Have you or your partner ever noticed that you are having hot flushes, gaining weight, or an impaired sexual function? These are just a few of the symptoms of male menopause, a health condition that doesn't get much attention. We all know that women have a fixed ovarian reserve which gradually decreases over time, leading to menopause. Men don't go through menopause, but they face a similar problem as their testosterone levels tend to drop dramatically. What is Andropause exactly? The reduction in testosterone levels in males is referred to as male menopause. "Anytime beyond the age of 40, when women's oestrogen levels begin to decline. Low testosterone is a term used by certain doctors to describe it. It is natural to see a decrease in the production of the male hormone testosterone as you become older, but it can also happen when you have diabetes. Late-onset hypogonadism, often known as age-related low testosterone, is a steady decrease in testosterone levels. It is a more gradual menopause than female menopause, in which ovulation stops and hormone production drops over a short period of time," explained Dr. <keyword id="4400688" type="General" weightage="50" keywordseo="anubha-singh" source="Orion">Anubha Singh</keyword>. It is produced in the testes and adrenal glands. As men tend to grow old, testosterone levels tend to drop, along with the ability to produce sperm. This leads to a condition called andropause". When do men experience Andropause? Andropause can begin around the age of 40 but it can begin earlier and continues till 70. There has been increasing discussions about andropause, but not all doctors and psychologists agree that there is male menopause because not all men experience it, and for those who do, they often do not express it. Diagnosing and treatment "If you feel the above mentioned symptom then that's your sign otherwise your doctor will likely do a blood test to measure your testosterone levels. If they are low, hormone replacement therapy (HRT) may be prescribed. Reduce stress: Exercise and relaxation help to reduce stress, as does talking to your partner, friends and family about your problems . Intimacy: Although sex is still important as you go through male menopause, you will start to view sex as a part of a loving relationship which includes friendship, intimacy and sharing . Sleep: Get plenty of sleep Men cope differently with menopause, it depends a lot on their personality. Unlike menopause in women, Dr. Shobha Gupta believes "more research is needed on andropause, or male menopause, to fully understand it and determine what can be done to help men at this stage in their lives." <keyword id="8555" type="General" weightage="20" keywordseo="tata" source="Orion">Tata</keyword> Group’s takeover of loss-making national carrier <keyword id="2573" type="General" weightage="20" keywordseo="air-india" source="Orion">Air India</keyword> is most likely delayed by a month till January as the completion of procedures taking longer than expected, an official said on Monday. In October, the government accepted the highest bid made by a Tata Sons company for 100 per cent equity shares of Air India and Air India Express along with its 50 per cent stake in ground-handling company AISATS — the first privatisation in 20 years. At that time, the government had stated that it wanted to complete the transactions, which included Tatas paying Rs 2,700 crore in cash, by December end. As per the conditions in SPA, all formalities of handover would have to be completed within 8 weeks, but this date can be mutually extended by the buyer and seller and is being done in this case. However, some regulatory approvals are yet to come in for the handover, and certain formalities are yet to be completed, the official, who wished not to be named, told PTI. “The process would be completed by January,” he said without giving a specific date. On October 25, the government had signed the share purchase agreement with Tata Sons for the sale of national carrier Air India for Rs 18,000 crore. Tata’s would pay Rs 2,700 crore cash and takeover Rs 15,300 crore of the airline’s debt. The cash component would come once the handover process is completed, another official explained. Tatas beat the Rs 15,100-crore offer by a consortium led by SpiceJet promoter Ajay Singh and the reserve price of Rs 12,906 crore set by the government for the sale of its 100 per cent stake in the loss-making carrier. As of August 31, Air India had a total debt of Rs 61,562 crore. 75 per cent of this debt or Rs 46,262 crore will be transferred to a special purpose vehicle AIAHL before handing over the loss-making airline to Tata Group. Tatas will not get to retain non-core assets, such as the Vasant Vihar Housing colony of Air India, Air India Building at Nariman Point, Mumbai, and Air India Building in New Delhi. Of the 141 Air India aircraft that Tatas will get, 42 are leased planes, while the remaining 99 are owned. While this will be the first privatisation since 2003-04, Air India will be the third airline brand in the Tatas’ stable – it holds a majority interest in AirAsia India and Vistara, a joint venture with Singapore Airlines Ltd. Tata’s acquisition of Air India will give it access to a fleet of 117 wide-body and narrow-body aircraft, and Air India Express Ltd another 24 narrow-body aircraft besides control of 4,400 domestic and 1,800 international landing, and parking slots at domestic airports. Air India started suffering losses every year since its merger with Indian Airlines in 2007-08. A Turnaround Plan (TAP) and a Financial Restructuring Plan (FRP) were approved for Air India by the previous UPA regime in 2012. However, the TAP did not work out, and Air India continued to reel under losses, with the government giving Rs 20 crore per day to keep the airline afloat. Over the last decade, more than Rs 1.10 lakh crore was infused by way of cash support and loan guarantees in the loss-making airline to keep it afloat. They are not taking the excessive debt accumulated to fund years of losses. We are continuing it as an ongoing concern.... This process has also saved huge amount of taxpayers money going forward," Pandey told PTI. Earlier this month, the government had accepted an offer by Talace Pvt Ltd, a unit of the holding company of salt-to-software conglomerate Tata group, to pay ₹2,700 crore cash and takeover ₹15,300 crore of the airline's debt. As on August 31, Air India had a total debt of ₹61,562 crore. About 75 per cent of this debt or ₹46,262 crore will be transferred to a special purpose vehicle AIAHL before handing over the loss-making airline to the Tata Group. <keyword id="6360721" type="General" weightage="20" keywordseo="tatas" source="Orion">Tatas</keyword> would not get to retain non-core assets such as the Vasant Vihar Housing colony of Air India, Air India Building at Nariman Point in Mumbai, and Air India Building in New Delhi. "We have only allowed (Tata group) for use for two years, but within two years we have to work out a monetisation plan for it to be sold so that the money can be used to set off AIAHL liabilities," Pandey said. Of the 141 Air India aircraft that Tatas would get, 42 are leased planes while the remaining 99 are owned. Tata will also take over the capitalised lease liability on account of operating leases of Rs 9,185 crore. Besides, some of these 141 planes are grounded due to lack of engine and other maintenance. Also the obsolescence factor is there are many as not fuel efficient. "We want to finish the handover quickly, because we are paying Rs 20 cr /day to run the airline. The new owner will need to put in a lot of capital because they have to do capital expenditure to improve aircraft, refurbish and give new orders for obsolete aircraft. Only then they may be able to turnaround. Also conditions have been put that you cannot resize employees for 1 year, and thereafter in the second year, you have to give VRS," Pandey said. The government is divesting its 100 per cent ownership of Air India and Air India Express along with its 50 per cent stake in ground-handling company AISATS. The government will, however, transfer about Rs 16,000 crore of unpaid current liabilities, in excess of current and non current assets, such as fuel bills and other pending dues that Air India owes to suppliers, to Air India Assets Holding Ltd (AIAHL). A Letter of Intent (LoI) has been issued to Tatas on October 11 confirming the government's willingness to sell its 100 per cent stake in the airline. Tatas have now to accept the LoI, post which the Share Purchase Agreement (SPA) will be signed. Conditions precedent to the transactions would need to be satisfied by Tatas before they actually can take over the operations. Normally within 14 days of acceptance of LOI, the SPA is signed. While this will be the first privatisation since 2003-04, Air India will be the third airline brand in the Tatas' stable - it holds a majority interest in AirAsia India and Vistara, a joint venture with Singapore Airlines Ltd. Air India will give it access to a fleet of 117 wide-body and narrow-body aircraft and Air India Express Ltd another 24 narrow-body aircraft besides control of 4,400 domestic and 1,800 international landing and parking slots at domestic airports, as well as 900 slots at airports overseas such as London's Heathrow. Tatas beat the ₹15,100-crore offer by a consortium led by SpiceJet promoter Ajay Singh and the reserve price of ₹12,906 crore set by the government for the sale of its 100 per cent stake in the loss-making carrier. Air India was first put on the block under the Atal Bihari Vajpayee government when the newly created disinvestment ministry led by <keyword id="47167" type="General" weightage="20" keywordseo="arun-shourie" source="Orion">Arun Shourie</keyword> offered 40 per cent of the government stake in the airline for sale. Foreign airlines, including Lufthansa, Swissair, Air France-Delta, British Airways, Emirates and Singapore Airlines (SIA) expressed interest in buying the airline but they pulled out after the government-mandated taking a local partner. Among the two domestic majors in fray, Hindujas, who were embroiled in the Bofors scam, was disqualified while Tata's partner, SIA, pulled out citing 'adverse climate and opposition to privatisation'. The privatisation plan was revived under Finance Minister <keyword id="42575" type="General" weightage="20" keywordseo="arun-jaitley" source="Orion">Arun Jaitley</keyword> in 2017 when the government offered for sale 74 per cent in the airline. But the decision of the government to hold 26 per cent in the airline and auction rules saw no bidder turning up. With 4 years of uncertainty over privatisation, Air India struggled with dipping employee morale and rising inefficiencies within the organisation. When <keyword id="6354642" type="General" weightage="20" keywordseo="modi" source="Orion">Modi</keyword> took over with a decisive mandate for the second time, Air India privatisation was revived in 2020, under current Finance Minister <keyword id="129243" type="General" weightage="20" keywordseo="nirmala-sitharaman" source="Orion">Nirmala Sitharaman</keyword>, with an offer to completely sell a 100 per cent stake. A new decision-making mechanism was worked out. The government sweetened the deal for Air India buyers, giving them flexibility to decide on the amount of Air India debt they want to absorb. The bids were invited on the enterprise value of the company, which includes debt as well as cash on the company's balance sheet. Buying your dream home at a locality like Vasant Vihar, Defence Colony, Jor Bagh and Golf Links in Delhi has always come with a statutory warning of burning a hole in your pocket. But you would be happy to learn Home prices in many prime locations of the national capital have gone down by up to 20% since 2013 even as emerging locations in the region have seen a rise of 10-35%. 
 
As per a news report by The Economic Times, while prices in Gurgaon and Noida remained static at Rs 6,500-17,000 per sq ft and Rs 5,500-8,000 per sq ft, respectively since 2013, emerging NCR locations such as Neemrana, Sohna and Delhi's-J and L zones have stolen the show. 
This study conducted by property consultancy JLL India shows, residential prices in areas of south and central Delhi has suffered a decline of 15-20% in 2013 and remained at those levels in 2014. A correction in prices was also observed in areas like West End, Shanti Niketan, Prithviraj, Aurangzeb Road and Amrita Shergill Marg, but in a lower range of 10-15%, says the report.

"The Delhi NCR market is under stress, which means that valuations remain attractive for end users. This also points to opportunities for distress sales and bargain buys for investors / buyers," says Santhosh Kumar, CEO, operations and international director, JLL India. 
 
Kumar feels sound fundamentals of the emerging locations enabled them to beat the negative trend and saw very good price appreciation. "While Neemrana has massive industrial development along with good connectivity through the NH-8, Sohna promises the next wave of industrial and residential growth in Gurgaon. Delhi's J-zone has the location advantage of South Delhi and the L-zone is in an area adjoining the upcoming Dwarka-Gurgaon Expressway." 
 
High home loan rates, liquidity crunch and lack of developer-friendly reforms have plagued the residential real estate market off-late. Delhi-NCR has been worst affected with an unsold inventory of nearly 154,000 units in 2014. 
 
In terms of months, Gurgaon has unsold inventory of 33 months and Noida of around 38 months.

Everyone wants a house in Delhi. And while buying a property in the main city has been a distant dream for many, real estate developers suggested that the property prices across the city has dipped in the past two years. 
	 
	“Residential property prices in several areas of Delhi having declined by 10-20% in 2013 and then stabilized in 2014. Fence-sitters are watching the market movements to determine if prices will slide further,” said Santhosh Kumar, international director at JLL India. 
	 
	He added, “Residential prices in established locations of South and Central Delhi such as Vasant Vihar, Defence Colony, Jor Bagh and Golf Links saw a decline of 15-20% in 2013 and remained at those levels in 2014. A correction in prices was also observed in areas like Westend, Shantiniketan, Prithviraj, Aurangzeb Road and Amrita Shergill Marg, but in a lower range of 10-15%.” 
	 However, property prices in <keyword id="6361586" type="COMPANY" weightage="20" keywordseo="Gurgaon">Gurgaon</keyword> and <keyword id="18858" type="COMPANY" weightage="20" keywordseo="Noida">Noida</keyword> remained stable last year. According to market players, the supply in this market has been more than the demand, which has resulted in excess inventory. “A bad economy made property buyers cautious in their purchases. The consumer sentiment was down coupled with high interest rates. All tthis resulted in a sluggish demand,” said Sunil Singh, a property broker in the region. In order to boost the demands, developers have been doling out heavy discounts on their projects. 
	 
	 Interestingly, the prices in areas such as Neemrana, Sohna and Delhi’s J and L zones recorded an increase of 15% to 35% last year. This is in contrary to the negative market dynamics and the stagnant property prices in Delhi and NCR. “The only exception to the appreciation observed in these locations was Yamuna Expressway, which remained stable. However, low land prices and development potential continue to help Yamuna Expressway remain an attractive destination for investors” added Kumar. 
	 
	BI India shares some tips offered by Kumar for home buyers interested in investing in Delhi and NCR. 
	 
	South and Central Delhi 
	 
	According to Kumar, if you are interested in buying an apartment in South and Central Delhi, then 2015 is a great time to do so. “The next six months are likely to witness an increase in developers’ pain; persistent negotiation can result in excellent deals,” said Kumar. 
	 
	Gurgaon and Noida 
	 According to market players, <keyword id="20486" type="UNKNOWN" weightage="20" keywordseo="Golf-course">Golf course</keyword> road in Gurgaon is the next upcoming area apart from Sohna Road and Dwarka Expressway. However, in Noida, Kumar has advised property investors and home buyers to invest in projects in Noida-Greater Noida Expressway and Noida City, that are being built by developers with proven credibility. 
	 
	Delhi J and L zone 
	 
	For the ultra rich property buyers, buying or developing farmhouses or townhouses is a good option. “However, due diligence highly advised for buyers,” noted Kumar.

He sat down with Business Insider exclusively for over 50 minutes to chat about Hike and where he intends to take the brand. He is a self-confessed workaholic, who’s often found in office as late as 3am, and is known for maintaining a grueling work schedule. 
 
BI: In a segment largely driven by international players such as WhatsApp, Facebook chats, how do you intend to differentiate yourself? 
 
Kavin: There is clearly a different proposition for Hike. ….We've gone super deep in the market to figure out the problems people have. I remember shifting back home from the US. I was in Connaught Place. Next to Haldiram's you had these chat-wallahs. They had this one phone keeping them busy in between the orders. It was a Nokia 1100 phone. I had an iPhone 4S that used EDGE. Since 1996 we lived on the internet, and it became our life. The big question was how would these guys come on the internet. This took me back to my old days in Vasant Vihar when we had a computer and a turbo button that could make the internet into 2 Mbits/sec. Somebody installed a 56KB modem, somebody had a CD, installed Netscape, and we had Yahoo.com. That was the only thing you could access back then. It then evolved to Google, Facebook, and so on. You see churn on data every month and we really believe something as cheap and fast as Hike would be an entry point for a lot of folks in this country. 
 
BI: Talking about the data plans that are available, do you speak to your dad about that? Airtel is one of the most popular in India. It's a trouble that you and I face. 
 
Kavin: I think everybody knows about this. It's nothing new. Airtel's been trying to solve it in their own way by launching sachet packs and so on.' 
 
BI: Yeah, but you're young. Somebody Airtel would look at. Do you give feedback to your father when you speak about it? 
 
Kavin: People keep talking about Airtel of course for obvious reasons. However, it's important to understand we talk to Airtel, Vodafone and Idea all the time. We believe messaging for telcos is a winner. If you ask people what's the reason they buy data pack, the top of the list is messaging. Messaging is driving revenues for telcos today, which is why we must work together and foster a great eco-system. 
 
BI: What are your expansions plans in the next one year. 
 
Kavin: Why are we so worried about going global? I don't understand. There are so many problems to be solved in this market locally. India is a country in 20 countries itself. If we solve these problems in the next 2 years it becomes easier for us to visit other emerging markets that are very similar to India, like Africa, and neighboring countries too. We can then build a sister group and do business with these countries. 
 
BI: In India what are the tech challenges and opportunities that you face because you're a 'made in India' brand. 
 
Kavin: One of the biggest challenges we faced was, "arre yeh toh made in India hai, yeh kharab hoga." We had to fight that again, and again and again. Today, we're the 38thmost exciting brand in the country. If people see companies like us growing, providing them with great experiences, that perception will go away. I think we've done a good job managing that really well. 
 
BI: Going ahead what will be your areas of focus as far as Hike is concerned? 
 
Kavin: There is a lot to be done by going deep in the market, by going local. We really believe we're asking ourselves what can be done on 4G. We're asking some very interesting questions about what's possible on 4G. Hike Direct is no internet, no data charges. 4G is massive bandwidth. So things like video and stuff are likely to be our features. 
 
BI: For our readers if you can please tell us the story about how you came to the word Hike and also the interesting logo that you have saying Hi. 
 
Kavin: Ah, of course. You know, there's nothing special, honestly. We wanted something that is simple, short, catchy and something somebody in the remotest parts of India could pronounce. HiKe! One day we were building the logos, We kept the 'ke' aside and we were like that's our logo. That's the central part today. I think that's the inspiration behind the logo, and it translates very well in different languages. 
 
BI: Talk to us a little bit about your marketing strategy. Also what are the opportunities for marketers to associate with a platform like Hike? 
 
Kavin: One day there's going to be a large opportunity for brands to interact with their customers on Hike. We launched coupons last year as a very small experiment which is the first step to figuring out how we can connect the brands that consumers love and yet be simple. You'll definitely be hearing more from us on that front later. 
 
BI: What was the initial feedback that you received on the initial days of your launch? 
 
Kavin: The first question I remember being asked is, "Why are you building another messaging app? Are you foolish?" Looking back I'm glad we were foolish. I think sometimes it's good to be naive. Our vision was very big. Much bigger than messaging from day 1. There was WeChat and WhatsApp at that time. I think we built a niche on top over the last 3 years. You know, we talk to users a lot of users who love Hike, and that makes our day because they are so entrenched in the brand. We see Hike touching people's lives in different ways. 
 
BI: Simplifying lives, is that your philosophy? 
 
Kavin: Yeah...and we believe we can do it through messaging. 
 
BI: You're a startup, and India is going through An interesting period in that space. Even the Prime Minister has been going around the world talking about how he wants to support startups. What according to you is an ideal environment for a startup? What are the problems that you see here? 
 
Kavin: Today more than ever is the ideal time. There is a market. There is infrastructure getting better. There are lots of teams coming in with great ideas. There is always room to do something. And the best part is to have such a fantastic marketer as the Prime Minister. That's a reason why a lot of people's eyes are on India. 
 
BI: What are the ideas that haven't worked for you? 
 
Kavin: Nothing yet…I think. 
 
BI: That's quite a success rate. 
 
Kavin: There's a lot of stuff internally that we can't talk about. I'm a bit of a perfectionist. Even though Hike calling experience is good, it's not very natural. Nobody goes to Hike to make a call. How can you improve that so that even if you call from your native dialer you can make a Hike call. Am I happy with some of the experiences in the app? No I'm not. I think there's always room for improvement.
