<br /> Bharti <keyword id="15491" type="COMPANY" weightage="20" keywordseo="Airtel">Airtel</keyword> will lease back the towers from Eaton under a 10-year pact, as per a statement issued by the company. However, the telecom firm did not disclose financial details of the agreement. The deal is subject to statutory and regulatory approvals in the respective African countries.<br />
<br /> "This agreement (with Eaton) represents the next phase of Airtel's growth journey in Africa. We are strong proponents of telecoms infrastructure sharing, which results in industry-wide cost efficiencies," said <keyword id="45947" type="PERSON" weightage="20" keywordseo="Manoj-Kohli">Manoj Kohli</keyword>, <keyword id="6364480" type="POSITION" weightage="20" keywordseo="Chairman">chairman</keyword>, <keyword id="2507785" type="COMPANY" weightage="20" keywordseo="Bharti-Airtel-International-Netherlands-BV">Bharti Airtel International Netherlands BV</keyword> (BAIN).<br />

The agreement will expand Eaton Towers' Africa coverage to seven countries with over 5000 towers.<br />

The latest agreement with Eaton will allow Bharti Airtel focus on its core business and customers and will significantly reduce its on-going capital expenditure on passive infrastructure.<br />

Bharti Airtel Divests Over 3,500 Mobile Towers In Africa To Eaton

<p class="drop-cap">The most cutting jokes are the ones with a bit of truth behind them. While the <a href="https://www.thenation.com/article/archive/universities-are-becoming-billion-dollar-hedge-funds-with-schools-attached/" target="_blank" rel="noopener">increasingly popular quip</a> that "colleges are just real-estate hedge funds with classes attached" may inspire eye rolls, recent moves are making the joke cut deeper. </p><p>In January, the University of California system — one of the largest public-university systems in the world and where I teach — made a <a href="https://www.businessinsider.com/university-of-california-invests-4-billion-with-blackstone-2023-1">$4 billion investment</a> in the Blackstone Real Estate Income Trust fund, one of the world's largest real-estate funds. The massive investment came just weeks after the fund, known as BREIT, came under fire for limiting how much investors could pull out of it. But these liquidity concerns didn't scare off UC, which committed to keep its investment with BREIT for at least six years.</p><p>And the University of California system isn't alone in its ambitions — universities across the country have invested in or bought up real estate. And some large public universities such as Georgia Tech, the University of Washington, and the University of Texas at Austin have even teamed up with private developers to build "<a href="https://www.chronicle.com/article/beware-the-innovation-district?cid=gen_sign_in" target="_blank" rel="noopener">innovation districts</a>," hubs of office buildings and retail shops that are leased to private companies instead of being used for classes or student housing, on university property. </p><p>While the money flowing from higher education to real estate has intensified in recent years, universities have been looking to private equity and real-estate investments since the 1980s to fund their operations. And increasingly, this financialization of higher education has warped the purpose and mission of universities. Billionaire donors and money managers have shifted the focus of these institutions from providing students an effective education to sustaining a profit-generating, investor-enriching machine. </p><h2><strong>How private equity ended up in universities</strong></h2><p>In addition to tuition and money from the government, universities are funded by endowments — tax-free donations typically from alumni that are invested in order to grow over time. Instead of using an endowed gift immediately, the school will invest the funds in a variety of assets — stocks, bonds, etc. — and then use the gains made on those investments as a source of revenue. In theory, endowments help provide a continuous stream of funds to pay a university's ongoing costs that isn't dependent on political decisions or students' ability to pay. Endowments can also be earmarked by the gift giver for a particular purpose, such as to fund a professor's salary or a specific research program. </p><p>Until the late 1980s, endowments were mostly invested in low-risk assets, like US government bonds. But as Charlie Eaton, a sociology professor at the University of California-Merced, documented in his book "Bankers in the Ivory Tower: The Troubling Rise of Financiers in US Higher Education," that all changed at the 1988 Harvard-Yale football game. Tom Steyer, a hedge-fund manager who would eventually run for president in 2020, got a tip at the game that David Swensen, the newly appointed endowment manager for Yale, was looking to put some of the school's money into funds that could offer higher returns. Steyer convinced Swensen to invest $300 million worth of Yale's endowment into his newly established fund, Farallon Capital, which represented a third of the hedge fund's capital at the time. The new strategy worked for both sides. Swensen <a href="https://www.nytimes.com/2021/05/06/business/david-swensen-dead.html" target="_blank" rel="noopener">grew</a> Yale's endowment from $1.3 billion in 1985 to $31.2 billion in 2020. And Yale's investment was critical to the success of Steyer's fund, eventually making him a billionaire. </p><p>The move also marked the beginning of a new way to manage endowment funds. Instead of low-risk, low-return investments, Swensen inspired other schools to follow the "Yale model" and pour more money into riskier <a href="https://www.forbes.com/sites/forbesrealestatecouncil/2018/11/27/what-the-yale-university-endowment-fund-teaches-investors-about-real-estate-investing/?sh=4adbd9c72be8" target="_blank" rel="noopener">private-equity and real-estate hedge funds</a>. Endowment managers were eager for the higher returns that the larger funds brought, sparking a race among top universities to grow their endowments: One <a href="https://www.insidehighered.com/blogs/learning-innovation/endowments-1990-2050" target="_blank" rel="noopener">analysis</a> found that from 1990 to 2021, the value of the average endowment grew by 423%. And thanks to a booming stock market during the pandemic, the average <a href="https://www.insidehighered.com/news/2022/02/18/college-endowments-boomed-fiscal-year-2021-study-shows#:~:text=College%20Endowments%20Boomed%20in%20Fiscal%202021,students%20benefited%20from%20that%20growth." target="_blank" rel="noopener">endowment size increased by 35%</a> during the 2021 fiscal year. Today, US universities have more than $130 billion <a href="https://www.managedfunds.org/industry-research/impact-of-hedge-fund-allocation-on-endowment-returns/" target="_blank" rel="noopener">invested in hedge funds</a>. The arrangement has been a boon for the hedge-fund managers who received university endowment cash, but the benefits for the schools are trickier to parse.</p><h2><strong>What are endowments good for?</strong></h2><p>In the three decades since that fateful Harvard-Yale game, colleges have been starved of funding. <a href="https://www.pewtrusts.org/en/research-and-analysis/issue-briefs/2019/10/two-decades-of-change-in-federal-and-state-higher-education-funding" target="_blank" rel="noopener">State funding</a> for public higher education has seen steady declines and federal funding became concentrated in Pell Grants and subsidized student-loan programs. Instead of trying to support all types of disciplines, schools focused on fields like business and technology that generated high returns in the form of wealthy alumni donations or partnerships with private firms. Less profitable fields like the humanities were <a href="https://www.theatlantic.com/ideas/archive/2018/08/the-humanities-face-a-crisisof-confidence/567565/" target="_blank" rel="noopener">neglected</a>. As Eaton put it in his book, universities directed funds to "wherever those allocations would generate the largest further investment returns."</p><div type="image" title="UC Berkeley students protest tuition hikes in 2014" height="1946" width="3000" msid="98497788" hostid="261"></div><p>And beginning in the 1990s, <a href="https://news.gallup.com/poll/152096/americans-anti-big-business-big-gov.aspx" target="_blank" rel="noopener">suspicion</a> across the political spectrum about big government led to a decline in state support for public universities: States as diverse as Kansas, Michigan, Wisconsin, and California lost precious funding. <a href="https://escholarship.org/uc/item/4gn6b778" target="_blank" rel="noopener">According to a University of California budget study,</a> state contributions per student to the UC budget saw a precipitous decline in the early 2000s, from a peak of $25,000 per student in late 1980s to $15,000 per student by 2005 to today's anemic $11,000 per student.</p><p>The decline of public funding paralleled the growth of endowments, but confoundingly, the profits made from these investments weren't used to bridge the gap and <a href="https://www.cbpp.org/research/state-budget-and-tax/a-lost-decade-in-higher-education-funding#_ftn25" target="_blank" rel="noopener">keep soaring tuition costs down</a>. In a<a href="https://www.nber.org/system/files/working_papers/w30404/w30404.pdf" target="_blank" rel="noopener"> 2022 working paper</a> for the National Bureau of Economic Research, the economist George Bulman found that for a large sample of private colleges and universities, endowment income is not used to expand enrollment or significantly increase aid to students in financial need. In fact, Bulman found that endowment gains were mostly spent on operating expenditures that increased the selectivity and national ranking of the school. Despite <a href="https://www.nytimes.com/2021/05/06/business/david-swensen-dead.html" target="_blank" rel="noopener">claims</a> from some endowment managers that endowments help fund financial aid, Bulman found that spending on student aid was "statistically insignificant." </p><p>And given that endowment gifts siphon off taxable income, the sudden growth of these funds has diverted money the government could use to support schools. Contributions to endowments are tax write-offs, and capital gains on these piles of money are also free from taxation since the universities attached to them are not for profit. Eaton estimated in 2017 that tax breaks for university endowments cost federal coffers up to $19 billion a year. On top of that, in 2017 the <a href="https://www.nytimes.com/2017/11/08/world/universities-offshore-investments.html" target="_blank" rel="noopener">New York Times</a> reported that a number of schools were using overseas tax shelters to avoid taxation on income streams unrelated to their academic missions. Under Trump, Congress passed a 1.4% tax on the largest university endowments as part of the <a href="https://www.taxpolicycenter.org/briefing-book/what-tax-treatment-college-and-university-endowments" target="_blank" rel="noopener">Tax Cuts and Jobs Act</a>, but revenue from this tax is a drop in the Federal budget — just $200 million a year — and it is not earmarked to fund education. </p><h2><strong>The impact of financialization </strong></h2><p>Rather than help ease student's cost burdens, the growing hedge-fund-like nature of endowments has actually made affordability worse. According to a<a href="https://thekeep.eiu.edu/cgi/viewcontent.cgi?article=1758&amp;context=jcba" target="_blank" rel="noopener"> 2018 case study on the financialization of higher education</a> from the Roosevelt Institute, a progressive think tank, complex financial investments called interest-rate swaps had cost a sample of 19 schools $2.7 billion — enough to cover the total cost of college for 108,000 students. "The money Wall Street extracts from college budgets and endowments is a transfer of wealth from students to banks and investors, and interferes with the ability of schools to complete their core functions: educating students and preparing them for a life of learning," the report said.</p><p>Here again, the University of California provides a useful example. Starting in 2003, university<a href="https://www.ocregister.com/2014/02/24/uc-lost-millions-on-interest-rate-bets/" target="_blank" rel="noopener"> leaders began consulting with Wall Street bankers</a>, including some from Lehman Brothers — the infamous Wall Street investment firm that would eventually fold in 2008 because of its involvement in the subprime mortgage crisis and collapse of the housing market. At the advice of the bankers and advisors like Richard Blum, a hedge-fund manager and the late husband of Senator Dianne Feinstein, UC leaders decided to take on a huge amount of new debt to fund new expansions, <a href="https://www.mercurynews.com/2012/11/17/guest-commentary-uc-placing-the-wrong-bet-by-continuing-costly-interest-rate-swaps/" target="_blank" rel="noopener">mostly of nonacademic projects</a> like medical centers and sports facilities. In order to issue the $11 billion of debt, UC started to use more exotic investment strategies like using tuition fees as collateral for loans and the aforementioned interest-rate swaps. But instead of helping fund a bright new future for the system, these financial sleights of hand ended up costing UC massive amounts of money: Even though <a href="https://dailybruin.com/2014/02/28/uc-cfo-refutes-accusation-of-interest-rate-swap-losses" target="_blank" rel="noopener">administrators defended</a> the moves, <a href="https://www.ocregister.com/2014/02/24/uc-lost-millions-on-interest-rate-bets/" target="_blank" rel="noopener">reports found that the system</a> stood to <a href="https://www.ocregister.com/2014/02/24/uc-lost-millions-on-interest-rate-bets/" target="_blank" rel="noopener">lose hundreds of millions of dollars</a> from the swaps. And in order to offset the increasing debt load, UC raised tuition prices and began <a href="https://www.nytimes.com/2016/07/13/us/after-outcry-university-of-california-increases-in-state-admission-offers.html" target="_blank" rel="noopener">admitting more</a> out-of-state and international students who had to pay higher fees. As a result, Californians had a harder time <a href="https://www.latimes.com/california/story/2021-07-27/california-is-failing-to-meet-demand-for-uc-admission-why-its-a-crisis" target="_blank" rel="noopener">gaining admission</a>. As evidence that the equation wasn't working, California <a href="https://www.latimes.com/california/story/2021-06-26/top-uc-campuses-to-reduce-out-of-state-student-admissions" target="_blank" rel="noopener">mandated</a> last year that top campuses had to put a cap on out-of-state students, promising to increase state allocations to supplement the more than $1.3 billion in tuition revenue that would be lost by the caps. </p><div type="image" title="Students hold signs that say &quot;UAW On Strike Unfair Labor Practice&quot;" height="5504" width="7912" msid="98497789" hostid="261"></div>And this focus on profit-making over strengthening its core mission continues today. Just a few months before UC made its $4 billion investment in BREIT, 48,000 UC graduate assistants, postdoctoral fellows, and researchers went on strike over wages that barely cover rent and food in one of the most expensive parts of the country. The union that represents these workers found that <a href="https://www.latimes.com/california/story/2022-11-11/nearly-48-000-uc-graduates-students-poised-to-shut-down-many-classes-research-with-strike" target="_blank" rel="noopener">40% of its members were severely rent burdened</a> — meaning they were spending more than half their income on rent. The financialization of the system has corroded its commitment to its ultimate mission: providing effective higher education for California's students.<h2><strong>Endowments are just the start of universities' warped priorities</strong></h2><p>Beyond saddling universities with higher costs and failing to deliver on their promises, the growth of endowments as the financial engine for most higher-education institutions has also helped warp the culture of these schools.</p><p>Donations from alumni can be important for building community involvement in campus life or alumni loyalty to the alma mater, but <a href="https://www.insidehighered.com/news/2019/06/20/donations-colleges-are-number-donors-down" target="_blank" rel="noopener">increasingly</a> smaller donors are being eclipsed by high-net-worth individuals seeking their names on buildings and larger tax write-offs. This class of high earners are increasingly able to dictate the future of higher education. Their gifts almost always include support for research that can be translated into <a href="https://www.oecd-ilibrary.org/docserver/sti_in_outlook-2016-10-en.pdf?expires=1677863522&amp;id=id&amp;accname=guest&amp;checksum=F828C4C56F6FAAF919DA6718C55BF66E" target="_blank" rel="noopener">intellectual property</a> from which they can profit, or chairs in areas of study that reflect well on their identity. Through these kinds of targeted endowments, big-time donors have quietly taken over the research university's priorities. And it has trickled down into how schools themselves are run. </p><p>University administrators are guided by the same playbook: First, invest in fundraising and development that would be attractive to billionaires looking for philanthropic opportunities to avoid taxes. Second, leverage your assets by taking on bond-funded debt for new buildings. Third, shrink your workforce down to the bone by <a href="https://www.thefire.org/news/how-adjunctification-undermines-academic-freedom-and-what-fire-doing-help" target="_blank" rel="noopener">reducing the number of tenured faculty</a> positions, <a href="https://hechingerreport.org/more-colleges-and-universities-outsource-services-to-for-profit-companies/" target="_blank" rel="noopener">outsourcing</a> food and cleaning services, and paying graduate student workers as little as possible. Then, get rid of unprofitable departments in the name of productivity. Finally, establish and copiously reward <a href="https://academic.oup.com/book/40915/chapter-abstract/349089301?redirectedFrom=fulltext" target="_blank" rel="noopener">administrators</a> who will execute those policies with alacrity. </p><p>As the influence of billionaires and hedge-fund managers has grown, universities have moved further away from their ultimate goal: educating people. The university can be a place where we learn to feel solidarity with those who came before us so that we can protect the dignity of all those who will come after us. But as schools are forced to lean more and more on their endowments, these ideals are being abandoned in favor of ruthless dollars-and-cents efficiency. Universities are turning into real-estate hedge funds &mdash; and students are paying the price

<p><div class="KonaFilter image-container display-table"><div><div class="image on-image"><p class="source"><span>Getty Images / Bay Ismoyo</span></p></div><p></p></div></div></p><ul class="summary-list"><li>Business Insider spoke to the eight best-performing fund managers of 2018 to get their best investing recommendations for 2019.</li><li>Three of the investing heavyweights argued in favor of the same theme, which they all swear will yield major stock returns in the year ahead.</li></ul><p>In order for a money manager to reach the absolute apex of the <a href="https://www.businessinsider.com/category/investing" target="_blank" rel="noopener">investing</a> field, they have to make decisions that stand apart from their competitors.</p><p>After all, if everyone is piling into the same areas of the market, it's difficult to stand out.</p><p>But three <a href="https://www.businessinsider.com/top-wall-street-investors-of-2018-break-down-success-provide-2019-outlook-2018-11" target="_blank" rel="noopener">top-ranked fund managers interviewed by Business Insider</a> named the same overlooked segment of the stock market as a top pick for 2019: cellular towers.</p><p>Each individual provided an impassioned explanation for their recommendation. Ultimately, the major takeaway from all three discussions boiled down to a couple simple facts.</p><p>First, wireless telecom providers are moving toward 5G networks, and they'll need somewhere to hang equipment. Second, existing cellular tower companies are already essentially local monopolies, so all upgraded 5G technology will have to filter through them. We like the tower companies, because they're very high recurring long-term revenue stream companies, and they own all the wireless towers in the US."</p><p>"As we move from 4G to 5G networks, the likes of Verizon, T-Mobile, and Sprint are all going to spend a lot of capital. And this is all because of data consumption and use. That will really benefit the towers, because as you move to a network and put new antennae on the towers, they get automatic rent increases. That's a very stable, safe business that's accelerating from here, and should grow faster in 2019 and 2020."</p><p>"These are accelerating business models that aren't really economically tied to the economy, and still fit with our themes of what's going on with the world. We're trying to move towards safer business models like that, which we also think offer a lot of upside, and have businesses that will actually grow faster over the next year."</p><div data-e2e-name="slide-title"><h2>Kyle Weaver, lead manager of the Fidelity Advisor Growth Opportunities Fund (FAGAX)</h2><p>"It can be tricky to find companies with business models that will directly benefit from big shifts. Wireless data is a great example of that. Growth has been exponential for a number of years, and it continues to be a huge theme, both as consumers and investors continue to proliferate."</p><p>"But you can't just go buy AT&amp;T and Verizon. That's not the most beneficial way to exploit that theme. The better way to play that is through the tower companies, like <a href="https://markets.businessinsider.com/stocks/amt-stock" target="_blank" rel="noopener">American Tower</a> or <a href="https://markets.businessinsider.com/stocks/cci-stock" target="_blank" rel="noopener">Crown Castle</a>. The carriers needed to compete with each other to hang stuff on the towers, which meant more revenue for the towers. And then once equipment is up there it stays there."</p><p>"American Tower kind of proves how boring is beautiful. The tower business model hasn't changed in the multiple decades it's existed. The company's business model is simply to collect rent from telecom carriers that need to put equipment on those towers in order to get signal to their customers. The contracts are 5-10 years long, and they come with 2-3% price increases every year."</p><p>"Each tower is like its own tiny local monopoly. For that area of your neighborhood, there probably isn't another spot to put that equipment, which gives the tower companies a pretty unique advantage. And nobody wants new towers built in their area."</p><p>"Ten years ago, you could sit back and say wireless data would be a huge demand driver for carriers. Understanding the business model for the tower stocks, you could look out and see it was only trading at 3 to 4 times earnings 8 to 10 years out, and that's been what's come to pass. The stock is $160 instead of $30 now as it's traveled up with earnings growth."</p><p>"AMT has differentiated itself from other tower companies in the US by investing abroad in emerging markets like India and Nigeria, where wireless data growth is on an even steeper growth trajectory."</p></div><div data-e2e-name="slide-title"><h2>Joe Hudepohl, principal portfolio manager of the Eaton Vance-Atlanta Capital Focused Growth Fund (EAALX)</h2></div><p>"American Tower is a cell tower business whose opportunity was created by the market environment. Now that WeWork has helped to create this demand, many traditional landlords feel like they have to catch up. </p><p>The concept is simple: keep workers' day-to-day experiences in mind when it comes to office space, and use amenities as a tool to recruit and retain employees and clients.</p><p>Mobile apps have handed tenants more choice and convenience, meaning many may be starting to demand more in terms of service when it comes to office space. </p><p>While some look to flex office providers like <a href="https://www.businessinsider.com/convenes-ceo-explains-flex-space-financials-metrics-2019-9">Convene</a> and <a href="https://www.businessinsider.com/wework-rival-industrious-raises-80-million-property-management-profit-2019-8">Industrious</a> for that amenity-laden gloss, others would rather do it on their own. Tenant experience startups like Lane, Equiem, and Comfy are looking to connect landlords and property operators with the people who use office space. </p><p>Deloitte's 2020 Commercial Real Estate Outlook report, published last week, found that most of the 750 real estate executives surveyed rated tenant experience as their top priority.  </p><p>And landlords, who may now see the relationship with tenants as more complex than a monthly check and a lease negotiation every decade, are beginning to spend heavily on tenant experience tech. And 70 percent of the exes said they would maintain or even increase their tech spending even in the face of an economic slowdown. Still, according to Deloitte, less than half say they can do it better than competitors on their own. </p><p>This August, office services and amenities provider Equiem raised $8.4 million in equity. The company claims that was the largest fundraising round ever by a tenant experience startup. An uptick in funding, the Deloitte report, plus the <a href="https://www.businessinsider.com/cretech-new-york-attendees-what-expect-dock-72-this-week-2019-10">inclusion of a panel devoted to tenant experience at the upcoming CREtech New York conference</a>, suggest landlords and property operators are turning more to tenant experience startups instead of outsourcing entirely. </p><ul class="read-more-links"><li><em>Read more: <a href="https://www.businessinsider.com/how-real-estate-data-will-change-how-you-live-2019-8" data-read-more-link="" data-e2e-name="read-more-link">'We see everything that happens': Real-estate data is changing the game -execs at Cresa, Niido, and other firms explain why</a></em></li></ul><h2><strong>Why now?</strong></h2><p>Gabrielle MacMillan founded Equiem in 2011 while she was working with Lorenz Grollo, a Melbourne, Australia real-estate titan.</p><p>Grollo's Rialto Towers opened in 1986 as the tallest building in the southern hemisphere, but by 2011, multiple buildings had eclipsed it, and an anchor tenant had moved out. Grollo worked to revitalize the building to compete with new offices in the city, and tasked MacMillan with finding a way to use tech to connect the building's operators with everyone who worked in it. </p><p>"There are 4,000 people who work here everyday," MacMillan remembers Grollo saying. "I want to know who they are. I want to know their preferences and then I can curate this experience for them."</p><p>MacMillan built what became Equiem, which is now used by over 145,000 office workers in Australia, the UK, the United States, and other countries. </p><p>Equiem was founded a year after WeWork, and both companies were part of a larger shift in real estate. Instead of thinking of tenants as a monthly check, more people in real estate are trying to tie in consumer-facing tech. For WeWork, this led to what they called a "space-as-a-service" approach. But others looked deeper into the technology. </p><p>"We're not space-as-a-service," said Kofi Gyekye, chief product officer and cofounder of tenant-app startup Lane. "We're a technology company that provides the right tools for our clients in the space, so that they can provide the best service."  </p><p>"The landlords want to do what the premier anchor clients want," said Erica Eaton, chief of strategy and operations at Comfy. "What do they want? A workplace that can be an asset for attracting and retaining talent." </p><p>WeWork has its own app that connects user and, until recently, allowed them to make purchases at WeWork's "honesty markets." Landlords are getting in the game, too. <a href="https://www.businessinsider.com/tour-of-weworks-dock-72-two-weeks-before-its-valuation-2019-9">Rudin Management, Boston Properties and WeWork's Dock 72  in Brooklyn will be serviced by its own</a> app which will combine control over heating and lighting with the ability to order food and access the building.</p><p><em>Read more: <a href="https://www.businessinsider.com/weworks-coworking-competitors-highlight-how-they-are-different-ipo-delayed-2019-9" data-read-more-link="" data-e2e-name="read-more-link">WeWork's competitors are scrambling to distance themselves from the co-working giant, but many are following the same script</a></em></p><h2><strong>Why bother with flashy amenities?</strong></h2><p>This change to a focus on tenant experience has been driven by the bottom line.</p><p>Workers want an office space that gives them a higher quality of life, and companies need to attract these employees with more than just a traditional salary and benefits package in a <a href="https://www.businessinsider.com/us-job-openings-surge-point-to-tightening-labor-market-2019-5">tight labor market</a>. </p><p>Many tenant experience platforms connect to so-called internet of things systems, giving tenants control over  temperature and lighting. Deloitte's study found that almost three-quarters of execs believed that tenants would pay at least a six percent premium for a building with those kinds of features. </p><p>Tenant technology can also drive revenue by connecting customers with food, laundry, fitness, and parking. While that helps make money for the building, the startups are also looking to provide data about the usage of on-site amenities that they say can be of value to customers.</p><p><a href="https://www.businessinsider.com/how-real-estate-data-will-change-how-you-live-2019-8">The real estate industry as a whole is looking to catch up in collecting and analyzing data</a>.These learnings are reported building-by-building, but the tenant-experience companies also claim they can help see trends on a larger scale.</p><p>"There are clear differences in different regions, but the funny thing is that there are actually really strong alignments when it comes to human behavior," MacMillan said. </p><p>Equiem told Business Insider that it has seen tenant interest in wellness programs across all locations, as well as a gradual increase in selling on-site goods and services to tenants through apps. MacMillan did note that certain locations have their own quirks. </p><p>She gave the example of dry cleaning in the office, which has been a hit everywhere but New York.</p><p>"Nobody wants to bring their laundry to work in the subway," MacMillan said. </p><p>HqO says that it can help predict demand for amenities largely based off of the type of tenants in a building and where the building is.</p><p>Chase Garbarino, cofounder and CEO of HqO, told the story of one amenity provider that brings massage chairs to a building's lobby. It first brought the chairs to a building of young, technology and media professionals in downtown Boston, with no success. Now the chairs have been brought to an office with an older workforce in suburban Boston, and they've been booked for months.</p><h2><strong>What's next?</strong></h2><p>While firms are pouring money into tenant experience tech, those companies valued at $10 billion or more are more likely to cut spending in a downturn, according to Deloitte.  This could mean that the biggest players already have large investments in the space. </p><p>Comfy, which was founded in 2012, has seen this manifest as an increase in "momentum and a growth in demand." According to Comfy's Eaton, more clients will give Comfy more chances to collect data, allowing it to get better at picking out trends like employee morale, amenity use, and energy consumption.</p><p>"In two to three years, we'd like to have benchmarks across our entire client base," Eaton said. <br />"When these data pools get big enough, you can start to do some interesting benchmarking - 'Across finance institutions, this is how you stack up.'"</p><p>The tech is aimed at putting all the things people might do during a workday into one place, for example, offering a person their lunchtime Pad Thai order, a maintenance request, and cardless access through one app.</p><p>"We want to be the nervous system of any workplace," Gyekye said about Lane, though the quote could be applicable to any tenant experience platform. </p><p>Some, like Lukas Balik, co-founder and CEO of Spaceflow, see this software as applicable to all real estate, not just office space. The company has started to expand to residential buildings and wants to continue growing there. </p><p>When it comes to office space, the trend could be towards a consolidation among new companies, mirroring what <a href="https://www.businessinsider.com/as-coworking-booms-firms-may-shutter-specialize-or-merge-2019-8">many think is imminent among flexible office providers</a>. Landlords want to bulk up their office amenities, and a rush of startups are selling them tech to do it

<p><div class="KonaFilter image-container display-table float_right"><div><div class="image"><p class="source"><span>PA Images</span></p></div><p></p></div></div>A Saudi tourist who flew his fleet of gold supercars over to London has received several parking fines after leaving the vehicles unattended in central London. </p><p>The ostentatious collection of cars has an estimated value of over £1.2 million and includes a <span>Lamborghini Aventador, a Mercedes G63 6x6, a Bentley Flying Spur, and a Rolls Royce.</span></p><p><span><a href="http://www.dailymail.co.uk/news/article-3515182/Loophole-means-Saudi-billionaire-gold-cars-save-money-getting-fines.html" target="_blank">The Daily Mail</a> reports the gold wrap on each vehicle can cost around £4,000. </span></p><p><span>However, the vehicles' owner will have to hand over £320 to the Royal Borough of Kensington and Chelsea after each of the cars received an £80 parking fine - although they can save £160 if they pay the fine within 14 days. </span></p><p><span>The convoy was parked outside the Jumeirah Carlton Tower Hotel in Knightsbridge, just metres from a carpark which costs £50 per vehicle for 24 hours.
