The <keyword id="19899810" type="General" weightage="20" keywordseo="Reserve-Bank-of-India" source="keywords">Reserve Bank of India</keyword> has imposed <keyword id="21834852" type="General" weightage="20" keywordseo="monetary-penalties" source="keywords">monetary penalties</keyword> on three Non-Banking Financial Companies for <keyword id="20170050" type="General" weightage="20" keywordseo="non-compliance" source="keywords">non-compliance</keyword> with directions of <keyword id="19899808" type="General" weightage="20" keywordseo="RBI" source="keywords">RBI</keyword> on <keyword id="20200326" type="General" weightage="100" keywordseo="housing-finance-companies" source="keywords">housing finance companies</keyword>. As per the official statement from RBI on Friday, it has imposed a monetary <keyword id="19899183" type="General" weightage="20" keywordseo="penalty" source="keywords">penalty</keyword> of Rs 5 lakh on <keyword id="23068625" type="General" weightage="20" keywordseo="Godrej-Housing-Finance" source="keywords">Godrej Housing Finance</keyword> Limited, Rs 5 lakh on <keyword id="20389260" type="General" weightage="20" keywordseo="Aadhar-Housing-Finance" source="keywords">Aadhar Housing Finance</keyword> Limited, and Rs 3.5 lakh on Housing and Urban Development Corporation Limited. These penalties by the regulator have been imposed in the exercise of powers conferred on RBI under the provisions of Section 52A of the <keyword id="20200606" type="General" weightage="20" keywordseo="National-Housing-Bank" source="keywords">National Housing Bank</keyword> Act, 1987. As per RBI, the statutory inspection of these companies was conducted by the National Housing Bank (NHB) with reference to their financial positions as of March 31, 2022. The RBI stated that based on the supervisory findings of non-compliance with RBI directions and related correspondence in that regard, a notice was issued to the companies advising them to show cause as to why a penalty should not be imposed on them for their failure to comply with the RBI directions. After considering the companies' replies to the notice, oral submissions during the personal hearing, and additional submissions made by them, the RBI found that Godrej Housing Finance Limited failed to obtain two independent valuation reports before sanctioning certain loans of Rs 75 lakh and above. For Aadhar Housing Finance Limited, the RBI stated that the company charged interest on loans for a period prior to the date of the actual disbursement of the loan/issuance of the check to certain borrowers, in contravention of RBI directions on the 'Fair Practices Code.' The penalty on Housing and Urban Development Corporation Limited has been imposed because the company failed to undertake risk categorization of its customers during the financial year 2021-22, did not put in place a system for periodic review of risk categorization of accounts, and did not create a floating charge on the assets invested by it in terms of Section 29B of the NHB Act, in favor of its depositors, and register the same with the Registrar of Companies.

New Delhi, <keyword id="1065178" type="COMPANY" weightage="20" keywordseo="Oaktree">Oaktree</keyword> has told the <keyword id="4911816" type="COMPANY" weightage="20" keywordseo="Committee-of-Creditors">Committee of Creditors</keyword> (CoC) of <keyword id="6423706" type="DOMAIN" weightage="20" keywordseo="dewan-housing-finance">Dewan Housing Finance</keyword> Ltd (<keyword id="127124" type="COMPANY" weightage="20" keywordseo="DHFL">DHFL</keyword>) that there has been a "persistent campaign to discredit and misrepresent its <keyword id="5004374" type="PERSON" weightage="20" keywordseo="resolution-plan">resolution plan</keyword>". In a letter to the CoC, the India Opportunities Fund, Singapore, which has put in the bid noted that this campaign is introducing bias into the decision making process. Oaktree said the CoC is not considering ₹2,700 crore provided under its resolution plan. It added that Oaktree is offering a much higher fair market value by more than ₹4,503 crore compared to the second highest bidder. Noting that its bid offered a clean structure for the shareholders without any conditions, it said that the bid by the second highest bidder is conditional. Oaktree has demanded the CoC reject the proposal by the other bidder "dressed as implementation steps". Oaktree has committed to infuse equity and debt and turn around the operations of DHFL entity on a standalone, going concern basis. In contrast, the other bidder seeks to merge the entity into its housing finance business. "The contagion risk of the indebtedness to the financial instruments held by the financial creditors is significant," it said. It said that the other bid is "a bad deal for creditors as cash flows generated by DHFL entity will be used to service external and unrelated debt of the wholesale business after the merger". "The financial creditors emerging from one resolution process then be exposed to another indebted company and ultimately the risk of a second resolution process will be a failure of <keyword id="192838" type="COMPANY" weightage="20" keywordseo="IBC">IBC</keyword> and CIRP," Oaktree said. Oaktree said its intention was never to address the second highest bidder's plan. However, it said the CoC did not provide clarifications to it on subordinated debt, and its proposal to offer another ₹1,700 crore in additional interest income was ignored while the other bidder was given the opportunity. Its ₹1,000 crore value prescribed to Pramerica is not being considered, Oaktree said. Oaktree said the burden of responsibility is placed on CoC as a guardian of public money and its duty to vote for the highest bidder is unambiguous. DHFL resolution: Oaktree cries foul, says persistent campaign to discredit its bid

In an exclusive interview, he told Business Insider that now, the road is clear for the likes of L&amp;T and <keyword id="6369697" type="UNKNOWN" weightage="20" keywordseo="godrej">Godrej</keyword> to join hands to create an Indian version of the United Launch Alliance (ULA), which is a US-based launch service provider with a 100% success rate of missions so far. Normally, ISRO has discouraged private players from being too big a part of their projects for fear of sensitive data falling into the wrong hands. This time, Sitharaman has assured the industry that sharing data will be done cautiously, it is necessary to help Indian startups thrive. Here are the excerpts from the conversation: Q: Are you as excited as I am right now? This seems like a big announcement! Chaitanya Giri: I have been advocating this for the past eight years. I don't have any vested interest in it. Being a scholar, I don't get funded by any startup, I don't get funded by any venture capitalist. Just out of pure passion for the exploration as well as my love for the nation that I'm advocating this. And I'm really glad that the government took this decision. They might have thought about it, they might have collated ideas from previous sources. And since we are in a crisis, crisis makes one really unleash a lot of inner energies. The government, by opening up space exploration for the private sector, is trying to unleash these energies. I’m very excited. This is the single biggest reform in India’s space program — nothing has been bigger than this before. <div type="Article" hostid="261" msid="75776128" title="ISRO treasure trove of testing facilities and data will now be open to startups and private players" mstype="2" mssubtype="0"></div> Q: Do you think ISRO necessarily has to follow these guidelines or is this more of a, “we'll have to leave it to you and you can do what you want,” kind of scenario? Chaitanya Giri: They will have to. They will have to open it up. If they shrug right now, if they avoid, it won’t be good for the country. Certainly, not for those who are barricading. This is coming from the top. Q: Which company do you think is like going to be like the one to benefit the most from these reforms? Chaitanya Giri: I won't name companies. Everyone will be a beneficiary. There’s not first or second. It's not just gonna be an all out access. Does that mean that data access to data will be given as per specific requirements? Chaitanya Giri: As per specific requirements, what sort of institution are you — are you an Indian company, what your beneficial ownership pattern, who owns you, who are the stakeholders, are you invested in by Indian entities — and in that matter, yes. Q: And, also in terms of what project they're working on specifically, like data will be given accordingly? Only that bit of data will be shared? Chaitanya Giri: Of course. Of course. Whatever is demanded will specifically be shared. Geospatial data comes with coordinates and timestamps. You'll have to put in a proposal to get access to it. You will get it for a very key price or free if possible. So, it wasn't the case that the data wasn’t ever available but it was only available to government institutions until now. Now that it will be open to the private sector, especially startups who are into Earth observation and analysis. So for instance, if you see we've been launching quite a few ‘doves’ — these small satellites from a company called Planet Labs, which is an American company. We’ve been launching for them for the past three/four years. Now the Doves’ constellation has grown to more than 100 satellites and is moving towards Earth oversation spheres. It’s futile for ISRO to keep this competency close to its heart anymore. It’s not a baby, it’s grown up. You don’t keep a grown up child close to your heart. You let that child go. <div type="Article" hostid="261" msid="70375311" title="ISRO’s commercial operations clock in over ₹60 billion in revenue but leaves private players out of the equation" mstype="2" mssubtype="0"></div> Q: So the second thing that she spoke about in terms of private participation was future projects for planetary exploration, outer space travel and other things. What exactly is that going to include? Chaitanya Giri: Exploration has completely been in the domain of the Department of Space. KOLKATA: Voltas established a clear lead in air-conditioners sold through multi-brand outlets in the past fiscal year, dethroning <keyword id="6356116" type="CITY" weightage="80" keywordseo="LG">LG</keyword>, the first time in almost 14 years that a local manufacturer was able to topple South Korean companies in any major segment in the fiercely competitive Rs 50,000-crore consumer electronics market. 
 
This follows a year in which Voltas emerged as a front-runner in the category, fighting LG for ascendancy. The performance by Voltas came in the face of scepticism that success in FY13 had been a flash in the pan and that no domestic brand could make a dent in the dominance of the multinationals in multi-brand outlets, where 90% of total industry sales take place. 
 The <keyword id="6383291" type="COMPANY" weightage="40" keywordseo="ACS">ACs</keyword> made by the <keyword id="6355725" type="CITY" weightage="40" keywordseo="Tata-Group">Tata Group</keyword> unit had a 20% share in multi-brand outlets followed by LG at 18% and Samsung at 10.8% in the April 2013-February 2014 period, according to the latest data from market researcher GfKNielsen that tracks sales in the durables industry. Voltas is ahead by value as well at 18.9%, followed by LG at 17.9% and Samsung at 10.6%. 
 
This was the first full year in which Voltas sustained its leadership throughout, with LG having fought back to the top in some months in FY13. 
 
However, LG is still the market leader when counting sales in multi-brand outlets and its own exclusive stores. 
 
As per GfK-Nielsen, LG India has a 22% share by this measure, with Voltas at 18%, followed by Samsung at 14%. Since multi-brand outlets account for the dominant share of AC sales, it's a fair measure of competition, said Pradeep Bakshi, president and COO, unitary cooling products business group. 
 
“We are targeting more than 25% share this year. For this, we have launched more than 90 models,” he said. LG India seemed to reject the reasoning offered by Voltas.

	“We would like to mention that LG is market leader in AC segment and figures mentioned in the mail are representing manipulative and incorrect form of market share,” it said in an email without responding on other queries sent as part of a detailed questionnaire.
To be sure, as a delayed summer gets under way, LG will be more than ready to unleash the might of its vast marketing machine. Voltas will have a tough task as LG has been pushing back hard with higher margins this season, said a senior executive of a leading electronic retail chain. 
 
“Another area where Voltas has not worked hard is to increase the appeal of the brand among younger consumers, for whom Hitachi and Daikin are the preferred brands and may settle for a LG or Samsung if budget does not permit,” he said. 
 
Still, the turnaround at Voltas is big news at Bombay House, the Tata group headquarters, considering the many Indian brands that lost out after LG and Samsung entered the Indian market in the late 90s. 
 Homegrown brands such as BPL, Videocon, Onida, <keyword id="6369697" type="COMPANY" weightage="40" keywordseo="Godrej">Godrej</keyword> and Voltas lost lustre starting 2000-01, with the South Koreans kicking off their marketing thrust. IFB was one of the few Indian brands to maintain its grip on the market in the niche front-loading washing segment until about four years ago, when LG took over as leader. 
 LG India has built the country's largest network of company-branded exclusive stores in the durables industry, with more than 1,800 such franchisees. As per estimates, such stores account for around 20% of LG India's sales, the highest contribution from this category in the industry. However, AC makers including Hitachi, Daikin, Voltas and <keyword id="345443" type="COMPANY" weightage="40" keywordseo="Carrier">Carrier</keyword> have not focused on setting up exclusive stores since most AC sales take place in multi-brand stores such as local outlets, regional chains and modern retail. 
 
The executives most credited with the Voltas turnaround are Bakshi and managing director Sanjay Johri. The process started eight years ago when Bakshi was given the task of turning around the air-conditioner business by the board, with the condition that if he failed, the business may be sold. At the time Voltas was at a negligible 6-7th position in the market, with accumulated losses of Rs 140 crore. 
 
“Regaining market leadership has indeed been a Herculean task, considering LG was a tough market leader and the AC category has been one of the most penetrated with more than 25 international and domestic brands jostling for their share of the wallet,” said Bakshi, who joined Voltas after stints at Electrolux and Godrej Appliances. Bakshi’s strategy involved launching India’s first energy efficient air-conditioner in 2007, three years before the government made energy ratings mandatory, pricing the models Rs 2,000-3,000 higher than LG and Samsung. Advertisements said energy efficiency would lower electricity bills. 
 
He also shut two factories that could not produce such models. In 2012, Voltas launched its biggest success to date -- the all-weather AC range. He also employed one of LG's strategies to great success. “The AC business was traditionally done by dealers who would specialise in this field. LG had changed the game by selling AC in the general trade and we too decided to follow suit. We currently have more than 9,400 such outlets where our products are sold. This changed the game for us too,” said Bakshi. 
 
The air-conditioner business is now the highest contributor toward profitability for Voltas, encouraging Bakshi to draft a blueprint to expand the brand into household appliances such as refrigerators and washing machines with a target to expand revenue to Rs 5,000 crore in five years. The business is the second-largest revenue contributor for Voltas, after electro-mechanical projects and services, with sales of Rs 1,835 crore in 2012-13 with a profit of Rs 173 crore. Total net sales for Voltas in 2012-13 amounted to Rs 5,514 crore . 
 
The brand lends itself very strongly to the domain of air and water, said Deba Ghosal, head of marketing and key accounts. “If you add our pedigree of cooling expertise, leadership position, and the trust factor of a Tata brand, the possibilities to expand into other categories are immense,” he said. 
 
Bakshi acknowledges challenges ahead such as increasing appeal to younger consumers. “But we are on the way. For instance, this year we have launched a smartphone app to control the AC and are also targeting social media,” he said. 
 
Bakshi is also betting on his new team, which consists of seasoned talent from the industry. This includes Rahul Jain, who joined from LG to head service, Ghosal, another ex-LG India executive, and Manish Desai, who moved from Onida to head finance.

Unsurprisingly, half the 11,340 homes in Mumbai were in the 500-1,000 square feet bracket, suggesting that small homes are driving real estate growth in India’s financial capital. “With the housing cycle turning, we believe, Mumbai realty sales would continue to be healthy in spite of the increase in interest rates; this would benefit Godrej Properties, Oberoi Realty, Macrotech (Lodha) and Sunteck Realty,” the Edelweiss report added. Overall, home registrations in 2022 till date stood at 78,101 units in Mumbai, up 9% year-on-year. Mumbai’s real estate sector registers its best July in a decade even as home loan interest rates rise

The pandemic made it worse and, despite steady cuts in benchmark interest rates by the Reserve Bank of India (RBI), the recovery has been slow, to put it mildly. India’s largest home loan provider HDFC has given real estate stocks another reason to rally

Considering that most of the company's projects are based out of the Mumbai Metro Region (MMR), its debt may be a cause for concern. The capital intensive and high indebtedness should be a hurdle when looking for further financing. “The high leverage ratio limits the scope of the company to absorb any shocks of unforeseen events,” said <keyword id="6357264" type="COMPANY" weightage="20" keywordseo="capital-market">Capital Market</keyword> in its review. Others, like <keyword id="197560" type="COMPANY" weightage="20" keywordseo="Reliance-Securities">Reliance Securities</keyword>, believe that while there are risk factors involved, the IPO seems to be reasonably priced as compared to its competitors, like Godrej Properties and DLF, at a price band of ₹482 to ₹486. The draft red herring prospectus (DRHP) shows that Macrotech Developers’ aggregate debt stood at ₹18,662.19 crore as of 31 December 2020. “Macrotech Developers’ plan to reduce net debt to ₹12,700 crore in the coming quarters negates concerns over high levering. Further, strong project portfolio and monetisation of huge land banks offer comfort,” said Reliance Securities in its report. The company currently has 91 completed projects under its belt with another 36 in the works. This includes plans to develop a logistics and industrial park of over 800 acres in Mumbai, near Palava. “If the company does not have access to funds required on favourable terms, it may be required to delay or abandon some or all planned projects or reduce the scale of operations,” noted Capital Markets. And the larger issue of how the COVID-19 pandemic is going to play out brings in a lot of uncertainty.
