The demand for office spaces during the first quarter of 2024 has been strong, registering total leasing of 13.6 million square feet across the top six cities. It is a remarkable 35 per cent increase compared to the same period last year, according to professional services and investment management company Colliers. Although this is a significant drop from the record office space take-up in the last quarter of 2023, the remarkable annual increase is indicative of upbeat occupier sentiment, given the fact that the first quarter is typically slower, Colliers said in a report. Bengaluru and <keyword id="19900176" type="General" weightage="20" keywordseo="hyderabad" source="keywords">Hyderabad</keyword> emerged as frontrunners for demand of Grade A office space in the first quarter of 2024, cumulatively accounting for more than half of the <keyword id="19895063" type="General" weightage="20" keywordseo="india" source="keywords">India</keyword> leasing activity. The office market of Hyderabad saw 2.2x space uptake in Q1 2024 as compared to the corresponding quarter last year. This demand was driven by healthcare and pharma and technology sectors. Amongst other major office markets, Mumbai too experienced a notable surge in leasing activity, an impressive 90 per cent yearly rise in Q1 2024. "Hyderabad continues to strengthen its role as a prominent commercial office market in the country. The city offers occupiers including <keyword id="20942407" type="General" weightage="20" keywordseo="global-capability-centers" source="keywords">Global Capability Centers</keyword> considerable price arbitrage compared to other markets. Furthermore, proactive government policies, continuous infrastructure upgrades and a favorable business ecosystem makes Hyderabad a compelling destination for investors, occupiers, and leading developers of commercial real estate in India," said Arpit Mehrotra, Managing Director, <keyword id="21062240" type="General" weightage="20" keywordseo="office-services" source="keywords">Office services</keyword>, India, Colliers. "Within Hyderabad, the trifecta of Hi-Tec City, Gachibowli and <keyword id="19948349" type="General" weightage="20" keywordseo="madhapur" source="keywords">Madhapur</keyword> continued to drive leasing activity in Q1 2024. Of the 2.9 million square feet of Grade A space uptake in the first quarter, over 80 per cent of the demand was concentrated in these three localities," said Mehrotra. During Q1 2024, new supply across top six cities remained steady, at 9.8 million square feet, almost at par with the level seen in Q1 2023. According to Colliers, Bengaluru witnessed significant new project completions, contributing to 45 per cent of the total new supply, followed by Hyderabad at 27 per cent share. With demand outpacing supply, average rentals saw up to 8 per cent uptick on a yearly basis across most of the major markets. Office space leasing in India off to a strong start in Q1-2024

Hyderabad, Amid the gloom caused by COVID-19, one sector which provided a ray of hope was life sciences and turning the challenge into an opportunity, Hyderabad fortified its position as a global force in the world of pharmaceuticals. This southern city, already recognised as a global information technology destination, proved its prowess in the field of pharmaceuticals and biotechnology and emerged as the vaccine capital of the world. Already known as the bulk drug capital of India, Hyderabad witnessed manufacturing of lifesaving COVID-19 drugs like Remdesivir, Hydroxychloroquine and Favipiravir by some of the top pharma companies based here. This was followed by hectic efforts in the city to develop COVID-19 vaccine. In fact, Hyderabad has emerged as the nerve centre of all research and development activities in the country for COVID-19 vaccines and has even attracted international attention. Today, almost all the vaccines being developed in the country for the pandemic have a Hyderabad connect. Four of the six companies developing COVID vaccines in India are based in Hyderabad. <keyword id="149108" type="COMPANY" weightage="20" keywordseo="Bharat-Biotech">Bharat Biotech</keyword> is currently conducting Phase III clinical trials of India's first indigenous COVID-19 vaccine Covaxin. Covaxin is being developed in collaboration with <keyword id="1256547" type="COMPANY" weightage="20" keywordseo="The-Indian-Council-of-Medical-Research">the Indian Council of Medical Research</keyword> (ICMR) - National Institute of Virology (NIV). This indigenous, inactivated vaccine is being developed and manufactured in Bharat Biotech's BSL-3 (Bio-Safety Level 3) bio-containment facility at Genome Valley here. According to Bharat Biotech, Covaxin has been evaluated in approximately 1,000 subjects in Phase I and Phase II clinical trials, with promising safety and immunogenicity results. The Phase III human clinical trials of the vaccine began in November, involving 26,000 volunteers across India. This is India's first and only Phase III efficacy study for a COVID-19 vaccine, and the largest phase III efficacy trial ever conducted for any vaccine in India. "Covaxin has garnered interest from several countries worldwide for supplies and introduction," said Suchitra Ella, Joint Managing Director of Bharat Biotech. In April, Bharat Biotech announced development of CoroFlu, an intranasal vaccine for <keyword id="8698690" type="COMPANY" weightage="20" keywordseo="coronavirus-">Coronavirus.</keyword> University of Wisconsin–Madison and vaccine company FluGen along with Bharat Biotech began the development and testing of CoroFlu. The Hyderabad based company will produce almost 300 million doses of vaccine for global distribution. In May, Bharat Biotech and Thomas Jefferson University of Philadelphia signed an exclusive deal to develop a new vaccine candidate for COVID-19 invented at Jefferson. The novel vaccine was developed using an existing deactivated rabies vaccine as a vehicle for coronavirus proteins. Bharat Biotech claimed to have excellent track record of innovation with more than 140 global patents, a wide product portfolio of more than 16 vaccines, 4 bio-therapeutics, registrations in more than 116 countries and WHO Pre-qualifications. The company has so far developed vaccines for H1N1, Rotavirus, Japanese Encephalitis, Rabies, Chikungunya, Zika and the world's first conjugated vaccine for Typhoid. It has delivered more than four billion doses of vaccines worldwide. It is also the largest Rabies vaccine manufacturer in the world. Another city-based firm Biological E last month initiated clinical trial of its COVID-19 subunit vaccine candidate in India following approval from the Drugs Controller General of India (DCGI). BE is making the vaccine in collaboration with <keyword id="5289395" type="COMPANY" weightage="20" keywordseo="dynavax-technologies-corporation">Dynavax Technologies Corporation</keyword> (Dynavax), a US-based vaccine focused biopharmaceutical company, and <keyword id="503459" type="COMPANY" weightage="20" keywordseo="Baylor-College-of-Medicine">Baylor College of Medicine</keyword>, a health sciences university in Houston. Biological E has also signed an agreement with Johnson &amp; Johnson to produce the latter's vaccine at its vaccine production facilities and sell them both in India and export across various global markets. Indian Immunologicals, a human and animal vaccines maker, too is developing a vaccine for COVID. Hyderabad-based pahrma major Dr Reddy's Laboratories is conducting clinical trials of Russian COVID-19 vaccine, Sputnik V. Russian Direct Investment Fund (RDIF), Russia's sovereign wealth fund, has collaborated with Dr Reddy's to conduct clinical trials and distribute the vaccine in India. Hyderabad was under spotlight with the recent visits by Prime Minister Narendra Modi and ambassadors of more than 60 countries to the facilities of Bharat Biotech and Biological E in Genome Valley Telangana's industry minister K. T. Rama Rao believes that Hyderabad has cemented its position as the vaccine capital of the world. He pointed out that Hyderabad is already manufacturing more than two billion doses of vaccines every year, which is one-third of the global vaccine output. The city, with its strong ecosystem, has played a critical role in making India not only self-sufficient in the medicine manufacture but also turned it into the pharmacy capital of the world. It accounts for 40 per cent of the total Indian bulk drugs and 50 per cent of the bulk drug exports. Industry leaders believe that Hyderabad will be an integral part of the global efforts to vaccinate the world against COVID. Even if no vaccine is developed in the city, the city will still have a big role to play in global vaccination efforts with the sheer vaccine manufacturing capacity it houses. Hyderabad has the largest US FDA approved vaccine facilities. They have the capacity to manufacture millions of doses with world-class standards. "India's vaccine sector will play a critical role in developing and producing vaccine at scale for distribution across the world. Hyderabad's importance in the global vaccine landscape is only growing," K.T. Rama Rao said. Telangana government has assured the companies that it will play the enabling role in global vaccination efforts against COVID-19. The Hyderabad airport announced few days ago that has developed necessary infrastructure to handle the exports. As per the industry insights, most of India's vaccine export will be to Africa, Latin America and Asian destinations. Hyderabad is already home to more than 800 life sciences companies and the sector employs over 1,20,000 pharmaceutical professionals. It is said to be the only city in the country to house more than 20 incubation centres focused only on life sciences and health-tech. More than 200 start-ups are also working on innovative solutions in healthcare. Genome Valley is India's first organised cluster for life sciences R&amp;D activities spread across 600 square kilometers. Set up in 1999, it has world-class infrastructure facilities in the form of <keyword id="10464926" type="COMPANY" weightage="20" keywordseo="industrial-/-knowledge">Industrial / Knowledge</keyword> parks, Special Economic Zones (SEZs), Multi-tenanted dry and wet laboratories and incubation facilities. <ul><li>Over 50% of the companies in tech and retail sectors are open to hybrid working models. </li><li>Interestingly, it’s the smaller sized companies who want their workforce to be back at their desks. </li><li>Around 35%-40% of the organisations are embracing the idea of hybrid working, says a survey by <keyword id="3502552" type="General" weightage="80" keywordseo="awfis" source="Orion">Awfis</keyword>.</li></ul>It’s not just tech companies that are ending the work-from-home phenomenon. As per a new report by Awfis, a coworking space network company, the sector that’s most strict when it comes to working out of the office is the pharmaceutical sector. In a survey by Awfis and <keyword id="3196150" type="General" weightage="20" keywordseo="Qdesq" source="Orion">Qdesq</keyword>, 90% of pharma companies surveyed said that they prefer work from the office, with only 10% of them open to hybrid working models. The sectors that are most open to hybrid working models are banking and financial services, engineering and manufacturing – at 70% of them said in the survey. Next comes retail and tech sectors where 50% of those surveyed preferred hybrid working models. The work location preference also varies with size of the company. More than 70% of the smaller firms are in favour of working from the office, while 15% of large firms are on board with hybrid working models. Overall, across sectors and sizes, about 35-40% of companies prefer the idea of hybrid working. Around 45% of corporations are looking for new office spaces including conventional and flex, while 35% of them already instituted a multi-office approach through collaboration with coworking spaces, said Indian <keyword id="15597723" type="General" weightage="20" keywordseo="Flex-Occupiers-Survey-2022" source="Orion">Flex Occupier’s Survey 2022</keyword>. A large chunk of the workforce went back to their hometowns during Covid-19 lockdown and the companies across all sectors had no choice but to pivot to a hybrid work model. The return of the workforce to offices is now certain and so is the resolute need for flexibility at work which paves a clear path for accelerated growth and expansion of India's flex space market in the coming years,” said Amit Ramani, founder and CEO, Awfis. Not IT or banking, but pharma leads the demand for employees' return to offices

Hyderabad, <keyword id="138856" type="DOMAIN" weightage="20" keywordseo="Aurobindo-Pharma-Ltd">Aurobindo Pharma Ltd</keyword> and Covaxx, a US-based company, have entered into an <keyword id="10489747" type="UNKNOWN" weightage="20" keywordseo="exclusive-license-agreement">exclusive license agreement</keyword> to develop, commercialise and manufacture UB-612, the first Multitope Peptide-based vaccine to fight COVID-19, for <keyword id="3658" type="LOCATION" weightage="20" keywordseo="India">India</keyword> and UNICEF. According to a release issued by the city-based drug maker, Covaxx is currently conducting a Phase 1 clinical trial for the vaccine candidate. Managing Director of <keyword id="70473" type="DOMAIN" weightage="20" keywordseo="Aurobindo-Pharma">Aurobindo Pharma</keyword> Ltd, N Govindarajan, said, "We are proud to partner with Covaxx in developing the first-ever synthetic peptide-based vaccine to combat the <keyword id="8902449" type="UNKNOWN" weightage="20" keywordseo="covid-19-pandemic">COVID-19 pandemic</keyword>. This vaccine has immense potential in eliminating shedding, and hence containing, the spread of the pandemic." Under the signed agreement, Aurobindo Pharma has obtained the exclusive rights to develop, manufacture and sell Covaxxs UB-612 vaccine in India and to UNICEF, as well as non-exclusive rights in other select emerging and developing markets, it said. Aurobindo Pharma and Covaxx are partnering on clinical development, manufacturing and marketing of the vaccine candidate. Aurobindo will manufacture the finished doses at its facilities in Hyderabad. It has the capacity of manufacturing 220 million doses in multi-dose presentation and is building additional facilities to have a total capacity of nearly 480 million doses by June 2021. Aurobindo Pharma join hands with US-based company Covaxx to develop COVID-19 vaccine for India

Driven by industries like pharma, fast-moving consumer goods, education and IT, hiring activity in India saw a growth of 24 per cent in September compared to the <keyword id="9393572" type="UNKNOWN" weightage="20" keywordseo="previous-month">previous month</keyword>, according to a new report by job portal Naukri on Monday. Further opening up of the economy with unlock measures and increased mobility has led to an improvement in hiring activities in industries like real estate, auto/ancillary and hospitality/travel versus August, revealed <keyword id="4647079" type="COMPANY" weightage="20" keywordseo="The-Naukri-JobSpeak-index">the Naukri JobSpeak Index</keyword> for September. Key industries such as <keyword id="35645" type="ORGANIZATION" weightage="20" keywordseo="business-process-outsourcing">business process outsourcing</keyword> (BPO)/IT enabled Services (ITeS) and banking and financial services continue to post robust growth sequentially, said the report. "While the hiring is yet to touch last year levels and is down by 23% in Sept'20 versus Sept'19 but this is also a marked recovery from a 35%-60% decline that we have witnessed in the last few months," Pawan Goyal, Chief Business Officer, Naukri.com, said in a statement. "Businesses that are leveraging digital channels for dissemination and consumption of goods and services are thriving and will continue to do so as we imbibe social distancing norms in our daily lives." Metros which were reeling under various lockdown measures earlier have posted strong double-digit growth in the month of September Vs August with Pune leading the pack followed by Hyderabad and Chennai, while Bangalore is lagging with a 14 per cent growth. Tier-2 cities like Ahmedabad, Chandigarh and Jaipur have also seen a significant uptick in the hiring activities, according to Naukri. Hiring grew across the board in terms of <keyword id="10092743" type="UNKNOWN" weightage="20" keywordseo="experience-bands">experience bands</keyword> with the demand for mid-management professionals (8-12 years) up by 27 per cent versus August followed by 0-3 years' experience (25 per cent), 4-7 years' experience (23 per cent), 13-16 years' experience (24 per cent) and more than 16 years' experience by 19 per cent. "With increased mobility and focus on health, we are hopeful that hiring activity will further improve in sectors like Travel, Hospitality, Medical/ Healthcare, Insurance and Financial services," Goyal said. Hiring activity in India up by 24% in September — pharma, education and IT sector among the major drivers

Hyderabad, Mar 13 ( ) Budget carrier SpiceJet on Friday announced signing of a pact with GMR Hyderabad Aviation SEZ Limited (GHASL) for setting up a warehousing, distribution and trading facility in the airport operator's aerospace and industrial park. GAHSL is a fully-owned subsidiary of GMR Hyderabad International Airport Ltd (GHIAL). The facility, to be intially spread over in 33,000 sq feet area, will come up within the Free Trade Warehousing Zone of multi-product special economic zone (SEZ), SpiceJet said in a release. It may be further expanded to 1,00,000 sq ft based on demand, it said. GMR Aerospace and Industrial Park is housed in Hyderabad Airport City. The park offers 'ready-to-use' industrial infrastructure with the flexibility of choosing land within SEZ for businesses focusing on foreign markets and land in domestic tariff area for businesses catering to the Indian market. "As we expand SpiceXpress, our cargo arm, SpiceJet is proud to partner with GHASL for this first-of-its-kind initiative by an airline in India which will enhance and facilitate cargo industry in the country," airline Chairman and Managing Director Ajay Singh said. "Job market seems to sustain the momentum gained over the past few quarters with a 14 per cent Y-o-Y growth in April post a 22 per cent growth in March. Apart from sectors like like IT, ITES and BPO, good to see the pharma/biotech sector growing at 15 per cent," Naukri.com Chief Sales Officer V Suresh said. 
 
Sectors like banking and telecom which reported sustained growth till December 2015, reported a negative sentiment for April 2016. 
 
IT software sector saw 18 per cent growth in new jobs on good demand for professionals in April over same period last year. Similar trends were seen for sales and business development professionals, where on year on year basis, they saw an 11 per cent increase in new jobs. 
 
Meanwhile, demand for professionals in ITES witnessed an impressive 40 per cent growth in new jobs creation in the month of April this year over same period last year. Demand for professionals in this sector is reporting a positive growth from November 2015 onwards. 
 Among the metros, Delhi/NCR leads the city list with a 42 per cent growth followed by Hyderabad and Chennai at <keyword id="6354321" type="CITY" weightage="100" keywordseo="Bengaluru">Bengaluru</keyword> and Mumbai reported 25 per cent and 24 per cent growth respectively while <keyword id="6354925" type="COMPANY" weightage="100" keywordseo="Kolkata">Kolkata</keyword> reported a dip of (-) 3 per cent in hiring activity in April this year, the report said.

Hiring activity sees 14% growth in April, claims Naukri.com report

Mumbai, Jan 26 () As warehousing is fast becoming an integral part of integrated logistics network due to technological advancement and the reform-led policy measures, the sector is expected to add around 40 million sq ft space across the top eight cities this year, a recent survey said.
 According to the study by global property consultant Savills, warehousing space absorption across eight cities like Mumbai, Pune, Chennai, Bengaluru, Hyderabad, Ahmedabad, Delhi and Kolkata, is expected rise to 35 million sq ft in 2020.
 In 2019, the total supply of warehousing space was 37.94 million sq ft while the absorption stood at 33 million sq ft.
 "Warehousing industry in India has come a long way and it's going to continue to mature as a favourable real estate asset class. The sector has witnessed a massive participation from institutional investors and developers amid raising demand from across the sector like ecommerce, retail, FMCG, 3PL (third-party logistics) , cold storage, pharma and manufacturing," Savills India Managing Director, Industrial Warehousing and Logistics Srinivas N said.
 As per the study, Mumbai and Delhi are expected to see a significant addition of around 8 million sq ft each in 2020, followed by Bengaluru and Kolkata.
 Last year, Mumbai witnessed an addition of 5.7 million sq ft while Delhi added 8.1 million sq ft.
 "Delhi NCR, Bengaluru and Mumbai followed by Kolkata will be the front runners in absorbing majority of occupiers since these are sourcing and consumption hubs," the report said.
 As per the study, Pune and Chennai will lead in servicing manufacturing clients' needs, followed by Delhi-NCR and Ahmedabad.
 "Government initiatives like make In India, GST, FDI policy, corporate tax reduction, improved infrastructure of road, port, rail and airports has and will continue to impress the growth," Srinivas said.
 He further said that compliance, quality and improved specifications offerings will be the need of the hour with growing requirements at tier-II locations from organised developers.
 Srinivas added that tier-II locations like Guwahati, Coimbatore, Lucknow, Jaipur, Patna, Bhubaneshwar, Ludhiana, Vapi, Nagpur and Vizag / Vijayawada cumulatively will see a total addition in excess of 6 million sq ft of additional absorption.
 Last year, manufacturing sector absorbed around 6 million sq ft pan-India, while e-commerce and 3PL leased around 20 million sq ft. SMEs and electronic components manufacturers and auto sector leased significantly in few cities.
 "It's also important to note that there is in excess of 800 million sq ft of Grade 'C' and Grade 'D' stock across India which will start migrating to Grade 'A' and 'B' over the next 3 to 5 years," Srinivas added. PSK ABM

Hiring activity for white-collar jobs witnessed a 12% on-year decline during October-November largely due to fall in recruitment trends in IT-Software, telecom and education sectors, a report said on Thursday. White-collar recruitment during October-November declined by 12% with 2,433 job postings, compared to 2,781 during the corresponding months in 2022, according to the <keyword id="4298612" type="General" weightage="20" keywordseo="naukri-jobspeak" source="Orion">Naukri JobSpeak</keyword> Index. The Naukri JobSpeak is a monthly Index representing the state of the Indian job market and hiring activity based on new job listings and job-related searches by recruiters on the resume database of Naukri.com. While, telcom, education, retailing sectors witnessed 18%, 17% and 11% decline, respectively, during October-November compared with the same months in 2022, sectors like hospitality, travel, auto and auto ancillary the hiring trend was stagnant, the report said. Meanwhile, Oil and Gas sectors recorded 9% increase in hiring in the October-November period compared to the last year, on the back of rapid expansion by energy companies and the setting up of new refineries across the country, the report noted. Similarly, the Pharma sector registered a 6% increase in new job offers in the October-November against the same months of 2022, it added. The report further revealed that the insurance sector also saw positive momentum as hiring grew by 5% in the October-November period, over the same period last year. "It was encouraging to see core non-IT sectors like Oil and Gas, Pharma and Insurance growing at a healthy clip during a cluttered festive period. Vadodara clocked a 9% growth in new job offers in the last two-months against the same period of 2022, while Ahmedabad stayed flat. Metros like Delhi NCR and Mumbai clocked negative growth of 12% each, while the IT-focused cities of Bangalore, Hyderabad, Chennai, and Pune recorded negative growth of 20%, 18%, 21%, and 18% in October-November compared to the same period of 2022. The report also found that organisations continued to show preference for senior professionals in terms of hiring, a trend seen in most of 2023. Hiring for senior professionals with more than 16 years of experience went up by 26% in the last two months against the same months of 2022. While, for freshers, new offers recorded negative growth of 13% in the last two-month over the same period last year, the report added.

In contrast, the real estate and banking sectors continued to show positive hiring sentiments, registering 22 per cent and 14 per cent growth in hiring activities, respectively, compared to May last year. The Pharma sector emerged as another bright spot, recording a respectable 11% growth in hiring activity compared to May last year, the report said adding that automobiles and hospitality were some of the other sectors witnessing positive hiring sentiments with 10 per cent and 8 per cent growth in the new jobs created compared to a year-ago.
