H-CARE 3 is a category II alternative investment fund (AIF) that focuses on providing long-term, flexible funding across the lifecycle of affordable and mid-income housing projects, including early-stage funding. HDFC Capital is the investment manager to HDFC Capital Affordable Real Estate Fund 1 (H-CARE 1), HDFC Capital Affordable Real Estate Fund 2 (H-CARE 2) and HDFC Capital Affordable Real Estate Fund 3 (H-CARE 3). All these funds combine to create a $ 3.1 billion platform targeting the development of affordable and mid-income housing in India. Abu Dhabi Investment Authority (ADIA), through a wholly-owned subsidiary, is the primary investor in H-CARE 3 schemes 1 and 2. “Despite the recent headwinds in the global macro landscape, I continue to be optimistic about the demand for homes in India. As the pivot of global growth shifts, India is envisaged to remain amongst the fastest growing major economies,” said Deepak Parekh, chairman, HDFC. “And housing will play an even more important role as a catalyst for growth. HDFC Capital has been one of the pioneers of investing in affordable and mid-income housing projects in India.” Parekh further added that, “With the support of leading global investors like ADIA and partnerships with trusted developers, the HDFC Capital platform is well on its way to achieve its medium-term goal of funding one million affordable homes in India.” In addition, the real estate private equity arm of HDFC Group will also invest in technology companies (construction technology, fin-tech, sustainability-tech etc.) engaged in the affordable housing ecosystem, the company said. “At HDFC Capital, our vision is to finance the development of the affordable housing ecosystem in India and provide a seamless platform for all stakeholders including global investors, developers, and vendors to access financing and technology innovations to develop sustainable and smart affordable homes,” said Vipul Roongta, MD &amp; CEO at HDFC Capital. HDFC Capital raises $376 million under alternative investment fund for affordable housing; ADIA is primary investor

BigBasket is India’s largest online supermarket and in the dwindling hyperlocal business, it is one of the two players really making an impact.

		The Hyperlocal enigma
	
		 When asked of the sector, Mr. <keyword id="30629" type="PERSON" weightage="20" keywordseo="Parekh">Parekh</keyword> said,”Hyperlocal is essentially not a grocery business. It’s a delivery business, what that means is it could be fresh produce today and a mobile phone tomorrow. What that essentially means is that the customer is willing to pay for that delivery home and convenience, not for the product itself.” 
		BigBasket's online food store offers a variety of products across various categories: Fresh Fruits &amp; Vegetables, Grocery &amp; Staples, Beverages, Bread, Dairy &amp; Egg products, Branded Foods, Meat, Personal Care and Household products.
	
		 
		He added, “We are a grocery retailer which gives you the product and also gives you the option to get it delivered. The retailers control the entire supply chain from the production to delivery. We decide the kind of customer experience we want to offer and that’s why we are currently operating at 99.5% fill rate and 99% on time delivery.

		Mr. Parekh believes that BigBasket could be <a href="http://www.businessinsider.in/This-LinkedIn-survey-reveals-that-India-has-the-highest-level-of-sales-and-marketing-collaborations/articleshow/55749887.cms">India’s biggest grocery brand </a>in the next 3-4 years. “We hope to treble revenues to Rs 2,000 crore by March 17. The kind of growth we have seen is phenomenal. Grocery is a business that will always have high, daily demand. The customers have shown faith in ordering online as We went from 419 orders a day in December 2011 to 50000 orders a day in December 2016.”
	
		 
		For BigBasket, Fruits &amp; Vegetables contributes to over 18% of the total business. 		Private labels and the quest for profitability
	
		 
		Parekh gives credit to the company’s own label for revenues, ”We are currently seeing a 35% contribution coming from our private labels. This is largely driven by our fresh produce and staples brands - Fresho &amp; BB Royal/ BB Popular respectively. We have diversified our private labels into several categories such as - dips, bread, cookies, premium chocolates, ready to eats, baby wipes and much more. We are hoping to see our private label grow to 40% next year.”

		Hyperlocal businesses are highly dependent on their partner’s ability to provide for products on time and at a consistent quality. Also, margins are limited as they need to be shared with the retail partner.
	
		 
		Parekh says,”We weren’t happy when the competition shut shop as that meant we would have to spend more money on marketing. Our business model is geared towards control on depth in the supply chain (Fresh from farmers, national sourcing, direct supplies with large brands, etc) which provides higher margins and better quality.”

BigBasket’s co-founder talks about hyperlocal businesses and profitability

Indian e-commerce is booming and grocery is the hottest segment within that. While everyone from Amazon and JioMart to DMart and Grofers use discounts as the primary luure, a recent research report says that BigBasket is leading the pack despite offering lesser discounts compared to most other players. This would be music to the ears of executives at the Tata Group, which bought BigBasket in May 2021 for an <a href="https://economictimes.indiatimes.com/tech/startups/tata-says-acquired-a-majority-stake-in-online-grocery-bigbasket/articleshow/83029366.cms">undisclosed amount</a>, with the goal of adding it to its up and coming super app Tata Neu. According to the report, BigBasket has about 9 million monthly active users, compared to JioMart and DMart’s 5 million each. Though the company has a discount rate of about 14%. JioMart and DMart, on the other hand, offer discounts at a good 17-18%. Online grocery stores have told leading fast-moving consumer goods (FMCG) companies that over the coming two months, they might run out of stock, given the liquidation of inventory and heavy promotions planned for June, before the country sees the implementation of the <keyword id="6359833" type="ORGANIZATION" weightage="100" keywordseo="Goods-and-Services-Tax">goods and services tax</keyword> (<keyword id="6354679" type="ORGANIZATION" weightage="100" keywordseo="GST">GST</keyword>) on July 1. "The concern for us is there may be a shortfall in inventory just after the GST rollout," Vipul Parekh, cofounder of BigBasket, told <a href="http://economictimes.indiatimes.com/industry/cons-products/fmcg/gst-online-grocery-stores-worried-over-stocks-of-consumer-goods-running-out/articleshow/59043630.cms">ET</a>. "We have asked FMCG companies to ensure that stocks are not impacted in the three months just after the GST implementation." Even though <keyword id="2085200" type="UNKNOWN" weightage="100" keywordseo="Online-grocery-shopping">online grocery shopping</keyword> is a small industry when compared to the mammoth retail industry, it is growing at a fast pace, more so since e-commerce giants Amazon and Flipkart have made their debuts in the space. As per a recent Google-AT Kearney report on digital retail, FMCG and personal care, there will be a fast growth in these segments online, with the segments growing threefold by 2020. On their part, the companies have tried to convince the sellers that they are working toward minimising the possible shortfall in stocks post GST. "We will have enough stocks to fill up the pipeline. For the first time ever, juices and juice drinks from brands like Real, Slice and <keyword id="567902" type="COMPANY" weightage="100" keywordseo="Tropicana">Tropicana</keyword> have displaced <a href="http://www.businessinsider.in/Shout-out-for-calorie-conscious-consumers-Fizzy-drinks-ice-creams-may-come-with-less-calories-soon/articleshow/50898580.cms">fizzy drinks</a>, like <a href="http://www.businessinsider.in/Pepsi-and-Coca-Cola-are-in-shock-after-PM-Modis-comment-at-Startup-India-summit/articleshow/50622380.cms">Coke and Pepsi</a>, from the list of top five highest sold beverages across modern retail chains in India. The Nielsen data was collected for the first half of 2016. 
 
This echoes the global trend of consumers switching to healthier and functional beverages over aerated ones, which are for long considered to be <a href="http://www.businessinsider.in/You-wont-believe-what-a-can-of-Coca-Cola-can-do-to-your-body/articleshow/48899448.cms">hazardous for health</a> in the long run. 
 
However, the data is only for modern trade, and general trade could still be selling more aerated drinks could as compared to juices and juice drinks, given that it has more a significantly bigger base from modern trade. 
 
Future Group’s president for food and FMCG Devendra Chawla, and Bigbasket.com co-founder Vipul Parekh, confirmed this trend. 
 
"Traditional drinks and tastes have come out of the shadows," Chawla told <a href="http://economictimes.indiatimes.com/industry/cons-products/food/real-slice-push-fizzy-drinks-coca-cola-and-pepsi-out-of-top-5-beverage-brands-in-modern-trade/articleshow/53424054.cms">ET</a>. "The past few decades saw high-decibel marketing and commitment of resources from global brands, but consumers are going back to favouring what they perceive are healthier and traditional flavours," he added. 
 
Parekh too confirmed the trend, saying, "Juices and juice-based drinks are growing about 2.5 times faster than aerated drinks - we are observing this trend over the past six months." 
 Talking of specific brands, it was Dabur's Real, Mondelez' Tang, PepsiCo's Slice and Tropicana, and Hamdard's rose drink <keyword id="1803419" type="PERSON" weightage="100" keywordseo="Rooh-Afza">Rooh Afza</keyword> that grabbed places in the list of five top-selling beverages across modern trade in the first half of 2016.

Comparing the data to last four years – starting from January to June 2013 to January to June 2016, one can see that while in 2013 and 2014, Pepsi was the highest selling brand in modern trade, it was <a href="http://www.businessinsider.in/Coke-to-launch-fizzy-drink-with-fruit-juice-to-help-Indian-farmers/articleshow/50947880.cms">Coke </a>that grabbed the spot last year. 
 
However, this time around, none of the two made it to the top five. However, a <a href="http://www.businessinsider.in/May-have-to-shut-some-factories-if-GST-is-passed-Coca-Cola-India/articleshow/50141450.cms">Coca-Cola </a>spokesperson said that their internal numbers show a different result. 
 
"As per data available with us, which we procure from third parties, Thums Up and Maaza continue to be amongst the top 5 non-alcoholic ready-to-drink brands in modern trade," the person told ET.
