The owner of Oberoi and Trident defers results triggering a sell-off in India's hotel stocks

Mumbai, Dec 22 () Choice Hotels India, a wholly-owned subsidiary of the US-based hospitality company Choice Hotels International, is looking to open 11 new hotels in India in 2020.<p> 
</p><p> "Currently, we have 32 operating hotels in India spread across the country. In 2020, we are looking at opening 11 new properties, mainly in tier II and III cities, taking the total to 43," Choice Hotels India CEO Vilas Pawar told  here.
</p><p> The upcoming hotels, which are under various stages of development, will be in cities including Gurugram, Lucknow, Dehradun, Indore, Bengaluru, Kochi, Abu Road, Dalhousie, Khanvel, Lakhimpur and Rishikesh, under the franchise model, he said.
</p><p> The new hotels will be opened under Comfort Inn, Quality Inn and Clarion brands as the company is mainly present in the mid-scale segments in India, he added.
</p><p> "Most of our new properties will mainly be in tier II and III cities as they are fast growing market. As we follow the franchise model we don't invest in the property. We invest in our distribution platforms, in our systems that deliver values and in training. Going forward we see great opportunities in India and we see great opportunities in the mid-scale segment," he pointed out.
</p><p> In India, Choice Hotels operates mainly under three brands -- Comfort (three star), Quality (four star) and Clarion (basic five star). </p><p> The company also has The Ascend Hotel Collection brand in India that offers upscale boutique and historic hotels.
</p><p> When asked if the company is looking to add any new brand in India, Pawar said there are no such plans at this point.
</p><p> "At this point we would like to consolidate the existing brands and strengthen their presence. I don't think the market is mature enough for expanding with new brands. However, market scenario may change in 1-2 years and we may think about introducing some new brand in India," he said.

Choice Hotels plans to open 11 new hotels in India in 2020

New Delhi, Feb 23 () Global hospitality major Radisson Hotel Group is looking to add around 30 operating hotels in its portfolio by 2023 as part of its expansion plans in the country, a top company official has said.<p>The company currently has 94 operating hotels in India. It has been signing around 12 to 15 hotels every year and opening about 8 to 10 hotels on an average.</p><p>"We plan to add about 30 more operating hotels by end of 2023 as part of our expansion plans in India. So, we would have around 125 to 130 operating hotels by then," Radisson Hotel Group, South Asia, Managing Director &amp; VP Operations, Zubin Saxena told .</p><p>This a part of the company's strategy to cross 200 hotel-mark, both operational and in the pipeline, in India by 2023 and it is on target to achieve this, he added.</p><p>On being asked about the growth roadmap for the company, Saxena said: "It is all dependent on the market. I think India as a market is going to be a mid market growth story as the country grows in tier II and tier III locations. So, the brands in these segments are expected to have some movement".</p><p>But in tier I cities, the company will also be launching Radisson Collection, which is our luxury brand in India. The company is also launching a Radisson RED in Mohali later this year, he added.</p><p>On the initiatives undertaken by the company to streamline operations and to ramp up operational profitability, Saxena said: "In 2019, we launched 'India Unification Plan' which was built around unlocking the synergies of our portfolio in India. We would like to say that the plan has been a success".</p><p>India unification strategy is premised on five critical areas: people, procurement, food and beverage, operations and commercial, he noted.</p><p>When asked about the business model the company follows, he said: "We are largely doing management agreements with selective franchising".</p><p>Another successful initiative undertaken by the company is that it has clustered the hotels in its portfolio in India. New Delhi, April 20 () The hotels and hospitality sector in India has declined sharply in the first quarter of 2020, as the COVID-19 outbreak impacts various segments of the sector, according to global real estate consultant JLL.<p> Coming off a high performance base in 2019, the COVID-19 outbreak and the containment measures introduced by the government have resulted in a severe drop in foreign and domestic travel, across both the tourism and business traveller segments, the report 'India Hospitality Industry Review 2019' has said.</p><p> "In the third week of March 2020, at an all-India level, the hotels sector witnessed a decline of more than 65 per cent in occupancy levels as compared to the same period of the previous year," it added.</p><p> As travel restrictions around the world intensified further, second and third quarters of 2020 are likely to be similarly impacted, it added.</p><p> At least 30 per cent of hotel and hospitality industry revenue could be impacted if situation doesn't improve by the end of June 2020. With more than 60 per cent of organised hotels in India already shut and several others operational with single digit occupancies, a recovery will be gradual, the report said.</p><p> Industry estimates indicate that in India, branded and organised hotels annual revenue is Rs 38,000 crore, it added.</p><p> "As the sector navigates turbulent times through the pandemic, growth and development of hotels in India is also likely to be impacted in the next two years. First and foremost, the massive domestic sector, which has also become travel savvy over the years, will likely drive the rebound as travelers extend their average length of stay at a certain destination," JLL Hotels &amp; Hospitality Group MD Jaideep Dang said.</p><p> Secondly, India may get an increased share of manufacturing and logistics business that may bring back business travelers to the country in the medium term, he added.</p><p> Focus on development could shift towards Tier 1 cities, which are fundamentally stronger business-driven markets, the report said.</p><p> On debt side, new hotel development will be impacted as there will be limited lender appetite, particularly in more volatile resort markets. Investors led by private equity funds will be looking out for stressed assets as the working capital pain and reduced revenues will impact yields for existing hotel owners, it added.</p><p> "2020 started with a strong deal pipeline estimated at about USD 1 billion worth of tradeable assets. Investment action will likely get deferred as the sector rebuilds itself after containment of COVID-19, however, we estimate that more assets may fall in the ring for sale in the latter half of the year", the report said.</p><p> Growth and development is likely to slow down in the next two years. Projects under development will likely get delayed and raising development finance will also become more challenging, it added.</p> Depending upon an early containment of the pandemic, green shoots on transaction activity will likely appear towards third quarter of 2020, the report said. Hotels, hospitality sectors severely impacted by COVID-19 pandemic: JLL

New Delhi, Jan 18 ()  Chalet Hotels on Saturday said it has signed a share purchase agreement (SPA) to acquire Belaire Hotels Pvt Ltd -- owner of Novotel Hotel in Pune -- and its affilate entity SHPL for an aggregate enterprise value of around Rs 290 crore.
<p>The completion of the transaction is subject to fulfillment of certain conditions precedent as agreed in the SPA, Chalet Hotels said in a filing to the BSE.
</p><p>The Novotel hotel is operated by AAPC India Hotel Management Pvt Ltd (part of Accor Group) under a management agreement, it added
</p><p>With this new relationship, Chalet marks the beginning of its tie-up with Accor, one of the largest global hospitality players with significant presence in India with key brands such as Fairmont, Sofitel, Novotel and ibis amongst others, Chalet Hotels said. 
</p><p>Commenting on the development, Chalet Hotels MD and CEO Sanjay Sethi said, "This move is in line with our growth strategy of strengthening and expanding our portfolio to new geographies with strong demand potential."
</p><p>The company believes that Pune is an attractive market and has sizeable commercial office development, resulting in strong hotel demand dynamics, he added.

Chalet Hotels inks pact to acquire Belaire Hotels for enterprise value of Rs 290 cr

New Delhi, Apr 29 () India's hotel industry is estimated to face a whopping business loss of Rs 90,000 crore during this calendar year, as all hotels are closed due to nationwide lockdown to control coronavirus disease, according to a report by HVS and Anarock. <p>"Occupancies across hotels in key cities witnessed a sharp decline, as travel restrictions intensified and India went into lockdown towards the end of March 2020," HVS-Anarock said in a newsletter. </p><p>Given the evolving scenario, the consultants said they have revised earlier estimates of the overall revenue loss that the industry would face in 2020.</p><p>"We expect the overall revenue of the Indian hotel sector to decline by approximately Rs 90,000 crore in 2020, reflecting an erosion of 57 per cent compared to last year," the newsletter said. </p><p>Out of total revenue loss likely to be faced by the hotel industry, organised hotel operators are estimated to face a revenue loss of over Rs 40,000 crore. </p><p>During March, the occupancy in hotels across top 13 markets dropped by 53 per cent compared to the same month last year. </p><p>For the full year, the report expects a decline of 48 per cent.</p><p>The average daily rate (ADR) fell 7 per cent in March to Rs 5,690 compared with the corresponding period of the previous year. </p>HVS is a leading global consultant for the hospitality sector and helps companies in financing, developing, owning, or operating a hospitality property. "Technology will not be a support function, but it will be a strategic function and we will share it with Hamstede," Keswani told Business Insider. Hamstede Living, is  a joint venture between Lemon Tree Hotels and global private equity major Warburg Pincus, that will offer co-living spaces for young, urban professionals and housing for migrant students in Indian cities. Lemon Tree Hotels will have a 30% stake in Hamstede.<br /><br />There are three ways in which Keswani aims to use technology to boost his hotel business but this will not include internet of things (IOT). "You don’t need your phone to open your curtains. The mid-market customer does not want it," he said adding that,"I don’t agree with what a lot of these international guys are doing where they are spending a lot of money on what I currently feel are doubtful return on investments. You can have your cell phone doing everything in the room, but as a consumer myself that’s not a real delight. <br /><br />So what is it that Lemon Tree Hotels wants from its CTO.<br /><br /><strong>Find struggling hotels in hotspots</strong><br /><br />The company has developed an algorithm that will analyse and project traffic in key locations using a combination of data on airline traffic, average room rates, and other such data points that may be a proxy to predict demand for hotel rooms.<br /><br />The next step is to identify under-performing hotels within a market. "We may not go build a hotel there. But if someone has 55% occupancy in an area where the others have 80% occupancy, then, we move to human side. We can talk to the owner to either lease the hotel or let us manage it for a fee. We think, with our customer base and reach, we can improve your performance at cost and revenue level," he said.<br /><br />At the end of December 2018, over 30% of Lemon Tree Hotels' rooms were owned by others but managed by the chain in exchange for a fee, according to research by HDFC Securities.<br /><br /><strong>Enhance the loyalty programme<br /></strong><br />A three-year old loyalty programme has played a big part in helping Lemon Tree Hotels retain customers. "I was astonished in the last five hotels we have taken under management, in three months, 20% of the hotels’ inventory has come from the loyalty programme. It’s an amazing number. Typically, hotels cash break-even (without accounting for interest cost) at 25% occupancy. If you include interest cost, the break-even point is at 40-45% occupancy. If in 3 months, I get 20% (from loyalty programme) which means you are at cash break even in 3 months, that too in a bad year. So, going forward, why would I not leverage this? We are going to invest more capital in our mobile site, in loyalty, and in technology," Keswani explained.<br /><br /><strong>Productivity and cost control<br /><br /></strong>How can technology help hotels save cosrs? "I have a call centre with 150 people who get thousands of calls everyday from customers. 80% of those queries are very, very repetitive and predictable. Most of them will work under the brand of Holiday Inn or Holiday Inn Express hotels. A move like this should be considered as a positive step for the Indian economy. <ul><li><strong>Indian hotels have had a long down cycle and it is now turning around, says <keyword id="6370083" type="UNKNOWN" weightage="20" keywordseo="Patanjali-Keswani">Patanjali Keswani</keyword>, founder of Lemon Tree Hotels.</strong></li><li><strong>Demand is growing faster than supply of new hotel rooms after a decade, according to analysts.</strong></li><li><strong>The changing dynamic in demand and supply may lead to a spike in hotel room rates.</strong></li></ul><br />The wave is turning for India's hoteliers after a decade of anguish. The number of travellers seeking accommodation is growing faster than the rise in new hotel rooms for the first time since the global financial crisis struck a lethal blow. And Patanjali Keswani, the founder and chairman of Lemon Tree Hotels, believes the turnaround may be so strong that hotel rooms rates may double in the next three years.<br /><br />"My expectation is from October this year, for the next two years -- because it takes about five years for new supply to come in-- prices will keep going up. Then,the returns (on capital) will improve and new guys will plan their supply because then it will be a business worth investing in. But it will take a few years for that supply to come in. I guess, just like how it was the longest bottom-up cycle for hotels in India -- from 2009 to 2017-18 -- it will be a long top-up cycle because people who invested in hotels in India in the last 10 years have been so badly burnt, you will need a very brave guy to take a counter view. So my guess is, if you ask me what the room rates will be three to four years out, I will say it may be double of what they are today," Keswani said in an interview with Business Insider.<br /><br />Industry watchers agree with Keswani. Demand is expected to grow at a compounded annual rate of 6% until financial year 2022, that's one and a half times the 4% growth expected in new hotel rooms, according to advisors at Nirmal Bang Institutional Equities.<br /><br />Even now, average <keyword id="7487693" type="UNKNOWN" weightage="20" keywordseo="hotel-room-rates-in-india">hotel room rates in India</keyword> are still 30% below what they were at the end of March 2008, according to Axis Capital, which also sees definite signs of a turnaoround. Hotels raise prices when the occupancy rates cross 70% and the industry-wide rate last year was already at 68%, Keswani explained.<br /><br />Lemon Tree Hotels has an average occupancy of close to 80%, according to Keswani. The company has already hiked prices twice in the last two years. "In October 2017, we got a 13% price hike (in average room rate) and in October 2018 we got a 8.5% on a higher base. <br /><br /><strong>What will drive the demand?<br /></strong><br />Aside from the slowdown in addition of new hotel rooms, Keswani projects a sharp spike in demand triggered by economic growth. <br /><br />"There are 3 parts of India. Half of India is earning less than $500 per capita- these are people who consume roti (bread), kapda (clothes), makaan (shelter), and mobile. Next 40% of India's population earns upto $2000 per capita. These are people who consume healthcare and education, which are non-discretionary to them, and some minor discretionary items- could be entertainment, leisure and a little bit of retail. The last 10% of India is upto $7000 per capita. This is the real consuming population of India, about 30 million households," Keswani explains, adding that when the economy grows there will be an exponential growth in the consuming population.<br /><br />According to him, if the per capita income grows 50% in the next seven years, the size of the big consuming segment will be thrice its current size. Andre A Gomez, the new head of operations for India at Hilton Worldwide, told ET, “We have the opportunity and scope to target various markets in India through our portfolio of brands. We have been rolling out Waldorf Astoria throughout Asia and India's not an exception. We are looking for an opportunity to roll that here at some point.”<br />

Gomez said Indian travellers are getting more sophisticated in their expectations. “Conrad will be about modern, smart luxury," said Gomez. <br />

Hilton has its presence in India through Hilton Garden Inn, Hampton by Hilton and <a href="http://www.businessinsider.in/searchresult.cms?query=doubletree&amp;sortorder=effectivedate">DoubleTree by Hilton</a> as well.<br />

"We might be the only company to do that in India. Having exposure overseas is critical as employees bring a lot back with them. We will also be piloting some other initiatives in India," he told ET.<br />

Now, Hilton is also mulling at dual branding strategy in India, which is successful in several Asian markets.<br />

Dual branding refers to chains housing two brands under one property or cluster to beat land costs and the real estate crunch. The move also leads to shared services. <br />
