The company will use NVIDIA's cutting-edge technology, including the GB200 GPUs. The two companies are aiming to accelerate India's transformation into a global AI powerhouse with the partnership, banking on the nation's talent pool and growing digital infrastructure. "India is already world-class in designing chips, Nvidia's are designed here in Bengaluru, Hyderabad, Pune. A third of Nvidia is Indian, maybe more," Huang said. New Delhi, Apr 14 () The real estate industry on Tuesday welcomed the decision to extend the lockdown period till May 3, but said the government should allow limited construction activities with proper safety and also provide a relief package to ease the liquidity crisis faced by builders. "We support the prime minister's announcement on extension of the lockdown. We are looking forward to the blueprint by the government to be revealed on April 20 and would also urge the government to permit limited construction activity as this will help the real estate sector unfold its economic movement in a staggered way," CREDAI National Chairman Jaxay Shah said in a statement. The need of the hour is the economic package by the RBI to address the liquidity challenges being faced by the housing sector, he added. Ashish R Puravankara, MD Puravankara Ltd, said, "the quarantine lockdown has been extended and it is primarily for the health and safety of the nation, which is the focal point at this time. Industry sectors will certainly take time to revert to sync once the lockdown is lifted. We will await the individual state advisories on the plans for post 20th April."Property consultant Anuj Puri said, "it's the right thing to do given that life is much more important to protect at this stage than the economy.""We however hope that some of the areas where COVID-19 hasn't hit would start to open and at least with social distancing business will start production," Puri added. "Considering that the risk of the spread of the Coronavirus is still high, it was the right decision on the part of the government to extend the lock-down," Dhruv Agarwala, Group CEO, Housing.com, Makaan.com and PropTiger.com, said."However, it is quite obvious that this will have a further adverse impact on the economy that is already under severe stress. Realty sector welcomes lockdown extension, seeks relief package to cushion liquidity crisis

New Delhi, Mar 25 () The nationwide lockdown for next 21 days amid spread of coronavirus will severely impact residential real estate as housing sales have almost come to a standstill, which could affect builders' cash flow and lead to default in repayment of bank loans, according to property developers and consultants. Market experts also fear that existing customers might delay payments of their instalments to developers, who in turn could default in repayment of principal and interest on bank loans. Developers may hold on to apartment rates, but prices in the secondary or resale market could fall, they said. To mitigate the impact, developers and brokers are adopting digital marketing tools to reach out to prospective home buyers. When contacted, realtors' apex body CREDAI President Satish Magar said the lockdown will greatly impact the sales transactions and new launches will be deferred. "There are chances of many customers defaulting on their instalments because of tough economic conditions. These will have a cascading effect on developers-who will be battling with servicing their debts as cash inflows will be strained," he added. NAREDCO President Niranjan Hiranandani said overall sales numbers have dropped. The lockdown has opened up opportunities for digital platforms for sales and marketing activities, as also payments, he said. Bengaluru-based Puravankara MD Ashish R. Puravankara said: "At this point, no property registrations are taking place and all new project launches are postponed". As all construction sites are under lockdown, there will be a delay in completion leading to an increase in the interest cost, he added. "Additionally the lockdown could hamper the cash flow cycle of the developers' balance sheets and could result in bank defaults", said Ashish. Anarock Chairman Anuj Puri said the lockdown will have a negative impact on housing sales and new launches during the auspicious festivals of Gudi Padwa, Akshaya Tritiya, Navratri and Ugadi. "This is a time when AV technology to enable virtual site visits and walk-throughs will gain increased relevance and use," he said. Anshuman Magazine, Chairman &amp; CEO (India, South East Asia, Middle East &amp; Africa), CBRE said: "It is too early to comment on the impact of Covid 19 given that the situation is still evolving ... We are confident that once the situation normalises, sales will resume". Dhruv Agarwala, Group CEO, Housing.com and PropTiger.com, said the lockdown will have an adverse impact on real estate. "We too have begun to see a dip in traffic on all our platforms," he said, adding that the company has come out with innovative schemes for builders and brokers to advertise on its websites. Siva Krishnan, MD (Residential Services and Developer Solutions), JLL India said the lockdown will definitely have an impact on housing sales, but briefly. Shalin Raina, MD- Residential Services, Cushman and Wakefield, said the complete lockdown means lesser sales since most of the transaction closures happen only after site visits. Housing prices have corrected by 15-20 per cent in the last few years and further decline is unlikely, Raina said. Savills India CEO Anurag Mathur said: "Housing sales may see a sharp dip for at least the next one quarter... Even if the situation settles down quickly, it may take time for homebuyers to come back to the market." "Price elasticity is not a concern under the circumstances since the transaction activity is at a standstill anyway. Depending upon the duration and depth of the current crisis, prices may or may not see a downward movement," he said. Omaxe CEO Mohit Goel said the recovery in the housing segment has been halted. "As for real estate prices, there will be no change as transactions are not taking place. The prices will resume at the level it has halted," he said. Gaurs' MD Manoj Gaur said, "The sales are impacted, but it is temporary." Supertech Chairman R K Arora said, "housing sales have completely gone". There are no buyers in the market. Pune-based Gera Developments MD Rohit Gera said, "Real estate sales are at a standstill. So far there has not been any reduction or crash in prices of homes." "In the absence of some relief from the government, more real estate developers with debt obligations will default on account of the stop in cash flows thereby impacting the economy and jobs," he added. M3M Director Pankaj Bansal said housing sales would get impacted during this period of crisis, but it would also create a pent up demand once things get back to normal. Experion Developers Senior ED Ananta Singh Raghuvanshi said, "Sales closures are temporarily getting pushed ahead. Prices won't change." Raheja Developers ED Nayan Raheja said the sales and construction are badly impacted and at standstill. ABA Corp Director Amit Modi said the sales velocity has definitely been slow. Gulshan Homz Director Deepak Kapoor said, "People are deferring property buying decisions." PropEquity MD Samir Jasuja said: "For the real estate sector, this is a tough situation as it was just finding green shoots of recovery. We believe for the next few weeks, we will not see any new transactions for housing sales". Ambience President (Sales &amp; Marketing) Ankush Kaul said: "Housing sales will be impacted for the next few weeks." Ekta World Chairman Ashok Mohanani said the lockdown has affected the business cycle deeply. Wadhwa group, Head - Sales, Marketing Bhasker Jain said the lockdown has impacted sales and the company is offering cashback on online bookings. Brokerage firm 360 Realtors Ankit Kansal said the activities have come to a standstill after lockdown. Sales were down by 30-40 per cent during the first three weeks of March. Investors Clinic Founder Honeyy Katiyal said sales would be impacted but not the price. Wealth Clinic CMD Amit Raheja said, "It will hamper sales to a large extent, but we expect a good turnaround once the situation returns to normalcy." MJH MRMR

Nationwide lockdown to impact housing sales, say realtors

Mumbai, Apr 14 () With the ongoing lockdown now extended till May 3 and uncertainty over economic recovery, demand for housing is expected to be muted as buyers may choose to postpone their decisions, analysts said. Due to the nationwide lockdown, construction activity has come to halt as supply chain for obtaining construction material has been disrupted and labour workforce have migrated to home states in search of alternative sources of livelihoods. "In 2020, post lockdown, the residential housing segment is expected to see muted demand as buyers may choose to postpone their purchases as they shall become more risk averse in the medium term. As a result, sales and collection is expected to get impacted adversely," ratings agency Care said in a report. The agency noted that due to lower collections anticipated, especially in Q1 FY2021, the construction progress for projects with high dependence on customer advances may get hampered in the short to medium term. Echoing the views, ratings agency Icra said committed collections receivable from already booked sales are also likely to get impacted, given that mile-stone based payments may get deferred and some buyers may delay payments on account of economic uncertainties. "Projects catering to the business, NRI and investment communities, where purchases tend to be largely self-funded, may witness a more significant disruption in collections. "Less disruption would be expected in the home loan funded segment, although in some cases, pay cuts may lead to re-evaluation of buyer credit profile by HFCs, thus impacting incremental disbursements," Icra's Mahi Agarwal said. On the supply side, Agarwal said new launches are likely to get deferred, not only due to operating issues, but also due to increasing economic uncertainties and likely moderation in developer inflows. "For ongoing projects, execution has been getting hampered due to reduced labour force presence and raw material supply chain disruptions attributable to lock-downs on non-essential services and contagion fears," she added. Thus, overall project development timelines and costs are likely to increase, though some cost savings on account of the prevailing decline in commodity prices are likely, Agarwal said. "Notably though, RERA guidelines provide for a one-year extension in project execution timelines, in case of events beyond promoter control. Thus, regulatory risks are reduced in the case of a short-term disruption," she added. Care Ratings' Amod Khanokar opined that in the wake of COVID-19 situation, price points are expected to soften for developers desperate to sell their inventory. "However, this would again depend upon location and type or segment of individual projects and the builder's financial flexibility which will be demonstrated in its ability to hold on to the inventory in such times. Luxury projects which have shown lower sales growth are likely to be impacted more," he said. HDFC Chairman Deepak Parekh on Tuesday said property prices may witness up to 20 per cent correction in the wake of the coronavirus pandemic. Care Ratings further said that disbursement of new loans or refinancing risks have increased as housing finance companies, NBFCs and banks become more selective and tighten their disbursements criteria to developers. According to Icra, the retail real estate segment is directly impacted due to ongoing nationwide lockdown and resultant closure of malls. "With rental expenses forming a sizeable share of 12-16 per cent of revenues for retailers, all tenants are likely to negotiate for waiver or rebate of the rentals for the closure period. Even after resumption of operations, the footfalls are expected to be muted, therefore, the financial position of the tenants will continue to be stressed. "Resultantly, the rental income of the mall operators, which also comprises a portion of the revenue share, is expected to be significantly impacted," Icra's Anand Kulkarni said. On the impact on commercial real estate, Care Ratings said office space leasing which was one of the booming sectors having attracted majority of funds from the private equity players in the past, is now expected to experience slowdown. "This is largely in the co working space owing to surge in 'work from home' option by various industry players as they would look to optimise their cost and potential change in user habits as majority of demand is driven by the IT/ITES industry. As a result, rentals are expected to soften or stabilise in the co-working space owing to lower demand," the agency said. PSK ABMABM

Lockdown: Housing demand expected to remain muted, say rating agencies

Conversations go a long way in building a brand, but the biggest challenge that every brand faces is: how do they start the right conversation with their consumers? <keyword id="31174" type="PERSON" weightage="20" keywordseo="brands">Brands</keyword>, which overcome this challenge, not only win over consumers’ hearts but also a bigger market share. So, what is the value that brands must add to their conversations to ensure an engaging and long-lasting relationship with today’s digitally hyperactive consumers? 
 Marketing heads of India’s leading brands and agencies answered this complex question at the <keyword id="2774690" type="UNKNOWN" weightage="20" keywordseo="adtech-Delhi-2015">ad:tech Delhi 2015</keyword>’s keynote panel discussions on day 1. The secret mantra they revealed was simple: to add value brands shouldn’t just focus on starting their own conversations, but fit into the conversations that their target audience is interested in. “Create relevant content to win over their (consumers’) mind share, become a part of their conversation, and sustain the momentum through various digital channels that the world of Internet has opened up today,” is what all of them said in unison. 
 Deepak Jolly, vice-president, Public Affairs &amp; Communication, <keyword id="6369745" type="CITY" weightage="20" keywordseo="Coca-Cola">Coca Cola</keyword> India and South West Asia, shared an interesting lesson (which he picked up from Coke Studio) with the audiences and said, “When brands start focusing on consumers’ expressions and not impression, that is when they are adding value to brand conversations.” 
 
​He also stressed on the importance of having social media conversations and the impact they can have in a poetic style. About conversations, he said, “Baat nikelgi to dur talak jayegi...so the conversations will go on. What is important for the brands is to look at the kind of conversations that are happening, analyze how they fit in to it, engage with the consumers, and then think of ways to surprise them.” 
 
Vikas Mehta, CMO, Lowe Lintas &amp; Partners and ED, LinInteractive also echoed the same thoughts. To explain his viewpoint he said, “The fundamental change we have observed over past half a decade almost on steroids is brands no longer have the authority to engineer the conversation...because now the conversations are happening with or without the brands. This fundamental shift has changed the way of brand building. So, now the onus is on us as brand builders to have the ability to see where we can, as a brand, fit into people’s lives, rather than tell them a story and want them to come in our lives.” 
 
But is this all that brands can do when it comes to adding value to their conversations? “The answer is: no, brands can do a lot more only if they pick up an insight which is relevant for their brand, and start conversations around them, they will realize they are being able to create more value for themselves as well as the consumers,” said Vivek Nayer, CMO, Mahindra &amp; Mahindra Ltd. 
 
He further shared an interesting example, “Five years back, we saw that people’s lifestyle were changing and they were getting more interested in weekend trips, off-roading, road trips etc.— and that is when we started Mahindra Adventure and conversations around our off-roading adventures, expeditions to India to Nepal and Bhutan, Leh Ladakh...We invited people who participated in our events to come and share their experiences, and then amplified these conversations to reach out to the masses. It did work for us.” 
 
But not every brand can follow Mahindra &amp; Mahindra’s suite. Each brand needs to find a relevant topic where they can fit into the conversations. They shouldn’t force fit themselves into a conversation just because it is trending at that point of time. Join a conversation, which fits well into your brand’s ideology or else steer clear of this route. 
 
Or as Jolly puts it, “When you talk about something, then ensure that it is something that your consumers would like to talk about. For building conversations: it is important to know, that conversations have to be around your product and the relevance they add to the consumers life. The theme you choose for your brand conversation should be in line with your brand’s ideology.” 
 When session moderator <keyword id="177768" type="PERSON" weightage="20" keywordseo="Anita-Nayyar">Anita Nayyar</keyword>, CEO India &amp; South Asia, Havas Media, asked <keyword id="2774687" type="UNKNOWN" weightage="20" keywordseo="George-Kovoor">George Kovoor</keyword>, Senior Creative Director, OgilvyOne to share his view point, he said, “...you are either creating content or your either joining conversations. People join only those conversations, where brands are telling a story which is real and touches their heart...Coke is doing it brilliantly; they turned their own vending machine into a complete conversation starter. Another brand that does it better is Red Bull...One of the brilliant examples from the recent times that I could think of is the campaign that British Airways ran around Valentines’ Day last year—they gave an everyday Mumbai couple a chance to rekindle their romance—their story struck a chord with the audiences because it wasn’t just one couple’s story but many of the them (audiences).” 
 
George surely has a valid point. Content is really important for everything that brands do. When brands create content that is real, engaging and relevant, then conversations start pouring in from everywhere—you get amazing user generated content, which becomes an interesting story to share with people. The onus is not just with the brand for content creation but with users, who are actually consuming the content. 
 
Anita beautifully summed up the entire conversation in just one line, “Baat niklegi to dur tak jayegi...as long as you are saying the right baat.”

Or opportunity?</div></div></div>This past week, <a href="http://www.businessinsider.com/r-tesla-seeks-to-raise-about-500-million-through-share-sale-2015-8">Tesla announced that it would sell $500 million in stock</a>, in an offering designed to raise cash to fund construction of a massive battery factory in Nevada and to scale up the company's Supercharger network of charging stations.The company then <a href="http://www.businessinsider.com/no-one-should-be-surprised-that-tesla-is-selling-even-more-stock-2015-8">upped the amount of stock on offer</a>, to $640 million. CEO Elon Musk will likely purchase $20 million in shares himself.The move surprised no one who has been following the ups and downs of Tesla's fortunes and stock price over the past 12 months, although it came sooner than anyone really thought.But the move also signaled Tesla's admission that it's entering its fourth major crisis since the company's founding in 2003.Tesla has survived its previous brushes with death, so there's no reason to expect it won't come out on top this time, if history is any guide.But then again, a crisis is a crisis and shouldn't be downplayed.Here's a rundown of what Tesla has been through already in its short corporate lifetime.The Elon Musk Management CrisisMusk was an early Tesla investor and chairman of its board. As he ramped up the amount of money he was pouring into the company - funds he had from the sale of PayPal to eBay and that had made him a multimillionaire - he squared off against Tesla co-founder Martin Eberhardt. Eventually, Eberhardt would be forced out and Musk would become CEO in late 2008. Eberhardt and Tesla settled their differences after a lawsuit.The Bankruptcy ScareIn late 2008, as the financial crisis gripped the global economy, Tesla struggled to stay in business. Musk often tells the story of how, after he had invested effectively everything he had in the company, it was on the verge of bankruptcy. Only an investment round that, according to Musk, closed on Christmas Eve staved off the company's demise and allowed it to sell chunks of itself to Daimler and Toyota and to secure a $465 million loan from the Department of Energy. This all enabled Tesla to develop and produce the Model S sedan.The IPO HangoverTesla staged an IPO in 2010, but its stock price remained fairly flat for two years before rocketing higher in spring of 2013. During the long doldrums period, Tesla was challenged to produce and deliver Model S sedans and endured a number of early manufacturing glitches and delays. The crisis ended when Motor Trend named the Model S its 2013 Car of the Year. <div class="KonaFilter image-container display-table"><div><div class="image on-image">Business Insider/Yahoo FinanceThe stock story.</div></div></div><h3>Tesla Crisis 4.0</h3>Tesla is now heading for crisis number four - actually its first as a true car company rather than as a Silicon Valley startup story or as the centerpiece of a narrative about a booming stock price. With the Model S established in the market, Tesla is trying to launch a new vehicle, the Model X SUV. The car will likely be priced around $50,000-60,000 and is scheduled to roll off the assembly line in late September. But there have been production problems, many of which <a href="http://www.businessinsider.com/this-is-why-teslas-sculptural-work-of-art-back-seat-in-the-model-x-is-so-tricky-2015-8">reportedly involve the back seat of the Model X</a>. This has cut into expectations for Model S production, compelling Tesla to lower guidance from 55,000 vehicles delivered in 2015 to something between 50,000-55,000. <div class="KonaFilter image-container display-table"><div><div class="image on-image">Tesla MotorsComing to a garage near you, complete with "falcon wing" doors and sculptural back seats.</div></div></div>Tesla has also started to burn a lot of cash. So much that it threw in the towel on trying to finish up 2015 with a predicted $1 billion in the bank - following the accounting of outgoing CFO Deepak Ahuja - and decided to sell $500 million in stock to create a cash cushion and to mitigate some of the risks that the company now faces. The equity raise makes sense, with the stock trading near its all-time high of $291, reached last September.<h3>An identity crisis</h3>But even though Tesla shares are up over 1,000% since the IPO, the auto industry is staggeringly cash-intensive. Everyone in the car business knew that Tesla was headed for this day of financial reckoning. But it took the first half of 2015 for the cash burn to become alarming enough for Musk &amp; Co. to pull the trigger on a raise, banking the funds before any bad news around the Model X launch or weaker Model S deliveries could revisit the share-price spiral that the company experienced in late 2014.It would be easy to argue that Tesla Crisis 4.0 is the least worrying so far. Musk is no longer an upstart CEO, the company isn't fighting for its life, and all the pressure of an IPO has faded.But this is actually Tesla's biggest crisis to date. It's an identity crisis, and although you could insist that the bankruptcy crisis was a more severe existential crisis, it was ultimately all about Tesla stabilizing itself as a startup and surging toward an IPO. That was an existential crisis. Then it was a startup saga, complete with a visionary Silicon Valley success at the helm. Since 2013, it's been a stock story, with the attendant dueling on both sides from the Tesla longs and the Tesla shorts, the bullish Wall Street analysts with their $400-per-share calls versus the bears who see the stock falling to $150.But now its a real, live builder of automobiles (OK, sure, it's also establishing a side business in energy storage, but that's not much to talk about yet). The truth is that no one has ever thought of Tesla as a car company. Being in the car business is very difficult, as the General Motors, Fords, Chryslers, Toyotas, and even Ferraris of the world will tell you. Mass-production of mobility, created for fickle, choice-addled consumers and driven by credit flows, is unforgiving. And cyclical. But this is why I think Tesla will make it through Crisis 4.0. The automotive cycle in the US right now is in a robust phase. In fact, according to some economists, the US might have another five years of running room before a recession ends the party. If Tesla has the potential to sell 500,000 vehicles a year by 2020, this is the time to do it. Because in the US alone, the annual auto market could see 20 million news cars and trucks sold by then.If Tesla is right and the demand for all-electric vehicles is out there, then all it needs to do is get its act thoroughly together on the production front. It has the capacity, at least theoretically. The plant that it occupies in Fremont, California can produce half a million cars each year.It's a cliche to say that every crisis is also an opportunity. But for Tesla, its latest crisis will finally force the world see the company for what it truly is. And what it truly is could actually change the world.Given all this, it makes perfect sense that Elon Musk recently climbed on top of a biplane for a bit of recreational wing-walking in England.
