Research data by real estate services company ANAROCK throws up some interesting insights on ultra-luxury homes (priced &gt;₹40 Cr). <br /><br />The report reveals how the ultra-rich think when it comes to buying a home. <br /><br /><strong>The ultra-wealthy also have distinct FOMO<br /></strong><br />Among affluent Indians, there exists a discernible fear of missing out (FOMO) when it comes to securing the most coveted properties. This urgency to acquire the most desirable options before others contributes significantly to the heightened interest and transactions in this niche market segment.<br /><br />Not surprisingly, ANAROCK Research data reveals a 247% annual increase in the total sales value of ultra-luxury homes from the beginning of 2023 compared to the entire year of 2022.<br /><br />Says Anuj Puri, Chairman, ANAROCK Group,, “A total of 58 ultra-luxury homes have been sold across the top 7 cities in 2023 to date, for a collective sales value of approx. ₹4,063 Cr. In contrast, the whole of 2022 saw a total of 13 ultra-luxury homes sold in these cities for a total sales value of approx. ₹1,170 cr. In terms of ultra-luxury property sales, 2023 has already made Indian real estate history even before it is over.”<br /><br /><strong>Apartments remain the preferred property type<br /></strong><br />Apartments continued to be the favoured property choice among HNIs, comprising 53 out of 58 deals, while the remaining five transactions were for bungalows. <br /><br />Approximately 79% of these transactions were carried out by business professionals, with an additional 16% facilitated by senior executives from various diverse sectors. The remaining 5% of deals involved politicians and Bollywood celebrities.<br /><br /><strong>Surge in sales linked to reshuffling of HNI investment portfolios</strong> <br /><br />This surge in sales of luxury homes is also linked to the reconfiguration of HNI investment strategies. Concerns about potential stock market volatility, largely influenced by ongoing geopolitical tensions, have prompted a shift in investment portfolios. Consequently, there's been a notable inclination towards investing in ultra-luxury homes as a more stable and secure asset class.<br /><br />The response from top-tier Grade A developers further validates this trend. These developers are amplifying their efforts to introduce more properties within the ultra-luxury category, catering to this escalating demand.<br /><br />Also, the demand for luxury and ultra-luxury residences has notably increased post-pandemic. FOMO and market volatility concerns key behind wealthy Indians lapping up ultra-luxury homes

However, the transaction is not yet registered. <br /><br /> Sharma would be building a new home on the plot.<br /><br /> The founder holds around 16% stake in Paytm after the recent $1.4 billion funding raised by the company from Japan's <keyword id="163404" type="COMPANY" weightage="100" keywordseo="Softbank">SoftBank</keyword>, post which it has been valued at $7-billion. <br /><br /> Sharma also holds 51% of <keyword id="3236791" type="UNKNOWN" weightage="100" keywordseo="Paytm-payments-bank">Paytm Payments Bank</keyword> business. <br /><br /> Having gotten into the Forbes list for being the youngest Indian billionaire, Sharma has a net worth of $1.3 billion, which took a huge leap of 162% last year, making him the richest entrepreneur under the age of 40. <br /><br /> Talking of the Lutyens' zone, the premium real estate covers about 3,000 acres and houses around 1,000 bungalows. Lutyens Bungalow Zone all set to get smaller; eight localities including Golf Links and Jor Bagh to be removed

	Everyone wants a house in Delhi. And while buying a property in the main city has been a distant dream for many, real estate developers suggested that the property prices across the city has dipped in the past two years.<br />

	“Residential property prices in several areas of Delhi having declined by 10-20% in 2013 and then stabilized in 2014. Fence-sitters are watching the market movements to determine if prices will slide further,” said Santhosh Kumar, international director at JLL India.<br />

	He added, “Residential prices in established locations of South and Central Delhi such as Vasant Vihar, Defence Colony, Jor Bagh and Golf Links saw a decline of 15-20% in 2013 and remained at those levels in 2014. A correction in prices was also observed in areas like Westend, Shantiniketan, Prithviraj, Aurangzeb Road and Amrita Shergill Marg, but in a lower range of 10-15%.”<br />
	<br /> However, property prices in <keyword id="6361586" type="COMPANY" weightage="20" keywordseo="Gurgaon">Gurgaon</keyword> and <keyword id="18858" type="COMPANY" weightage="20" keywordseo="Noida">Noida</keyword> remained stable last year. According to market players, the supply in this market has been more than the demand, which has resulted in excess inventory. “A bad economy made property buyers cautious in their purchases. The consumer sentiment was down coupled with high interest rates. All tthis resulted in a sluggish demand,” said Sunil Singh, a property broker in the region. In order to boost the demands, developers have been doling out heavy discounts on their projects.<br />

	 Interestingly, the prices in areas such as Neemrana, Sohna and Delhi’s J and L zones recorded an increase of 15% to 35% last year. This is in contrary to the negative market dynamics and the stagnant property prices in Delhi and NCR. “The only exception to the appreciation observed in these locations was Yamuna Expressway, which remained stable. However, low land prices and development potential continue to help Yamuna Expressway remain an attractive destination for investors” added Kumar.<br />

	According to Kumar, if you are interested in buying an apartment in South and Central Delhi, then 2015 is a great time to do so. “The next six months are likely to witness an increase in developers’ pain; persistent negotiation can result in excellent deals,” said Kumar.<br />

	<strong>Gurgaon and Noida</strong><br />
	<br /> According to market players, <keyword id="20486" type="UNKNOWN" weightage="20" keywordseo="Golf-course">Golf course</keyword> road in Gurgaon is the next upcoming area apart from Sohna Road and Dwarka Expressway. However, in Noida, Kumar has advised property investors and home buyers to invest in projects in Noida-Greater Noida Expressway and Noida City, that are being built by developers with proven credibility.<br />

	For the ultra rich property buyers, buying or developing farmhouses or townhouses is a good option. “However, due diligence highly advised for buyers,” noted Kumar.

"While Neemrana has massive industrial development along with good connectivity through the NH-8, Sohna promises the next wave of industrial and residential growth in Gurgaon. Delhi's J-zone has the location advantage of South Delhi and the L-zone is in an area adjoining the upcoming Dwarka-Gurgaon Expressway."<br />
<br />
High home loan rates, liquidity crunch and lack of developer-friendly reforms have plagued the residential real estate market off-late. Delhi-NCR has been worst affected with an unsold inventory of nearly 154,000 units in 2014.<br />

In terms of months, Gurgaon has unsold inventory of 33 months and Noida of around 38 months. <br />

Linking two biodiversity hotspots — Eastern Himalaya and the Western Ghats — the Pachmarhi Biosphere Reserve is frequently recognised as a ‘Genetic Express Highway’.<br /><br />The Reserve is also home to two major tribes - the Gond tribes and Korkus tribe whereas the most primitive tribe, <a href="http://www.epco.in/epco_biosphere_pachmarhi.php">Bhariya</a>, reside in the Patalkot region, which is a completely isolated valley in the Chhindwara district of Madhya Pradesh. <br /><br />According to Hindu mythology, it is believed that the five Pandava brothers from Mahabharata built five caves that are located here - thus the place was named Panch (five) Marhi (caves). These caves were first discovered by Captain J. Forsyth in 1862 and feature rock paintings up to 2,500 years old.<br /><br />            <div type="image" title="Satpura Biosphere Reserve" msid="80598840" hostid="261"></div><br /><br /><strong>In and around Satpura National Park:<br /></strong><br />Without a doubt, one of the biggest highlights of visiting Pachmarhi is exploring the treasures in this UNESCO-listed Biosphere Reserve. The Son and Denwa rivers weave through this 1427 sq kilometre expanse frequented by a large variety of exotic birds including the Crested Serpent Eagle, Spotted Owlet and the Common Kingfisher. <br /><br />"I fondly remember our drives around the hill station which boasts of great wildlife and a vast forest cover. The mixed terrain of Panchmarhi is what makes this region truly unique." - Shubh Mukherji, a final year student at the School of Communication, Manipal University, tells us.<br /><br />              <div type="image" title="Satpura Biosphere Reserve" msid="80599027" hostid="261"></div><br /><br />You can explore the jungle either by jeep safari, elephant safari, boat, walking (Satpura is one of the few Indian jungles that visitors can experience on foot) and canoe ride. Locals suggest a visit to the Denwa backwaters, a 2-hour road journey from Pachmarhi, for wildlife and bird sightings. There is also an excellent boat safari into the jungle.<br /><br />            <div type="image" title="Satpura Biosphere Reserve" msid="80598914" hostid="261"></div> <br />Local guides often recommend 'special' places they have come across while living there and one such find was the vulture point. A short trek from the WelcomHeritage Golf View hotel is a spot from where vultures, that are sadly at the verge of extinction, can be viewed with a binocular. "It turned out to be one of the best experiences of the trip, at least for me," Shyamla tells us.<br /><br />The region is also home to some spectacular waterfalls and the famous Irene Pool that was discovered by Irene Bose, wife of Justice Vivian Bose.<br /><br />The best part is that the place is relatively quiet and not teeming with tourists. Shubh gleefully tells us that "While December is usually peak season for most destinations, we were surprised to see a relatively small number of tourists at the time." <br /><br /><strong>Getting there: <br /></strong><br />“We took a train from Nizamuddin Railway Station in Delhi to Itarsi, which was an overnight journey. We reached Itarsi early morning and a pickup was arranged by our hotel. It was a one-and-a-half-hour journey and the roads were pretty decent," says Shyamla. If, however, you don't fancy a train journey, you can always fly down to Bhopal, which is where the closest airport is, and drive down from there.<br />

And the company’s billionaire Chairman, Anand C Burman, is making hay even when the sun don’t shine. <br /><br /><a href="https://www.forbes.com/profile/burman/#3d70a0c86a17">Forbes</a> had estimated Burman’s net worth at $8.3 billion in September 2019.
