhone 5s, Snapdeal's star product having an operating market price of Rs 35,000 was available for Rs 31,499 – a discount of 10%. The 'unauthorised sale' clause was brought in to avoid October 6 like situation, when brick-and-mortar retailers were agitated over heavy discounts by <keyword id="6354742" type="COMPANY" weightage="60" keywordseo="Flipkart">Flipkart</keyword> on television and mobile phones. 
 
"The flash sales by Snapdeal and Amazon were not marred by controversy or complaints by consumer electronics companies," Amit Chadha, secretary-general of the Consumer Electronics and Appliances Manufacturers Association, said. "During Flipkart's Big Billion Day Sale, we received complaints within the first two hours. There was complete chaos. This time around there were no such issues," he added. 
 
Manish Sharma, managing director of Panasonic India and South Asia, said, "We have always managed the expectations of our partners and stakeholders by ensuring that their interests are taken care of. We believe e-retailers and retail outlets will continue to co-exist to create a holistic and beneficial setting for the consumer."

Electronic Products Sold During Online Flash Sale May Not Get After-sale Service

Indians are the third biggest international investor community with $8 billion investment in the US realty market after Canadians and Chinese, brokerage firm Sotheby's International Realty said today. 
 Besides, 25 per cent of the international <keyword id="6354553" type="COMPANY" weightage="80" keywordseo="real-estate">real estate</keyword> market in London also belongs to Indians with <keyword id="6362476" type="ORGANIZATION" weightage="80" keywordseo="investments">investments</keyword> around 1 billion pounds while they also invested more than $2 billion in the Dubai real estate market in the first half of 2015 only. 
 
I think and I believe Indians that live in the US are one of the largest group of millionaires in the America... they are already there and therefore they are investing in real estate," US-based Sotheby's International Realty President and CEO Philip A White told PTI. 
 
Sotheby's International Realty in August 2014 had signed an agreement with Indian firm RealPro Infra Pvt Ltd and established its Indian arm under the name North India Sotheby's International Realty, which caters to the luxury real estate demands of resident and global Indians. 
 
Sharing the details of Indians investment in the US, North India Sotheby's International Realty Founder and President Ashwin Chadha said: "After Canadians and Chinese, Indians are third largest international community in US in terms of real estate investment and had invested around $8 billion last year." 
 Talking about the <keyword id="47445" type="UNKNOWN" weightage="80" keywordseo="Indian-market">Indian market</keyword> for the global brokerage firm, White said they are optimistic about Indian luxury real estate market and have huge expectations. 
 
India as a country has huge potential to be the top nation in terms of business for us. It may take few years to get there, he added. 
 
"Indians searching property globally, I think we all know Indians put big premium on real estate as a tangible asset to protect from inflation or number of things so I think they keep on looking at the opportunities," White added. 
 
Further elaborating about the brokerage firm's domestic operations so far, North India Sotheby's International Realty Founder and CEO Amit Goyal said they have already tied up with some established players in the sector including Tata Housing, Sobha and Max Group's Antara Housing. 
 
According to US-based National Association of Realtors data Indians had spent $5.8 billion in fiscal 2014 to purchase real estate in that country. China topped the list of foreign nationals with $22 billion in in realty for the one year period ended March 2014.
