The land was purchased from the <keyword id="53" type="General" weightage="100" keywordseo="kapoor" source="Orion">Kapoor</keyword> family, legal heirs of Raj Kapoor, the company said in a regulatory filing. The deal value has not been disclosed. The site is located at Deonar Farm Road, Chembur, Mumbai, adjacent to <keyword id="6356045" type="General" weightage="50" keywordseo="tata-institute-of-social-sciences" source="Orion">Tata Institute of Social Sciences</keyword> (TISS). In May 2019, Godrej Properties had acquired R K Studios in Chembur from the Kapoor family to develop a premium mixed-use project Godrej RKS. The project is expected to be delivered this year. Gaurav Pandey, MD and CEO, Godrej Properties, said, "We are pleased to add this iconic project to our portfolio and are grateful to the Kapoor family for entrusting us with this opportunity." The demand for premium developments has been strong over the past few years, he said. Godrej Properties acquires Raj Kapoor's Bungalow in Mumbai

Realty firm Godrej Properties on Friday launched a luxury housing project at iconic R K Studios' land in Mumbai. 
 In May last year, the company had announced the acquisition of the land in Chembur to develop mixed-use project comprising luxury flats and retail space.
 Godrej Properties, part of Godrej group, had said that the project spread across 2.2 acre would offer about 3.5 lakh sq ft of saleable area. The company had not disclosed the deal value.
 The company on Friday said it is launching a luxurious residential development at <keyword id="29457" type="COMPANY" weightage="20" keywordseo="RK-Studios">RK Studios</keyword>, Chembur. Godrej Properties did not mention total housing units to be developed and the investments to be made in the project. 
 Pirojsha Godrej, Executive Chairman, Godrej Properties said, "We are thrilled to launch Godrej RKS at the iconic RK Studios in Chembur. We will seek to ensure we celebrate the remarkable legacy of this site with a landmark development that delivers an outstanding lifestyle for its residents."
 Godrej RKS is strategically located on the main Sion-Trombay Road. 
 Founded by Raj Kapoor in 1948, the studio is witness to the making of several films produced by the Kapoor family over the decades.
 After selling this studio last year, <keyword id="1562" type="PERSON" weightage="20" keywordseo="randhir-kapoor">Randhir Kapoor</keyword> of R K Studios had said: "This property in Chembur has been of tremendous significance to my family over the many decades that R K Studios has operated from there." "We...have chosen Godrej Properties to script a new chapter for this location and build upon its rich history," said Kapoor, the eldest son of late actor Raj Kapoor.

If not anything, Zoya Akthar’s musical <keyword id="12509997" type="General" weightage="20" keywordseo="the-archies" source="Orion">The Archies</keyword> has given a slogan for young people to come and vote in the upcoming general elections. Beyond that, there is little else in the movie that promises a lot with an unusual setting. The trailer had enthused Archie comic-loving GenX and older millennials. It also enthused GenZs with debuts of starkids like Suhana Khan, Agastya Nanda and Khushi Kapoor. While people were promised a breezy watch which goes with the Christmas mood, it’s actually bland. An already predictable story-line is extended and made slower by the many songs. Songs are way too brooding and don’t have the 60s twist dance format. The movie misses the delicious vintage moments of the time and the sequence is closer to High School Musical choreography. Neither is the story heartwarming nor are the characters anything like their comic-book characters, without their typical goofiness. Not the real Archies A serious young man planning for college is not the Archie we know who is an awkward, always-broke young man who jalopy constantly breaks down. Reggie in the movie looks uncannily like Ranveer Singh and acts like him too. He is not chasing Midge and Ronnie and getting into trouble with Moose. In fact, he writes socially relevant articles, comforts Dilton who ‘is in love’ with him and more. Where is the mirror-gazing vanity? Jughead is way too insightful about the workings of girls, and Hotdog is too small. Also, why make Mr Lodge a villain? He is the smart businessman – the kind who plans to invest in spectacle-making businesses after he sees people always looking into their phones. Here, he is a man who paves a paradise-like park to put up a parking lot, ahem… hotel. <div type="image" title="archies" msid="105831558" hostid="261" caption="&amp;lt;p&amp;gt;Source: IANS&amp;lt;/p&amp;gt;"></div> Missing the fashion-point The girls — Betty and Ronnie – are also far from their true nature. For one, the leggy Kapoor should have been Veronica and Khan should have been Betty. The comics brought in the ‘great girl divide’ — girl next-door versus the unattainable hot girl. The frenemy love triangle is also brushed away. It’s time to point out that Karan Johar has gotten this better in his movie Kuch Kuch Hota Hai. The movie stars Khan’s father Shah Rukh Khan as the girl-chasing boy who falls for the hot, new girl Rani Mukherjee —ignoring his plain best-friend Kajol. The fashion game of Archies was also better captured by older film-makers when Archies was in vogue. It’s been said that Raj Kapoor had used Archie books to design Dimple Kapadia’s outfits in 70s classic, Bobby. He had gotten it better than Akhtar as neither Ronnie nor Betty wore anything that made them stand-out. The Anglo-Indian town The only thing palatable is the way the movie explains why an Indian town is named ‘Riverdale’ – and why everyone has Anglicized names. A Britisher fell in love with an Indian woman and married her and wanted a town for his people, the Anglo-Indians. The town was ‘bought’ by him from a prince, his friend. None of the younger generation look and feel like Anglo-Indians. They speak a lot more English making one wonder if it’s an English or a Hindi movie. It also artificially makes Fred Andrews use ‘hoyenga’ instead of ‘hoga’. All the youngsters speak Hindi with an accent, and sound like those who watched too much MTV and Channel V, which weren’t there in 1964 (that’s when radio ruled). Akktar had better precedents like the classic ‘Baton Baton Mein’ made by Basu Chatterjee. The Amol Palekar movie is a love story and introduces the concept of dating in the 70s which was a common practice in the Anglo-Indian community. The Archies has none of the charm of the many movies that have been stitched around the Archies and the Anglo-Indian theme. The movie could have been a good opportunity to introduce Archie comics back to GenZs who seem to love graphic novels. This movie will do nothing to take Archie and Jughead double digests off their half-off bins. Zoya Akhtar’s ‘The Archies’ turns out to be a damp squib and nothing like the breezy comic series

Enthused by strong housing demand, realty firm Godrej Properties Ltd has acquired 18 land parcels last fiscal for development of new projects with an estimated sales potential of around Rs 32,000 crore. Mumbai-based Godrej Properties, which is part of business conglomerate <keyword id="133008" type="General" weightage="20" keywordseo="godrej-group" source="Orion">Godrej Group</keyword>, had given a guidance that for future development it would add land parcels that have sales revenue potential of Rs 15,000 crore. However, the company's new business development, which means addition of new land parcels, jumped more than two-fold of annual guidance. Godrej Properties acquires land outrightly and also enters into joint development agreements (JDAs) with landowners to create a pipeline of future projects and expand its business. In a recent regulatory filing, the company presented its operational performance for 2022-23. Godrej Properties highlighted that it has added "18 new projects in FY23 with a total estimated saleable area of nearly 29 million square feet and total estimated booking value of around Rs 32,000 crore." In the fourth quarter of last fiscal, five new projects were added with an expected sales booking value of Rs 5,750 crore. Among big-ticket deals in FY23, the company acquired an 18-acre land parcel in Kandivali, Mumbai for Rs 750 crore to develop a luxury housing project with an estimated revenue potential of about Rs 7,000 crore. It also acquired legendary film actor, director and producer Raj Kapoor's bungalow at Chembur in Mumbai to develop a luxury housing project. In February last year, Godrej Properties Executive Chairman Pirojsha Godrej had said that the company would invest around Rs 7,500 crore over the next 12-18 months on the acquisition and development of new real estate projects. Sitting on a huge cash pile, Godrej Properties entered aggressively into the market to acquire land parcels. In the last fiscal, it purchased more land outrightly than signing JDAs with landowners. On operational front, Godrej Properties' sales booking rose 56 per cent last fiscal to Rs 12,232 crore -- an all-time high -- on strong demand for residential properties. Pirojsha Godrej attributed the strong growth in FY23 to its strong portfolio of projects across the country. For the first time, the company sold over Rs 2,000 crore of real estate in each of four focus markets of Mumbai Metropolitan Region (MMR), Delhi-NCR, Bengaluru and Pune. Out of the total sales bookings last fiscal, housing segment's contribution was 99 per cent. Pirojsha said the company look forward to building on this sales momentum in FY24. During 2022-23, sales volumes grew by 40 per cent to 15.21 million square feet from 10.84 million square feet in the previous year. But Lyft's chief strategy officer Raj Kapoor thinks the battle is far from over. "There's going to be an opportunity for a lot of people in this ecosystem," Kapoor said, during a stage appearance on Monday at a conference sponsored by software company Pivotal. "But we're going to go through a gut-wrenching decade or so where everyone is jostling for a position."It's not just about which rideshare companies bring autonomous vehicles to market first, either. Kapoor thinks there's work to be done across every aspect of the industry, from insurance practices to government regulation.Take Google Maps, which Kapoor said is ripe for disruption. While Google's route planning software and panoramic street view made it a market leader for the past decade, autonomous vehicles need much more information than Google Map provides.Driverless cars need maps with information down to the centimeter, Kapoor said. According to Kapoor, Lyft is using its 800,000 drivers to gather driving data which will be used to create high-definition maps for its autonomous vehicle unit. Standardization is also a big concern, Kapoor said, particularly because any time a new technology is introduced, autonomous vehicle companies must retrain and retest their vehicles for safety. Customers can go and get a free Slurpee from 11 a.m. to 7 p.m. local time on Wednesday. 7-Eleven plans to give away about nine million free Slurpee drinks on Wednesday. The chain has roughly 66,000 locations in 17 countries, including 11,800 in the United States and Canada. "Free Slurpee day may be the most anticipated day of the year for millions of 7-Eleven customers and new customers alike," Raj Kapoor, 7-Eleven's senior vice president for fresh food and beverages, said in a statement encouraging customers to try other food at the chain. 7-Eleven is offering other deals in the week following Free Slurpee Day, including free Big Gulp drinks with the purchase of a Snickers candy bar on Friday. The chain is also promoting its new "bistro sandwiches," made on fresh-baked bread. The free drinks are in celebration of 7-Eleven's birthday. The chain has now been around for 91 years. 7-Eleven launched the Slurpee in 1966, when an employee partially froze some sodas to the point of slush, according to company lore. The company has been celebrating Free Slurpee Day on July 11 since 2002. In addition to the free Slurpee drinks, 7-Eleven is also debuting the Cap'n Crunch's Crunch Berries Slurpee as a new featured flavor.
