 As of July 2013, <keyword id="6373156" type="ORGANIZATION" weightage="100" keywordseo="National-Highways">national highways</keyword> account for 79,116 km, connecting all major cities and state capitals. Expressways, however, differ a bit in the sense they are controlled-access highways like the <keyword id="610047" type="UNKNOWN" weightage="100" keywordseo="freeways">freeways</keyword> or <keyword id="1333990" type="UNKNOWN" weightage="100" keywordseo="motorways">motorways</keyword> or autobahnen in the US and Europe, essentially designed for high-speed traffic. Deciding whether to rent or buy a home is one of the biggest financial choices most people will make. It’s not a straightforward decision, especially when considering the rapid increase in <keyword id="21530105" type="General" weightage="20" keywordseo="rental-prices" source="keywords">rental prices</keyword> in some of India’s biggest cities. Let’s dive into how the cost of renting has risen compared to buying, and whether it's still worth it to rent or if it’s time to start looking at <keyword id="20879400" type="General" weightage="20" keywordseo="homeownership" source="keywords">homeownership</keyword>. <h2>Soaring renting costs</h2>If you’re renting in cities like Bengaluru, Pune, or Kolkata, you might have noticed something frustrating — your rent seems to keep going up. For example, in Bengaluru’s Sarjapur Road, average monthly rents shot up by 67% between the end of 2021 and the middle of 2024. If you were paying Rs 21,000 in rent at the end of 2021, that would now be around Rs 35,000 a month! And Bengaluru isn’t the only city where renters are feeling the squeeze. In Pune’s Hinjewadi, rent prices have surged by 52%, while property values went up by just 31%. Similarly, in Kolkata’s EM Bypass, rents rose by 46%, but property prices saw a much smaller bump of 15%. But there are cities where buying makes even more sense because property prices are outpacing rental costs. In Hyderabad’s Gachibowli, for instance, while rent went up by 50%, property values soared by 70%. This trend is also seen in NCR’s Sohna Road, where rents increased by 40%, but property prices grew by 54%. <h2>Is renting really worth it?</h2>Let’s say you’re living in a 2BHK flat in Bengaluru, paying Rs 50,000 a month in rent. It might seem like an okay deal at first, but when you look at the long-term cost, things get tricky. Dr Prashant Thakur, Regional Director &amp; Head of Research at ANAROCK, breaks it down: "One-year payable rent for the individual is Rs 50,000 x 12 = Rs 6,00,000. For the next 10 years, the total rental outgo, including an annual rental increase of 7%, will be around Rs 83 lakh. This rental outgo is almost 69% of the total cost of this property — and this is just an expense with no investment value accrued." <div type="Article" hostid="261" msid="113367496" title="I bought my dream home, but the difficult process and higher cost sometimes make me wish I&amp;#39;d stuck with renting" mstype="2" mssubtype="0"></div>What does that mean? If you keep renting, you’re essentially throwing money out the window without gaining any ownership of the home. While you may have the flexibility that comes with renting, your hard-earned money doesn’t build any long-term value. <h2>Is it time to make the home purchase leap?</h2>So, what if you took the plunge and bought the place instead? Let’s say you’re eyeing a Rs 1.2 crore apartment and can afford to put down a 20% down payment, with the rest coming from a 10-year home loan at 9.5% interest. Dr. Thakur explains, “If the individual opts to buy the property via a home loan, has the financial wherewithal to make a 20% down payment, and borrows the remaining amount over a 10-year tenure at 9.5% interest rate, such a purchase is definitely profitable. Instead of spending a huge amount on rent, the individual can pay monthly EMIs and ultimately own the physical asset after a ten-year period.” With this approach, the monthly EMIs may be slightly higher than what you’re paying in rent, but there’s a key difference — you’re working towards owning your home. After 10 years, the home is yours, and you don’t have to worry about rent going up year after year. <h2>Homeownership isn’t just about the numbers</h2>While the math might lean towards buying, it’s not just about finances. For some people, renting makes more sense, especially if they don’t plan to settle down in one place for a long time. Job mobility, financial stability, and lifestyle choices all factor into this decision. However, something interesting happened during the COVID-19 pandemic. Many people, including millennials who had previously been all about renting, started reconsidering. The pandemic brought a sense of uncertainty, and suddenly, the security of owning a home became much more attractive. Should you rent or buy a home? Here’s how much rental pricing has gone up compared to ownership cost in major Indian cities

Sales stood at 2,15,621 units in the last calendar year in Delhi-NCR, Mumbai, Chennai, Kolkata, Hyderabad, Bengaluru and Pune. Real estate consultant JLL India on Thursday said sales in the first nine months of 2023 reached 1,96,227 units as against 1,61,575 units in the year-ago period. Only apartments are covered in the report while <keyword id="4454413" type="General" weightage="20" keywordseo="row-houses" source="Orion">row houses</keyword>, <keyword id="46887" type="General" weightage="20" keywordseo="villas" source="Orion">villas</keyword>, and plotted developments are excluded. Mumbai includes Mumbai city, Mumbai suburbs, Thane and Navi Mumbai. In 2024, the consultant expects residential sales to be around 2,90,000 to 3,00,000 units on the back of robust demand and quality launches. "Despite the increase in home loan interest rates and <keyword id="72248" type="General" weightage="20" keywordseo="rising-prices" source="Orion">rising prices</keyword>, the overall sentiment in the domestic housing market remains positive, with homebuyers maintaining an upbeat attitude towards purchasing homes. "In 2023, residential sales are expected to surpass 2,60,000 units and launches 2,80,000 units to reach a historic high post-2008," Samantak Das, Chief Economist and Head of Research, India at JLL, said. Commenting on the report, Akhil Saraf, founder of HDFC Capital-backed Reloy, said the real estate industry has undergone a comprehensive transformation in recent years, encompassing regulatory changes and a shift in the mindset of both suppliers and consumers. Reloy helps builders in generating referral sales. "Developers are increasingly adopting a customer-centric approach, focusing on meeting the specific needs and demands of homebuyers. This renewed focus has bolstered confidence among potential buyers, reaffirming real estate as a viable asset class," Saraf added. Pradeep Aggarwal, Chairman of realty firm Signature Global, said the real estate sector has witnessed an impressive surge this year across major cities, including Delhi-NCR. "In areas like Dwarka Expressway, New Gurugram, South of Gurugram (Sohna) and SPR (Southern Peripheral Road), residential demand has seen a significant upswing, driven by a keen interest from buyers towards mid-housing and massive infrastructure development in these locations," Aggarwal said. Construction and real estate firm BCD Group MD Angad Bedi said the real estate sector has demonstrated remarkable resilience in 2023 despite uncertainties related to the global recession and rising interest rates.

Sales of apartments in top 7 cities may rise 20 pc to 2.6 lakh units this year: Report

Rapid Action Force personnel conducted a flag march in <keyword id="11900977" type="General" weightage="100" keywordseo="gurugram" source="Orion">Gurugram</keyword>'s Badshahpur early on Wednesday, morning following the clashes that broke out in Nuh district of the State. Security has been strengthened in the districts adjoining Nuh -- Faridabad, Palwal, and Gurugram-- in light of the violence that broke out between two groups on July 31. Section 144 has been imposed for 48 hours from Monday midnight in Nuh and mobile internet services have been temporarily suspended in the district. On Tuesday, fresh violence was reported from Gurugram in Badshahpur and on Sohna road. Assistant Commissioner of Police Varun Dahiya (Crime), Gurugram said today, "All schools, colleges and workplaces are functioning normally. There are no restrictions on the movement of traffic. The internet is also operational. I appeal to all to not pay heed to rumours on social media. If anyone wants to report any information, they can reach helpline number '112'." <keyword id="41646" type="General" weightage="80" keywordseo="haryana" source="Orion">Haryana</keyword> Chief Minister Manohar Lal Khattar yesterday said he suspected a "conspiracy" behind Monday's clashes. Khattar called the incident "unfortunate" and said that clashes broke out at several places and that a big conspiracy seems behind the violence. "This is an unfortunate incident. A Yatra was being organised during which some people conspired an attack Yatris and the police. Violent incidents were reported at several places. There seems to be a big conspiracy behind this," said Khattar. Haryana Deputy chief minister Dushyant Chautala, however, said that the violence in Nuh district could have been avoided if organisers of the yatra had given complete information about the yatra to the district administration. "Strict action will be taken against those found responsible," said Chautala, leader of the <keyword id="7208750" type="General" weightage="50" keywordseo="jannayak-janta-party" source="Orion">Jannayak Janta Party</keyword> (JJP) on the incidents of violence in the state. A total of five people have died including two home guards who were shot dead in Monday's clash in Nuh. The deceased home guards identified as Neeraj and Gursevak were deployed at Khedali Daula police station. Heavy police have been deployed in Nuh district and nearby areas. Curfew has also been imposed in Nuh and Section 144 has been imposed in some places. Chief minister Khattar informed that around 44 FIRs have been registered and 70 people have been taken into custody. Khattar also appealed to locals to maintain peace. Sixteen companies of central forces and 20 of the <keyword id="41669" type="General" weightage="50" keywordseo="haryana-police" source="Orion">Haryana Police</keyword> have been deployed in Nuh. Deputy Commissioner Nishant Yadav on Tuesday said that situation was totally under control and normalcy has been restored and markets have opened. "In Gurugram, the situation is totally under control, Sohna was our main focus area, a peace committee meeting has taken place there, normalcy restored and markets have opened. We have conducted a flag march as well," the Deputy Commissioner Yadav said. He further said, "In Gurugram one death was reported in Sector 57 mosque, 5 vehicles were torched in Sohna and two to three shops have been vandalised". (ANI)

While there are nearly 5.68 lakh houses under various stages of construction in Delhi-NCR, any kind of periodic ban on construction by different agencies can only delay the projects, adding to the woes of the buyers. The maximum number of under-construction units is in <keyword id="18858" type="General" weightage="80" keywordseo="noida" source="Orion">Noida</keyword> and Greater Noida areas, accounting for nearly 2.70 lakh units, as per an estimate. On average, a one-month ban on all construction activity delays a project by at least 3-4 months, according to research by <keyword id="4695749" type="General" weightage="80" keywordseo="anarock" source="Orion">Anarock</keyword> consultants. As per the research, the areas in Delhi-NCR with the maximum under construction units presently include Greater Noida West, Yamuna Expressway, New Gurugram, Noida Expressway, Dwarka Expressway, Central Noida, Sector 150 (Noida), <keyword id="1464478" type="General" weightage="50" keywordseo="greater-faridabad" source="Orion">Greater Faridabad</keyword>, <keyword id="15299315" type="General" weightage="50" keywordseo="raj-nagar-ext" source="Orion">Raj Nagar Ext</keyword> (Ghaziabad), Sohna and Golf Course Ext Road. These areas together have more than 4 lakh units that are currently under various stages of construction. Greater Noida West alone has more than 1.37 lakh under-construction units currently. The air quality in Delhi-<keyword id="53426" type="General" weightage="100" keywordseo="ncr" source="Orion">NCR</keyword> has turned poor and heavy smog has started engulfing the region. This year too, to battle pollution, an action plan has been rolled out in advance, mandating that if the pollution levels breach certain levels (i.e., Stage III or 'severe'), authorities will have to enforce a ban on construction and demolition activities in NCR, except on essential projects (like railways, metros, airports, ISBTs, national security/defence-related projects of national importance). Apart from this, the construction of projects also gets hampered due to protests on the issue of land compensation. The Anarock research said that being periodic, the impact of these construction bans on overall property prices is almost negligible. Moreover, real estate prices in most cities are not so much a function of environmental concerns as of accessibility, proximity to the city centres or major employment hubs, urban mobility via various modes of public transport, and affordability. In Mumbai too, the city perennially experiences floods during monsoon, yet property prices remain steady. In fact, in the last two-and-a-half years since the pandemic, the Mumbai Metropolitan Region (MMR) has been the most active in terms of both new supply and new launches. As for Delhi-NCR, the region too has been very active. While developers restricted new supply, housing sales have been significant. In fact, the region has shed at least 23 per cent of its unsold stock in the last 2.5 years since the pandemic. Back in Q1 2020-end, the overall unsold stock in Delhi-NCR stood at 1.73 lakh units which have reduced to a little over 1.32 lakh units as of Q3 2022-end, said the Anarock research. Delhi-NCR: 5.68L houses under construction; periodic bans add to buyers' woes

New Delhi, Jan 30 () Three years from now, you will be able to drive from Delhi to Mumbai in 12 hours with the construction of a new highway that will cut the travel distance on the route by 280 km, Union Minister Nitin Gadkari said on Thursday.
 "We are building a highway worth Rs 1,03,000 crore between Delhi and Mumbai. I assure you that within three years from now, you will be able to drive to Mumbai from Delhi in your car and reach there within 12 hours," the Minister for Road Transport &amp; Highways and MSMEs said.
 He said the land acquisition for the highway has been completed and 32 contracts out of 60 have already been awarded.
 "The highway starts from Sohna near Gurugram and will cut the travel distance between Delhi and Mumbai by 280 km," Gadkari said at a conference of Assocham.
 The minister also said Rs 16,000 crore have been saved on land acquisition for the project, owing to the highway passing through socially and economically backward tribal areas of five states, including Rajasthan, Madhya Pradesh, Gujarat, Maharashtra and Haryana.
 "Had we taken the alignment of Delhi-Ahmedabad-Surat-Vadodara-Mumbai, the land acquisition cost would have come to Rs 6 crore per acre, but now, this cost has come to Rs 80 lakh per acre," Gadkari said.
 Besides, on the 59-minute-loan scheme for micro, small and medium enterprises (MSMEs) launched earlier, the minister said a review of the loan disbursement record by banks shows that several loans have been sanctioned but have not been disbursed by lenders, owing to conditions not being fulfilled.
 He said a scheme has been prepared whereby Rs 10,000 crore have been earmarked under a fund of funds and the Centre will fund 10 per cent equity of an MSME coming forward to enter the capital market.
 "Our target is to raise the contribution of the MSME sector in the country's growth to 50 per cent in the next 5 years so that we can achieve our target of making India a USD 5-trillion economy," Gadkari said.
 The minister said it has also been decided to raise the MSME sector's contribution to India's exports to 60 per cent and create five crore new jobs. RSN HRS

Delhi-Mumbai highway to cut travel distance by 280 km; to be ready in 3 years: Gadkari

<keyword id="6385438" type="UNKNOWN" weightage="20" keywordseo="heavy-rains">Heavy rains</keyword> lashed parts of the national capital today leading to waterlogging and traffic jams in many areas at several places, Gurgaon being the most affected. 
 
The mercury, however, settled at the normal level. The maximum and minimum temperatures were recorded at 34.7 and 26.5 degrees Celsius respectively, both normal for this time of the year, according to the MeT Department. 
 
However, vehicular movement was affected across the city, including at ITO, Vikas Marg, South Extension, Khanpur, Mahipalpur, Hari Nagar, IIT crossing, Nehru Place, Yusuf Sarai Market and Munirka. 
 
Traffic also crawled at various major intersections such as Laxmi Nagar, Kashmere Gate, Dwarka, Dhaula Kuan, Sarai Kale Khan, Moolchand, Karkarduma, Rajghat, Kalindi Kunj. 
 
Heavy traffic and bottlenecks were also witnessed on road stretches from Punjabi Bagh flyover to Rajouri Garden flyover, Mandi House to W-Point, Baraf Khana, Minto Road, Leela Palace and on Meerabagh Outer Ring Road. 
 
Meanwhile, Gurgaon saw waterlogging at a number of key intersections, including Hero Honda Chowk, Sohna Road, Manesar, Udyog Vihar, old Gurgaon Road and a few areas in New Gurgaon.

Heavy rains cripple Delhi, bring Gurugram to a complete standstill

Everyone wants a house in Delhi. And while buying a property in the main city has been a distant dream for many, real estate developers suggested that the property prices across the city has dipped in the past two years. 
	 
	“Residential property prices in several areas of Delhi having declined by 10-20% in 2013 and then stabilized in 2014. Fence-sitters are watching the market movements to determine if prices will slide further,” said Santhosh Kumar, international director at JLL India. 
	 
	He added, “Residential prices in established locations of South and Central Delhi such as Vasant Vihar, Defence Colony, Jor Bagh and Golf Links saw a decline of 15-20% in 2013 and remained at those levels in 2014. A correction in prices was also observed in areas like Westend, Shantiniketan, Prithviraj, Aurangzeb Road and Amrita Shergill Marg, but in a lower range of 10-15%.” 
	 However, property prices in <keyword id="6361586" type="COMPANY" weightage="20" keywordseo="Gurgaon">Gurgaon</keyword> and <keyword id="18858" type="COMPANY" weightage="20" keywordseo="Noida">Noida</keyword> remained stable last year. According to market players, the supply in this market has been more than the demand, which has resulted in excess inventory. “A bad economy made property buyers cautious in their purchases. The consumer sentiment was down coupled with high interest rates. All tthis resulted in a sluggish demand,” said Sunil Singh, a property broker in the region. In order to boost the demands, developers have been doling out heavy discounts on their projects. 
	 
	 Interestingly, the prices in areas such as Neemrana, Sohna and Delhi’s J and L zones recorded an increase of 15% to 35% last year. This is in contrary to the negative market dynamics and the stagnant property prices in Delhi and NCR. “The only exception to the appreciation observed in these locations was Yamuna Expressway, which remained stable. However, low land prices and development potential continue to help Yamuna Expressway remain an attractive destination for investors” added Kumar.

	According to Kumar, if you are interested in buying an apartment in South and Central Delhi, then 2015 is a great time to do so. “The next six months are likely to witness an increase in developers’ pain; persistent negotiation can result in excellent deals,” said Kumar. 
	 
	Gurgaon and Noida 
	 According to market players, <keyword id="20486" type="UNKNOWN" weightage="20" keywordseo="Golf-course">Golf course</keyword> road in Gurgaon is the next upcoming area apart from Sohna Road and Dwarka Expressway. However, in Noida, Kumar has advised property investors and home buyers to invest in projects in Noida-Greater Noida Expressway and Noida City, that are being built by developers with proven credibility. 
	 
	Delhi J and L zone 
	 
	For the ultra rich property buyers, buying or developing farmhouses or townhouses is a good option. “However, due diligence highly advised for buyers,” noted Kumar.

"The Delhi NCR market is under stress, which means that valuations remain attractive for end users. This also points to opportunities for distress sales and bargain buys for investors / buyers," says Santhosh Kumar, CEO, operations and international director, JLL India. 
 
Kumar feels sound fundamentals of the emerging locations enabled them to beat the negative trend and saw very good price appreciation. "While Neemrana has massive industrial development along with good connectivity through the NH-8, Sohna promises the next wave of industrial and residential growth in Gurgaon. Delhi's J-zone has the location advantage of South Delhi and the L-zone is in an area adjoining the upcoming Dwarka-Gurgaon Expressway." 
 
High home loan rates, liquidity crunch and lack of developer-friendly reforms have plagued the residential real estate market off-late. Delhi-NCR has been worst affected with an unsold inventory of nearly 154,000 units in 2014. 
 
In terms of months, Gurgaon has unsold inventory of 33 months and Noida of around 38 months.

<keyword id="3711125" type="UNKNOWN" weightage="100" keywordseo="Pod-taxis">Pod taxis</keyword>, a result of a project called the Metrino-a PRT system in which pods are suspended from an overhead rail -has been under consideration for a while and will finally debut in <keyword id="6361586" type="COMPANY" weightage="100" keywordseo="Gurgaon">Gurgaon</keyword> 
 The <keyword id="87432" type="ORGANIZATION" weightage="100" keywordseo="National-Highways-Authority-of-India">National Highways Authority of India</keyword> has laid the groundwork to roll out India's first personal rapid transit (PRT) network and will invite global bids for the project within the next fortnight. The pilot project will span a 13km stretch from the Gurgaon-Delhi border to Badshapur Mod on Sohna Road and is estimated to cost Rs 850 crore. 
 
Every pod can take up to five passengers. For the pilot project route, 16 stations have been planned, starting near Ambience Mall. A personal rapid transit (PRT) network is made up of small automated vehicles running at close intervals on a guideway with docking stations for passengers to get on and get off.While a pod can accommodate up to five people, there there is also an option to hire an entire pod that will take a passenger straight to the destination, skipping the scheduled stops. The average speed of the pods is 60kmph. 
 
A senior NHAI official said the network would be built within a year of the contract being awarded. "Pod taxi systems are best suited for this. We are keeping our options open, though, so that private players can come up with best system, including skyrail," the official said. A skyrail is also a PRT system, but is more similar to a ropeway . 
 
The NHAI official said land required for the project is already available with it and Haryana government agencies. The project does not need forest and environmental clearance. As for financing, the entire investment will be made by the private company that sets up the PRT. Under the terms of the agreement, the company will recover its investment in 25 years through tickets. 
 Union road transport and highways minister <keyword id="26680" type="PERSON" weightage="100" keywordseo="Nitin-gadkari">Nitin Gadkari</keyword> had announced last year that Metrinos will run between Dhaula Kuan in Delhi and Manesar. The overhead network for Metrinos has been planned along the expressway . Prime Minister <keyword id="6354477" type="PERSON" weightage="100" keywordseo="Narendra-Modi">Narendra Modi</keyword> had travelled in a pod in Masdar City during his last visit to the United Arab Emirates. 
 
The Punjab and Haryana governments had, in the past, announced a rollout of pod taxis in Amritsar and Gurgaon, but these never came to fruition. 
 According to estimates prepared by the NHAI, while while building a kilometre of Metro costs at least Rs 250 crore and of monorail Rs 200 crore, the <keyword id="6714406" type="UNKNOWN" weightage="100" keywordseo="Metrino">Metrino</keyword> system can be built with just Rs 70 crore. It's lighter as well. 
 
"The NHAI will roll out the project soon. We have set a target of a year. Subsequently , we could extend this to Dhaula Kuan and Manesar on each side," said the NHAI official.
