The Reserve Bank of India’s (RBI) rate setting panel decided to keep its key policy rates unchanged in its October meeting. Even as the pause was much expected by the markets, Sensex and Nifty gained 364 points and 107 points respectively. Most Nifty indices closed in the green with the exception of Nifty Media. But the best performers of the session were the usual suspects – real estate stocks. Nifty Realty rose by 3%, with eight of its constituents closing in the green. <keyword id="6362997" type="General" weightage="20" keywordseo="dlf" source="Orion">DLF</keyword>, <keyword id="19040981" type="General" weightage="20" keywordseo="godrej-properties-and-lodha-developers" source="Orion">Godrej Properties and Lodha Developers</keyword> gained 4% during the session. “Realty shares hogged the limelight after taking the hammering in recent trades amid hopes that no change in interest rates may boost home sales, especially during the festive season,” said Amol Athawale, VP of technical research at Kotak Securities. The Asian market performance too added to the euphoria in the markets. US equities however were weighed down this week as the 10-year US Treasury yield hit a 16-year high this week. Experts also believe that Nifty could hold on to these levels going forward and will be guided by the earnings season which starts next week. Positive sentiment to continue Nifty took support near 19,350 and bounced back sharply in the last two trading sessions. Nifty recouped all of the losses seen earlier this week on the back of firm global cues. Sentiments got a lift after US Treasury yields retreated and as oil prices plummeted, said Prashanth Tapse, Senior VP (Research), Mehta Equities. “Currently, the index is trading near the 50-day SMA (Simple Moving Average), and on weekly charts it has formed a Hammer kind of formation which is largely positive. As long as the index is trading above the 50-day SMA or 19575 level the positive sentiment is likely to continue,” added Athawale. The Nifty Bank index fell by 0.5% this week due to sell-offs in banking stocks. Stock markets close on a high; real estate stocks shine

<keyword id="45432" type="COMPANY" weightage="20" keywordseo="Godrej-Properties">Godrej Properties</keyword> on Wednesday reported a consolidated net loss of Rs 20.23 crore for the April-June quarter of FY 2020-21. During the corresponding period of the last fiscal, the company had reported a consolidated net profit of Rs 89.87 crore. The real estate major reported an 88.63 per cent fall in its revenues from operations during the first quarter of FY 2020-21 at Rs 72.29 crore. In its investor presentation, the company said that due to the Covid-induced lockdown, there was very limited construction activity during the quarter and as a result, no new projects achieved revenue recognition. Cash collections, which depend on construction milestones, were also impacted, it added. "This led to an accounting loss and negative operating cash flow for the quarter," the company said. Commenting on the performance, Pirojsha Godrej, Executive Chairman, Godrej Properties Ltd, said: "While we expect poor reported earnings and cash flows this financial year due to the lockdown and the major impact it has had on our annual construction plan, we expect strong momentum in both portfolio project additions and new project launches during the rest of the financial year." He added that that the current crisis will add further momentum to the process of consolidation that is underway in the sector and the company will continue to focus on rapidly growing its market share. Shares of the company plunged nearly 3 per cent post the earnings announcement. Currently its shares on the BSE are trading at Rs 902.50, lower by Rs 28.70 or 3.08 per cent from its previous close. Godrej Properties logs ₹20 crore consolidated net loss in the last three months

New Delhi, Feb 3 () Shares of realty firm Godrej Properties Ltd on Monday jumped over 8 per cent after the company reported a 9 per cent increase in consolidated net profit for the quarter ended December.
 The scrip climbed 8.29 per cent to close at Rs 1,071.30 on the BSE. During the day, it zoomed 9.74 per cent to Rs 1,085.70.
 On the NSE, it zoomed 7.88 per cent to close at Rs 1,067.95.
 Godrej Properties on Monday reported a 9 per cent increase in consolidated net profit at Rs 45.46 crore for the quarter ended December on higher income.
 Its net profit stood at Rs 41.63 crore in the year-ago period.
 Total income rose to Rs 517.47 crore in the third quarter of this fiscal as compared to Rs 430.7 crore in the corresponding period of the previous year, the company said in a regulatory filing. SUM SHW

Godrej Properties shares zoom over 8 pc after Q3 earnings

The developers saw a 159% jump in housing sales from FY17 and a 63% jump from the market’s peak in FY15. “ANAROCK research reveals that these companies together sold approximately 4 million sqft. of housing in FY 2019 as against approximately 17 million sqft. in FY17 and 27 million sqft. in FY15,” said the report. But the elation might be short-lived. In the last two quarters, slowdown has hit the economy fast and hard— tipping housing sales out of balance, yet again. Top realty players sold properties worth $228 billion last year – but the pain is back

While the company’s net profit declined marginally to ₹ 5,310 crore from ₹5,669 crore same time last year, Housing Development Finance Corporation (HDFC) saw a 181% growth in individual loan disbursement in June quarter 2021. "HDFC surprised the street with almost steady asset quality performance during a quarter when most peers in housing as well as other asset finance sectors have reported a significant rise in stressed loans," said Kotak Institutional Equities in its report dated August 3. <div type="image" title="HDFC net profit revenue" height="900" width="1200" msid="84972826" hostid="261"></div> Home loan disbursement refers to the release of the credit amount by the bank or financial institution to the borrower. “While disbursements during April and May of the current financial year were somewhat impacted, business has reverted to normalised trends in the months of June and July,” said the company while announcing its June quarter results. This is a trend that has continued for the last few quarters with exceptions in the month of April and May 2021 when the second wave of the pandemic struck. The pandemic made it worse and, despite steady cuts in benchmark interest rates by the Reserve Bank of India (RBI), the recovery has been slow, to put it mildly. According to latest data from property consultants at Anarock, over 1.74 lakh under-construction homes ⁠— estimated to be worth over ₹1.4 lakh crore (about $20 billion) are stuck across the top seven cities in India. These projects were launched before 2014 but have not been completed since. The total number of properties under construction in India exceeds 626,000. Even HDFC’s earnings statement noted that people preferred ready-to-move properties compared to those under construction. Many of those who have taken home loans are also struggling to repay. Individual non performing assets (NPAs) increased due to slippages after the impact of the second wave of the pandemic. <div type="image" title="HDFC chart 2" height="900" width="1200" msid="84971003" hostid="261"></div> However, the outlook for real estate stocks has been so bad that investors are craving for any amount of optimism. And, some of it has been available for those seeking it. India’s largest home loan provider HDFC has given real estate stocks another reason to rally

New Delhi, Jul 12 () Leading realty firm Godrej Properties is well placed to maintain its growth momentum this fiscal despite headwinds due to the COVID-19 pandemic, and will look to increase market share as well as add projects available at a distressed valuation, a top company official said. In his message to the company's shareholders in the annual report, Godrej Properties Executive Chairman Pirojsha Godrej said the housing demand will certainly be impacted due to the economic slowdown caused by the pandemic. However, he said the demand from prospective homebuyers will further consolidate towards large organised developers with better track record in execution. Moreover, Godrej said the affordability has increased due to low interest rates and stable prices over the past seven years. Home ownership would also gain currency due to lockdown. Godrej Properties achieved a sales booking of Rs 5,915 crore during the last fiscal, the highest by any listed real estate developer. "While we are pleased with the year gone by, it is clear that the current year will bring new challenges and opportunities. Resilience and agility will be critical to ensure that we emerge stronger from this crisis," said Pirojsha. The economic growth is likely to be in negative during the current financial year and the COVID-19 crisis is leading to significant amounts of job cuts and salary reduction, he said adding that this would certainly impact demand for high-value purchases such as housing. "Despite these headwinds, we believe we are well placed to maintain our growth momentum in the current financial year... We are prepared to withstand a possible downturn in the sector -- however bad it gets," said Pirojsha. The Godrej Properties chairman said the company would focus on capturing opportunities that might arise as a result of this crisis. "The most important opportunity will be to gain market share. Our strong business development over the past few years has ensured that our launch pipeline is the best it has ever been. We will be agile and ready to launch these projects and thereby gain share while most of our peers are focused on liquidating their current inventory," he said. The new launches of projects would drive cash flows and earnings growth over the medium term. "We will be open to the opportunity to further strengthen our portfolio if projects become available at distressed valuations," said Pirojsha. He said the company remains committed to medium-term goals -- to consistently be among the leading developers by value of residential real estate sales in core markets, and to consistently deliver a return on equity (ROE) in excess of 20 per cent. "Despite continued disruptions the real estate sector has faced including the current pandemic, we believe we are on track to achieve these goals," Pirojsha said. The company's sales bookings in 2019-20 grew 11 per cent to Rs 5,915 crore, and resulted from the sale of 7,415 homes with a total area of 8.8 million sq ft. This averages to over 20 homes per day. "We sold more than 1.1 million sq ft with a booking value of over Rs 1,000 crore in each of our four focus markets of MMR (Mumbai Metropolitan Region), Pune, NCR and Bengaluru," Pirojsha said. On execution of projects, he said the company's strategy to shift from labour-intensive forms of construction to precast construction would help reduce project-completion timelines. This will also reduce the gap between operating results and reported accounts, enhance project returns, and enable faster turnaround of capital. "Our balance sheet is strong with net debt to equity at the end of Q4 FY20 standing at 0.24 to 1. Our equity raise of Rs 2,100 crore in Q1 FY20 has ensured that we have a significant surplus liquidity to withstand any temporary liquidity and demand shocks that may arise," Pirojsha said. The next most common stock across Diwali picks is DLF. Even as Kolte Patil, Lodha and Godrej Properties were also picked as the real estate sector theme remained strong, this mega developer made it to three brokerages’ best picks. “DLF's strong leadership in the Delhi-NCR region, a vast residential project pipeline, a significant rental portfolio, ample land reserves with low carrying costs, and favourable market conditions create a promising environment for substantial growth,” said Anand Rathi. Banks were also part of each brokerage’s picks with Union Bank of India, ICICI Bank, Bank of India, Axis Bank making the cut. Sensex, Nifty50 edge lower in morning trade as PSU bank and IT stocks fall

Unsurprisingly, half the 11,340 homes in Mumbai were in the 500-1,000 square feet bracket, suggesting that small homes are driving real estate growth in India’s financial capital. “With the housing cycle turning, we believe, Mumbai realty sales would continue to be healthy in spite of the increase in interest rates; this would benefit Godrej Properties, Oberoi Realty, Macrotech (Lodha) and Sunteck Realty,” the Edelweiss report added. Mumbai’s real estate sector registers its best July in a decade even as home loan interest rates rise

At home, investors are awaiting the outcome of the monetary policy meeting that will conclude tomorrow August 3, where RBI is expected to hike benchmark interest rates. On Monday, <keyword id="6484188" type="General" weightage="20" keywordseo="sensex" source="Orion">Sensex</keyword> and Nifty50 closed nearly 1% higher each at 58,115 points and 17,340 points respectively. Reliance Industries The telecom to oil conglomerate has bagged a total of 24,740 megahertz of 5G spectrum and will pay the government ₹7,877 crore per annum at a compound annual interest of 7.2% for a total of ₹88,078 crore over 20 years. Bharti Airtel The telecom operator bagged 19,800 megahertz of 5G spectrum and will pay ₹43,084 crore to the government. ITC ITC’s net profit for April-June quarter grew by 33% to ₹4,389 crore as compared to ₹3,276 crore in the same quarter last year, beating street estimates. Its total revenue from operations increased by 39% on year to ₹19,831 crore from ₹14,240 crore last year. Zomato Online food delivery platform narrowed its consolidated loss at ₹185 crore in June quarter compared to ₹359 crore last year. Hero MotoCorp The two-wheeler major reported total sales of 4.46 lakh units in July 2022, down 1.8% on year. Scooter sales declined 19.8% to 24,292 units on year. Bharat Electronics The state-run company is considering a proposal to issue bonus shares to its shareholders.
