As the ongoing pandemic triggers reverse migration, online home rental company <keyword id="2766908" type="PERSON" weightage="20" keywordseo="Nestaway">Nestaway</keyword> Technologies on Thursday launched a partnership/franchising model to make inroads into the smaller cities and towns in India. According to reports, Covid-19 has caused massive disruption in the home rental industry in India as there has been massive reverse migration of youth to their hometowns. "We need to be where <keyword id="84208" type="PERSON" weightage="20" keywordseo="Tenant">tenant</keyword>s are. Pre-covid, tenant base was crowded in central business districts and few busy areas in Tier I cities. We see a tectonic shift in consumer behaviour now," said Amarendra Sahu, Co-founder and CEO, Nestaway. "While our existing model works best in busy pockets of the city and offers a full-stack service to make living easier, post-Covid, customers want less rent and less services," he added. Reports claim that the reverse migration is as high as 50 per cent in cities like Bengaluru with over 30 per cent of homes now lying vacant. "That is why we are taking the decision to add a franchised version of our services so that local entrepreneurs can customize it as per the need of customers in their geographies," Sahu said in a statement. As part of this new model, the independent property managers would have access to the same product, technology and know-how as the existing on-roll property managers. Based on its internal migration and tenant exit data, Nestaway said over 10,000 people have vacated their rental homes in the last three months and have gone back to smaller cities or their hometowns. Nestaway has seen a three times uptick in owner requests from smaller towns and cities. The company said it aims to do at least 30 per cent of its business from non-metros in the next two years. Launched in 2015, Nestaway currently has more than 50,000 tenants and 60,000 homes in its network.

What’s interesting is that Nestaway has taken its main offering – rental – and clubbed it with incubation. But what made a home rental startup turn to incubation? The founders' belief that entrepreneurs need a space to test, fail and learn what works. Given the costs involved in starting a business, the ability to start up really lies with very few who can afford to do so or who can garner seed investments. “Therefore we wanted to allow startups to use our customer base to get access to customers without any fee or expectation. This also forms an important part of their growth plan. “We are trying to fight the biases that are ingrained in the minds of homeowners due to generations of lack of trust,” a Nestaway spokesperson told Business Insider. That problem has led the founders of the startup to believe that housing is a question of entitlement and not availability. “Therefore, NestAway offers owners concrete promises: guaranteed and timely rent; trustworthy tenants; and a rental agreement governed by speedy arbitration. This Indian startup is offering budding entrepreneurs mentorship – and a free home

New Delhi, Mar 22 () Nestaway Technologies, which provides homes on rent, on Sunday said the company has cut rates and waive service charges totalling up to USD 1 million on its vacant inventories of over 10,000 units for tenants looking for hygienic space due to the spread of coronavirus disease. "As cities after cities are going through near lock-down, the company intends to offer its inventory of 6000+ full houses and 4500+ private rooms across 19 cities to tenants - especially young professionals staying in PGs at preferential rates and under special terms until things return to normal," the company said in a statement.Nestaway has committed up to USD 1 million in waived fees and service charges for new tenants moving to its homes during the novel coronavirus crisis, it added. For social distancing, the company said it is necessary to stay in an independent house alone or alongside fewer inmates.Amarendra Sahu, CEO &amp; cofounder of Nestaway said the company has slashed one-time charges by a flat 50 per cent for everyone moving from a PG to our homes. "If things worsen further, we will work with our owners to make it further affordable," he said. Founded in 2015, Nestaway has more than 70,000 tenants, and 40,000 homes in their network. Nestaway offers vacant inventory at reduced charges for tenants

<ul><li>China's push for rental housing startups ended up pushing local rentals through the roof, according to a Wharton University report. </li><li>OYO, <keyword id="2766908" type="PERSON" weightage="20" keywordseo="Nestaway">Nestaway</keyword>, <keyword id="3844186" type="PERSON" weightage="20" keywordseo="CoHo">CoHo</keyword> and <keyword id="136437" type="COMPANY" weightage="20" keywordseo="Lemon-Tree-Hotels">Lemon Tree Hotels</keyword> are working on similar models in India. </li><li>The report recommends mortgage trusts as a solution to keep rents under check and still allow co-living to be a viable business model.</li></ul>India's largest budget hotel chain is ready to kick off it's new venture, Hamstede, where private equity major Warburg Pincus will be a majority shareholder. "The board (of Lemon Tree Hotels) has approved an initial investment of $5 million," Chairman and Managing Director Patanjali Keswani told Business Insider. The company will have a 30% stake in Hamstede. And it's not the only one. A whole host of startups like OYO, CoHo, and Nestaway are growing fast. Consulting firm PwC has pegged the market for urban residential housing at $13.5 billion. Delhi-based CoHo had estimated the <a href="https://yourstory.com/2016/05/coho/" data-type="tilCustomLink" target="_blank">co-living market in India at $10 billion</a> in 2016. The model that Hamstede is built on is derived from the successes of three Chinese companies offering co-living spaces Mofang, Nova, and Zirooms, and another startup based in Hong Kong Weave. Warburg Pincus is an investor all these companies and all these firms played a part in the rental housing boom in China in recent years. The Chinese experience with co-living has an ominous sign for Indian tenants. President Xi Jinping pushed for the rental housing boom <a href="https://www.reuters.com/article/us-china-economy-houseprices-rent-analys/how-chinas-plan-to-develop-rental-housing-backfired-idUSKCN1LU0JA" data-type="tilCustomLink">but it backfired</a>. Despite the increased supply of homes, rents in China’s major cities soared in the double-digits. While the companies' valuations spiked, accommodation became unaffordable for many students and young professionals. In some cities, rents increased by as much as 30% between 2017 and 2018, according to <a href="http://d1c25a6gwz7q5e.cloudfront.net/reports/2019-03-08-E-House-Poly-FINAL.pdf" data-type="tilCustomLink" target="_blank">a study by Wharton University</a> released in March 2019. How co-living business works "Today if you live in Mumbai, and you work in Lower Parel, you cannot afford an apartment there. Your apartment will be in Borivali and travelling two hours one way everyday. I will put up a co-living space very close to Lower Parel but the trade-off is I will give you a far more compact living area, where you spend the night. The common area will be very social, where youngsters can hang in the evening, with a living room and an open kitchen and so on," Lemon Tree Hotels' Chairman Patanjali Keswani said explaining the model to Business Insider. However, in China, the rush build capacity home-owners borrowed heavily and companies bid generously for land parcels. The excess cost was passed on to the tenants, the Wharton study showed-- an important lesson as Indian startups chase the same opportunity. Big money is chasing these new co-living ventures. Not just Warburg Pincus, Tiger Global, and Singapore sovereign wealth fund GIC are all invested in the idea in different countries. As India opens up to co-living, tenants will be looking for affordability, particularly in big cities like Mumbai where rents are already beyond many people's reach. The solution The Wharton study recommends securitisation as a possible solution to keep both the rents and the financial pressure on companies low. Companies can raise money against the rents receivable and distribute the income as as dividends to shareholders. In formal terms, this will be a real estate investment trust. Both Mofang and Zirooms have raised money using this route in China, but retail investors are not allowed to invest in these securities yet, according to the report. If the experiment helps in cooling the Chinese property market, both owned and rental, this can become a new avenue for financing high-cost co-living projects without adding burden on the tenants. China's experience with co-living should be a warning for tenants as well as companies in India

Top industrialist Ratan Tata has invested an undisclosed amount in home rental company <keyword id="2766908" type="UNKNOWN" weightage="20" keywordseo="Nestaway">NestAway</keyword> Technologies, a statement said. 
 This is Tata's eighth personal investment in a startup in 2016 so far. He has invested in over 20 <keyword id="6362513" type="ORGANIZATION" weightage="20" keywordseo="Startups">startups</keyword>. 
 NestAway turns unbranded, unfurnished houses into fully furnished and managed apartments and provides them at affordable prices to verified tenants, said the statement by <keyword id="145352" type="CITY" weightage="20" keywordseo="IDG-Ventures-India">IDG Ventures India</keyword>, which is an investor in the company. 
 
So far, the startup has provided quality rental homes to about 5,000 tenants across six cities. 
 
Until recently, NestAway counted working professionals who are single among its target audience, but now it has also forayed into the family segment. 
 NestAway was founded by <keyword id="1938993" type="UNKNOWN" weightage="20" keywordseo="Amarendra-Sahu">Amarendra Sahu</keyword>, <keyword id="3263923" type="UNKNOWN" weightage="20" keywordseo="Smruti-Parida">Smruti Parida</keyword>, <keyword id="190138" type="PERSON" weightage="20" keywordseo="Deepak-Dhar">Deepak Dhar</keyword> and Jitendra Jagadev in January 2015.

Ratan Tata invests in home rental startup NestAway

Seven <keyword id="982553" type="UNKNOWN" weightage="20" keywordseo="Indian-startups">Indian startups</keyword> recently became a part of the third edition of <a href="http://www.businessinsider.in/Google-Brings-Its-Startup-Mentorship-Programme-Google-Launchpad-To-India/articleshow/40474207.cms">Google Launchpad Accelerator</a>, a six-month long intensive mentoring program by the search giant that is meant for mid to late stage startups. 
 
The list includes furniture rental startup RentoMojo, online learning HashLearn, wardrobe rentals service Flyrobe, the Kapture Mobile CRM app that helps businesses to do better lead management, a platform for doctors to discuss medical cases called Curofy, a desi word game Jalebi and Playment that lets you earn money for playing games.

 Each startup will get $50,000 in equity-free funding. The seven start-ups from India will also receive expert guidance from <keyword id="6355629" type="CITY" weightage="100" keywordseo="Google">Google</keyword> engineers, product managers and other mentors from top technology companies and VCs in <keyword id="6357722" type="COMPANY" weightage="20" keywordseo="silicon-valley">Silicon Valley</keyword>. Google's accelerator program has proved extremely beneficial for startups in the past. Over the last one year, the thirteen Indian startups which were a part of the program have successfully raised funding. 
 <keyword id="2766908" type="UNKNOWN" weightage="20" keywordseo="Nestaway">Nestaway</keyword> was part of Google's first batch from India and it closed a $30 million Series C investment. MagicPin that offers deals and discounts on Restaurants, Spas, Salons implemented a progressive web app that helped them to drive over 10% of their total daily transactions. 
 
"We are hoping the next batch will continue to find value in the programme and help them to succeed,” Paul Ravindranath G, programme manager of the Launchpad Accelerator, said.

Flipkart CEO Kalyan Krishnamurthy places his bets on home services startup UrbanClap

<ul><li>A new study by home rental company Nestaway has shown that nearly 91% people residing in urban India don’t register as voters when they move to another city. </li><li>Over 73% of people are unaware how to register after migrating to a new place. </li><li>More than half of the people think they can not cast a vote if they relocate.</li></ul>With the general elections around the corner in India, political parties are more aggressively campaigning in rural as well as urban India to fetch votes. While India’s voter turnout improved in the last election, moving houses in urban areas is a significant barrier in people exercising their right. A new study titled ‘‘Urban Migrants: The silent spectators of Indian Elections,’ by India’s home rental platform Nestaway, has revealed that nearly 91% of people in urban India are not yet registered to vote in the cities they live, especially after their move to another urban location. With many people migrating to other cities due to changes in job, marriage and higher education, lack of awareness was also an issue. As much as 73% people are, in fact, unaware how to register to vote in their new cities, said the study. While the Indian authorities have deployed social media channels and private institutions to educate people on the voting process, 63% of migrants think that they can not cast a vote if they relocate. Despite that, a good 75% want to vote in <keyword id="56978" type="PERSON" weightage="20" keywordseo="Lok-Sabha-elections">Lok Sabha elections</keyword> in 2019. The study surveyed over 1,100 urban migrants in their 20s, residing in metropolitan cities including Delhi-NCR, Mumbai, Hyderabad, Pune and Bangalore. Speaking about the survey, Amrendra Sahu, co-founder and CEO Nestaway Technologies said, “Many urban migrants have tried to update their addresses in their voter registration. However, if you do not belong to the same state you are residing in, the entire process is very tiresome, especially if they do not speak the local language. Urban migration trends can also skew men versus women voters, according to SBI research. Over the years, mostly male population have been migrating from one state to another due to several reasons like looking for better quality of life, employment, marriage and education which can impact the overall voter turnout rate, SBI report said, adding that it is estimated the percentage of voter turnout among major states show that states like UP, Bihar, Odisha, Rajasthan &amp; J&amp;K have net “out migration” and, consequently, low voter turnout rate. According to the report, changes in the electoral process might be necessary to correct this, especially with the availability of Aadhaar and voter identification cards. Here, there are lessons India can take from other countries such as the US, said the report. For example, in the US, if one resides abroad, he or she can still cast their vote through the website FVAP.gov. Forms can be signed and mailed to the local elections office in advance, or the choice of electronic ballot available online or a paper mail-in ballot is also available, in what is called an absentee voting process, the SBI note pointed out. Talking of women participation, a recent data highlighted that women are likely to vote more than men in this year’s elections, which will surely make a difference. Oyo claims to provide students with amenities such as surveillance and security, Wi-Fi and food.The prices start at ₹6,500 and goes up to ₹12,999 per bed, per month. OYO Life launched in 2018 and is present in these cities – Delhi and NCR, Pune and Bangalore. They operate over 30,000 beds. The competition in the student housing segment is heating up. Recently, home rental startup Nestaway too said that it will enter the segment. Stanza Living is another player who has been catering to this segment for the last two years. According to a report released today by Student Accommodation Provider Association of India (SAPFI) and CBRE, the student housing sector will attract as much as $700 million investment and add 600,000 beds by 2023.

OYO enters the student housing segment, partners with IIT Delhi and Plaksha University

Hotel aggregator <keyword id="2937565" type="UNKNOWN" weightage="20" keywordseo="Wudstay">WudStay</keyword> has caught the nerve of the working professionals and students and is extending paying guest accommodations. 
 
The budget hotel aggregator is introducing PG and has entered into a deal with around 50 PGs in Delhi, Gurgaon, Mumbai, Bengaluru and Kota. 
 
"A huge section of the Indian population move out of their home cities for work or education and due to the unorganised nature of the space (PG), they find themselves struggling to find decent accommodation for months," Prafulla Mathur, CEO, WudStay, told ET. 
 
WudStay is not new in this unorganised segment as other startups such as Grabhouse and Nestaway are also entering into PG accommodation space, in the back drop of rising rentals of houses and flats. 
 
WudStay, which was founded in April this year, is present in more than 40 cities and wants to increase the count to 65 cities in next one and a half years. 
 
WudStay raised a $3 million funding and also acquired offline budget hotel aggregator Awesome Stays in August this year.

<ul><li>Google just announced the 10 startups that have been shortlisted for the second calls of its Launchpad Accelerator program in India.</li><li>All of the startups on the list have used artificial intelligence and machine learning to formulate their products.</li></ul> Google just announced the second wave of startups selected for their Launch Accelerator program in India. And, all the startups on the list feature use artificial intelligence (AI) and machine learning (ML) in one or the other component of their businesses. The program kicks off today with a one week mentorship programme boot camp organised by Google in Bengaluru which will be followed by more classes in April and May to address more specific issues — lasting a total of three months. Aside from guidance, Google will also provide support for AI and ML, cloud computing, developing user interfaces, using the Android platform, online presence, product strategy and marketing. And depending on the startup, they will be receiving Google Cloud Credits between $20,000 (₹1.3 million) to $100,000 (₹6.9 million). Meet the 10 startups that were shortlisted for Google’s second class of the Launchpad Accelerator program in India: 1. Opentalk Opentalk is an app that allows users to reach out to other users all over the world to hone their language skills. So users can meet new people that speak the language that they’re looking to learn. They also have the options for users to follow trending topics in case their looking to engage on a particular issue. OpenTalk already has a 100 languages, 150 countries and 1500 colleges using their app. 2. THB THB stands for Technology, Healthcare and Big Data Analytics and a pretty accurate description of the what the company does. Using technology they standardise data on healthcare to help healthcare providers and medical practitioners with different use cases like PEP (Personalised Patient Care), medical sales force productivity booster and clinical decision support. Based out of Gurgaon, the clinical intelligence company is currently present in 50 cities across 12 states in India. 3. Perceptiviti Data Solutions Having started out in 2017, Perceptiviti Data Solutions focused on finding solutions for fraud and risk management in insurance, financial services and digital payment services. Their flagship product called ‘Sherlock’ is a fraud detection platform that claims 90% accuracy after having assessed over one million insurance claims using AI. 4. DheeYantra DheeYatra is already in use by the Syndicate Bank and Indian Institute of Management Ahmedabad. It’s an AI platform that currently helps businesses operate across 8 different Indian languages. With the help of AI, the company has developed chatbots and solutions in natural language processing (NLP), optical character recognition (OCR), and Indic transliteration. Brand names, scanned images and even a whole website can be translated into various Indian vernacular languages using their application programming interfaces (APIs). 5. FinancePeer Just like there are peer-to-peer (P2P) online marketplaces for cars and used goods, FinancePeer is a P2P lending company that connects lenders with borrowers online. Users can sign up as borrowers or lenders after the platform analyses their borrower credit score using AI that taps into multiple parameters including social profiles. The company claims that it only takes 10 minutes to set up a profile online and since it’s an open marketplace, borrowers will only face competitive and low interest rates. Lenders, on the other hand, can allegedly get returns upto 37% per annum. 6. SmartCoin Gunning for financial inclusion in India, SmartCoin is another lending app that uses AI and machine learning to assess the risk profile of a borrower. The app main goal is to provide short-term credit to the underserved and low-income households in India. So far, SmartCoin has a 100,000 users and has shelled out over 300,000 loans. 7. HRBOT Finding new candidates for a job can be excruciating process without a filtering mechanism in place. HRBOT, using AI and machine learning to scan the 120,000 job seekers on its platform to find applicants that would be best suited for a particular post according to the requirements that recruiters share. It company’s main selling point is that it has access to candidates in tier-2 and tier-3 cities in India. 8. Savera.ai The use of solar panels to reduce the burden of electricity requirements and its positive environment impact are no secret. But since the technology is still relatively new in India, Savera.ai helps users decide whether or not their roof is ready for a solar panel by issuing a ‘Sun Score’. The ‘Sun Score’ is the final ranking of how ready an individual’s house is for a solar panel after analysing the location of a users’ house, identifying the rooftop, running a weather analysis and taking individual state’s solar policy into account. And, should a user choose to set up a solar panel, savera.ai has chatbot support to get them setup with local service providers. 9. Kaleidofin This is essentially a financial management tool. Users can set their financial goals and Kaleidofin will suggest how much user should saved each month while taking financial volatilities into account. Since the profile is tailored for each user, how a user’s savings should be used is also diversified over different financial products including ways to invest using a data driven model to estimate the income level, saving capacity and financial health of customers. It’s already being used by many mutual funds in India like Aditya Birla Capital, Franklin Templeton Investments, HDFC Mutual Fund, ICICI Prudential Life Insurance, and SBI Mutual Fund. 10. Adiuvo Diagnostics The company isn’t just an app or a platform — but has an actual physical device which can detect and classify skin infections in under 2 minutes. It’s easy for doctors because the ‘Skin-Scope’ is a handheld medical device and the pro for patients is that the whole diagnostic process is non-invasive. Kaleidofin and Adiuvo Diagnostics are the only two startups selected that have women entrepreneurs at the helm. Google initially started the Launchpad Accelerator Program globally back in 2016. The very first batch of the Launchpad Accelerator that was originally a 6-month mentorship at the Google headquarters in California included Nestaway, a Ratan Tata investment that helps users find homes without a broker. Another well known startup, ShareChat — a social networking chat platform that uses local Indian languages — was also a part of the Launchpad Accelerator in the second batch. The Launchpad Accelerator India was only introduced by Google in July 2018 that saw startups like Multibhashi, OliveWear and Genrobotics. Aside from India, the program also operates in Sao Paulo, Tel Aviv, Nigeria, Tokyo and Singapore. So far, it has mentored 30 startups in India through its global accelerator programme.
