Realty firm Godrej Properties on Friday launched a luxury housing project at iconic R K Studios' land in Mumbai. 
 In May last year, the company had announced the acquisition of the land in Chembur to develop mixed-use project comprising luxury flats and retail space.
 Godrej Properties, part of Godrej group, had said that the project spread across 2.2 acre would offer about 3.5 lakh sq ft of saleable area. The company had not disclosed the deal value.
 The company on Friday said it is launching a luxurious residential development at <keyword id="29457" type="COMPANY" weightage="20" keywordseo="RK-Studios">RK Studios</keyword>, Chembur. Godrej Properties did not mention total housing units to be developed and the investments to be made in the project. 
 Pirojsha Godrej, Executive Chairman, Godrej Properties said, "We are thrilled to launch Godrej RKS at the iconic RK Studios in Chembur. We will seek to ensure we celebrate the remarkable legacy of this site with a landmark development that delivers an outstanding lifestyle for its residents."
 Godrej RKS is strategically located on the main Sion-Trombay Road. 
 Founded by Raj Kapoor in 1948, the studio is witness to the making of several films produced by the Kapoor family over the decades.
 After selling this studio last year, <keyword id="1562" type="PERSON" weightage="20" keywordseo="randhir-kapoor">Randhir Kapoor</keyword> of R K Studios had said: "This property in Chembur has been of tremendous significance to my family over the many decades that R K Studios has operated from there." "We...have chosen Godrej Properties to script a new chapter for this location and build upon its rich history," said Kapoor, the eldest son of late actor Raj Kapoor.

Mumbai, Nov 24 () Nexus Venture Partners-backed co-living space provider Zolostays is in talks with Credit Suisse to raise around USD 100 million (about Rs 710 crore) to fund its expansion plans, a top company official said.
 The Bengaluru-based firm is planning to increase its portfolio to 2 lakh beds by the end of 2021, Zolostays co-founder and Chief Executive Nikhil Sikri told .
 "We are in talks with Credit Suisse to raise USD 100 million in Series C round to fund our expansion plans to increase the number of beds to 2 lakh," he said, adding the company will also increase its headcount.
 However, Sikri didn't offer any timeline for the funding plan.
 In January this year, Zolostays had raised USD 30 million in Series B funding round led by IDFC Alternatives, Mirae Asset and Nexus Venture Partners.
 Founded in 2015 by brothers Nikhil and Akhil Sikri, the company had raised USD 5 million in Series A round led by Nexus Venture Partners.
 Currently, the shared space market is estimated at around 10 million beds and the organised sector, which includes co-living service providers, contributes under 1 per cent.
 "We have a portfolio of 35,000 beds spanning nine cities, which includes 3,000 dedicated to students. Additionally, 15,000 beds are under various stages of development and will be live before March. Our target is to have 2 lakh beds by 2021-end," Sikri said.
 However, he ruled out expanding too much into the students space or entering new cities.
 Sikri said Zolostays' student living portfolio will be limited to 10 per cent at least for the the next few years.
 While adding more beds, the focus will be existing markets only, he said, adding "we are present in nine cities -- Bengaluru, Chennai, Kota, Gurugram, Hyderabad, Pune, Mumbai, Noida and Coimbatore" -- and "will limit ourselves to these cities as we know these markets well".
 Zolostays boasts of marquee realty developers like Godrej Properties, Shapoorji Pallonji Real Estate, Sobha Developers, Olympia Group, DRA, and Ozone Group as it partners.
 Explaining the business model, Sikri said, "we either lease out an entire building from the developer or share the upside with them. Given the current slowdown in the realty sector, many developers are looking to partner with people like us as they are assured of good returns." PSK BEN RVK

However, the realty sector is one of the worst hit by the pandemic. And, according to analysts, the industry is facing its worst slowdown in the last five years. This risk is compounded by the fact that Macrotech Developers also has high indebtedness, which will partially be financed by the funds it raises from its ₹2,500 crore initial public offering (IPO). Considering that most of the company's projects are based out of the Mumbai Metro Region (MMR), its debt may be a cause for concern. The capital intensive and high indebtedness should be a hurdle when looking for further financing. “The high leverage ratio limits the scope of the company to absorb any shocks of unforeseen events,” said <keyword id="6357264" type="COMPANY" weightage="20" keywordseo="capital-market">Capital Market</keyword> in its review. Others, like <keyword id="197560" type="COMPANY" weightage="20" keywordseo="Reliance-Securities">Reliance Securities</keyword>, believe that while there are risk factors involved, the IPO seems to be reasonably priced as compared to its competitors, like Godrej Properties and DLF, at a price band of ₹482 to ₹486. Over ten years later, even with the threat of COVID 19 looming over markets and the realty sector surrounded in uncertainty, the Marcotech management believes that its IPO can persevere. The draft red herring prospectus (DRHP) shows that Macrotech Developers’ aggregate debt stood at ₹18,662.19 crore as of 31 December 2020. “Macrotech Developers’ plan to reduce net debt to ₹12,700 crore in the coming quarters negates concerns over high levering. Further, strong project portfolio and monetisation of huge land banks offer comfort,” said Reliance Securities in its report. The company currently has 91 completed projects under its belt with another 36 in the works. This includes plans to develop a logistics and industrial park of over 800 acres in Mumbai, near Palava. “If the company does not have access to funds required on favourable terms, it may be required to delay or abandon some or all planned projects or reduce the scale of operations,” noted Capital Markets. And the larger issue of how the COVID-19 pandemic is going to play out brings in a lot of uncertainty.
