The formal launch of Uber Shuttle, a bus service tailored for daily commuting needs, brings to fruition a pilot programme that was initially tested in Delhi-NCR and has been operational in Kolkata since last year under an MoU with the West Bengal government, as per the statement. Commuters will be able to pre-book seats up to a week in advance, track the live location and route of the bus, and view its expected time of arrival (ETA) -- all through the Uber app, it said. Each shuttle vehicle will be able to accommodate 19-50 passengers and will be operated by local fleet partners using Uber's technology.

The rush was about buying an apartment in that project that was priced at ₹7 crore. Last week, DLF confirmed that it has sold 1,137 such projects in its Gurgaon unit. This is not a one off incident. According to data by Knight Frank, a property consultant, in February 2023, the average value of properties registered in Mumbai was recorded at ₹1.9 crore which is 65% more than the average value of properties registered in February 2022 at ₹1.18 crore. Recently, the demand for luxury housing in India has been huge. When you think of luxury housing, think heated pools and spas, community gardens where you can grow your own herbs and veggies, a 24x7 clubhouse with pool tables, games, a business center and a coffee bar, a fitness center with high end cardio and strength training equipment, there is nothing money cannot buy. A mad rush: “If we define ₹2 crore and above as a general reference point for luxury housing, there has been an offtake of nearly 6,000 units in the top seven cities in last quarter with gross sales value of nearly ₹22,000 crore. During this period there has been a new supply of about 12,800 units in the top seven cities in the luxury bracket, which is highest in many preceding years,” says Subhankar Mitra, managing director - advisory services, Colliers India, a professional services and investment management company. In terms of share in sales, Mumbai Metropolitan Region (MMR) and National Capital Region (NCR) top the list with more than 50% in all. This is followed by Bangalore and Pune at 20% and 15% share. Hyderabad and Ahmedabad had less than 10% share in the luxury segment. “The demand for luxury housing in India has picked up in recent times. One of the primary reasons for this is the growth of the Indian economy, which has created a new class of wealthy individuals with a high purchasing power. They are willing to invest in premium living spaces that offer exclusive amenities, top-notch services, and state-of-the-art facilities,” says Anuj Puri, chairman, Anarock Group, a real estate services company. Another reason for the increased demand for luxury housing in India is the changing lifestyles and aspirations of the urban population. “Many individuals now seek a luxurious and comfortable living experience, which has led to a rise in demand for high-end residential properties that offer a host of amenities, such as swimming pools, fitness centers, and landscaped gardens,” adds Puri. The Covid-19 pandemic has also contributed to the increased demand for luxury housing in India. The pandemic has led to a shift in the way people live and work, with many individuals now looking for larger homes with more space to accommodate work-from-home arrangements and other lifestyle changes. One major factor for high sales of big-ticket price homes in Mumbai and other top cities could be the government’s recent move in the Union Budget 2023-24 which will come into effect from April 2023. Under this new move, if one sells a house/other assets including equities and his/her gains are more than ₹10 crore, then maximum benefit that he/she can avail is only up to ₹10 crore when invested into another property. Capital gains of over ₹10 crore will henceforth be taxed from April 2023. “Thus, to save tax on capital gains, the high networth individuals (HNIs) across top cities including Mumbai are rushing in close luxury housing deals before the financial year ends in March,” says Puri. Definition of luxury housing: “In the context of India, luxury properties typically refer to high-end residential properties that offer several amenities and features. These properties are in prime locations, upscale neighborhoods, or central business districts, and are designed with a focus on providing a luxurious and comfortable living experience to their residents,” says Amit Goyal, CEO, India, Sotheby’s International Realty, a luxury real estate brand. For Sotheby's International Realty, luxury property transactions typically exceed ₹15 crore. “However, considering the purchasing power parity in India, we can consider real estate priced at half a million dollars or around ₹4 crore as luxury and above ₹10 crore and uber luxury in the top 7 cities of the country,” says Goyal. According to the recent Luxury Outlook Survey 2023 conducted by India Sotheby's International Realty (ISIR), properties in the price range of ₹4-10 crore are most preferred by HNIs with almost 65% looking for investment in that range, while 33% of HNIs and UHNIs are willing to spend upwards of ₹10 crore to acquire the right high-end luxury property. In the new normal, modern-day luxury living is driven by various factors of lifestyle and infrastructural amenities. “Homes closer to key business hubs have increased the availability of luxury residences from a few restricted pin codes, allowing them to be location-independent,” says Dhaval Ajmera, director, Ajmera Realty and Infra India, a developer known for its mid-luxury to luxury housing projects across Mumbai, Pune and Bengaluru. In Mumbai, Wadala has emerged as one of the most promising home-buying locations with seamless connectivity to the business hotspots of Bandra Kurla Complex, Lower Parel and other prominent parts of the city. “The overall concept of luxury living is no longer solely connected to the posh localities and has undergone a major transformation. For example, modern-day luxury living is defined as residential properties that provide last-mile comfort and safety along with a plethora of modern experiential amenities that strikes a fine balance between lavishness and ease that overall accentuates the lifestyle of the residents,” says Cyrus Mody, founder &amp; managing partner, Viceroy Properties, a premium real estate developer. In the lap of luxury: Customers today demand extraordinary experiences. They desire a grand lifestyle and the very idea of luxury has evolved. “Customers are expecting larger spaces and well-defined homes with over 11 feet floor to ceiling height. There is a rise in buyers of properties as large or larger than 5,000 square feet. The demand is being driven by a clear shift in the thought process of home buyers who desire to go from independent residences to high end luxury apartments,” says Ram Raheja, managing director, S Raheja Realty. Modern luxury homes have home automation technology that provide the owners total control over maintaining a sustainable work-life balance. “Also in-built spaces like vestibules, expansive decks, and project amenities like heated infinity swimming pools, podium parkings and terrace gardens, are being offered by premium developers,” Raheja adds. "We listen to feedback from drivers and understand that the current rise in fuel prices is causing concern. To help cushion drivers from the impact of the spike in fuel prices, Uber has raised trip fares in Delhi NCR by 12%,” Nitish Bhushan, Head of Central Operations, Uber India said in a statement. “Over the coming weeks, we will continue to track fuel price movements and will take further steps as needed,” Bhushan added. Currently, the petrol and diesel prices in Delhi are ₹105.41 and ₹96.67 respectively. On the other hand, the prices in Mumbai are ₹120.51 and ₹104.77 respectively. In addition to protesting against Uber, drivers in several parts of the country have started a “No AC” <a href="https://telanganatoday.com/cab-drivers-in-hyderabad-to-charge-extra-for-ac-amid-rising-fuel-prices">campaign</a>, wherein they will not turn on the air conditioner in the car and inform the rider about the reason. Further, riders will be given an option to pay an additional amount to turn on the air conditioner. “As AC runs on fuel and it is so expensive right now, it is difficult for us to run the air conditioner at this price. That is why we decided to charge an additional fee for using the air conditioner in the taxis,” a member of the Telangana Gig and Platform Workers Union said in a statement. The drivers are now entitled to minimum wage and other employment protections, ruled the top court. “When a ride is booked through the Uber app, it is Uber that sets the fare and drivers are not permitted to charge more than the fare permitted by the app. It is therefore Uber that dictates how much the driver is paid and the work they do,” said the Supreme Court during its ruling. Uber has been fighting the case in the UK for almost five years now, where in 2016 a tribunal court had ruled in favour of <keyword id="6364641" type="UNKNOWN" weightage="20" keywordseo="Uber-drivers">Uber drivers</keyword> Yaseen Aslam and James Farrar. “I am overjoyed and greatly relieved by this decision which will bring relief to so many workers in the gig economy who so desperately need it. During the six years of these proceedings, we have watched the government commission and then shelve a review of the gig economy yet do nothing to help us. I hope in future the government will choose to carry out its duty to enforce the law and protect the most vulnerable from exploitation,” Aslam said in a statement today after the verdict. This ruling could impact all ride-hailing companies like Uber, Ola, Lyft, Bolt etc., who all call their drivers as ‘mini entrepreneurs’ or independent contractors, which gives them the flexibility to also switch between apps. However, Farar called this a false dream of endless flexibility and entrepreneurial freedom. “The reality has been illegally low pay, dangerously long hours and intense digital surveillance. I am delighted that workers at last have some remedy because of this ruling, but the government must urgently strengthen the law so that gig workers may also have access to sick pay and protection from unfair dismissal,” he said in a statement today. This could also impact Uber’s case across the globe, where it is often put under scrutiny for its treatment of its driver partners. In India too, Uber and Ola drivers have often gone on strikes demanding better compensation from the ride-hailing companies. Most recently, in September 2020, Uber and Ola drivers in Delhi NCR had gone on a strike demanding hike in their per kilometre fare as well as a reduction in the commission that the companies take. While foreign judgements have no authoritative value on Indian courts they do have persuasive value. “There is nothing under law that requires Indian courts to uphold foreign law, however foreign judgements can be applied as having persuasive value if there are structural similarities in the facts of a case (between the foreign and domestic cases). For example, in the Aruna Ramchandra Shaunbag v. In a number of cases concerning constitutional law, the courts have quoted foreign judgements and principles for persuasive value. Within the common law tradition, its common to borrow and cite foreign judgements for persuading a case,” a lawyer told Business Insider. Uber loses a major case in UK which rules its drivers are workers, a ruling that could impact the ride-hailing giant everywhere including India

This summer, commuters in the NCR, willing to ditch metros and buses, will have several choices to book their cabs. Apart from <a href="http://www.businessinsider.in/heres-who-is-benefitting-from-ola-uber-drivers-strike/articleshow/57187851.cms">Ola and Uber</a>, they will have two new cab aggregator apps. This would also benefit them in terms of money, owing to the price war between these apps.

Cabby, the cab aggregator app to be launched today, has been developed by Sahil Arora, a seventeen-year-old school dropout from Gurgaon. The app will have 25,000 operational cabs in NCR, following which it would move to <a href="http://www.businessinsider.in/bengaluru-feel-relieved-as-ola-anduber-drivers-call-off-strike/articleshow/57221582.cms">Bengaluru</a>.

 Cabby would charge a base fare of Rs 37.50 for the first 2 km, followed by Rs 12.5 per km. Arora told ET that this is actually very competitive, and the fare would be lesser than what <keyword id="6354720" type="PERSON" weightage="100" keywordseo="Ola">Ola</keyword> and Uber charge.

The second cab-aggregator app to be launched today is from 74 BC Technologies, operational from <a href="http://www.businessinsider.in/UberMOTO-enters-Gurgaon/articleshow/51603369.cms">Gurgaon</a> where it is known for the bike taxi aggregator Baxi. 
 
Baxi is now launching cab services in seven cities including Delhi, Ghaziabad, Gurgaon, Mumbai, Pune, Chennai and Bengaluru. Acting as a technology provider for the app, it will be available free of cost for cab drivers. 
 
"Baxi will not take any commission from the drivers to use their technology platform," said Ashutosh Johri, co-founder of Baxi and an IIT Delhi alumnus. It would charge a base fare of Rs 50, followed by Rs 9 per km. Having around 1,000 cabs in its fleet, it would also have Re 1/minute wait charges.

Two new apps to take on Ola and Uber in NCR

Ride-hailing major Uber on Thursday announced a partnership with electric vehicle fleet operator Lithium Urban Technologies to deploy over 1,000 EVs in Delhi-NCR, Mumbai, Bengaluru, Hyderabad and Pune. Uber said it has already deployed more than 100 such electric vehicles (all sedan), such as Mahindra eVerito and Tata Tigor EV, on its platform. Over the next 12 months, the company said it remains committed to scaling up to 2,000 electric vehicles on its platform, including the Lithium EVs. "After our partnerships with Yulu, Mahindra and SUN Mobility, this is our fourth partnership in this space and Uber will always remain committed to providing smarter mobility, building greener cities and creating healthier lives," said Prabhjeet Singh, President, Uber India and South Asia said. Lithium's charging hubs in the selected cities have the capacity to charge multiple cars and buses simultaneously. While a fast charger can charge a sedan in 90 minutes, a slow charger can do that in 8 to 9 hours. "Our partnership with Uber has the potential to significantly add to the number of electric kilometers covered by cars in every city. Electric vehicles are particularly well-suited to the shared economy, and that's why we're seeing their early adoption, most noticeably in fleets," said Ashwin Mahesh, Co-Founder and CEO, Lithium Urban Technologies. According to the 2019 ‘IQAir; rankings, 14 of the 20 most polluted cities in the world are in India. Exposure to outdoor and indoor air pollution contributed to over 1.2 million deaths in India in 2017, according to the State of Global Air Report. Uber partners with Lithium Urban Tech to onboard 1,000 EVs in India

Many people are facing troubles while booking an <a href="http://www.businessinsider.in/searchresult.cms?query=uber&amp;sortorder=effectivedate">Uber</a> or <a href="http://www.businessinsider.in/searchresult.cms?query=ola&amp;sortorder=effectivedate">Ola </a>in Delhi-NCR as 3, 000 drivers are protesting at Jantar Mantar in Delhi. 
 Sarvodaya Driver Association of Delhi, a Delhi-based association, has called for an indefinite strike against <keyword id="1042120" type="PERSON" weightage="20" keywordseo="Uber">Uber</keyword> and <keyword id="6354720" type="PERSON" weightage="20" keywordseo="Ola">Ola</keyword>, enraged over decline in earnings and perks of the <a href="http://www.businessinsider.in/searchresult.cms?query=ola+and+uber+drivers&amp;sortorder=effectivedate">drivers</a>. 
 
Claiming that they only get Rs 6/km from every ride, the strikers are demanding that these companies pay them the government sanctioned fare. 
 
"They reeled us in by promising earnings of more than 1 lakh per month and now because of falling fares, we do not even have the money to feed our families properly. We are demanding that we receive the fare sanctioned by the government which is Rs 21/km. First, they induced us to buy cars under their schemes now they are adding so many new cars that it has become difficult for us to pay off our monthly installments," a senior member of the association, Kamal Rathore, told ET. 
 
The agitated drivers are demanding better perks, relaxed hours and accident insurance. 
 
"Ride-sharing has to be stopped. Out of 10 trips we get in a day, eight of them are of sharing. This drops our already weak earning to Rs 3/km. The companies can give as much discount as they want to the customers but they should not make us suffer for it," Rathore told ET.

Passengers hit hard as Uber and Ola drivers go on strike in Delhi-NCR
