New Delhi, <keyword id="1390483" type="General" weightage="20" keywordseo="Housing-sales" source="Orion">Housing sales</keyword> rose 8 per cent annually during the April-June period to 80,250 units across eight major cities, mainly on increased demand in Mumbai and Pune, according to PropTiger. Sales stood at 74,320 units in the year-ago period across primary (fresh sales) residential markets of the top eight cities. The housing brokerage firm on Wednesday released its Real Insight Residential - April-June 2023 report, stating that housing sales rose in three cities Mumbai, Pune and Ahmedabad but declined in other five major cities -- Delhi-NCR, Bengaluru, Hyderabad, Chennai and Kolkata. "India's top eight residential markets continue on a growth path. The RBI's decision to pause the hike in the key lending rate helped in sustaining strong positive sentiments for buying residential properties," Vikas Wadhawan, group CFO of REA India, said. PropTiger, Housing.com and Makaan.com platforms are owned by REA India, which is part of Australian firm REA, and News Corp. "The driving factors behind the uptick in housing sales over the last two years are pent-up demand from the COVID-affected period, growing appetite for home ownership, revival in the economy post-pandemic, and the evolving need for more spacious homes," he said. As per the data, housing sales in Ahmedabad increased 17 per cent to 8,450 units during the April-June period to 7,240 units in the year-ago period. Bengaluru saw a 19 per cent decline in sales to 6,790 units from 8,350 units while Chennai witnessed a 5 per cent fall to 3,050 units from 3,210 units. Housing sales in Delhi NCR fell 28 per cent to 3,230 units from 4,510 units. Hyderabad too witnessed a 3 per cent drop in demand to 7,680 units from 7,910 units. Housing sales in Kolkata decreased 40 per cent to 1,940 units from 3,220 units. Mumbai Metropolitan Region (MMR) saw a 16 per cent increase in sales to 30,260 units during April-June period from 26,160 units in the year-ago period. In Pune, sales increased 37 per cent during April-June to 18,850 units from 13,720 units in the corresponding period of the previous year. Delhi-NCR market includes Gurugram, Noida, Greater Noida, Ghaziabad and Faridabad while MMR includes Mumbai, Navi Mumbai and Thane. REA India Head of Research Ankita Sood noted that MMR and Pune contributed 61 per cent to total housing sales across 8 cities. Demand in localities such as Thane West and Dombivali in Mumbai and Charholi Budruk and Hadapsar in Pune have been high, she said. In terms of new housing supply, PropTiger reported that launches increased 11 per cent to 1,13,770 units during the April-June from 1,02,140 units in the corresponding period of the previous year.

Housing property sales in Bengaluru, Delhi sees a decline but Mumbai, Pune maintain pace

New Delhi, <keyword id="45432" type="General" weightage="20" keywordseo="Godrej-Properties" source="Orion">Godrej Properties</keyword>' net debt rose 45 per cent during April-June period of this fiscal to Rs 5,298 crore from the previous quarter on aggressive land purchase across major cities. According to an investor presentation, net debt of Godrej Properties -- the real estate arm of business conglomerate Godrej Group -- stood at Rs 5,298 crore as on June 30, 2023 as against Rs 3,649 crore at March-end. Debt-equity ratio stands at 0.56. Since April last year, Godrej Properties has been aggressive in new business development under which the company is purchasing land outright and also entering into joint development agreements (JDAs) wth land owners to create a pipeline for future development. It focuses on Delhi-NCR, Mumbai Metropolitan Region (MMR), Pune and Bengaluru markets. Enthused by strong housing demand, the company acquired 18 land parcels last fiscal year for development of new projects with an estimated sales potential of Rs 32,000 crore. It purchased four new land parcels with an estimated saleable area of 3.7 million square feet and expected booking value of Rs 6,450 crore between April-July period of this fiscal. Replying to a query whether the debt will increase further, Gordrej Properties Executive Chairman Pirojsha Godrej said, "I think you will see some increase...given the business development over the next couple of quarters." "But we think thereafter next year, we think the calendar 2024 is when there's a lot of these project launches happening...we expect very strong positive operating cash flows," he added. Earlier this month, Pirojsha had said the company's sales performance remained muted in April-June, but the company will meet the annual target to sell properties worth Rs 14,000 crore this fiscal. Godrej Properties' sale bookings fell 11 per cent year-on-year during the first quarter of 2023-24 to Rs 2,254 crore. "In terms of sale bookings, April-June was a weak quarter for us. But in deliveries, it was strong as we did nearly 5 million square feet area. Our annual guidance for deliveries is 12.5 million square feet," he had said in an interview. He exuded confidence that the company will achieve "healthy growth" in sale bookings during the remaining three quarters. Pirojsha said the company would achieve or even better the annual sales guidance of Rs 14,000 crore in 2023-24 against Rs 12,232 crore in the previous fiscal. Godrej Properties launched very few residential projects during the first quarter of 2023-24 and the bulk of bookings came from the ongoing projects. The pipeline of new launches is "very strong", he had said. On the financial performance front, the company recently reported a nearly three-fold jump in consolidated net profit to Rs 124.94 crore for the first quarter as against Rs 45.55 crore in the year-ago period. Total income rose to Rs 1,265.98 crore in April-June 2023-24 from Rs 426.40 crore in the corresponding period of the previous year.

Godrej Properties' Q1 net debt up 45% to Rs 5,298 cr from March-end; may rise further

New Delhi, June 25 () Housing sales are estimated to decline by 81 per cent to 12,740 units during April-June period of this calendar year due to COVID-19 pandemic and subsequent lockdown, property consultant Anarock said on Thursday. As many as 68,600 units were sold during April-June 2019 across seven major cities - Delhi-NCR, Mumbai Metropolitan Region (MMR), Pune, Bengaluru, Hyderabad, Chennai and Kolkata, Anarock said in a report. New launches may plunge by 98 per cent to only 1,390 units as against nearly 69,000 units in the corresponding period of 2019. "A massive drop in both new launches and housing sales were, of course, expected on the back of a complete lockdown for most of this quarter," Anarock Property Consultants Chairman Anuj Puri said. The nationwide lockdown was imposed on March 25 to curb the spread of coronavirus disease, bringing the construction as well as sales activities to a grinding halt. "Technology adoption has played a big role in housing sales of late, with many developers now strengthening their digital sales capabilities," he added. Housing sales are likely to fall by 83 per cent in Delhi-NCR to 2,100 units in April-June 2020 from 12,640 units during the corresponding period of the previous year, the report states. In the Mumbai Metropolitan Region (MMR), sales may drop by 83 per cent to 3,620 units from 21,360 units during the period under review. Sales in Bengaluru are seen at 2,990 units, a 77 per cent drop from 13,150 units. Pune can witness a drop of 79 per cent to 2,160 units from 10,490 units, while Hyderabad may see 85 per cent dip to 660 units from 4,430 units. Sales in Chennai are likely to fall by 84 per cent to 480 units from 2,990 units. Kolkata, too, is expected to see a 79 per cent dip to 730 units from 3,540 units. MJH SHW SHW

COVID-19: Housing sales may plunge 81pc in Apr-Jun; new launches to fall 98 pc, report

<keyword id="28168" type="TECHNOLOGY" weightage="80" keywordseo="Smartphone">Smartphone</keyword> sales have marginally increased in the April-June quarter after consecutive declines for two quarters. This is largely due to the aggressive promotions and attractive discounts. 
 
Industry estimates suggest 16 million smartphones were shipped into the country during April-May. When the June numbers are added, the quarterly sale will almost certainly overtake last year's April-June quarter shipment of 20 million smartphones. 
 
The rise in sales comes on the back of 8%-10% decline on a quarter-to-quarter basis during January-March.

<keyword id="19938730" type="General" weightage="20" keywordseo="TVS-Motor" source="keywords">TVS Motor</keyword> Company on Tuesday said its consolidated net profit increased 6 per cent to Rs 461 crore for the first quarter ended June 30, 2024, riding on the back of robust sales. The company had reported a net profit of Rs 434 crore in the April-June quarter of last fiscal. Total income rose to Rs 10,448 crore for the period under review as compared to Rs 9,142 crore in the year-ago period, TVS Motor Company said in a regulatory filing. On a standalone basis, the company posted a profit after tax of Rs 577 crore for the first quarter as compared to Rs 468 crore in the June quarter of the last fiscal, it added. Total income rose to Rs 8,412 crore for the first quarter as against Rs 7,275 crore in the year-ago period. The company said its overall two-wheeler and three-wheeler sales including exports grew 14 per cent year-on-year, registering sales of 10.87 lakh units in the quarter ended June 2024 as against 9.53 lakh units registered in the quarter ended June 2023. Motorcycle sales grew by 11 per cent year on year at 5.14 lakh units in the first quarter as against 4.63 lakh units in the same period last fiscal. Scooter sales grew by 19 per cent year-on-year to 4.18 lakh units in the April-June quarter this year. Three-wheeler sales for the quarter under review stood at 31,000 units as against 35,000 units in the year-ago period, TVS said. Electric scooter sales for the quarter ended June 30, 2024, stood at 52,000 units as compared to 39,000 units in the April-June quarter of last fiscal. Shares of TVS Motor Company on Tuesday ended 0.75 per cent down at Rs 2,474.45 apiece on the BSE. JD.com soars after reporting a surprise profit

In a note to investors, Pantheon Macro's Ian Shepherdson said, "Last week's claims were revised up a trivial 1K. This report is more important than the GDP numbers, in our view, because it strongly supports the idea that labor market conditions are improving markedly, despite weak headline growth during the winter. The eight-week moving average - a better indicator of the trend than the four-week average - has now dipped to just 316K, the lowest level since August 2007, and down sharply from 340K at the turn of this year. Over time, every 10K drop in claims is consistent with payroll growth accelerating by about 25K, so the drop in claims, if sustained, ought to be accompanied by payroll growth closer to 250K than to last year's average, 194K. That's not compatible with 2.44% 10-year yields."</li>
<li><a href="http://www.businessinsider.com/april-pending-home-sales-2014-5">April pending home sales grew 0.4% month-over-month</a>, short of the 1% rise that had been expected. Against the prior year, April sales fell 9.4%, which was worse than the 8.7% decline expected by economists. Following the report, Barclays said, "Pending home sales in the US rose 0.4% m/m in April, softer than we (+2.0%) and consensus (+1.0%) were expecting. Nevertheless, pending home sales are now up for two consecutive months after declining the previous eight months... The stabilization and modest rise in pending home sales in March and April suggests that existing home sales are likely to move modestly higher in the coming months. This is consistent with trends in housing starts, building permits, NAHB sentiment, and new home sales that show the housing sector gradually gaining momentum at the end of Q1. Altogether, the bulk of housing data points to a slow recovery in the sector following the successive shocks of higher mortgage rates and worsening affordability last year and adverse weather this year."</li>

It is payable on completion of the property.So this works out to <a href="https://www.gov.uk/stamp-duty-land-tax/residential-property-rates">an extra £93,750 if you're buying a property at £1.5 million</a>, according to<a href="https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro"> the government's stamp duty tax calculator</a>. However, if you're buying a property for £5 million, you'll be forking out £513,750 just in stamp duty fees.Secondly, if you own more than one property, a 3% stamp duty is applied. The new fee came into force in April and is applicable to buy-to-let investors and those who are buying a second home. This 3% fee is on top of the extra cost of a new purchase in April.So people rushed out to buy before being slapped with the extra 3% tax.
