<ul class="summary-list"><li>Maven's chief financial officer has left the women's health unicorn one year after taking the role.</li><li>The startup plans to bring in a new CFO with public market experience, per a source with knowledge.</li></ul>Maven Clinic is swapping out its chief financial officers on the heels of a fresh funding round as the women's health startup inches closer to an IPO.Maven is bringing in a new finance head with experience leading a public company, according to a source with direct knowledge of the change.Kristina Campbell, Maven's former CFO, left the startup in October, according to her LinkedIn. She joined Maven a year prior, in October 2023.Earlier this month, Maven notched a $1.7 billion valuation with $125 million in new funding from the private equity firm StepStone Group. Business Insider <a target="_blank" href="https://www.businessinsider.com/womens-health-unicorn-maven-clinic-raising-new-funding-stepstone-2024-9">first reported</a> the round in September.The identity of Maven's incoming CFO isn't known. Maven declined to comment for this story. Campbell didn't respond to requests for comment.Maven launched 10 years ago to provide virtual care to women and families through employers and health plans, including for fertility, pregnancy, and menopause. Here's a final breakdown of how both presidential candidates might affect your finances 

Builders have too many new homes on their hands.Thanks to a construction boom years in the making, homebuilders are sitting on more newly completed homes than at any point since 2009, when the market was reeling from the global financial crisis. Despite the hefty ready-to-sell supply, a sizable chunk of those homes may never be sold to regular buyers. That strange reality says a lot about the hurdles for would-be homeowners right now.Both builders and buyers find themselves in a tricky position. Prices have <a target="_blank" href="https://www.businessinsider.com/personal-finance/mortgages/home-prices-drop">continued their climb</a> in most of the country. Mortgage rates dropped steadily over the summer, but that <a target="_blank" class="" href="https://www.businessinsider.com/personal-finance/mortgages/how-does-fed-impact-mortgage-rates">turned out to be a head fake</a> — in the span of a month, the typical rate for a 30-year loan increased by almost a full percentage point, and could rise further. Throwing down for a starter home is about 45% more expensive than renting, a far wider gap than the historical average of about 15%, according to monthly expense data tracked by John Burns Research and Consulting. Builders, meanwhile, are luring buyers with some perks but are barely budging on prices. That's partly because these companies have another place to turn: the rental market.Given the strong demand for rentals and a tough sales market, some builders are choosing to convert for-sale homes into rentals or offload inventory to investors who specialize in single-family-home rentals. Opportunistic investors — mostly small and midsize players, who own the vast majority of single-family rentals in the country — are happy to oblige.Four walls and a backyard are still the bedrock of the American dream. For those who can't afford to buy a house (or don't want to right now), the only option is to rent. That simple fact gives builders some breathing room, but it also means that a glut of new homes may not deliver the price cuts buyers have been anxiously awaiting.A <a target="_blank" href="https://www.businessinsider.com/housing-market-outlook-forecast-mortgage-rates-homebuilding-inventory-prices-2024-2023-12">golden run for homebuilders</a> is drawing to a close. When rising mortgage rates <a target="_blank" href="https://www.businessinsider.com/housing-market-mortgage-rates-outlook-home-prices-affordability-wealth-gap-2024-3">trapped many would-be sellers</a> in their homes two years ago, builders turned out to be the big winners — if you wanted to buy a home, your <a target="_blank" href="https://www.businessinsider.com/house-construction-building-boom-last-hope-new-homebuyers-housing-market-2023-7">best bet was probably new construction</a>. One economist told me last year that builders were "the only game in town" in some areas. Builders not only offered a welcome alternative to the <a target="_blank" href="https://www.businessinsider.com/housing-market-ice-age-higher-home-prices-fewer-sales-inventory-2023-5">frozen resale market</a> but could cut deals to make their homes even more appealing to the average buyer: <a target="_blank" class="" href="https://www.businessinsider.com/homebuilders-turn-to-mortgage-rate-buydowns-as-affordability-sours-2022-12">Mortgage-rate buydowns</a>, in which the builder pays the lender up front in exchange for lowering the buyer's loan rate, can save a new homeowner hundreds of dollars each month.Now, even with the freebies, builders are selling homes at a slower-than-expected pace as buyers grapple with worsening affordability, sharp swings in mortgage rates, and general uncertainty — people would rather sit on the fence than leap into a market with so many unknowns. With slower sales across the board, the number of homes on the market has climbed. There were 108,000 finished homes for sale at the end of September, some 48% more than at the same point a year ago. There were 258,000 homes under construction but not yet sold, another sizable figure — at the same point in 2019, there were about 194,000. Builders surveyed by John Burns Research and Consulting said they had an average of about 2.5 unsold homes in each of their communities in October, representing a 47% increase from a year ago. In October 2021, they reported only 0.4 unsold homes per community. Some of this increase is by design. Companies are building more homes "on spec," or before they have a buyer, to shorten timelines and compete directly with the resale market. But there's no question that builders have hit a snag.The answer might seem obvious: Cut prices! But builders will "try a lot of other things first," says Keith Hughes, an executive at the housing research firm Zonda. "And we're not seeing drastic price drops virtually anywhere." Buyers may not be flooding the market, but there are fewer homes out there, too. The number of available homes for sale at the end of October, according to <a target="_blank" href="http://Realtor.com">Realtor.com</a>, was about 21% lower than in the same month in 2019. Builders looking to move their product lean heavily on incentives — Lennar, one of the largest homebuilders in the country, said that the average sales incentives per home amounted to $48,100 from June through August, compared with $36,400 a year earlier. Builders are also completing smaller floor plans to match the needs of cost-conscious consumers.Builders have another fallback: the rental market. Over the past decade, homebuilders have forged relationships with companies that <a target="_blank" class="" href="https://www.businessinsider.com/single-family-rental-investor-conference-buying-more-homes-2021-12">purchase thousands of single-family homes</a> and manage them as rentals — if a builder were looking to move a portfolio of homes, they might find a willing buyer in a company like Pretium, which owns nearly 100,000 homes, or Invitation Homes, which manages a portfolio of more than 85,000 homes. Builders have also started <a target="_blank" class="" href="https://www.businessinsider.com/wall-street-single-family-rental-build-to-rent-houses-finance-2021-7">developing entire communities of single-family homes</a> to be rented out rather than sold, a strategy known as build-for-rent. The idea is to meet the demand of renters who want their piece of the American dream — a home with a yard in a safe neighborhood with good schools — but either can't make a purchase or don't want to. Builders can sell to a guaranteed buyer willing to purchase in bulk or hold on to the homes and enjoy the steady returns of rental income. Given these advantages, the build-to-rent pipeline has become robust. D.R. Horton, the nation's biggest homebuilder, recently said it had about $800 million worth of single-family-rental property on its balance sheet, consisting of 3,140 homes and about 1,900 lots on which it can build more. Invitation Homes, one of the largest owners of single-family rentals, recently said it expected to purchase nearly 2,500 homes in the next couple of years from builders in places like Tampa, Florida; the Carolinas; and Houston.Owners of single-family rentals have been around forever, but large, sophisticated SFR companies <a target="_blank" class="" href="https://www.businessinsider.com/single-family-rental-companies-institutional-backers-homes-wall-street-2020-12">arrived after the financial crisis in 2008</a>, when investors began raising billions of dollars to pick up homes on the cheap. Now these companies represent a "new category of buyers that would really help a builder during a downturn unload some inventory," John Burns, of John Burns Research and Consulting, said in a recent podcast with Don Mullen, the CEO of Pretium. "And you're playing that out right now, you're already doing that."But big companies actually <a target="_blank" class="" href="https://www.businessinsider.com/average-americans-beating-wall-street-new-homes-real-estate-homebuying-2023-11">own a small fraction of all single-family rental homes</a>, and they've been much more selective with their purchases as higher interest rates have made it tougher to get strong returns on their investments. The <a target="_blank" class="" href="https://www.businessinsider.com/mom-and-pop-landlords-homeownership-rent-wall-street-corporate-investors-2024-7">most active buyers right now are small and midsize investors</a> who own anywhere from a handful of homes to several hundred. With builders sitting on more homes, these investors are sniffing around for deals."I think investors are more or less saying to themselves, we're providing a solution here for builders, and that solution is inventory management and getting out of inventory that otherwise they're having trouble selling," says Adam Stern, the founder and CEO of Strata SFR, a real-estate brokerage focused on single-family rentals and build-to-rent homes. "We're that exit option."Data from <a target="_blank" href="https://www.forecasa.com/">Forecasa</a>, a real-estate analytics firm, indicates investors purchased 3% to 5% of homes sold by builders in the past three months. That may not sound like much, but a year ago that number was closer to 1%. Some builders have recently been shuttling about 10% of their inventory to investors. Even then, these numbers may be undercounts, since some amateur rental owners may not be buying through the kinds of legal entities that tip off analysts to investor purchases."It may seem like a small percentage, but if you think about just the sheer volume of properties that are being moved, it's a fairly large number, especially because it's growing," says Sean Morgan, the CEO of Forecasa.Investors have mostly focused on Sun Belt markets like Nashville and Dallas in the lower half of the US, where new construction is most plentiful. Builders may offer a slight discount, but they get something valuable in return: homes off their balance sheets. Builders often take on loans of 12 to 24 months to construct homes — before time is up, they have to either find a buyer or get a new loan. Local and regional builders are more likely to feel the squeeze than a national company like D.R. Horton, which can afford to keep homes on its books longer. When builders are staring down that ticking clock, "investors are natural buyers," says Alex Offutt, the CEO of Business Purpose Capital, a capital provider for long-term investor loans. Builders don't even have to sell, though. Another route is to get a new long-term loan based on the rental income the properties will generate, then find tenants for the homes and wait to sell when the market is more favorable. Both Offutt and Ray Sturm, a managing partner of Tower1, which offers financing for residential lenders, tell me they've been having more conversations with builders and their lenders who are seeking out this option."They know if they work on a rental campaign, they've got an exit," Sturm says. "It's early, but it's bigger than I thought."This isn't the ideal scenario for most builders, especially since many aren't well versed in the minutiae of managing rental properties. But it could become another valuable off-ramp if they have trouble unloading homes.Most homebuilders are a long way from hitting the panic button. There's still a <a target="_blank" class="" href="https://www.businessinsider.com/us-housing-affordability-home-shortage-market-construction-population-cities-zillow-2024-6">national housing shortage</a>, even if there's a short-term oversupply in some places, and builders are <a target="_blank" class="" href="https://www.businessinsider.com/housing-market-ice-age-homebuyers-mortgage-rates-spring-real-estate-2024-10">looking ahead to the spring buying season</a> as the true tell of where things are headed. The diabetes startup <a target="_blank" class="" href="https://www.businessinsider.com/exclusive-omada-health-confidentially-filed-s1-ipo-public-2024-10">Omada Health confidentially filed its S-1 this summer</a>. And the physical-therapy startup <a target="_blank" class="" href="https://www.businessinsider.com/hinge-health-s-1-morgan-stanley-ipo-2024-9">Hinge Health has hired banks including Barclays</a> as it prepares to file its S-1 confidentially.Hinge and Omada likely aren't the only healthcare companies <a target="_blank" class="" href="https://www.businessinsider.com/healthcare-startups-ipo-public-markets-reopens-2024-1">weighing an IPO as market conditions improve</a>.Jon Swope, a managing director in Barclays' healthtech division, told me he expects a pickup in healthcare IPOs in 2025 after a three-year drought.<div type="image" title="A headshot of Jon Swope." height="1200" width="846" msid="114356715" hostid="261" sizebytes="24914"></div>I spoke with him about what the next wave of healthcare IPOs could bring — and which healthcare startups are in the best position to test the public markets.The following has been edited for clarity and length.In the past few years there have been a number of take-privates and near-delistings in healthcare, as well as plenty of healthcare companies that have otherwise struggled in the public markets. What can we learn from those companies' challenges, and how might they impact the next round of healthcare IPOs?The whipsaw of the public markets over the last five years has created a challenging backdrop, even with the overall market improving.From 2019 through 2021, nearly 20 companies went public through IPOs or SPACs in healthtech. At its peak, the total market cap for healthtech and digital health was over $300 billion. Through both take-privates and declines in share prices, that's down to just about $90 billion.Large take-privates like Change Healthcare, Nuance, Cerner, Inovalon, and others are part of the story. The other part is that, on average, the companies that went public or were already public are down by about 80% — names like Teladoc, Accolade, and Health Catalyst.The enthusiasm that supported the last wave, with respect to the positive and innovative business models in healthtech and digital health, is not gone. It's just that these companies haven't been able to achieve growth with profitability. When there's a next set, there's going to be more of a focus on growth and profitability.You see that in the IPOs that happened this year: Waystar and Tempus. Waystar is large-scale, profitable, with growth, and Tempus has the promise of AI, high growth, and emerging profitability. Both have performed since their public debut.In the private sphere, many investors have leaned away from healthcare services and into healthcare AI. What models do you expect the healthcare market to favor in this next round of IPOs?There are three general categories that are investible in healthtech and digital healthcare. One is simply data and then technology and healthcare. Healthcare is arguably two decades behind every other industry in the adoption of technology. Whether it's software, tech-enabled models, or, importantly, the data opportunity and AI opportunity, tech and data infrastructure for healthcare is No. 1.No. 2 is consumer-centric models, such as some B2B2C models, the employer and payer digital-health models, or even direct-to-consumer models. Look at <a target="_blank" class="" href="https://www.businessinsider.com/inside-hims-founders-journey-to-go-public-via-spac-2021-1">the performance of Hims</a>, which has emerged from its post-SPAC purgatory.Consumer-centric healthcare is the future of healthcare, and it's becoming more of our collective reality. The companies with consumer-centric business models that deliver longitudinal engagement and outcomes, financial and clinical, for consumers and the payers of healthcare, both employers and insurance companies, are certainly on the list.No. 3 is value-based care. Much has been made of that as a category, tying together costs and outcomes. And while some of the brick-and-mortar value-based care companies have had their own challenges, support for the adoption of value-based care by providers will continue to be where healthcare is going.Are there models in healthcare that you think are perhaps not the best fit for the public markets right now?The less complex the elevator pitch, the better. While I can't say there's a model that's not a fit, what we heard from investors as things were bending in the wrong direction last boom cycle was: "Wait, what did I just buy? I'm not sure I fully understand this company's business model."Now you have to juxtapose that against the reality of healthcare, which is complex. So it's companies that can articulate a clear and simple story while also navigating the layers of the healthcare ecosystem in executing on their business model.That includes riding the existing rails. In the last five-plus years we've seen companies figuring out how to work with the payers and providers that make up the healthcare ecosystem to bring innovation and disruption to how we experience healthcare.Given the major slowdown in SPAC deals in the past few years and Nuvo's poor performance (<a target="_blank" href="https://www.bloomberg.com/news/articles/2024-08-22/newly-public-pregnancy-care-firm-nuvo-files-for-bankruptcy">and bankruptcy</a>) this year, could we see more SPAC deals for healthcare startups next year?It's a four-letter word for the foreseeable future. I imagine there will be SPACs created, and there are still others that haven't run out of time, but it's unlikely that we see companies using that vehicle that could go public the regular way.For startups that don't go public, will we see M&amp;A pick up in 2025? With large retailers like Walmart pulling away from healthcare, who are the potential buyers?M&amp;A is picking up already, as evidenced by volume this year, and it will continue to, particularly in an easing financing environment and macro backdrop where bid-ask spreads are narrowing.The consolidation activity is in three categories. First, there are the large-cap consolidators including retailers, payers, and Big Tech. There will be deals there, but there are only so many that will be done by that group, which is not much more than a dozen companies.The next is large-cap, and often private-equity-backed, healthtech consolidators. A number of them are private and will continue to be buyers.The third category is just smaller mergers of equals. Especially for enterprise sales, selling into payers or selling to providers, scale matters, and so size matters. We'll see small companies merge with other small companies to get there.Anything else startups should know that might impact this next cycle of IPOs?While these companies that went public in the last cycle may not have fulfilled their promises, they set the stage for an attractive IPO market by going public the right way — executing on the business and growing it, and increasing awareness around the company well in advance of an IPO.At the back end of the last boom wave there was a rush to go public, and SPACs were examples of that. I think that in the 2025, 2026, and 2027 IPO classes, there will be a number of companies that think about it the right way, not rushing to get to the public market.

2025 could bring a wave of healthcare IPOs. Here's what startups should know, according to a top banker.

She left her job in finance to manage short-term rental properties and shares how she started, how she makes money, and the challenges of the industry.This as-told-to essay is based on a conversation with Shannon St. Val. It has been edited for length and clarity.My career in property management hasn't been a straight path. My degrees are in finance and real estate, and I graduated in 2008 when the <a target="_blank" class="" href="https://www.businessinsider.com/office-commercial-real-estate-cre-crash-2008-gfc-delinquency-vacancy-2024-3">subprime meltdown</a> happened. I thought I would be working in commercial real estate, but then all the real-estate jobs disappeared and I started working in finance.I worked at Klynveld Peat Marwick Goerdeler, or KPMG, on the consulting side, specializing in financial operations for big banks and broker-dealers, specifically for investment-management firms.I knew I didn't want to work in finance for too long because the culture was intense. In 2016, I left my job to be my own boss. I took many of my finance and consulting skills and founded my own short-term property management company.At first, I started managing a few properties for myself, and then when COVID happened, I had to pivot and expand. I decided to take on clients outside New York instead of just managing my own. It's been my dream to return to real estate with property management.<h2 id="f5bbe9fe-75d5-46bf-9651-eee295b6fd7e">How I find clients</h2>A lot of my early clients came through word of mouth. I had friends, particularly people I met in the finance industry, who had houses in <a target="_blank" class="" href="https://www.businessinsider.com/marthas-vineyard-ferry-review-new-england-2024-7">Martha's Vineyard</a> or <a target="_blank" class="" href="https://www.businessinsider.com/hamptons-hot-spots-visitors-buyers-from-real-estate-agent-2024-6">the Hamptons</a> and would ask, "Hey, you're managing properties. I have a house. Can you manage mine?" Some people will advertise on social media, but I've gotten my business through <a target="_blank" class="" href="https://www.businessinsider.com/small-business-founders-explain-grow-your-company-referrals-2023-10">referrals</a>. If you do good business, people will refer you to their network.Some property managers who are just starting have found success in <a target="_blank" class="" href="https://www.businessinsider.com/cold-email-formula-that-landed-me-response-from-meta-executive-2024-5">cold pitching</a>. This means reaching out to short-term rental owners and saying, "I know you may have a manager, but I'm willing to work for a lower rate for the first year." Then, if you meet their expectations, you can increase the rate.Some companies can do outbound emails or outbound marketing for you, where you blast local owners or anyone who recently bought a new house in that particular vacation-rental area, advertising your services.<h2 id="25cfe19f-2fc1-49c4-8eee-5946221a2bc7">How I earn a living from property management</h2>There are two ways to earn money from managing short-term properties. The first is by working with vacation-rental owners and charging a commission on the nightly rate. I've seen commissions as low as 10% and as high as 30%, but the industry standard is typically 15% to 20%.I also manage a building. It's a master lease, which means I pay a flat rate and collect rent from each unit as a short-term vacation rental. Some homeowners just want their flat-rate rent and don't want to be involved, so I'll do a short-term rental. You have to be a little more sophisticated in this because if you don't budget and know your expected revenue, you could misprice it and lose a lot of money. With that model, we want to get at least a 25% to 30% return to provide a buffer in slower months.<h2 id="10437455-20ce-4e54-81a9-64cada1f3402">My typical day</h2>Your typical workday will depend on how many properties you manage. We're managing roughly 30 properties now, so we have a team that handles guest support. I work about eight or nine hours a day, but the job is really 24/7. If there's an emergency, you need to be available.My typical schedule involves a lot of meetings. We always meet with the cleaning team to discuss maintenance and cleaning issues. We go over that once a week with one of the cleaning companies we work with. In the middle of the day, we'll work on pricing reports for owners, update the listings, and read through guest reviews.We also schedule <a target="_blank" class="" href="https://www.businessinsider.com/personal-finance/mortgages/home-inspection">property checks and inspections</a> at least once or twice a month, depending on the property. It requires a lot of coordination, so you'll have to get used to talking on the phone frequently, rather than texting or Slacking messages.<h2 id="6416bf44-fab1-45cc-8b50-23bbf7277ff0">The challenges and rewards of property management</h2>Managing properties is time-consuming, especially if you're doing short-term rentals. You have to have 24-hour guest support, and things like cleaning crews and a maintenance person have to be coordinated for each property. The logistics are significantly harder with vacation-rental management versus standard property management.The most rewarding part of the job is helping my clients or the owners see the untapped value in their homes and helping them earn more money than they would have anticipated. I get thrilled when I double their income. I'm also happy to get a five-star review or feedback that we were super attentive, paid attention to detail, provided great customer service, or resolved an issue quickly.<h2 id="be52c448-f4a1-4953-97a8-8fcbc0d51a77">Advice for transitioning to property management</h2>You have to be very organized, have structured processes, and be good at communicating with multiple stakeholders, including the vendors, owners, and guests. My corporate background helped me a lot because it had so much structure, and I came in with project management and logistical skills. I have a certification through the <a target="_blank" href="https://www.pmi.org/">Project Management Institute</a>, but getting a degree or certification is optional.To break into the industry, I recommend working for a vacation-rental company before branching out independently. Use the time to learn some of their best practices before you move on. Check out national companies like <a target="_blank" href="https://www.vacasa.com/">Vacasa</a> or <a target="_blank" href="https://www.hostgenius.ca/locations/tampa">Host Genius</a>, which usually hire in different markets.You could also work with a smaller company like mine, where you just reach out and say, "Hey, do you have any roles?" There's always something to be done, and management companies are always looking for good help. Another way to break in is to attend a <a target="_blank" href="https://www.vrma.org/events/event-calendar">regional or national vacation-rental management conference</a> to network. Find a conference in your area, and you'll meet a lot of managers in one setting.<h2 id="4fabd0d5-be6d-4e5a-ba5d-90ebef4300ff">What I wish I'd known before starting out</h2>Property management can be very rewarding, but I didn't realize how important it was to overcommunicate. I also didn't know how hard managing so many stakeholders would be. For every property, I usually have between four and seven different people involved. I have the owner, the lawn person, the trash person, the regular maintenance person, the cleaner for that house, and then I have my guest support.Sometimes, keeping track of who's who can be overwhelming. So if you want to manage a larger <a target="_blank" class="" href="https://www.businessinsider.com/financing-strategies-for-real-estate-investing-how-to-scale-portfolio-2024-5">portfolio</a>, you need a really good process and team to keep track of everything. You also have to be extremely organized, provide good customer service, and pay close attention to detail.

How I transitioned from a career in finance to short-term property management

In response to higher-than-expected tax revenue and a record surplus transfer from the Reserve Bank of India (RBI), the Indian government is considering an 8-10% increase in <keyword id="20018917" type="General" weightage="20" keywordseo="capital-expenditure" source="keywords">capital expenditure</keyword> (capex) for the fiscal year 2025, according to Pantomath Group's quarterly report, "Market Kaleidoscope: Quarterly Market Insights." This adjustment could raise the capex from the previously allocated Rs 11.11 lakh crore, aiming to bolster infrastructure and economic growth. This fiscal boost comes as India reaches a historic financial milestone. The total market capitalization of all stocks listed on the Bombay Stock Exchange (<keyword id="19895774" type="General" weightage="20" keywordseo="BSE" source="keywords">BSE</keyword>) briefly surpassed $5 trillion for the first time, placing India among global giants such as the US, China, Japan, and Hong Kong. India's primary market is set for a dynamic period, with 55 companies planning to raise over Rs 68,000 crore through Initial Public Offerings (IPOs). The first half of FY2025 has already seen 35 mainboard IPOs, collectively raising around Rs 32,000 crore with an average subscription rate of 61 times. The Indian market maintained a positive outlook in the first quarter of FY2025, driven by strong Q4FY24 earnings, favorable economic data, and positive global cues. Despite early June volatility following the 2024 <keyword id="19895394" type="General" weightage="20" keywordseo="lok-sabha" source="keywords">Lok Sabha</keyword> election results, market sentiment improved with the BJP securing 272 seats and a total of 292 seats for the NDA with allied support. This political stability under Prime Minister Narendra Modi's leadership is expected to promote long-term economic growth, with a focus on infrastructure, electric mobility, startup support, power distribution, digital privacy, and healthcare initiatives. Corporate India's performance in the March quarter of FY2024 met expectations, showing double-digit growth in net profit and single-digit revenue increases. Non-lending companies experienced moderate operating margin expansion due to favorable commodity prices and cost controls. The peaking interest rates and continuity of <keyword id="19978691" type="General" weightage="20" keywordseo="government-policies" source="keywords">government policies</keyword> are anticipated to support healthy corporate growth in FY2025. <h2>Growth to continue</h2>The government's push for increased <keyword id="20068449" type="General" weightage="20" keywordseo="ethanol-production" source="keywords">ethanol production</keyword> targets a 20% blending by 2026, benefiting ethanol-heavy sugar companies and promoting biofuel goals. The real estate market is projected to grow significantly, requiring Rs 14 lakh crore in debt financing from 2024 to 2026. This growth will positively impact the banking and financial sectors. The potential roll-out of the FAME 3 Scheme to support <keyword id="19963112" type="General" weightage="20" keywordseo="electric-vehicle-sales" source="keywords">electric vehicle sales</keyword> is anticipated, with a budgetary allocation of around Rs 10,000 crore. Sectors such as auto, cement, defence, railways, consumer durables, energy, and banking are expected to outperform. Lagging sectors like IT and specialty chemicals offer value-buying opportunities at lower levels. The structural bull market for Indian equity is supported by strong domestic fundamentals and government reforms, with a positive medium- to long-term market outlook. The US GDP grew at 1.4% annually in Q1 2024, with mixed economic indicators highlighting both strengths and challenges. Within minutes after listing, the shares of mortgage financier Home First Finance Company gained nearly 3% of their value and were trading at ₹631 apiece at 10:05 am in a robust market. The HFFC listing comes just two days after the annual budget where Finance Minister Nirmala Sitharaman promised to extend support for affordable housing. Home First Finance Company is an affordable housing finance company, which offers housing loans for buying or construction of homes with a special focus on first-time homebuyers in lower range and middle-income groups. Sitharaman extended the exemption for affordable housing until March 2022, making the section of the real estate sector quite attractive. While affordable housing is just one factor, the lender has managed to grow its profit five times over in just the last three years. <div type="image" title="HFFC" msid="80662623" hostid="261"></div> Nearly all the analysts' reports have given a 'subscribe' rating for the IPO, citing its resilient performance during the pandemic and increasing market share in home loans. The company’s strong fundamentals and stable asset quality strengthens its appeal. The public issue also received a decent response in the grey market — the shares were commanding a premium of ₹140-150 over the set price band of ₹517-₹ 518 per share. However, the grey market is not an official measure of the market premium. But it is a fair indicator of demand for the shares in the market. Warburg Pincus-backed Home First Finance Company IPO lists at 19% premium over the issue price

The <keyword id="20449324" type="General" weightage="20" keywordseo="Finance-Bill" source="keywords">Finance Bill</keyword> 2024 was passed by <keyword id="19895394" type="General" weightage="20" keywordseo="Lok-Sabha" source="keywords" meta.keywordsubtype="org" meta.entityname="Lok Sabha" meta.hostid="261" meta.entityid="Lok Sabha">Lok Sabha</keyword> on Wednesday evening, with a few amendments moved by the government. Replying to the debate, Finance Minister Nirmala Sitharman said the approach of the government has been to bring greater simplification of <keyword id="19987671" type="General" weightage="20" keywordseo="tax" source="keywords">tax</keyword> laws and procedures and enable growth and employment in the country. She responded to points made by members. The Finance Minister clarified that in real estate, the roll over provisions have not been withdrawn and are applicable. She said if the capital gain in a property transaction is invested in buying another one or two properties up to a maximum value of Rs 10 crore, no capital gain tax is required to be paid on such profits. <keyword id="20619608" type="General" weightage="20" keywordseo="capital-gains" source="keywords">Capital gains</keyword> can also still be invested in bonds which are notified under Section 54 of the Income Tax Act up to a maximum of Rs 50 lakh annually and save on taxes. To give relief on budget proposals, Sitharaman also moved an amendment in the Finance Bill on the changes in the capital gains tax on <keyword id="20412285" type="General" weightage="20" keywordseo="property-transactions" source="keywords">property transactions</keyword>. The amendment implies that taxpayers can avail either a lower tax of 12.5% without indexation or a rate of 20% with indexation, if the property is acquired prior to July 23, 2024, the day union budget was presented in the Lok Sabha. Sitharaman clarified that taxpayers can compute taxes under both provisions and choose to pay tax under the scheme where lower tax is applied. Effectively, July 23, 2024, is now set as the cut-off date for the calculation of the capital gains versus the earlier cut-off of 2001. Sitharaman said she has proposed these amendments as some members have raised hypothetical calculation to prove that under new provisions taxpayers will have to pay higher taxes. The new tax proposals on capital gains tax was brought in to bring in parity among different asset classes like equities, mutual funds and real estate. In the Finance Bill introduced on July 23, the Finance Minister had proposed a flat long term capital gains tax of 12.5% with no <keyword id="943856" type="General" weightage="100" keywordseo="indexation-benefit" source="Orion">indexation benefit</keyword>s, prior to it property transactions used to be taxed at 20% with indexation benefit. The minister also clarified that the grandfathering proposal will be allowed only for individual and Hindu Undivided Family (HUF) taxpayers and not for companies and Non Resident Individuals. They have to pay flat 12.5% LTCG tax without indexation. The proposed amendment will apply not only on real estate transactions, but also on unlisted equity transactions, which are done before July 23, 2024. All such transactions will be taxed at 10% long term capital gains instead of FY24-25 budget provision of 12.5% tax. With the opposition members demanding removal of <keyword id="19951327" type="General" weightage="20" keywordseo="GST" source="keywords">GST</keyword> on health insurance, Sitharaman said tax was there on medical insurance even before GST was introduced. "There was already a Service Tax on medical insurance, before the GST was introduced. This is not a new tax, it was already there in all the states. Those protesting here, did they discuss regarding the removal of this tax in their states? Did they write to the Finance Ministers of their respective states about it and asked them to raise it in the GST Council where states have 2/3rd part? No, but they are protesting here. This is their double standards, this is their drama," she said. "Wrongful protests have happened recently, and comments have been passed on the basis of a news report which suggested that the 'Centre has pocketed Rs. 24,529 crores of health insurance premiums alone'. This is incorrect and highly misleading. The GST rate of 18% on health insurance comprises of 9% CGST and 9% SGST. Thus, of the total collections of Rs 24,529 crores from health insurance in the last 3 years, Half of it, Rs. 12,264 crores, went straight to the states as SGST. It doesn't even come to the Centre," she added. The minister said that apart from this, roughly 41%of the Centre's share of GST collection on health insurance is devolved back to the states again, as part of Tax Devolution as per the Finance Commission's formula. Sitharaman said the new income tax regime is simpler and offers lower income tax rates for individuals. "It gives flexibility to the taxpayer to see where he wants to put his money in the absence of exemptions which is available in the old income tax regime. The old regime has not been dissolved and is still an alternative to the new tax regime. It still offers benefits of various deductions such as interest on home loan, etc. Individuals without business income can choose between regimes once and can revert back too. Hence, a choice has been provided to assesse," she said. For the previous Assessment Year 2023-24 till December 31, 2023, about 3.8% of taxpayers opted for the new tax regime, which equates to 30.93 lakh individuals, from a total of 7.98 crore ITRs filed in the categories of ITR-1 to ITR-4, she said. "However, for the Assessment Year 2024-25 until July 31, 2024, there was a dramatic increase in adoption of the new regime, with approximately 72.8% of taxpayers choosing the new tax regime. This represents about 5.25 crore individuals, out of a total of 7.22 crore ITRs filed in the same category." Sitharaman said this shows a substantial shift in taxpayer preference towards the new tax regime, over the span of just one year. "Taxpayers opting for the new regime does not mean savings and investments are not happening in the economy by the middle-class. Due to growth in fintech, better awareness, and ease of investment due to UPI, e-KYC, progressive regulations, investments in mutual funds have increased tremendously. On an average, 17.88 lakh new folios have been added every month in the last 5 years since June 2019. The number of unique mutual fund investors has grown from under 1 crore in 2014 to about 4 crore today," she added. The Finance (No.2) Bill, 2024 was passed after amendments moved by opposition were negatived. Sitharaman said the vision of Prime Minister Narendra Modi has been to establish a simple, efficient and fair technology-driven taxation regime in the country. "So, simplification and ease of compliance for the taxpayer has been the primary objective. In the last 10 years, and this year, in the third term of PM Modi, the approach to taxation has been to simplify it, reduce the burden on taxpayer and make sure it is transparent and equitable," she said. "This year also, our approach has been that we bring in greater simplification of tax laws and procedures, and that we enable growth and employment in this country," she added. Sitharaman presented the Union Budget in Parliament on July 23. This is the first full budget of the NDA government led by PM Modi. The BJP-led alliance won a third successive term earlier this year. The Lok Sabha took up discussion on the Finance Bill after the Appropriation Bill for the central government's expenditure for 2024-25 was passed by the House on Monday. The Finance Bill will now be discussed by Rajya Sabha. The passage of bill will complete the budget process.

The clip shows her singing, with vocal fry, "I'm looking for a man in finance. Trust fund. 6'5". Blue eyes."After her video racked up over 53 million views, Boni <a target="_blank" href="https://www.billboard.com/business/record-labels/man-in-finance-tiktok-sound-creator-label-deal-1235692123/">signed a deal with a major record label</a> and performed <a target="_blank" href="https://www.tiktok.com/@grxciefox/video/7375795789601279278">a remixed version of her catchphrase</a> with electronic DJ David Guetta.If nothing else, Boni has turned the spotlight back onto the rarefied Wall Street world of suits, ties, and Patagonia vests. The Wall Street Journal has already declared it "<a target="_blank" href="https://www.wsj.com/lifestyle/man-in-finance-song-tiktok-09ac3457">The Summer of the Finance Bro</a>."She may have also unwittingly boosted their appeal to potential suitors. The League, a dating and social networking app that says it's for "ambitious" singles, reported male users who said they work in finance received likes "10% faster than before" and increased matches since Boni's TikTok blew up.As someone who is dating a man in finance, I'll be the first to admit that having a relationship with someone in an industry <a target="_blank" href="https://www.businessinsider.com/how-wall-streets-culture-is-contributing-to-the-loneliness-crisis-2023-11">reputed for toxic workplaces</a> isn't always as fun as it sounds. There have been date nights interrupted by an urgent work call or email, and times when I woke up at 3 a.m. to my partner getting home from the office, bleary-eyed and exhausted.Working in finance, however, can mean many things, and the average "finance guy" in the United States is most likely far from "The Wolf of Wall Street."The <a target="_blank" rel="noopener noreferrer" class="c-link c-link--focus-visible" href="https://www.bls.gov/ooh/business-and-financial/home.htm">Bureau of Labor Statistics</a> put the number of Americans — not just men — working in "financial activities at <a target="_blank" rel="noopener noreferrer" class="c-link c-link--focus-visible" href="https://www.bls.gov/news.release/pdf/empsit.pdf">over 9.2 million</a> as of May. That number includes middle- and back-office employees in operational roles like tech and marketing who are often paid in the low six figures. While still well above the nation's median salary, their compensation pales in comparison to the jobs people think of when it comes to Wall Street: <a target="_blank" href="https://www.businessinsider.com/investment-bank-analyst-associate-starting-salaries-goldman-sachs-jpmorgan-citi-morgan-stanley">investment bankers,</a> <a target="_blank" href="https://www.businessinsider.com/wall-streets-hiring-plans-from-jpmorgan-goldman-blackrock-citi-more">private-equity dealmakers</a>, and <a target="_blank" href="https://www.businessinsider.com/investment-bank-analyst-associate-starting-salaries-goldman-sachs-jpmorgan-citi-morgan-stanley">traders</a>. Those roles can make millions of dollars a year.Here, five women with firsthand experience dating a man in finance share their experiences. Some women spoke to Business Insider on the condition of anonymity so they could speak freely about their dating experiences. Their identities are known to BI.Some women dating men with demanding jobs discussed the challenges, from getting stood up due to work running late and endless conversations about golf and money. Others, however, said qualities they appreciated in their finance-industry partners were their ambition and ability to pay their own way.<h2 id="042a6d9f-4515-4c07-9112-6f4af4b5324b">They're often unavailable and can be self-involved</h2>A self-described "hopeless romantic," Cristina Vanko gravitates toward guys who are "clean cut" and professional, with a good sense of humor.Vanko, a 35-year-old advertising art director based in NYC, has dated enough men in finance that she can now spot them from their outfits (vests and expensive watches) and how they hold conversations (charming, but never diving "too deep").Her recent experiences include a February first date with a 37-year-old JPMorgan banker who wouldn't stop talking about his work schedule and how "unavailable" it made him.It came off like a warning but also a test, she added, almost as if he was trying to gauge whether she'd be OK with him prioritizing work going forward."When you're in love with somebody, I think you could still make yourself available," she said. "My mom's a doctor. Like, you're not saving lives."<div type="image" title="wall street bankers" height="1333" width="2000" msid="111485034" hostid="261" sizebytes="94924"></div>Vanko described a different romantic encounter with a guy she met up with more than once who worked in private equity.He was open about his reluctance to commit due to work and travel. At one point, she asked him if he was seeing anyone else. She said he responded frankly: "I have a London girl. You're my American girl, and I have a girl in Berlin."One of Vanko's longest entanglements was with a vice president at Goldman Sachs, whom she met on a dating app in 2023. Their first date was at a wine bar. From the cable-knit sweater he'd thrown on to the Rolex watch poking out from beneath his sleeve, Vanko clocked him as a "finance bro" instantly.After a few more dates, she went on vacation to Los Angeles and returned to find he was dating someone else. Vanko said he slid back into her DMs when that relationship ended, complaining about his inability to find a partner and settle down.Reflecting on his attitude, Vanko said, "I'm not your therapist. I'm happy to be your friend. But it got to the point that I was just like, 'You're complaining about this other girl. Weren't you trying to date me?'"<h2 id="4afb4115-d492-48ea-a34c-1e8dba288f57">Couples need trust to feel comfortable with the long workdays</h2>A 24-year-old based in Chicago said her fiancé, a financial analyst for the auto industry, is proof that not all men in finance are cut from the same cloth."He's an extremely humble person, and he just has the biggest heart," said the Chicago resident, who works in PR and communications. Because they've been a couple for eight years, she said, she knew him before his "excruciating work hours."If she didn't know him so well, she said, she might feel "anxiety" about the lack of communication and access to his phone he typically has during long days on the job.She said she understands why people trying to pursue relationships with men in finance might wonder: "Does this guy even like me? He's not responding to me. He doesn't want to hang out with me."She said they've had to have "hard conversations" and set "boundaries" to ensure they prioritize each other despite their demanding careers.Big date nights happen a handful of times a month — and always on weekends — but they try to have dinner together during the week without phones or laptops present, she said.I asked her about the Journal's claim of a "finance bro" summer."What finance bro is actually having a finance bro summer?" she asked. "They don't really get a lot of time off."<h2 id="5a83f23b-e080-42d0-b553-bcc9c441ad77">Some seem obsessed with playing golf and making money</h2>In the summer of 2023, a woman interning at a private investment management firm in Boston met a senior investment consultant on a dating app. The woman, who asked to be referred to by her middle name, Summer, is now 23 and based in Washington DC.On paper, he fit her type — older, good-looking, and ambitious. They went on to date most of that summer.According to Summer, he was "obsessed" with two things: golf and money. These interests were obvious from how often he brought them up in conversation and also from the miniature golf set in the apartment he repeatedly told her cost him $4,000 a month in rent.<div type="image" title="A man plays golf from afar." height="936" width="1280" msid="111485039" hostid="261" sizebytes="132864"></div>"One time, I told him, 'You know what? I really want to go to the Hamptons,'" she said.His response? "Well, I don't make enough money to go there. You should date someone who has more money.'" Her response? "That's not why I'm dating you. I'm dating you because I enjoy your company."In addition to other misgivings about him, Summer said their conversations never went beyond the surface despite her efforts to dig deeper.The relationship ended abruptly toward the end of her internship, Summer said, a week after they became exclusive.In text messages shared with BI, Summer's former fling said they were going in two "different directions." She also said he told her he couldn't see her because he was getting shoulder surgery, which would prevent him from being intimate with her.Looking back roughly a year later, Summer said she thinks he only saw her as "an attractive person.""I don't think he saw me as an actual person," she added.<h2 id="ad918266-304f-417d-aefa-53d0eebafc50">It can be a relief to be with someone who earns a good salary</h2>A 25-year-old working in marketing in NYC said she's drawn to men in finance because she works in an "industry that you don't make a lot of money.""My ex-boyfriend was literally a starving artist, and it was awful," she said. "I just wanted someone who made money and who would give me a nice lifestyle."Not to mention, she added, "ambition is sexy.""Someone who works hard is better than a bum," she said.Still, dating her current partner, an investment banking analyst, since 2022 hasn't always been smooth sailing.The work hours are tough, and there have been nights, especially in the first year of the relationship, when she'd turn up at his apartment only to be let in by his roommate and be left waiting hours for him to come home from work.She and the investment banker are preparing to move in together. Last Sunday, she said she was left packing boxes by herself after he said he had too much work to help.It's tough, but she said it's not like he's just ditching her to go drinking with his buddies. As she put it, it's more like he has to do his work or he "will get fired."Overall, she feels like she "got lucky" with her boyfriend because he makes an effort to prioritize her, like working from home whenever he can manage it just to be close to her — something she knows not all bankers do.She warned anyone dating an investment banker that it's "nice in theory and hard in practice.""You will get canceled on," she added.<h2 id="33264a7c-4b53-48a6-8493-310e72ed3e23">You may have to live by their schedule</h2>A 24-year-old marketing professional in NYC was friends with a man who worked in finance for years before their relationship blossomed into something more romantic.They dated for a year and a half, during which he worked in investment banking.Physically, he fit Boni's TikTok to a T. "I swear to God that TikTok was made about him," she said. "Someone must have seen him on the street."When they started dating, the marketer said she told herself, "He works a lot, but I can manage. I'll just see him when I can see him."But endless work hours, which sometimes stretched until 4 a.m. and took over weekends, proved too much, especially as he'd routinely ditch dinners with her family or cancel date nights due to his schedule.The marketer said her mantra became telling herself the trying schedule wouldn't last forever because many investment bankers eventually transition to easier-going roles.But by November 2023, she said was done being "second to someone's job.""I was like, 'Listen, man, you want to have your job, I totally respect that, but I need to have my own life,'" she recalled to BI.In hindsight, they just weren't "meant to be," she added.That aside, her advice to anyone in NYC taking the viral TikTok about looking for a man in finance to heart is to "widen their horizons.""There's so much more than just the finance bros," she said.<h2 id="1070e09c-bf9e-4d4a-a077-42d66efb46ff">He's been 'saving' his entire life for me</h2>Aniesia Williams — a 43-year-old entrepreneur and chief client officer for a tech firm Epigen — had little experience dating men in finance.But in January, Williams matched with her now-boyfriend, Dennis Morrow, on Bumble.Williams, based in Raleigh, North Carolina, said Morrow lives about three hours away, in Charlotte. He works for Bank of America combatting fraud and moonlights as a comedian, Williams added.She usually dated people in her sector older than 40. Morrow is 36.From their first date, Williams said she was transparent that she was "dating to marry."Morrow was completely on board, something that she found refreshing.
